CONNECT OVER COFFEE AT A ‘WELLBEING CAFÉ’

Adults who are struggling with their mental health, addictions and daily wellbeing can now talk through their issues and find solutions over a fortnightly cup of coffee in Poole.

Coffee Connection – a drop-in support hub at Serenitea Café on Ashley Road – is run jointly by Dorset HealthCare’s Poole Community Mental Health Team (CMHT) and Dorset’s Essential Drug & Alcohol Services (EDAS).

The Thursday evening sessions take the form of a ‘talk and share’ supper group, hosted by a qualified therapist who provides expert input, with discussions and a range of activities designed to support self-care. There are also opportunities to hear from speakers and undertake training which can lead to practical qualifications.

The project was the brainchild of CMHT Leader Lulu Dajani and Michele Lyall, Deputy Chief Executive at EDAS. And it became a reality after earning funding support through Dorset HealthCare’s annual staff innovation competition, Dragons’ Den.

Adults under the care of the Poole CMHT can opt to attend Coffee Connection. Anyone interested who is not under mental health care already can book a place via EDAS by calling 01202 733322 or emailing michele.lyall@edasuk.org.

LIGHTHOUSE SECURES NEW ARTS COUNCIL INVESTMENT

Lighthouse Poole has retained its status as a National Portfolio Organisation after Arts Council England today confirmed its continuing financial support of the arts and entertainment venue.

The award of £348,510 a year for the next three years accounts for about eight per cent of the annual income of Lighthouse, enabling it to continue to deliver a wide ranging and great arts and entertainment programme for the communities of Bournemouth, Christchurch and Poole, as well as the wider region. It will support creative talent development, providing learning and education opportunities for young people through partnership schools and Lighthouse Academy programmes, and support professional artists to develop their craft and reach wide and diverse audiences.

ENCORE CARE HOMES INTRODUCES NEW DEDICATED DEMENTIA

Encore Care Homes has introduced a dedicated new role to the team to provide a boost to the wellbeing of residents with dementia.

Sue Lanceley has been promoted to Group Dementia Specialist Nurse due to her wealth of experience of dementia. Encore, which has four care homes providing round-theclock residential, dementia, nursing and palliative care across Dorset and Hampshire, has created the new role focusing solely on the experience of residents with dementia, and, where necessary, providing additional support to their relatives.

Sue brings vast experience to her new role, having worked in elderly care throughout her entire adult career. She says that she has spent the past 10 years specialising in dementia care as she feels there is more that can be done within the overall care sector to understand and work with people with dementia. Across Dorset alone, there are an estimated 10,000 people living with dementia and that number rises to 18,000 in Hampshire.

WINKWORTH MARKET OVERVIEW 2022

Another year is drawing to a close and 2022 has been yet another busy and exciting year for Winkworth Westbourne who are proud to remain the number one agent in Westbourne having been trusted to sell more homes than any other agent and again selling more properties throughout the Bournemouth area than any of our competitors. Ben Jesty, Director of Winkworth Westbourne shares his thoughts on 2022 and what he feels is in store for 2023.

“Having had an incredibly challenging yet busy year in 2021 which turned out to be one of the most successful years we have had, we were hopeful that the appetite for people to move home would continue into 2022.

The last quarter of 2021 was incredibly busy with no obvious slow down in the number of new prospective buyers registering. Unemployment levels were historically low and borrowing was still relatively cheap which was helping fuel the market. With this in mind, we were fairly confident that subject to new instructions coming to the market, the record numbers of sales being agreed would hopefully continue.

We have all learnt that trying to predict anything over recent years, in what have been unpredictable and unprecedented times has been somewhat difficult however thankfully, the first quarter proved us right, kicking the year off with a busy and productive few months.

However, the number of properties coming to the market started to slow towards the Easter period, a time which traditionally is renowned for being a busy property market. This naturally reflected in the number of sales being agreed throughout the second quarter.

In June, whilst house prices were still rising on a monthly basis, this was by lesser levels than that of previous months and was partly due to the shortage of available properties. There were however tentative signs of a slow down as we headed towards the summer. Applicant registrations were down, mortgage applications for house purchases were declining to levels close to pre pandemic, interest rates had risen fi ve times in the past seven months and the pressures of household budgets being squeezed were starting to knock consumer confidence.

Despite this, whilst sales numbers were less than those being agreed in the same period the previous year, we were still busy and selling good numbers of properties, a trend which continued right through to October.

October however, saw a sharp slowdown with house prices falling by 0.9% month on month, the first such fall since July 2021 and the largest since June 2020. The disastrous mini budget resulted in sharp interest rate rises and this increased borrowing cost, coupled with stretched household incomes due to high inflation rates was challenging many buyers affordability and indeed confidence in committing to a purchase.

The Autumn Statement managed to calm the markets down a little and this has filtered through to mortgage rates being slightly more favourable than they were a few weeks before however with infl ation rates still high, it is inevitable that interest rates will continue to rise for the time being. Based on a 5.5% mortgage interest rate, a prospective first time buyer earning the average wage and looking to buy a typical first home with a 20% deposit, will be paying 45% of their take home pay towards their mortgage payments. This has not been seen since 2007, prior to the financial crisis.

All of this is naturally having an effect on the number of sales being agreed in the last quarter of 2022 and will no doubt have some form of impact on house prices however, with the cost of rents at an all time high, many first time buyers are still better off purchasing a property rather than renting, assuming finances allow. The Bournemouth area has always been somewhat protected from property prices dropping due to the huge popularity of the area from all categories of buyers whether that be first time buyers, people relocating, second homes or couples retiring. Reports of property prices dropping in the coming months are hugely generalised across the UK and from past experience, I am confident that if this is the case, Bournemouth and Poole will be far less impacted than many areas in the UK.

Buyers from these areas who are now able to work from home for longer periods or indeed who are just re-assessing priorities, looking to relocate to the South Coast not only for a better quality of life, but also to take advantage of the price gap between London continues to grow. With Winkworth having over 60 offices in London and many more in the surrounding areas, our independently owned local offices tend to be buyers first port of call when looking for their next property in our area.

