WINKWORTH ARE C E L E B R AT I N G A RECO RD YE AR Winkworth Westbourne are celebrating a record year in 2021 and are excited for what 2022 has to offer. The long-standing team in Westbourne were awarded gold in the British property awards for best estate agent in the BH2 - BH4 postcodes and have also been shortlisted for a number of national awards.
INTRODUCING THE WONDERFUL K ITC H EN The House & Lifestyle team wanted to make our readers aware of the all new Wonderful Kitchen Lounge and Garden on Charminster Road, we popped down for a look and all we can say is – WOW! The idea of these pods are a new concept for this restaurant and the key idea for this adaptation is they will provide a safer environment for diners whilst eating out. Not only does the place look fantastic with diners having their own personal pods to dine in, they are also celebrating 30 years and the re launch of the new concept. Not forgetting their fabulous karaoke rooms at the rear. Anthony and Joyce have done a fantastic job at the Wonderful kitchen, make sure you pop down and check it out. Visit the Wonderful Kitchen at 261 Charminster Road, Bournemouth, BH8 9QJ.
Fergus Naylor, Associate Director commented, “ We are so proud of the team and the effort that they have put in over the past couple of years, particularly bearing in mind the circumstances under which we have been working. Not only to win gold at the British Property Awards but to also remain the number one estate agent in Bournemouth, selling more properties than any other agent throughout 2021. Our aim for 2021 was to focus heavily on customer service and ensure we provided each and every client with a truly professional, yet personal service
from start to finish with a ‘nothing is too much trouble’ attitude. This resulted in us receiving more properties to sell through recommendations from past and present clients then we have ever seen before in the second half of the year. Furthermore, we are proud to now have over 350 positive reviews on Google showing the effort put in by all of our staff has been widely recognised.” If you are considering selling or indeed letting your property during 2022 and would like to discuss your options, please contact Winkworth Westbourne on (01202) 767633 or email westbourne@winkworth.co.uk. The Dolphin Shopping Centre choose to support Forest Holme as its Charity of the Year during 2020 but due to the Covid-19 pandemic and subsequent lockdowns, extended it for a further year, helping the hospice to raise an extra £14,282 in 2021. During the past two years the hospice has been fundraising through its Remembrance Tree and Christmas Pop-Up Shop at Christmas, Spooky Scavenger Hunts at Halloween, as well as various awareness raising stalls and street entertainment bucket collections during the year. The Centre also generously sponsored the charity’s Dance Through The Decade event at the end of 2021. Forest Holme is part of University Hospitals Dorset NHS Foundation Trust and is supported by the charity, which needs to raise at least £950,000 each year to help enhance the NHS provision at the hospice to deliver end of life care and support to more than 1,000 people each year with advanced cancer and other life-limiting illnesses.

A two year charity partnership between The Dolphin Shopping Centre and Forest Holme Hospice in Poole has raised a total of nearly £33,000 to help fund and support local people across Poole, Wimborne and the Isle of Purbeck facing a life-limiting illness.

which are a new species for Marwell, are found throughout south east Asia including Cambodia, Indonesia, Malaysia, Thailand and Vietnam.
Keepers must complete an audit of every mammal, bird, reptile, amphibian, fish and invertebrate as a legal requirement for the zoo’s licence. Species such as Caribbean giant cockroaches and stick insects are counted in groups, but all others are recorded individually.
Other exciting arrivals in 2021 included parma wallabies, the smallest species of the Macropus family, a male Linne’s two-toed sloth, a Humboldt penguin chick, bearded emperor tamarin, a male tapir, red river hogs, and another new species: coppery titi monkeys.
Last month, the zoo celebrated the arrival of four-year-old white rhino Zahra as part of the endangered species breeding programme, joining the zoo’s ‘crash’ of rhinos named, Kiri, Sula, Pembe and Jabari. It is hoped one day she may mother calves to secure the future of the species. Southern white rhinos were previously hunted to near extinction, leaving only approximately 20-50 individuals at the end of the 19th century. Successful conservation efforts have helped to grow the number to around 18,000. However, they are classed as near threatened in the wild and remain at risk from illegal hunting for their horns.
The annual inventory is shared around the world via a database designed to ensure the best possible management of worldwide conservation-breeding programmes. Although the audit is undertaken once a year, keepers continually count the zoo’s animals, the record of which is published at the end of January.
A third endangered banteng calf was born on Saturday (January 22), joining two youngsters born in November. Banteng, FOREST HOLME HOSPICE

