Instead we have compiled four living room mood boards. Each with a carefully selected set of affordable homewares to help get your creative ideas flowing. Now while colder weather normally means track pants and hearty filling food we have opted for keeping the healthy lifestyle going. Green smoothies are the trending health food at the moment but there's so many recipes out there. Timber wood flooring is one of the more expensive flooring options. If it's in your price range and you can afford the regular maintenance then it is an excellent option. It retains heat beautifully in cold weather and will give your home a warm and natural ambiance plus a good resale value.
If you have pets or allergies carpet is not the ideal flooring for you. The best room locations are low traffic rooms to minimize stains. Bedrooms and occasional living rooms are ideal as carpet adds a cozy feel. To keep it looking its best, add mats in doorways and high traffic areas.
Since tiles are water resistant it is ideal for bathrooms and kitchens. Tiling is also good in dining and outdoor areas where food and drinks are spilled. Be warned though, tiles are very unforgiving and anything fragile that is dropped will most likely smash.

Pumpkin pizza with sun-dried tomatoes, rocket and feta
Pizza Dough makes 2 12” pizzas: •
3 cups of plain flour
•
2 tsp dried yeast
•
1/2 tsp caster sugar
•
1/2 tsp of salt
•
1 1/4 cups warm water
•
1 tbsp olive oil
•
olive oil for brushing
Pizza Toppings: •
1/2 cup pizza sauce
•
150 g butternut pumpkin, peeled & thinly sliced
•
1/2 cup sun-dried tomatoes
•
1/2 cup feta cheese, crumbled
•
fresh basil leaves, rocket & baby spinach for garnish
•
extra virgin olive oil for drizzling
Make the dough : Combine the dry ingredients in a large bowl and make a well in the center. Add the warm water and olive oil. Mix together and use your hands to bring it to a soft dough. Knead it on a floured surface to make it smooth and pliable. Return it to the mixing bowl that has been brushed with oil. Add the dough and turn to coat. Cover with a damp tea towel. Set aside in a warm place for 30 minutes or until dough doubles in size. Punch down dough with your fist. Remove the dough from the bowl and knead it gently for a minute. Halve the dough (for one 12 inch pizza) and roll it out to the desired portion and thickness.
Make the pizza : Preheat the oven to 220 degrees C. Place the rolled out dough onto the prepared tray. Spread a thick layer of pizza/pasta sauce around the base of the pizza. Top with thinly sliced pumpkin, sun-dried tomatoes and feta. Season with salt and pepper and drizzle with olive oil. Bake for 10 minutes or until base is crisp. Remove the pizza from the oven, top with leafy green (basil, rocket and spinach). Serve with an extra drizzle of extra virgin olive oil and cracked pepper. PAGE 10

2. Add pre-toasted pine nuts and combine again.

Chocolate filling:
Ingredients:
150 g dark chocolate
1/4 cup caster sugar
100 g butter
2 tbsp plain flour, sifted
2 eggs + 2 eggs yolks
3 cups desiccated coconut (240 g) 3 egg whites
3/4 cup caster sugar cocoa for dusting
Directions: 1. Preheat oven to 140°C. Place the coconut, egg whites and sugar in a bowl and stir to combine. 2. Press mixture firmly into the base and sides of 8 x 8cm-round well-greased, loose-bottomed tart tins. 3. Bake for 25–30 minutes or until just golden. To make the chocolate filling, place the chocolate and butter in a saucepan over low heat and stir until melted and smooth. 4. Place the eggs, extra yolks and sugar in a bowl and whisk until pale. 5. Gently fold the flour and chocolate mixture into the egg mixture and spoon into the macaroon cases. 6. Bake for 10–12 minutes or until just set. Dust with cocoa and serve warm or cold. Makes 8. Prep time: 20 mins

DIY Concrete Vases What you need: • Besser bricks or a cement pot -
you can get recycled besser bricks or plain cement pots from most garden or outdoor stores.
• Stencils - ideally a stencil that covers the surface of the brick works best you can cut down to size if needed.
• Multi-surface craft paint - you can use weather proof paint or spray paint for this.
• Foam brushes • Masking or painters tape • Small cup or mason jar - since
besser bricks have holes in them, you’ll need to put the flowers or foliage in a separate container in the inside.
step 1 Tape your stencil to the besser brick. Pick your favorite paint colours and apply with a foam brush. Use an up and down blotting motion with the brush (vs. a painting stroke) and a small amount of paint on the brush to avoid paint seeping under the stencil.
step 2 If desired, add other colours until you have filled the stencil. It should only need one coat of paint. If you are using spray paint make sure to cover the areas you don’t want painted with masking tape.