We are extremely proud to have once again remained the number one position for both the number of sales agreed in the Westbourne area and indeed Bournemouth throughout 2022. Furthermore Winkworth Westbourne were awarded Gold in the British Property Awards for Best Estate Agent in Bournemouth (Postcodes BH2 - BH4) for the third

year in a row. I believe this is largely down to the professionalism and enthusiasm displayed by our long standing team. We have also invested tremendously in new technology again this year including our high profile website, a range of targeted marketing using social media campaigns including Facebook and Instagram.

Whilst my prediction for this year turned out to be very accurate, I think it is fair to say that predictions for 2023 are going to be tough but there is no doubt we will see a slower market than that of the last two years. With the inevitable interest rate rises on top of those we have already seen along with the squeeze on household finances due to inflation and indeed the measures announced in the Autumn Statement, some buyers may be priced out of the market with others being more cautious than perhaps they would have been previously.

This part of estate agency seems to have been forgotten by many firms over recent years who now purely rely on the internet. We strongly believe in providing a professional and personal service to each and every one of our clients from the point they register, through to the day they collect the keys for their new home. Whilst the internet is an extremely important tool, it cannot replace the local knowledge and personal approach we offer. It is essential to be registered with a proactive estate agent who will notify you of properties before they reach the internet giving you the best chance to find your dream home before it is snapped up.

Betting against the Mayans

The Mayan civilisation was a very sophisticated society in South America known by its ancient temples, highly developed writing system, art, astronomical system and architecture. Famously they devised the Long Count calendar starting on 11th August 3114 BC with an end date of 21st December 2012. This became known as the doomsday calendar and a number of groups embraced it as the day that the world would end.

Now let’s imagine that one of these believers was willing to take a bet that they were right. The maths is very simple – you should bet everything you own at any odds. Either you will win or the world will end so it doesn’t matter anyway. This is the business principle of betting against the Mayans, if you are doomed anyway then you may as well risk everything in an attempt to recover.

This can be a negative thing, something like a gambler desperately chasing their losses and we’ve seen it happen in banking crashes and other business failures. Scandalous behaviour but history is made by the winners; the trader who made a huge last gamble and recovered may be seen as a genius and everyone loves the story of an entrepreneur who kept going despite huge debts and setbacks yet triumphed in the end. The lesson is that being in a position where you are on the edge of disaster brings a huge advantage in that you can try things that you would not have risked before and without fear of failure – if you do nothing you are going to lose anyway.

Now I’m certainly not suggesting that it’s a good thing to take excess risk or to have a business in trouble but getting yourself

into the mindset of someone with nothing to lose can give you a huge advantage and you can do this in a number of ways:

Post apocalypse

For many of us the 2008/9 financial and property crash did not end well yet if you attend a dinner for local property developers and business owners you’ll meet many of the same faces who were crushed barely more than ten years ago and most of them are doing just fine. You see this all the time in Silicon Valley where failing is a normal part of the business process and second time entrepreneurs are considered good investment prospects. The experience gained from missing the target first time round will be a huge advantage next time.

Playing with the casino’s money

A variation on the theme takes place when an entrepreneur gets a win and a big exit. If you can bank enough money to be financially secure then you can play with your winnings with no fear of loss. This is why we so often see successful business leaders going on to have a big hit in a new unrelated field. Of course they have proved they are good (or lucky) operators but the ability to try things and iterate until they work without running out of finance is a huge advantage

The gift of youth

If you’re a young person living with your parents or renting then you have very little to lose except pride. You may not want to risk getting in to debt but you can take risks in other ways – start up a business, go to

work doing something you love that isn’t on your prescribed career path or even call up business leaders you want to emulate and offer to work for minimum wage if you can learn from them. You might need to compromise on that work/life balance and they may not let you bring your emotional support hamster into the office but the potential reward is huge. The worst that can happen is you end up living back home with mummy without any savings and that wasn’t so bad when you were doing it a few years ago was it?!

Just do it anyway

You don’t have to be staring into the abyss to behave as though you are. Taking risk is often a key factor in success and even if you do fail the experience will increase the odds of success next time around. Some of us are wired this way and risk is almost addictive, use this attribute carefully and be ruthless in binning things that aren’t working regardless of what you have invested.

THE VYNE, NEAR BASINGSTOKE Christmas at The Vyne

This Christmas, the atmospheric interiors of The Vyne are decked out in Victorian festive finery, with twinkling lights and glittering Christmas trees.

Inspired by the mansion’s 18th century ‘Grand Tour’ treasures, which include an incredible casket encrusted with semi-precious stones, you’ll also find decorations that celebrate Christmas in Europe. Look out for sumptuous Venetian masks, mini ‘Colosseums’ and intricate Moravian stars. A special ‘Passport’ takes families on their own ‘Grand Tour’ adventure in the house and gardens, with activities to try that explore festive traditions in other countries.

The Lion, the Witch and the Wardrobe: Christmas at Mottisfont

Step into a Narnia-inspired world at Mottisfont this winter, with scenes and a family trail inspired by C. S. Lewis’s much-loved story, The Lion, the Witch and the Wardrobe.

The magic begins from the moment you enter the gardens, where Narnia’s famous black lamp post illuminates your way to the house, transformed for a 1940s Christmas. Inside, follow wartime evacuees Edmund, Lucy, Susan and Peter into the kingdom of the White Witch – a landscape of snow and Turkish Delight.

An enchanted woodland scene introduces more famous characters - look out for Lucy having tea with Mr Tumnus the fawn – and a display of exquisite Narnia illustrations by Pauline Baynes, the original artist of C.S. Lewis’s children’s books. There are plenty of ‘wow’ moments, from walking through the wardrobe into Narnia, and seeing the White Witch in her sleigh, to sitting on a throne with Aslan at the crowning of the young kings and queens.

Outside, families can collect their Narnia-style map to continue the adventure. Life-size wardrobes frame iconic scenes, there are story-themed activities, and loads of great ‘selfie’ opportunities as you enter the Beaver’s cottage, find Father Christmas’s sleigh, and sit in the throne room at Cair Paravel.

The much-loved world of The Wind in the Willows comes to Hinton Ampner this Christmas. Inside the house follow Mole, Rat and Badger as they leave their sheltered lives in the woods and along the riverbank to rescue incorrigible friend Toad from his wild adventures. Rooms are beautifully decorated to tell the story, from Toad’s motor car exploits to the friends’ stand against the mischievous weasels. Outside, you can visit the characters’ homes, dressed in charming seasonal displays, including Mole’s sweet little burrow among the trees and the grandeur of Toad Hall in the walled garden.