Lewis-Manning Hospice Care has teamed up with Yellow Buses for the launch of their ‘30 for 30’ campaign. Corporate Partnerships Fundraiser Nicki Cluley said, “We are launching ’30 for 30’ to mark the 30th anniversary of Lewis-Manning Hospice Care, which takes place during 2022.
Exploring the tensions between local communities and tourists, the winner of the first Lighthouse Playwriting Prize may be set in Cornwall but it will touch a nerve throughout Dorset and the South West.
30 years ago, it was our founder, Mrs Marjorie Lewis-Manning, whose generosity and inspiration started Lewis-Manning Hospice Care, with a vision to help people with cancer and other life-limiting illnesses. Since 1992 the charity has helped over 8,000 patients, carers and loved ones and hope we can do it for another 30 years and more! During the year we will be encouraging 30 local businesses to pledge to raise £1,000 each, in order for the charity to raise £30,000 from 30 businesses in its 30th year!” Yellow Buses Sales & Marketing Manager Fiona Harwood added, “I heard Nicki speak at an event recently about the ’30 for 30’ initiative and immediately felt inspired to come on board and join the campaign. Knowing the amazing work that Lewis- Manning do, we wanted to be the 1st business to sign up and be able to help with the launch, as we also celebrate a very special year in 2022 as we will be marking our 120th year on Yellow Buses in Bournemouth, so it felt the right thing to do. “Over the coming year we will be doing lots of external and internal fundraising initiatives, with customers, staff & partners.
One of our events will be a ‘Go Yellow’ dressing up day which seems fitting as we share the colour yellow logo with the hospice. We are proud to be supporting our local hospice and making a real difference to the work that they carry out to support patients and their families in Poole, East Dorset & Purbeck.” Nicki concluded, “I would like to say a huge thank you to Yellow Buses. I felt extremely proud to see the Lewis-Manning Hospice Care name on their bus signage today and we are so pleased to welcome them on board as our 1st charity pledge partner. It was also a real pleasure to finally meet Yellow Buses infamous mascot, Buster Bear!” If you or your business wants to get involved in our 30 for 30 campaign and help people and their families in your community get the vital hospice care they need and deserve, please visit our website lewis-manning.org. uk/30-for-30-2/ or call 01202 708470 and ask to speak to the Fundraising Team.
St Ives, by Dan Nixon, is set in the Cornish beauty spot and tells the contemporary story of the difficulty local people in finding affordable housing in the face of demand and prices pushed up by interest from the tourist/second homes market. The play will now be performed by professional actors at Lighthouse in a rehearsed reading on 9 March in front of a paying audience as well as invited guests from regional producing houses. Launched last year to discover new stories and to champion writers, the first Lighthouse Playwriting Prize attracted 41 entries that were judged by a panel of independent readers including Bridport-based international theatre director and practitioner Natasha Nixon (no relation!) who will direct the rehearsed reading, playwright Andrew Muir, Tamsin Fessey and Lynne Forbes of Angel Exit, Gobbledegook Theatre’s Lorna Rees and readers from Wiltshire Creative. Lighthouse wants its commissioned artists and writers to reflect their audiences and communities and encourages applications from people who are under-represented in the arts, including people who experience racism, identify as working class, have disabilities, are from the LGBTQ+ community, are care experienced or are discriminated against.

BUYING-TO-LET AND MANAGING YOUR RENTAL INVESTMENT
Initiatives such as the controversial removal of the landlord’s ability to deduct the legitimate expense of mortgage interest, coupled with minimum energy ratings required to legally let a property (which are often unachievable or unviable), are examples of landlords yields being squeezed to the point it is just not a viable option to let their property any longer. Throughout 2021, there was a huge shortage in the availability of rental properties. There was quite simply not enough property available to rent to satisfy the immense demand. This lack of supply, coupled with the additional costs landlords were facing, continued to underpin the price growth which saw our rents increase by just over 8% in 2021. It is estimated rental prices will continue to rise throughout 2022 and there seems to be no solution to deal with the shortage of rental properties. The Government seem to be missing the fact that the main objective of many of the initiatives they introduced were to protect tenants and reduce their costs however, by penalising landlords it is in fact costing tenants more in the long run and is reducing their ability to find a suitable home.
Surely it is time for the Government to understand that landlords in the private rented sector provide the nation’s tenants with valuable rental homes and without these landlords, the issue of tenants being unable to find suitable homes will worsen and tenant’s costs will continue to rise. If there were incentives for landlords to remain in the private rented sector and indeed continue to invest in new properties, tenants would have the ability to find suitable homes and the unsustainable increases in the cost of renting would naturally reduce. The positive for Landlords, is that house prices have continued to increase year on year and whilst the stock market has produced positive figures for some investors, it is still a volatile investment vehicle whereas property still remains a strong long term investment. It is however, extremely important to ensure that when making the decision to invest in property, you have researched all aspects of your purchase and the subsequent rental of the property in question. For example, the area and type of property you purchase, will impact on the type of tenant you attract. It is vital to ensure that the rental income you are anticipating or have been told by the selling agent, is realistic in the current market to help you assess whether that balances with the investment you are about to make. As with every business plan, you will need to ensure your investment is profitable and the costs do not outweigh your income. Factoring in costs such as mortgage payments, letting commission, gas safety inspections, electrical safety certificates,
We are constantly assessing market trends and work closely with our Landlords to ensure that the rent being achieved is both realistic enough to attract tenants but optimistic enough to maximise their investment.
‘‘
‘‘
The simple fact is that the UK needs more landlords whilst demand continues to far outstrip supply. This demand is likely to continue as it is estimated that almost 50% of all people aged 25 – 34 are currently paying rent to a private Landlord and the trend of over 60’s renting is continuing to rapidly increase with predictions that by 2040, one third of this age group will also be renting.
void periods to name a few are important and add up quickly. A cost that is often overlooked by new Landlords is Section 24 of the Finance Act that removes the landlord’s ability to deduct mortgage interest against rental income. At Winkworth, we work with our existing Landlords and buyers who are looking to purchase their first buy to let investment, or perhaps add to their portfolio in order to advise them on every aspect of the letting process. This ensures they can provision both now but also as new legislation and potential costs are introduced. We are constantly assessing market trends and work closely with our Landlords to ensure that the rent being achieved is both realistic enough to attract tenants but optimistic enough to maximise their investment. We minimise costly void periods for our landlords through constant contact with the tenants throughout the course of the tenancy enabling us to pre-empt when a property is likely to be available thus allowing us to line up new tenants through our large client database. Furthermore, much of the legislation and regulations surrounding letting a property, revolve around the health and safety of your tenant and should a Landlord fail to comply, there are both financial and even criminal penalties if they are not adhered to. Many landlords who manage their own properties rather than using a letting agent, are completely unaware of much of the legislation, leaving themselves wide open to potential costly problems. Over recent years, the private rental sector grew rapidly and as a result, many new letting agencies entered the market-place in an attempt to take advantage of this growing business. The private rental sector is still somewhat unregulated and is therefore left open to abuse by small, financially unstable firms holding large sums of money. Although there are many schemes in place to regulate Lettings Agencies, few of them are compulsory, leaving clients who use these firms unprotected should the worst happen. There have been yet more documented cases recently both locally and nationally where lettings agencies have closed and both Landlords and Tenants monies have been stolen by rogue agents, some of which have involved large sums of money which have been unrecoverable.