Storytelling: enjoy Wind in the Willows storytelling on selected dates, in the cosy setting of Hinton’s secondhand bookshop (subject to volunteer availability).

WINCHESTER CITY MILL A Tudor Christmas

Celebrate Christmas with Winchester City Mill as we go back to Tudor times, when Queen Mary I gifted the Mill to the City of Winchester. This ancient building is set for a royal feast, with festive decorations, costumes to dress up in, and a throne to sit on for a unique Tudor ‘selfie’. Our café is serving festive specials such as marchpane and gold leaf shortbread, as well as lots of other seasonal treats, many made using the Mill’s own stoneground flour.

At weekends you can watch our volunteer millers making fresh stoneground flour, which is available to buy too, so that you can get baking at home. Pick up a pack of recipe cards, for some seasonal inspiration (for a small donation).

UPPARK HOUSE AND GARDEN Christmas at Uppark

Inside, you’ll find the entrance hall beautifully dressed and festively scented with winter greenery, pinecones, citrus fruit and cinnamon. Above and below stairs, each room has its own crafted theme, from music to haberdashery. Made by local community groups and including sparkling Christmas trees, the result is a unique and joyful Christmas experience.

Five tips to keep you on Santa’s nice list...

...when buying and selling property this Christmas

December is one of the busiest times of year for residential property transactions. However, as some law firms close for the Christmas and New Year period, it can feel as though the housing market grinds to a halt.

Here are five tips to keep your transaction moving during the festive period:

1. Be prompt with communication. Communication is key when trying to get a contract exchanged or completed just before or after the Christmas period. Many solicitors try to tie up all loose ends before the Christmas holidays start, so the best way to ensure your instructions are acted upon is to keep in swift contact with your solicitor when questions are asked, or if you need to sign or provide documents.

2. Instruct your solicitor early. If you’re in the process of making an offer on a house during December, it is best to know who will be acting for you in the transaction. This way if you make an offer and your offer is accepted, the solicitor can start working on the transaction immediately. This will ultimately reduce the stress of finding a solicitor once your

offer has been accepted. If you are selling, you can prepare the initial paperwork before accepting an offer. This can take weeks off the whole transaction and help beat the January rush of people who will buy and sell post-Christmas and into the New Year.

3. Patience is a virtue. While your solicitor is working hard to progress your sale or purchase, be mindful that there can be matters out of their control which could cause a delay. For example, there may be delays with processing mortgage applications, searches being issued, banks releasing funds, surveyors having availability, and delays with obtaining vital documents for the property (such as title deeds or building control certificates). So, it is best to be understanding and patient and know that your solicitor is doing all they can to get the property transaction over the line.

4. Know your firm’s last completion date. You should be aware of the important dates for a property transaction, however, during the festive season many law firms will set a final date on which they will complete a sale or purchase transaction. This is because if a problem arises with a completion, your solicitor will want to ensure that there is adequate time to resolve it. Trethowans’ last date for completion for this year is 20 December 2022.

5. Don’t be afraid to wait until the New Year. While it might seem like a great idea to get everything done before or during the Christmas period, sometimes it is best to wait until the New Year when everything has settled down and there is less stress after Christmas. If you’re selling your home and your property has been sitting idle during December, you might find a flurry of new buyers in the New Year who are keen and ready to buy. If you’re on the hunt for a new home in the New Year, it might mean that waiting those extra few weeks has opened up a wider market of properties which are newly listed and you might just find the property you have been searching for.

Christmas is typically one of the most stressful times of the year and hopefully these tips will alleviate some of the stress you might be feeling if you are buying or selling, so that you can enjoy the festive period.

But the holiday season doesn’t end there! January 6th is a very important holiday in Spain as this is Three Kings Day (El Dia de los Reyes). Each city organises special events with traditional parades throughout the country and sometimes the Three Kings or even Santa arrive on jet skies along the coast.

Giving Children the Best Christmas

For a lot of people, Christmas is about spending time with family, but what happens when children have more than one? If not handled carefully, talk of Christmas can descend into conflict and arguments about where children spend the festive season.

Top Tips For Child Arrangements

Over Christmas:

1. Plan Ahead. Discussions should be had as soon as possible. That way, if there is disagreement, there is time to resolve it.

2. Child First. A good way for parents to try and reach an agreement, and overcome the desire to spend as much time as possible with their children, is to focus on what the child needs or wants.

3. Compromise. It is always best if parents, who know their children and what is best for them, can find a solution between themselves.

4. No Point-Scoring. Parents shouldn’t try and outdo each other, either in terms of time presents.

5. Keep Records. Arrangements are best confirmed in writing, (an email conversation will suffice) so there is a clear record of what has been agreed.

If you need help

If they cannot agree, a lot of parents find benefits in using Mediation. This is where an independent, neutral third party assists in discussing and negotiating through a situation.

The process is voluntary and a Mediator cannot make a binding decision, but if parties can reach a solution a ‘Memorandum of Understanding’ can be drawn up to record what parties have agreed to. In certain circumstances this be drawn up in to a Court Order, but only if it is deemed of benefit to the child.

There are alternatives to Mediation. Collaborative Law is where parties sit around a table (or in different rooms if they don’t want to meet face-to-face) and engage in negotiations with the support of their solicitors providing legal advice. This too is a voluntary process and any decision is not legally binding.

A couple can also choose to undertake Arbitration where the decision of the arbitrator is legally binding on both parties. The parties jointly agree an arbitrator, (a professionally trained and qualified expert who effectively performs the role of the Judge) prepares paper evidence and the arbitrator then hears from each party before making a decision. Arbitration is often a very effective way of resolving a dispute where the issues are limited or narrow, such as arrangements for Christmas.

The world’s gone a little crazy, but what about the property market?

Switching on the news late in 2022 can be exceptionally scary viewing. What with the horrific situation in Ukraine, rampant inflation, and a rather hysterical political system closer to home attempting its best impression of a Monty Python sketch, I wouldn’t blame you if you wanted close the curtains, switch out the lights, and hope the end of this year passes over without too much of an impact!