Ben Jesty, Director
‘‘
The simple fact is that the UK needs more landlords whilst demand continues to far outstrip supply.
‘‘
During the last couple of years, despite the huge shortage of quality homes available for tenants to rent, there has still been an absence of measures to reverse what the majority of landlords deemed an aggressive clampdown on the private rented sector over recent years. The raft of changes introduced over the last five years have seen landlord’s costs rise and new regulations have made it more difficult and indeed less attractive for landlords to continue letting their properties. This has already forced many landlords to exit the market thus adding to the lack of homes available to rent. Many of these measures the Government have introduced were designed to benefit tenants and were arguably necessary in some instances however, rather than provide support to landlords to enable these measures to put be into place, yet further regulation was introduced increasing landlord’s costs yet again.
It may sometimes seem attractive to use Lettings Agencies who offer reduced fees and offers that appear to be extremely competitive; who wouldn’t want to get the best deal. However, it is extremely important to use a firm that voluntarily registers with the relevant regulatory bodies in order to protect your money and ensure that you are receiving the best advice by qualified members of staff. Winkworth Management are voluntary members of ARLA, NAEA and SafeAgent to name a few and have been established as a Letting Agency in Bournemouth, Poole, Southbourne and the surrounding areas for over twenty five years and look after the letting of over 600 properties. We have ARLA qualified staff and an in-house compliance department headed by Hugh Dunsmore-Hardy, a former president of the National Association of Estate Agents. This ensures that all of our staff are up to date with regards to the latest legislation, new regulations and industry best practice. Our client accounts are regularly audited and we adhere to a strict code of conduct with regards to our client money protection scheme which protects our Landlords and Tenants money against dishonesty. Should you be considering letting your property, are not entirely happy with the service you are receiving form your current letting agent or perhaps considering purchasing a buy-to-let property, please contact Winkworth to discuss the services we can offer on 01202 767313 or email bjesty@winkworth.co.uk

HAVING A FAMILY THROUGH SURROGACY As society evolves, it has becoming increasingly common for those with issues surrounding fertility or conception to turn to surrogacy as the path to parenthood.
What is the Legal Position? At present, surrogacy is legal in the UK. However, the law states that the woman who gives birth to the child is the legal parent, and will have parental responsibility regardless of genetic relation to the child, contracts or payments. If she is married, she and her spouse are both the legal parents. This means that biological parent/s do not have any rights to the child until a ‘Parental Order’ is in place. Surrogacy agreements are not legally enforceable in England and so it is important to obtain independent legal advice prior to entering into any treatment. What is a ‘Parental Order’?
What is Surrogacy? Surrogacy is where a woman (the surrogate) carries a baby on behalf of a couple or an individual who intends to become the child’s parents. There are two types of surrogacy; • Traditional Surrogacy – the surrogate becomes pregnant through artificial insemination and using her own eggs, so is genetically related to the baby. • Host Surrogacy – the surrogate is impregnated through IVF using either eggs from a donor or the intended mother, meaning the surrogate does not have a genetic link with the baby. In recent years, this has become the more frequently used method of surrogacy.
A Parental Order permanently reassigns parenthood to the intended parent/s. It allows the proposed individual/s to become the legal parent/s of the child and permanently extinguishes the parenthood of a surrogate and any spouse. Once a Parental Order is made, the birth certificate is re-registered to record the intended parent/s as the legal parent/s. The original birth certificate will be sealed as part of the Parental Order Register and will only be available to the child once they are over 18. The surrogate must agree to this unconditionally. If there is disagreement about who the child’s legal parents should be (i.e. the surrogate would like to keep the child,) the courts will make a decision based on the best interests of the child.
LIFE ISN’T ALWAYS PLAIN SAILING We’re here to help you navigate in the right direction contact@duttongregory.co.uk 01202 315005 BOURNEMOUTH, POOLE, CHANDLER’S FORD, WINCHESTER AND LONDON
What is the process for a Parental Order? To attain a Parental Order, the proposed parent(s) must demonstrate to the Family Court that the transferred parenthood is for the child’s best interest and they meet all the following criteria: Applying with a partner - one party must be biologically related to the child (the egg or sperm donor) - the couple must be married, civil partners or living as partners - the child must reside with the couple permanently in the UK, Channel Islands or Isle of Man - the application must be within six months of the child’s birth (unless there are exceptional circumstances) If an applicant is applying as an individual, they must be biologically related to the child (the egg or sperm donor) and if the surrogacy took place outside of the UK, then any application needs to be made to the High Court. The team at Dutton Gregory is experienced in Surrogacy Law and Parental Order applications and can assist with advice prior to entering into surrogacy arrangements, preparing and issuing court applications, and guidance in obtaining a Parental Order. Pantone’s 2022 Colour of the Year;
New periwinkle shade Very Peri – here’s how to get the look...
Sam Wylie-Harris reveals how to work Pantone’s new purply-blue palette into your own interiors. A larger than life shade to shop, the colour experts at Pantone Color Institute have named ‘Very Peri’ – a ‘dynamic periwinkle blue hue with a vivifying violet red undertone’ – as Colour of the Year 2022. Said to be ‘blending the faithfulness and constancy of blue with the energy and excitement of red, this happiest and warmest of all the blue hues introduces an empowering mix of newness’, according to the Pantone pros, and it’s a shade that’s certain to bring your rooms to life. Pantone cites Very Peri as being bold enough to ‘encourage personal inventiveness and creativity’ – and yes it’s bold, but a little goes a long way. “The Pantone Colour of the Year is a vibrant colour that incites the creativity in all of us. Uplifting and intriguing, this colour can be used in all interior spaces, either as a feature or highlight colour,” says Paula Taylor, stylist and trend

There are lots of ways you could mix and match or pair the shade with other hues, to create different levels of punch. Teamed with crisp off-whites, Taylor says Very Peri can create a twist on the timeless look for a modern bedroom. Or it could be part of a moodier layered boudoir with a cosy luxurious feel, when teamed with greys and plum tones. “For the braver decorators out there, you can get creative and use on accent pieces in the living room or dining room to highlight the doors, architraves, or any other architectural elements, showcasing an individual contemporary style,” suggests Taylor. “You can also add decadence and luxury to your bathrooms by teaming with iridescent accents and rich metallics.”
A blue often found in nature – think periwinkle flowers and plants, climbing wisteria, catmint and lavender – as Sarah Ratty, creative director for Cielshop Interiors observes, this shade can create a relaxing mood to any room. “From the indigo family, it’s an important colour as it allows the eye to rest, it has a natural element of calm,” says Ratty. “It’s a flexible colour that can be softened or contrasted with monochrome and deeper tones of blue. “It’s an optimistic shade to start 2022,” she adds, noting that if you’re not sure where to begin, use periwinkle at home by layering tone on tone. “Play with shades of colour offset with neutral items in wood, crystal, and monochrome deep blues, iced lilac, lavender and silver to add a touch of cosmic sparkle.”

As Prendergast puts it: “Styling Very Peri is all about being brave and using it as a statement colour to form the rest of your scheme around – especially when it comes to rugs. Many people will naturally opt for neutrals when choosing a rug but that doesn’t have to be the case. “A Very Peri inspired coloured rug can really pop against a neutral backdrop (think grey carpet or hard wood flooring), making it the star of the show in any room.” If a block of vivid purple or blue is too much for you, think about designs which incorporate it into the pattern. “For example, a geometric or an abstract design. This will offer depth and break up the palette,” says Prendergast. Of course, there are other subtle ways you can bring this shade into your home. Prendergast says to look for accessories such as cushions and bedding, as well as candles, ornaments and smaller pieces that draw on different shades of purple and blue. “Start to build these into your design scheme to bring in touches throughout the home,” he adds. “The key really is to have fun with it – it’s an uplifting colour that will bring you joy. Soon you will wonder what you ever did without it!” Words by Sam Wylie-Harris, PA

Up and coming UK holiday destinations – and they might surprise you Countryside retreats and seaside towns are growing in popularity. Just when it looked like some kind of normality was returning, the Omicron variant arrived, along with new travel restrictions, causing 600,000 passengers to cancel flights from Heathrow airport in December. With continued uncertainty around international travel, it looks as though staycations – a major pandemic-era trend – are here to stay, as consumers opt to holiday closer to home rather than contend with Covid tests and risk long-haul trips.

Bracknell Forest Just west of London, Berkshire’s Bracknell Forest is conveniently located for urbanites in need of fresh air. The picturesque woodland area, which saw a 110% increase in interest last year, is home to Windsor Castle and the surrounding Great Park, where red deer roam. More adventurous visitors can get a bird’s eye view of the forest from the tree-to-tree zip lines at Go Ape.
Now, holiday rental firm Vrbo has revealed the UK towns and cities that have seen the biggest growth in customer demand in 2021. From seaside escapes to country idylls, here are four ideas for where to staycation in 2022… Southend-on-Sea The coastal town of Southend-on-Sea rose in popularity by 100% last year, while Essex as a whole jumped 80%. The kid-friendly area has lots to keep little ones entertained, from Adventure Island fun park and the Sealife aquarium to the iconic Southend Pier (the longest in the world) and Railway, plus seven miles of sand and pebble beaches.

Dundee The opening of the V&A museum in 2018 helped put Dundee on the holidaymaker map, with interest in the Scottish coastal city rising by 80% last year. Culture vultures will love the museum’s design-focused exhibitions, (not to mention the incredible Kengo Kumadesigned building) while the rugged natural beauty of Scotland is easily accessible with the likes of Baldragon Wood in the city and Monikie Country Park close by. Lincolnshire The historic Lincolnshire town of Stamford was last year voted one of the best places to live in the UK by the Sunday Times, and visitors will find a lot to love about the market town, which boasts 600 listed buildings. Impressive architecture is a big draw all over the county (which saw a 75% spike in interest last year), with two castles (Lincoln and Belvoir), a cathedral and stunning stately homes such as Harlaxton Manor. Preserving the legacy of successful business owners
When it comes to selling your business, getting the right advice is vital. Most business owners only sell a company once. Do you have an exit strategy? Should you use a broker? Do you know what your business is worth? Setting up a business involves blood, sweat and tears, but selling it needn’t be the same way. We arrange ethical exits for the owners by buying businesses with the aim of protecting everything that made them successful in the first place. We want to maintain your legacy, who else can promise you that? Our key values are pride, honesty and integrity and we believe that is the winning formula for the staff you are leaving behind. If you want to find out more about how we can help you contact Robbie Mair, 07900 555217 or you can visit www.K-ZenGroup.com.

Why you should try a ‘Climatarian’ diet in 2022 Eating more of some foods and less of others can help reduce your carbon footprint. If you want to reduce your personal impact on the environment, you might think going increasingly vegetarian or vegan is the obvious answer in terms of diet. However, ditching meat in favour of greenhousegrown vegetables flown thousands of miles to reach your local supermarket, might actually increase your carbon footprint. When it comes to a sustainable food and drink choices, there are lots of factors to consider, which is why some people choose to adopt a ‘Climatarian’ diet, choosing lower-carbon options as much as possible. How do you become a Climatarian? “The intention of the Climatarian diet is to reduce our carbon footprint by making environmentally friendly choices with regards to food,” says Dr Alona Pulde from nutrition app Lifesum (lifesum.com), which has created a seven-day meal plan for eco-conscious consumers. While some people choose to cut out meat completely, others don’t. The main goal of the diet is to “eat more plant foods while limiting or eliminating animal products. Plant foods, in general, have a lower carbon footprint than animal foods, with fruits and vegetables

being particularly low.”