Is the housing market about to implode? We are regularly asked this question… Is it all doom and gloom for the property market? Is your property value set to plummet? Is now the time to hunker down and forget about moving for a number of years? The short answer to these questions is …. No!

First up, mortgage availability - a dip, a blip and a steady return? Inflation has risen sharply this year, largely due to the enormous amount of Government intervention during the Covid lockdowns, and latterly inflation has been turbo charged due to the war in Ukraine. To combat rising inflation levels, the Bank of England (BoE) set about raising their base rates from 0.1% in January 2022 to 3% today. These rapid increases have a knock-on effect with mortgage lenders, who have increased their interest rates and, in some instances, removed mortgage products altogether.

Several weeks ago, you may have noticed news headlines along the lines of: “1,000 mortgage products pulled” and “Sharp mortgage rate increases”. However, over the last few weeks have you noticed headlines stating, “Banks decrease their mortgage interest rates” or “More mortgages available again?” No? I am not surprised! The fact is that lenders moved quickly to get ahead of the impending Bank of England rate rises, taking a cautious approach to lending through September and October. Most lenders (short and longer term) look at

financial forward curves and predict where rates will end up over a period of time. In November they started to take a more pragmatic view.

As I write today, we have an interest rate market which is returning to more stability and a Prime Minister who has a costed and considered plan with a cool head at the helm. As a result, lenders are reducing their rates! Confidence in lending is resuming and lenders want to do business. Sadly, this doesn’t make for ‘click bait’ headlines and we are unlikely to see equal ‘good news’ coverage in the press.

Secondly, buyer demand – are the movers and shakers still there?

The property market has always been built on public sentiment/demand, coupled with the availability of affordable debt. Whilst interest rates have increased, historically debt is still comparatively cheap. Typical rates now start from as low as 4.99% on a 5-year fixed mortgage. Whilst buyer demand has cooled, buyer registrations, according to data from Rightmove and Zoopla, is still tracking higher than in the years prior to 2019. So whilst demand is down compared to the past two years, the statistics tell that we are returning to a more “normal market”. Over the past 24 months the housing market was extremely buoyant, uncontrollably so, it is now correcting.

Thirdly, supply – does the inbuilt stabiliser still apply?

Whilst we understand demand is still there and finance is still available at lower than historical rates, why else do we believe property market will not implode? This is a simple answer… supply! We have a huge shortage in supply of property on the market to meet demand. The government have been consistently failing to hit their new build target of 300,000 homes per year, and whilst second hand stock levels are increasing, volumes are still 30% down on 2019 and 25% down on 2020 levels. When you have a market with a shortage in supply, demand still present (although lower) and finance to support the purchase of real estate, prices will remain high.

That being said, we do expect there to be a “cooling” in the market on prices but considering property prices have shot up by over 20% in some instances over the past two years alone, this will be more of a readjustment than a “crash”. A sensible prediction would be somewhere between a 5% to 10% adjustment, but any figures higher than this are largely reckless predictions which cannot be supported by any evidence.

In essence we have a robust and resilient property market that is in a good position to withstand the next 12-18 months of difficulty. Unlike 2008, the property market is supported by finance which has not been overleveraged (long gone are the days of 100%+ mortgages and subprime lending).

Is now a good time to move?

If you are looking to move, now could be a great time to do it! If you are a seller, as long as you have not bought your property in the past 24 months, it is likely to be worth more than when you purchased it. You can make your home moving dreams a reality.

If you are a buyer, demand is going to be moving away from the effervescent madness of the past 24 months. Vendors are now looking to do sensible deals without people overpaying due to the huge shortages in supply that existed previously.

Top tip to navigate this market #1: Be “deal focussed”

If you are looking to move, aim to be “deal focused”. Do not get hung up on the eventual sale price you agree, instead look at the overall deal. As an example, if you were looking to sell at £500k and buy at £600k but upon marketing receive an offer of £450k for your property, you can negotiate and make the deal work by buying your next property at £550k. In this example, you were looking at a £100k differential and that has been maintained, in essence the deal is the same regardless of the figures. At HIVE my team and I help our customers to be “Deal focussed”, we often negotiate their purchase on their behalf and help them structure the very best deal outcome for them.

Top tip to navigate this market #2: Get the best team to support you Choosing your estate agent wisely is key. Here are some things to consider and ask your prospective agent:

Has your agent worked in a declining property market?

• EXPOSURE

When marketing your home, what is your agent’s local, national and international strategy to attract the widest pool of prospective buyers?

• MARKETING

On what portals will your property be listed? Do you get professional photos as standard? Will your property be marketed on social media – if so what is the reach?

• TEAM

Will your sale always be handled by the most experienced agent? Will the person listing your home be conducting all the viewings?

• GOING ABOVE AND BEYOND Ask your agent to run you through their full marketing plan. Talk to them about what they will do to best showcase your property. For example, at HIVE we regularly use drone photography to highlight the appeal of the property’s location. And ask them how they will help ensure your move will run as smoothly as possible.

While lengthy queues in department stores can make Christmas shopping a bore, traditional markets have always been a very different story. Weaving through wooden cabins, while sipping a glass of mulled wine, the experience is about much more than buying gifts.

This year, we’ll all be pulling our belts a little tighter, but that doesn’t mean missing out on a Christmas market getaway.

From spinning around ice rinks to perusing nativity scenes in a horse-drawn cart, these festive trips promise a fun, thrilling and novel shopping experience, without breaking the bank*.

SALZBURG, AUSTRIA

WHEN: Various dates in December

Multiple markets are held in villages on the shores of Wolfgangsee, in Austria’s Lake District. Each is distinctive: in St Gilgen, the theme is Baroque-style art; in St Wolfgang there’s a focus on lanterns; while Strobl takes great pride in its old-fashioned stalls with wooden roof tiles. To make the trip a real Christmas cracker, head to Salzburg’s famous market, which is less than an hour’s bus ride away. But save some time to go snowshoeing, tobogganing or on horse-drawn sleigh rides.

HOW: The four-star Hotel Seerose has charming views across Lake Fuschl. Inntravel (inntravel.co.uk) offers three nights’ half board from £585pp (two sharing) including flights and transfers.