A Climatarian diet isn’t just about what you eat, it’s about how you shop and cook as well, Pulde adds: “Buy just what you need to avoid food waste, and fill your freezer with leftovers to help reduce food waste and support healthy eating when you don’t feel like cooking.”
C L I M ATA R I A N D I E T | H E A LT H & B E AU T Y
CLIMATARIAN DO’S AND DON’TS Thinking of adopting a more eco-friendly diet? Follow these tips to get started… Do eat more lentils and beans As the tongue-in-cheek saying goes, beans really are good for your heart, especially if you use them as a meat alternative in things like chilli or pasta sauces. Replacing beef with lentils and beans could get us up to 74% closer to meeting our carbon emissions targets. “This doesn’t have to happen every day for those that want to keep meat in their diet,” says Pulde. “You can try meatless Mondays, meatless breakfast and lunches, or meatless weekdays among others.” Don’t buy palm oil products The production of palm oil, which can be found in things like bread, biscuits, crisps and ice cream, contributes to deforestation, soil erosion, and natural habitat destruction, as well as higher carbon emissions. Look Alamy/PA
for ‘Palm oil free’ labels on packaging.
“A plant-based diet can literally help to save our planet,” says Professor Mark Maslin, a climate-change scientist at University College London and author of How To Save Our Planet. “By switching from a western standard meat-based diet to a Climatarian diet, you can reduce your CO2 by 1.5 tonnes annually.” Not only is it good for the planet, reducing your meat consumption has a host of health benefits, too. “Meat,
especially
highly
processed
meat,
has
been linked to heart disease, high blood pressure, gastrointestinal disorders and certain cancers,” says Pulde. “A Climatarian diet focused on whole plant-based foods, has been shown to reduce the risk of diabetes, high blood pressure, heart disease, autoimmune diseases and obesity, while increasing overall vitality,

mental health and longevity.”

Getting the most out of your Airbnb, Holiday Let & Short-Term Rental When you decide to rent out your property either as a holiday let / Airbnb or for short term rental, in order to maximise its return and achieve the best feedback possible you need to make sure it makes a great impression. Being a top rated Airbnb host or landlord is a serious business that requires both time and investment to ensure that your property is as profitable as possible. This new hotel is revitalising London’s coolest postcode... Tapping into a vibrant community spirit, the Mondrian Shoreditch has given East London’s hospitality scene a new lease of life, says Sarah Marshall. January is always a quiet month for hotels and hospitality. Recovering from festive celebrations, most businesses ease themselves into the new year. This Christmas, however, was different. As Omicron whipped across the country, parties were cancelled, bookings ceased, and everyone stayed at home. The effect was felt more acutely in London, suffering the dual blow of a collapse in foreign tourism. But in times of crisis, people stick together – a sense of solidarity demonstrated in one of the capital’s most exciting new neighbourhood hotels.

Urgent appeal for kind donations BC Club raises money through different events and challenges for local children’s charities. The Club started with a group of local business people getting together and having a good time, whilst also doing something positive and helping those that are less fortunate. Since March 2021, the businesses involved with BC Club have been taking the quirky, eye-catching taxi to the road to raise even more money. Any kind and generous donations made to the taxi appeal will be deducted from any professional fees that StQ Property Group charges if you decide to utilise their services at any point during 2022.. We would like to thank House & Lifestyle for donating this page to BC Club to advertise and hopefully draw in a couple of donations to amazing charities for local young children.

Grow your own edible flowers for cakes, bakes and cocktails The pretty petals in your garden will keep bees happy too. As edible flowers continue to grace the plates of TikTok and Instagram influencers, it’s time to get in on the act. The petals are being used to decorate cakes and loaves, garnish weekend cocktails and make pretty ice cubes. Many have a unique taste, from the almond flavour of hawthorn to the subtle spicy notes of cornflower. But most important to the gardener is that growing these nectar rich edibles can provide nourishment for bees too. “Growing them can help to feed pollinating insects

like honey bees all year round. Without pollinators, around 30% of the crops we consume wouldn’t make it to our plates,” says Hanenne Madi, brand manager at Rowse Honey, whose Hives For Lives (rowsehoney. co.uk/hives-for-lives) programme of initiatives aims to

to plant and pick in every season, gardening expert Michael Perry, aka Mr Plant Geek, offers this guide to planting and foraging edible flowers in your garden:
S P R I N G F LO W E R S Chive blossoms – I love the gentle onion taste that these flowers give. Perfect as a garnish for salads or scrambled eggs. They’re easy to grow, even in a window box. Sow in March for early puff balls of flowers in May. Hawthorn – The blossom of hawthorn is often used in cooking, but don’t forget the foliage is also edible which has a nutty taste when young. In the autumn, the berries are also useful in the kitchen for jams and jellies. Hawthorn grows best in sunny conditions and is tolerant of all soil types. Best planted in the winter. Expect blossoms by late spring.

Crab apple tree blossoms – Remember that many spring blossoms are edible and these will be one of the first edible blooms in the year. Crab apples are perfectly safe to eat, and while tart, you can make some delicious recipes with them like crab apple wine and crab apple pie. If you’ve only got a patio, why not try a dwarf variety? I’d recommend planting during the winter months. By early spring you should start to see pretty blossoms surrounded by happy pollinators.
S U M M E R F LO W E R S Cornflower – Bees and pollinating insects love the electric blue of the traditional cornflower. Forage your own in the wild or grow yourself from a great range of cultivated varieties. Elderflowers are ready around mid-May to mid-June and are best planted in winter. French marigolds – This childhood favourite is edible, and the petals can look decorative on cakes. Easy to grow from seed or you can buy plants at your local garden centre. French marigolds have little helicopter pads for bees to land on and feast on the nectar. Sow in spring for flowers by July.

Borage – The cool blue colours of borage are perfect for cocktails and also add a cucumber flavour to salads, as do the leaves. Very easy to grow from seed, and will selfset too, meaning you don’t need to re-seed each year. Bees adore the flowers of borage, as it’s an essential nectar source. Sow in April and May for flowering from June through to November, sometimes even lasting into early winter.

Violas – Violas are a miniature pansy, and the flowers are perfect for decorating your favourite bakes. These cool season bloomers and can remain in bloom throughout the winter. Edible flower expert Erin Bunting, co-founder and head of cooking at The Edible Flower (theedibleflower. com), says: “Pressed flowers are so delicate they make a perfect garnish for little canapes and tartlets. Make a splash:
How to go big and bold in the bathroom Want to make more of this often overlooked room? Think sharp and showy, says Sam Wylie-Harris.
When it comes to making our rooms work harder, perhaps it’s time to stand back and see the bigger picture in the bathroom. A place where we can escape the day-to-day and take time out for ourselves, this haven also has the potential to be pivotal in our decorative prowess – but all too often they’re last on our list when it comes to home styling. “I ask clients to start by looking at the bathroom with their living room eyes,” says Emma Merry, director of Emma Merry Styling (emmamerrystyling.com) and an interior designer on Houzz.co.uk, the home renovation and design platform. “Think of it as a place to relax with luxe touches. A space that evokes the feeling of rest and rejuvenation, but you can definitely still have fun with the design. “We aim to tap into all the senses, such as the tactile elements of natural stone and timbers, or the aromatic scents from natural oil steam diffusers set into purposebuilt niches around the bath,” says Merry. “And finally, the visual impact of statement pieces.”

Think out of the bathroom box “Just as living rooms, bedrooms and dining rooms become hybrid spaces to enable working from home, our bathrooms are also spaces that should work hard and offer versatility,” says Lauren Kavanagh, Hovia’s creative designer. “Consider flexible, multi-use pieces for your bathroom to optimise the space you have,” Kavanagh adds. “Cater for more compact bathrooms by opting for vanity units that feature removable storage baskets, or boxes that can be moved or adapted with use over time.” Remember, there might be pockets of space that can be used up more wisely – like beneath a sink or basin. Depending on your budget, don’t feel like everything needs to focus on the bath tub, even though we’d all love to slip effortlessly into a luxurious freestanding bath. But there’s a whole room to play with.
“I’ve built a design around a sink before,” says Merry. “We started with a one-of-a-kind terrazzo basin, which we wall mounted with satin brass taps, and we let this be the focal point for the room. Paired with a muted colour palette of soft sage and creamy taupe, we laid the tiles in a stripe pattern in key areas of the room. “The overall effect is still a calming space,” she adds, “but the design is that little bit more exciting and allows the beauty of that key piece to shine.”

Create a wonder wall with tiling or wallpaper Focusing attention on the walls is a perfect way to jazz up a bathroom, with scope to really create an impact if you go for a bold, striking design. “Incorporating a tile with a striking print can instantly refresh your bathroom space,” says Kavanagh. “Pair bold tiles with colour block walls, for a contrasted look that excites the eye but isn’t overwhelming in a small space.” Larger thank life and another game-changer, Kavanagh says patterned geometric, botanical or texture effect wallpaper is a great way to bring in personality, warmth and character. “Also, experiment with cork for its natural beneficial properties for this room, such as its resistance to mould and mildew.”

Colour code and accessorize As Kavanagh puts it: “Use confident colours as a simple yet impactful way to create bathrooms with personality. An effective way to go bold in bathrooms is to strike a balance between brights and more muted tones, which brings newness to staple pieces. “Instantly modernise a space with towelling, bathroom fixtures and hard accessories in solid, more primary colours. “Combine multiple textures to create a playful, maximalist atmosphere,” adds Kavanagh. “Try mosaic surfaces, rattan baskets, wooden accessories, woven rugs, or fill empty spaces with house plants that thrive in damp conditions.” And if the budget is tight and a complete restyle is out of the question, there are lots of ways to update a look by switching up accessories.
“If you’re low on cupboards, try hanging storage,” suggests Kavanagh. “Hanging baskets in the shower and on the walls is a fun, creative way to keep all of your toiletries and towels tidy. “It’s also a much simpler DIY option if the thought of putting up shelves makes you panic!” Words by Sam Wylie-Harris, PA

Spring is on the way, order now don’t delay! Maximise your commercial space with eco-friendly and maintenance free recycled plastic furniture! With the trend of staycations set to continue this year, the UK leisure industry is optimistically preparing itself for a busy spring and summer. Therefore, now is the time to get prepared for the season ahead and look at ways to maximise your outdoor space. We have a wide range of outdoor furniture with something to suit every venue. Our furniture has the added benefit of being made out of recycled plastic, so not only is it helping the environment by taking waste plastic out of circulation, it is also easy to clean and maintain. It can be regularly hosed or wiped down with disinfectant between uses, giving you and your customers added peace of mind.
It is a great investment because unlike wooden furniture, it will not rot, split or splinter, so once purchased it will last forever saving you from the need to replace it a few years down the line. We also specialise in creating attractive and hardwearing decking, fencing and gate solutions, planters (plus more), all made from 100% recycled HDPE plastic waste, previously destined for UK landfill or the ocean! As one of the UK’s leading manufactures of 100% recycled plastic outdoor furniture, we’ve been providing a unique and personal service, delivering directly from our Bournemouth based workshop to the Domestic and Commercial sector Nationwide since the turn of the century. We offer our furniture at extremely competitive prices, and with a market leading product guarantee of up to 25 years! We’re also delighted to say that sales of our products have saved the equivalent of over 50 million plastic 500ml water bottles from entering UK landfill to date.