LISBON, PORTUGAL

WHEN: November 18 to January 6

It’s not the obvious choice for mistletoe and snowflakes, but Portugal’s lively capital is ideal for a festive shopping break in milder temperatures. Wooden chalets are dotted around Rossio Square selling gifts and Portuguese seasonal treats, including salt cod, rabanadas (similar to French toast), porco preto (black pig) sandwiches, dried fruit and mulled wine. A Christmas train provides entertainment for kids, although even bigger rides can be found at Wonderland Lisboa in Parque Eduardo VII, which features a Ferris wheel, ice rink, carousel and trampolines, as well as stalls selling handicrafts, jewellery and local produce.

HOW: Find Avani Avenida Liberdade (avanihotels.com/ en/lisbon) on Lisbon’s main shopping street, within walking distance of both fairs. Doubles from £82 per night with breakfast. Guests can also use the rooftop sky bar at sister hotel Tivoli Avenida Liberdade next door, which offers great views of Lisbon. Flights with easyjet (easyjet.com) from Gatwick start from around £66 one way.

WHEN: November 25 to December 25

The pink city dazzles in a multitude of multi-coloured lights at Christmas, when the city’s annual market is held in Capitole square. The townhall provides a backdrop for a Christmas village and chalets with more then 100 stallholders, selling local crafts, regional foods, pottery, jewellery, candles, clothing and leather goods. In between bouts of shopping, skate on a 200sq metre ice rink (£4 for 45 minutes, skate hire included), and warm up with local dish aligot aveyronnais, a cheese and potato puree with garlic.

HOW: The four-star Le Grand Balcon Hotel (grandbalconhotel.com) is located close to the Place du Capitole, and offers a great breakfast buffet with modern rooms. KRAKOW, POLAND

WHEN: November 25 to December 26

Spread across the Rynek Glowny central square, Krakow’s Christmas market is the oldest in Poland. If you’ve never tasted pierogi (a type of fried dumpling) before, this is the place to do it – along with sweet treats such as colourfully decorated piernik gingerbreads. Clasp a mug of warming grzane (mulled wine) while browsing for handmade decorations and toys, then take a horse-drawn carriage ride around the city to see the Krakow Szopki, a collection of miniature nativity scenes displayed in windows.

HOW: The Metropolitan Boutique Hotel (hotelmetropolitan.pl) occupies a renovated 19th century building, perfectly placed between the Old Town Square and the trendy Kazimierz district. Doubles from £53 per night with breakfast. WizzAir (wizzair.com) flies from London Luton to Krakow from £26.

STRATFORD, UK

WHEN: December 8 to 11

Harking back to an historical era of grand banquets and elegant attire, Stratford’s award-winning Victorianthemed market provides visitors with an opportunity to feel like a character in a Charles Dickens novel. Decked out in fine costumes, traders sell gifts and seasonal produce, while a stage in Henley Street also hosts a programme of festive performances.

A novel way to experience the event is on a canal boat, travelling on a six-hour cruise from Drifters’ canal boat hire base on the Stratford Canal at Wootton Wawen, to moorings in Bancroft Basin in the centre of Stratford upon Avon. All boats are fitted with hot water and stoves to keep warm.

HOW: The 48ft Teddington narrowboat (sleeps four) is available for a four-day weekend break for £572. Fuel charge is based on use, approximately £15-£20 per day. Visit drifters.co.uk.

space at the rear there may be room to add additional space to the front by creating a contemporary porch. Narrow entrances can get cluttered with coats and shoes. A porch can add dedicated storage space, improve security and prevent heat loss.

With the escalating costs of moving home and the continuing uncertainty of the market it makes sense to consider the option of upgrading your home to create an asset you love and which will return the investment when it is the right time to move.

Keeping an eye on your costs over Christmas

is year, w h the di ra ion of the co of living crisis as we approa the Chri mas period, everyone is worrying how to keep their co s down over the fe ive period – and beyond.

We speak to Timea Kaszasne, one of Interiors by Haroys’ top designers, to get some insider knowledge of energy and cost saving gadgets around the home.

Timea said: This past year I have spent a great deal of time at home on maternity leave, which made me look at the adjustments that can be made to keep our running costs down.

The cost to run a bath (or a power shower) is significantly more than the cost of taking a regular shower. If we look at the cost over a year of taking baths compared to showers, the numbers become quite considerable.

The estimated cost of a 150 litre bath is between 30p and 90p, depending on the e iciency of your boiler. Bathing once a day at approximately 60p per bath, equates to an annual cost of 54,750 litres of water at £219.

It’s much less in terms of water and money, to use a shower. The average 8 minute standard shower only costs between about 25p and uses only 50 litres of water, costing 18,250 litres of water at £91.25 per year.

If you can shower in 3 minutes, then each shower is probably less than 10p. This is £36.50 per year.

Of course you could go one step further and be like our grandparents... Supplement showering just twice a week with a strip wash, although I guess this wouldn’t be

ideal for most people these days, or to save even more money, shower at the gym!

Switching from a power shower to a water e icient shower head can save you up to 77% so could be the cheapest option of all.

Villeroy & Boch have also released a cost and water saving toilet. The Twist Flush toilet produces a fast vortex of water that covers the whole internal surface area of the toilet bowl and they claim that a family can save 19,700 litres of water per year. Now let’s look at the kitchen. Some people prefer the responsiveness and tangibility gas, while others may prefer an easier to clean induction hob. Gas allows us to instantly turn the heat up or down and is versatile to gently simmer or cook on highheat, for example when cooking with a wok. Being able to see the flame feels like you have more control too, doesn’t it?

An induction hob can either use a lot of power for a very short period to cook quickly, or it can use less power over a longer period to deliver the same temperature output as a ceramic hob. In short, induction hobs use less overall power for each cooking job than ceramic, because they only heat the pan with their technology and not the air around it. For example, according to research from Defra, the average power consumption to cook a chicken stir fry was 0.67kWh (4.69p) for gas, 0.39kWh (10.92p) on ceramic and 0.32kW (8.96p) for induction. Although it is more expensive in this instance, induction is clearly the most e icient technology and has lower running costs than ceramic but whichever way you look at it, gas hobs are cheaper to run even though they’re the

least e icient. This is because the unit price of gas is far cheaper than electricity. It’s the reason why gas central heating is cheaper to run than electric radiators, despite being less e icient. As at the beginning of April this year, a typical UK customer paying by direct debit was spending around 28p per kWh for electricity compared to 7p per kWh for gas, so based on average power output per burner, for one hour per day, the costs look something like this:

• Induction hob - 28p x 1.95kWh = 54.6p a day, £199.29 a year

• Gas hob - 7p x 1.95kWh = 13.7p a day, £50 a year

Of course there are variables to consider such as the power used, whether that’s full power or a low simmer.