R O A D T E S T: S K O D A E N YA Q – A W I N N I N G E V C H O I C E With so many marques owned by single corporate entities it’s perhaps no surprise that economics dictate a certain commonality. So Skoda’s Enyaq shares it’s underpinnings with the VW ID range and in particular the ID.4. However, there are some subtle but noticeable differences that set the two apart on the style front. The all-electric Enyaq is big, very big, so one of the first proper all-electric, allconsuming family vehicles. With even the entry level model claiming up to 256 miles of range, and from my week it’s pretty close to achievable given the right circumstances, this is one of the most useable EVs I have tried. It’s also one of the more affordable, albeit electric cars are still expensive compared to petrol powered equivalents. With five trim levels, two power options and all-wheel-drive on offer, there’s no

shortage of choice. Prices start from £32,010 (including £2,500 UK government EV grant), other battery options and trims can push the final price well north of £40k. The lead-in model is the only one that qualifies for the UK EV grant. The entry level Loft spec comes with 58kwh battery, that 256 mile range and a decent array of standard kit from Bluetooth, navigation and Wi-Fi hotspot through to keyless stop/start, cruise control and light and rain s ensors. The Enyaq is an imposing vehicle that lacks some of the styling oddities that have previously beset EV designs. It also has an impressive interior, with my test car having swathes of cloth across the facia rather than the usual plastic. Quite how durable this would prove I don’t know but it makes an impact. One of the first things you notice
126
about the interior is the space, the sheer amount of it, from legroom to height to load area. On the road the Enyaq is typically EV quiet with wind and tyre noise very well insulated. It’s comfortable too and on a 200 mile journey we emerged with range to spare (no charging required), quite comfortable and relaxed. It also rides well, soaking up the worst excesses of our potholed tarmac, and the handling is decent rather than exceptional. To be fair it’s not the type of car you would buy for excitement. The Enyaq is genuinely useable in range terms alone, as a whole package it’s a winning EV choice. It’s only let down only by the poor EV infrastructure in the UK.

MORGAN PLUS FOUR L M 6 2 C E L E B R AT E S SIX D ECAD ES SIN C E MORGAN’S LE MANS WIN
JOIN THE ELECTRI C CAR RE VOLUTION
Morgan has announced the launch of the Plus Four LM62, a model which celebrates the company’s legendary class win in the 1962 24 Hours of Le Mans. Based on the standard Morgan Plus Four and limited to just 62 examples, it pays tribute to the Morgan Plus 4 SuperSports – known by its registration TOK 258 – which took victory six decades ago.
The electric car revolution is underway, with fullyelectric and plug-in hybrid models accounting for almost one in five new car registrations in 2021.
The renowned TOK 258 was finished in dark green, while a particular shade of red was popular on motorsport Morgan vehicles of the time, and these two colours have inspired the hues available on the Plus Four LM62. A Heritage White hardtop – just like the one fitted to the famous race car – comes as standard, marking the first time this item has been available for the model.
Having been the first car manufacturer in the UK to offer plug-in hybrid models across the range in 2019, Volvo is adding the new C40 to its fully electric lineup in March. Joining the XC40, these compact SUVs offer a range of over 200 miles and fast-charging from zero to 80% battery in under 40 minutes using a rapid charger.
Further paying homage to the victorious Morgan is an LM62 graphics pack, which includes roundels with the number ‘29’ – as per TOK 258 – as well as an LM62 rear badge, silver-painted wire wheels, a Le Mans-style fuel filler cap and a domed rear panel.
To celebrate the C40 launch, Volvo Cars Poole is hosting an Electric Drive Event. This is your opportunity to experience the technology found in a pure-electric car, driving a planned local route and collecting a gift along the way.
Inside, the model is adorned with an LM62 metal plaque, displaying the car’s unique build number from its run of 62 examples.
To register your interest, visit: www.volvocarspoole.co.uk/c40
The Plus Four LM62 is on sale now and priced from £78,995.

R O A D T E S T: IN EOS G RENAD IER – A P R O P E R LY IMPRESSIVE OFFROADER It’s rare to find a completely new marque entering the motoring arena. Rarer still when the company behind it has never been a vehicle manufacturer. Ineos is not a particularly familiar name to many, and for those who are aware known largely for chemicals, including medical applications, and energy generation, including renewables. It has also dipped its corporate toes into the motorsports arena with the Mercedes-AMG Petronas F1 team. One of its consumer brands is the British fashion label Belstaff. The company has a long motor racing and sporting heritage famed amongst many things for supplying waxed motor cycle jackets to Lawrence of Arabia and the actor Steve McQueen. The Grenadier 4x4 is the first offering from Ineos and a genuine off-roader that, rather obviously, takes a lot of cues from the old Land Rover Defender. After getting up close with a Grenadier prototype it is a properly impressive vehicle. Power comes from BMW 3.0-litre straight six, twin-turbo
petrol or diesel units mated to ZF 8-speed automatic gears with manual override. The off-road ability comes from three diff locks and a two speed transfer box. Inside there is a welcome lack of digitisation in favour of buttons and switches that can be operated with a gloved hand. In a touch of aviation appreciation there is an overhead console with pre-wired buttons so that accessories can be installed retrospectively with ease. This largely analogue interior will be welcomed by many, and especially those who need practical vehicles for work use. And the Grenadier is definitely a working vehicle.
Steel wheels, hose clean flooring and a mechanical rather than technical bias in the engineering underline the planned working credentials of the Grenadier. Along with the use of proven BMW power units the Grenadier comforts its occupants with Recaro made seating. Even while being driven over some rough terrain the seats are superbly comfortable and hold you in position whatever the terrain. Prices will start from £48,000, which is more than I expected, but certainly in line with this kind of vehicle offering from other manufacturers. This very capable newcomer is set for full launch around the middle of next year with reservations already being taken. Sir Jim Ratcliffe, Chairman of INEOS, and the man behind the Grenadier, said: “The Grenadier project started by identifying a gap in the market, abandoned by a number of manufacturers, for a utilitarian off-road vehicle.” Gap filled!

ROAD TEST: O R A CAT - N E W ALL- ELECTRI C CAT O N TH E PROWL FRO M 20 2 2 One of the most frequent criticisms of electric cars is their price, it’s all too often high and beyond the reach of normal drivers. Whether buying outright, increasingly unusual these days, or on some kind of personal lease scheme the costs are still prohibitive for many drivers. The other issue is our poor infrastructure in the UK, EVs are great to drive but only practically useful as commuter cars in the main, unless you have the funds to buy more premium models with a long range. Hence those higher prices are still dissuading a lot of motorists from taking the EV route, unless they also keep a combustion engine car on the drive.
priced from around €29,790/£25,000, it has a promised range of 261 miles for the larger battery model. It will perhaps be no surprise that the ORA CAT is from a Chinese company, Great Wall Motor who are best known in the UK for pick-ups. Two battery options are listed, 48 kwh with a predicted range of 209 miles, and 63 kwh that will offer the aforementioned 261 mile range. The ORA CAT reaches the benchmark 62mph in a relatively spritely 8.5 seconds and then on to a maximum speed
of 100 mph. Technology includes a 10.25 inch screen with infotainment, Apple Car Play and Android Auto, rear parking sensors, lane keep, autonomous parking, facial recognition for fatigue and distraction detection, 360-degree camera integration, 12 ultrasonic radars and updates over-theair a’ la Tesla style. Additionally, there are full LED headlights, 18-inch alloys and safety wise 6 airbags. Customers will have a 5-year vehicle warranty and an 8-year warranty on the battery. Pre-orders of the ORA CAT 01 will begin in December 2021. While exact details will be revealed later this year, indicative pricing for the entry level trim version suggests the vehicle will be available to purchase for around £25,000. First deliveries of the ORA CAT are scheduled for the first half of 2022 and additional models and variants will be announced in due course.
You will struggle to find an EV for under £20,000 with only Fiat’s chic 500 Electric promising a decent range of 199 miles, but bear in mind, as with all EVs, this is a perfect conditions scenario. However, there is a potentially very useable new EV about to start prowling the roads with the launch of the ORA CAT. Due next year, and

R OA D T E S T: S S A N GYO N G R E X TO N – U N FA M I L I A R N A M E , P R E M I U M F E E L It may be an unfamiliar name but SsangYong has been producing vehicles since 1954. The company currently has a three model line-up - the Tivoli, Korando and Rexton – plus the Musso pick-up range. It’s the large Rexton SUV that’s the focus of our road test this time. There are two versions, the Venture and Ultimate, with the lead-in version priced from £37,995. Both versions use a 4-cylinder 2.2-litre diesel power unit mated to an 8-speed automatic gearbox and selectable four-wheel-drive with low ratio.
To say the Rexton is large is somewhat of an understatement. With seven seats it’s not only a genuine family holdall but a properly capable off-roader too. Fold down both rear rows of seats and you have the carrying capacity of a small van, albeit a very luxuriously appointed one. On the road the Rexton’s slightly old-tech 2.2-litre diesel isn’t the most refined unit, particularly under hard acceleration, but nonetheless has a decent amount of punch and returns excellent fuel economy. If you found the roughest road surface possible, I really don’t think it would upset
The standard equipment list is very generous even on the lower specification model. My Ultimate version is priced at £40,665 and comes with leather upholstery, power adjust front seats, heated front and rear seats, ventilated front seats, dual zone air conditioning, LED lights, power tailgate, electronic cruise control, auto dimming rear mirrors, auto lights and wipers, rear privacy glass, keyless entry, exit and start, 3D camera and 7-seats. Phew!
F E B R UA RY 2 2
the Rexton’s interior comfort, such is the suppleness of the ride. No vehicle of this size is designed for sports handling twisting roads do highlight some body roll if you’re too exuberant. The build quality is excellent and it has a premium feel throughout with sensible controls and buttons as opposed to the increasing trend of over digitalisation. Styling is very subjective but it’s fair to say the Rexton is distinctive, that overly large grille certainly won’t be to everyone’s taste. On the positive side it’s a welcome change from vehicles that all look the same. At its price the Rexton is tremendous value, but residuals will not be to the level of more established badges. Having already driven the excellent Korando, SsangYong’s smaller SUV, the Rexton is a similarly impressive story. Even bearing in mind the residuals don’t let the relatively unknown badge put you off investigating the range more thoroughly.

ROAD TEST: AU D I A4 AVANT 4 0 TD I Q UAT TRO - TH E I D E AL FAM I LY WAG O N O R S P O RTI N G H O LDALL At one time you could look at the badge on the back of a car and immediately know the model. It’s no longer the case. Take Audi for example, my recent test car was the A4 Avant 40 TDi quattro S line S tronic. Nothing so simple as telling you what trim level is or its engine size. The Avant signifies, in old fashioned parlance, estate, the 40 relates to the engine’s power (although how 40 relates to 201 hp is somewhat of a mystery), the TDi Turbo Diesel injection, quattro equals four-wheeldrive, S line the trim and s tronic alludes to the car’s automatic gearbox.
and start, power tailgate, cruise control, navigation and front and rear floor mats and the list goes on. For a German car, where options usually include everything, the A4 has an excellent standard specification.
What isn’t a mystery is why the A4 Avant would be a welcome addition to any driveway. The range starts from £36,030 and my 40 TDi quattro weighs in at £42,070, and with options including a panoramic sunroof totalled £48,240. Standard fare includes sports suspension, LED lighting, high beam assist, leather front sports seats, brushed aluminium trim, powered heated folding door mirrors, auto dimming rear view mirror, 3-zone climate control, keyless entry
Diesel is not the fuel of favour, even less so than petrol, but economy is good and low down torque impressive. The sports suspension certainly helps the A4 go around corners with alacrity. Despite the S line’s reputation for a ride that’s on the firm side of firm the Avant soaks up the bumps well. The seats are somewhat of a different matter in that they stick to the suspension’s reputation of being on the firm side of firm. Or perhaps I’m just getting old!
131
The instrumentation is a paragon of clarity and there’s not too much in the way of digitisation, although a full return to buttons by all manufacturers would be a welcome, if unlikely, step. You see, I am getting old! With the high quality build you would expect from Audi, the A4 is not only a nice place to be but it’s practical too. You don’t have to have an SUV, estate cars may not be in vogue as they once were, but get the right one e.g. the A4 Avant and it’s darned close to being the ideal family wagon or sporting holdall.