Then of course, for those who still can’t decide, a modular hob could be the answer. These can be a combination of gas, induction, ceramic, deep fryer, barbecue grill, griddle and teppanyaki zones, so you can be as versatile as you like! There are also dual-fuel hobs available that combine gas and induction in one.

Another final thought for keeping your outgoings to a minimum could be to entertain at home instead of going out. By installing a home bar – 1909 have a stunning Gin Cabinet – you can save money while still having fun with your friends from the comfort of your own home!

ROAD TEST: SUBARU OUTBACK - THE THINKING DRIVERS’ CHOICE

Subaru have not had much luck with sales of late despite arguably having one of the most interesting range of cars. Having reinvented themselves as an SUV brand their sales have improved considerably with new dealers also added to the network. In addition to a new all-EV shortly, Subaru have two well established self-charging hybrids with the XV and Forester.

Subaru powertrain and delivers good performance via a CVT automatic transmission. While, as with all CVT gearboxes, the characteristic high revs while the gearbox and speed catch up is present, the Subaru box is one of the best of this type that I have driven. The Outback’s, premium build quality means you are well insulated from the outside world but nonetheless the CVT characteristic engine revs are still heard.

bumpers, it is capable of much more than rutted tracks and fields. Space is plentiful inside the car and fold the rear seats and it becomes a mobile dance hall. There are plenty of nooks and crannies to store your in-car detritus and the smart phone integration is quick and easy, something that isn’t always the case.

Alongside the magnificent racing bikes, MV produced a wide range of street models, including the exotic four-cylinder bikes based on the Grand Prix racers of the 1950s and early 1960s. After closing in 1977, MV Agusta was resurrected by Cagiva in 1997, and released the Massimo Tamburinidesigned four-cylinder F4. Initially 750cc, this evolved into 1000cc and the Brutale series. In 2012 the three-cylinder F3 joined the F4, and a large range of models has grown from these two platforms.

The Great British Car Journey has completed an agreement with Haymarket Media to reproduce images and articles from the Autocar archive, which spans more than 125 years of automotive history.

The equipment levels, even for a car at this price point, puts many others to shame with everything you might expect, from keyless entry and start and dual zone air conditioning, through to things you might not expect, such as heated rear seats and steering adaptive lighting. Three trim levels – Limited, Field and Touring – offer an increasing range of features as standard but in all honesty most people would find the lead-in model more than acceptable.

Apart from an excellent load space the biggest plus point of the Outback is practicality. With increased ride height, and protection on the wheel arches and

ROAD TEST: HONDA CIVIC E:HEV HYBRID – A CLEAN START

Honda’s Civic has been celebrating its 50th year and 11th generation as one of the Japanese car makers most iconic models. As with most cars, from all manufacturers, the rise of the SUV means that hatchbacks are not as popular as they once were but the Civic remains a clever and different choice.

In its newest form, and with hybrid power, it still possesses the quality build for which Honda is renowned. The car maker has smoothed off many of the angular lines of the previous generation Civic, despite this it’s very much an evolutionary approach to evolving the Civic’s design. Externally it’s a cleaner and more svelte, less fussy looking car, while inside there is a clear and simple dash layout that involves buttons in addition to the now seemingly obligatory digitisation. Nice interior touches include honeycomb design air vents with joy stick controls, it’s a neat, discreet yet noticeable design touch.

Prices start from £29,595 and peak at £33,620 with the entry level model having

a plethora of standard equipment ranging from heated front seats and keyless start and go, through to high beam headlight assist and intelligent cruise control. It’s a fulsome list!

Three trim levels are all powered by a single engine choice of a 2.0-litre petrol unit that comes with hybrid power to deliver 184PS with the benchmark 62 mph passed in under 8 seconds and 60mpg, along with low emissions. The unit is mated to an e-CVT automatic gearbox and this type of transmission has a characteristic of

the engine revs rising significantly while you wait for your speed to catch up. It’s down to a certain way of driving to get a less vocal performance, but the new Civic lacks this flaring of engine revs and has a much more refined performance on the transmission front.

On the road the aforementioned gearbox is a huge improvement on not just Honda’s previous efforts but on most other examples of this kind of transmission. It handles well, as you might expect from a Civic, and has super smooth transitions between petrol and electric power. Being a selfcharging hybrid it alleviates any range or charging worries and for this writer it’s the best way to drive your tyres into the world of EV motoring.

If you need your motoring to offer space and practicality to ferry the family, but want something more interesting, premium, a bit of a different and a more intelligent choice, then the Civic Hybrid could well be the transport for you.

MAX HOFFMAN – MILLION DOLLAR MIDDLEMAN

This fascinating story charts the career of Max Hoffman, the US car dealer who represented Jaguar, Porsche, Mercedes, Volkswagen, Fiat, Lancia, BMW, and many other European car brands during the decades following WWII.

Hoffman built a reputation as an effective middleman, but as the car companies he represented became more successful under his watch, the less they needed their go-between.

ROAD TEST: FORD MUSTANG MACH-E GT

- A REAL SENSE OF DRAMA

When you think of a Ford Mustang it evokes memories of the iconic Ford featured in the film Bullitt. A very American muscle car that even today packs a powerful punch with a 5.0-ltre V8 petrol engine. However, there’s a new kind of Mustang prowling the roads in the shape of the allelectric Mach-E, a very modern and green incarnation of the traditional Mustang. With prices starting from £50,030 it has become almost as much a cult Ford as its petrol-powered stablemate.

Three Mach-E models are available in standard or extended range; rear-wheeldrive, all-wheel-drive dual motor and a performance GT version. In GT form, which was my test model, there’s 487PS on tap and the 0 - 62 mph benchmark passes in just 3.7 seconds. There are three drive modes available including a full fat untamed mode. From behind the wheel this astonishingly quick acceleration gives a real sense of drama and, allied to adaptive suspension, provides an extremely entertaining drive.

ROAD TEST: SKODA SCALA MONTE CARLO - ONE I’D BE HAPPY TO KEEP IN MY GARAGE

When you find the flagship model of a range is priced from just under £25k you’re looking at a manufacturer who knows how to package cars. When you find out we’re talking Skoda it comes as no surprise. The Scala sits between the Fabia and Octavia in terms of size and is a five door hatchback that looks a little bit more like an estate than traditional hatch.

It’s also more than capable in town which is where any EV is at its best and most

A large central screen offers most control functions and being Ford it is quite intuitive, and if you have to go digital then Ford generally make life easier.

Mated to a 6-speed manual gearbox, with nicely slick gearchange, it’s a pleasant drive that rides well with rather decent handling too. Despite the Monte Carlo badge it’s no racer but can certainly pick its feet up when required yet returns around 50 mpg.

With the number of EVs growing it’s these specialist and more exciting models that will act as halo cars for EV adoption, and the Mach-E certainly falls into this category. It’s comfortable and a superb drive whether in normal or untamed mode. My only problem, despite almost universal positives, is that the build quality doesn’t quite live up to that very high price tag.. It just doesn’t have that certain something that makes a car feel premium. Look at the entry level Mach-E and it makes a much more appealing financial proposition.

The interior, unlike so many VAG cars, has a pleasing number of buttons and sensible digitisation. One minor issue with the instrument panel, which has a multitude of optional views, is the speedometer and rev counter are almost identical so a quick glance can be confusing. Thankfully there is a digital speedometer and you can remove the rev counter with one of the view changes.

The build quality on the Scala is excellent and it feels and drives like a more expensive car. With superbly comfortable seats and a spacious interior for both passengers and luggage, it makes the Scala a bit of a bargain. If you don’t need the slightly larger frame of the Octavia then the Scala fits the bill perfectly.

I’m lucky to be able to drive a different car every week, and some very nice cars, but the Scala Monte Carlo is definitely one I’d be happy to keep in my garage.

FLEXITARIAN; OR JUST A NORMAL DIET?

Flexitarian is a word which has only recently appeared in our day-to-day vocabulary but one which seems to be trending in the ever-developing world of people’s dietary needs…

In a market where the extreme is becoming more popular, and restaurants are becoming more and more niche in their menus, it’s hard to keep up with what, how much and how far operators should be going to cater for all everyone’s requirements. It’s a veritable minefield of can and can’t eat, and the worry is that too little or too much might alienate or offend certain foodie types. Which of course no restauranteur wants to do.

I like the idea of this Flexitarian creature, a casual vegetarian who looks for the benefits of a sustainable yet well rounded diet where nothing it off limits but everything is viewed in moderation. It feels inclusive and surely a win win for all those involved?

River Cottage’s Lucy Brazier; She loves Christmas so much she’s been roasting turkeys since January

Christmas is known for being the most wonderful time of year, and that couldn’t be more true for Lucy Brazier from River Cottage.

She wrote Christmas At River Cottage during England’s third lockdown in early 2021, which involved cooking and eating at least three turkeys. “There are probably very few people who could really get through it and still be excited about Christmas,” she says with a laugh. “And I am one them – I probably was the right person to write it because I’m clinging onto the magic.”

Brazier has worked with chef and telly presenter Hugh Fearnley-Whittingstall at River Cottage for over a decade, and she finally brought her festive dreams to life in the cookbook, which is full of Christmas recipes, craft activities and more.

For Brazier, a love of Christmas runs in the family: “My mother’s really good at it, and my grandmother was as well,” she says. “So I was brought up in a house where it was the finale of the year and we saved up so everything was special and magical, and we had a lot of food. It’s sort of classic working-class, saving all year to throw a bit of a party at the end.”

Now cooking and organising duties fall on her, Brazier admits Christmas is quite different. “I still want that buzz I had when I was a child – that true excitement, which

I think you only get when you’re not the one doing Christmas,” she says wistfully. “But I always try and find that moment in whatever I’m doing.”

There are a few perks of being an adult during the festive period; for starters you can drink mulled cider (“a massive plus”) as well as being allowed to “open the fridge and eat what you want”, she says.

When you’re a dedicated Christmas lover, it’s certainly not a last-minute affair. Brazier started preparations in September, both at home and at River Cottage, by stacking the larder with “lots of treats – pickles and chutneys and things we can then pull out”.

Then came Stir-up Sunday, the last Sunday in November when you make your Christmas pudding. “That’s the start of Christmas proper for me,” explains Brazier. “I stir up my pudding and make some mincemeat for the mince pies – that’s the signal it’s going to start. But I have already got a lot in the larder… No one wants to get to the middle of December and think, ‘Oh my God, I’ve got this massive list of things to do’ – when in fact you can reach into the cupboard and get out your chutneys and pickled cabbage, it’s quite handy.”

Despite her diligent preparations, Brazier admits things will still likely go wrong on the day. “Every Christmas is not perfect,” she says, and is not here to tell you there’s a magic fix to make everything go smoothly. “My honest answer is it’s quite stressful,” she says. “Having spent years doing it, being organised, writing a book about it and working at River Cottage, I still feel stressed – there’s always a moment just before everything when I feel stressed about it.”

To alleviate some of this anxiety, she advocates for “old-fashioned organisation”. “I tend to have a stack of stuff like a spare couple of jars for presents or a bottle of brandy – if there’s stuff that I’ve forgotten or I’ve used up, I’ll have a little store of things I can go to,” she says. And if things do go wrong – maybe you’ve forgotten an ingredient or burnt a dish – “it really doesn’t matter”.

Despite her love of the festive period, there’s one tradition Brazier could do without: sending cards. “I hate Christmas cards and have done for a long time,” she says passionately. “That’s partly to do with waste, and partly to do with – what’s the point of giving someone a Christmas card that you’re seeing? You hand it to them and they hand you one back, it seems a pointless thing to me. If I’ve got family in America that’s different, I would send them a card, but when it’s your neighbour or someone you work with, you don’t really need to.”

Minimising the eyewatering waste of Christmas is a big part of Brazier’s mission. “It’s close to the heart of River Cottage and everything we do there, and it’s been important to Hugh from the beginning of his career,” she explains. “We’re still learning, but we’ve tried to find answers to all those sustainable questions. When we get to Christmas, personally I feel we really don’t need half the things we have.”

She suggests easy swaps, such as using old tote bags instead of wrapping paper. “There was a period of time in the Eighties and Nineties when decadence and excess and luxury [were everything],” she muses. “We’re not in that anymore – it’s great we’re not in it, and we can all make little changes for a sustainable life. It’s harder at Christmas because people want the excess and we want to be surrounded by enough food and drink, but there are other ways to achieve it.”

Ultimately, she says these small changes don’t make “Christmas less Christmas”.

INGREDIENTS

250g peeled cooked chestnuts (vacuum-packed or tinned are fine)

250ml milk

250g dark chocolate (at least 70% cocoa solids), broken up 250g unsalted butter, roughly cut up

4 medium eggs, separated

100g caster sugar

INGREDIENTS

200g beetroot, peeled and grated

500g red cabbage, sliced

Finely grated zest of 2 oranges

10g cumin seeds, toasted and bashed

5g caraway seeds toasted and bashed

5 juniper berries, lightly crushed

For the pickling liquor:

700ml cider vinegar

20g coriander seeds, toasted

20g fennel seeds, toasted

10g black peppercorns

20g salt

1 dried red chilli (optional)

Chestnut and chocolate cake

SERVES 10-12

1. Preheat the oven to 170°C/Fan 150°C/Gas 3, grease and line your 25cm springform cake tin.

2. Put the chestnuts and milk into a pan and heat until just boiling. Take off the heat and mash well with a potato masher – you are aiming for a creamy purée, with just a few crumbly bits of chestnut. Set aside.

3. Put the chocolate and butter into a second pan and place over a very low heat. Keeping a close eye, to ensure that the chocolate doesn’t get too hot, melt them gently together, stirring now and then. Allow to cool a little.

4. Whisk the egg yolks and sugar together in a large bowl until blended and creamy (they don’t need to reach a ‘moussy’ stage). Stir in the warm (not hot) chocolate mixture and then the chestnut purée, to create a well-blended batter.

5. Whisk the egg whites in a clean bowl until they hold stiff peaks. Take one spoonful of egg white and mix it into the batter to loosen it, then fold the rest in lightly, trying not to knock out too much air. Carefully transfer the mixture to the prepared tin. Bake for 25–30 minutes until the cake is just set but with a slight wobble still in the centre.

6. To serve warm, leave to cool a little then release the cake from the tin. Slice carefully –it will be very soft and moussy. Alternatively, leave the cake to go cold, when it will have set a bit firmer.

Red cabbage and beetroot pickle

MAKES A 1.5L JAR

1. First, prepare the pickling liquor. Put all the ingredients into a saucepan, pour on 200ml water and slowly bring to the boil.

2. Remove from the heat and set aside to infuse for an hour.

3. Meanwhile, put the beetroot, red cabbage, orange zest and spices into a bowl and toss to mix.

4. Bring the infused pickling liquor back to the boil, then pour it through a sieve straight over the veg mix. Stir to combine.

5. This pickle is nice to eat as soon as it cools, but ideally should be packed into a sterilised 1.5L Kilner jar, sealed and left for a couple of weeks. It will keep in a cool, dark cupboard for up to six months; once opened, it needs to be stored in the fridge.

500g fresh or vac-packed chestnuts

2tbsp rapeseed or olive oil

1 onion, finely chopped

1 head of celery, tough outer stems removed, finely chopped

12 plump prunes, stoned and roughly chopped

6–8 sage leaves, chopped

A couple of sprigs of thyme, leaves picked

A small bunch of parsley, leaves picked and chopped

100g fresh (or stale) breadcrumbs

50g hazelnuts, roughly bashed, and/or pumpkin seeds (optional)

Sea salt and black pepper

SERVES 6-8

1. If you are preparing whole chestnuts from scratch, make a small slit in the skin of each one, then blanch in boiling water for about two minutes to ease peeling. Drain and, once cool enough to handle, peel off both the tough outer skin and the thin, brown inner skin. Now simmer in unsalted water for 15–20 minutes, until completely tender. Drain and leave to cool. Put the chestnuts (home-cooked or vac-packed) into a bowl and break up roughly with a fork – they should be crumbled rather than puréed.

2. Heat the oil in a large frying pan over a medium heat. Add the onion and celery and sweat for 10–15 minutes, until softened and golden. Add the prunes, chestnuts, herbs and some salt and pepper. Mix well and cook for another eight to 10 minutes, stirring occasionally. Remove the pan from the heat.

3. When the mixture has cooled a little, mix in all but a handful of the breadcrumbs until well combined. You can add a dash of warm water or veg stock if that’s needed to bring it together.

4. Preheat the oven to 190°C/Fan 170°C/Gas 5. Oil an ovenproof dish and pile in the stuffing, packing it down fairly firmly. Rough up the surface a bit with a fork, then scatter over the reserved breadcrumbs and hazelnuts and/or pumpkin seeds if including. Trickle over a little more oil, and bake for about 30 minutes until nicely browned and crisp on top. Serve hot.

The concert will be hosted Blair Crawford, the founder and president of Hope FM, with readings from Christine Bueno, Former Deputy of Her Majesty’s Lord Lieutenant of Dorset, Maggie the Seaside Baker, and John Smith, Chair of Diverse Abilities.

As always profits will be going towards an amazing cancer charity. This time they have chosen the Teenage Cancer Trust to take home the win. It is such a great cause, they provide help, support and information for all young people facing cancer.

FUC founder Lottie, was diagnosed with breast cancer back in July 2017 and again with a different type in the December of the same year. Since then she’s faced a roller coaster ride of chemotherapy, radiotherapy, nine surgeries including a double mastectomy and a full reconstruction with the last surgery to date being another reconstruction (after the previous went wrong) making boobs from her legs. She has also had two strokes and been put in a chemical menopause – so her right to have any more children has been taken away and left with a memory that’s not great.

However, it’s not all bad, in 2018 FUC Clothing was born out of a desire to help and support those diagnosed with cancer and those around them. Since then thousands of pounds have been donated to charities such as the Wessex Cancer Trust and Shine. There have been auctions, fundraisers and even a calendar to raise funds. Lottie knows first hand the pain and

devastation cancer can cause to not just those diagnosed but to their families and friends – so she made it her mission to do something to help.