Queensland is set to have a close encounter with some of the most extraordinary creatures to ever walk the earth when Dinosaur Discovery: Lost Creatures of the Cretaceous comes to the Queensland Museum in March. Featuring 20 animated, life-size dinosaur models, this exhibition will transport you back millions of years to when dinosaurs ruled the earth.

was very different and dinosaurs were at their most diverse." "The models have been made to scientific specifications to capture the real look, feel, sound and movement of these magnificent creatures," said Queensland Museum Network Director and CEO Professor Suzanne Miller.
Dinosaur Discovery: Lost Creatures of the Cretaceous will feature favourites such as T-Rex as well as a number of species rarely seen before including the Australian Australovenator and Queensland's very own Muttaburrasaurus. The exhibition will also be supported with a range of informative, hands-on children's activities, and an augmented reality dinosaur app.
"There's an opportunity for visitors to make a real dinosaur day of it by including a stopover to our free permanent dinosaur exhibition, Lost Creatures, Stories from Ancient Queensland, where they can learn all about the dinosaurs of ancient Queensland through fossils, interactive displays, and life-size reconstructions," said Professor Miller. The Queensland Museum will be only the second museum in Australia to host Dinosaur Discovery: Lost Creatures of the Cretaceous which is presented in conjunction with Goldie Marketing and the Western Australian Museum. Insights from our research with Professionals Real Estate Runcorn revealed that tenants who ask, and are prepared to make an extra effort, are more likely to get a favourable outcome.
If your dog has had basic obedience training as a puppy or adult - give those details in your pet application. It's never to late to teach an old dog new tricks. If it means that the landlord might be more amenable to allowing your four legged friend in to the house then invest in some dog obedience classes.
Offer more rent to cover your furry flatmates. If a few extra dollars is possible for you it might mean you can have that all important extra roomie.

You can offer to remove all trace of your pet's presence when you leave. While you're already obligated to clean a property when you depart, it could help you get your pet over the threshold if you provide commitments to deep cleaning carpets, flea treatments and deodorising.

While we can't have pets sign on the dotted line, we can give enough details and context about our pets that a property manager can feel confident about renting to you. Create a pet reference that includes your pet's age, temperament, the fact that they're up to date with vaccinations, that they're micro-chipped, desexed, and so on. You may also want to include character references for your pet from a previous property manager, vet or anyone who can credibly speak to your pets behaviour and be contacted to confirm. PAGE 20

4. CHOOSE CAREFULLY If you're already in a rental property and thinking about getting a pet, be aware of the space around you. Perhaps a goldfish is a better idea than a golden retriever.
If you agree to pay a little more to have your pet, or you're trialling it out for a short period, get the agreed terms in writing with your property manager. If there's any confusion or disputes down the track, everyone can refer to those documents. You can draw up a separate pet agreement that outlines all terms and your responsibilities.

Hi Howard, I am hoping you can help. I am a tenant and the owner continually visits without notice on the pretext of doing odd jobs. Is this right?
Whenever I open the hot water tap in the ensuite bathroom it makes a horrible banging or rattling sound. What can I do?

You don't say if the landlord self manages or uses a rental agency. If there is an agency looking after the property then your first step is to make a complaint to them in writing regarding this issue. The tenancy laws are very clear. A form 9 must be sent to you in advance informing you of all visits and the reason. The number of visits is also controlled and must be reasonable in frequency. If your rental is selfmanaged by the owner then I would suggest contacting the RTA for advice. You have a legal right to peaceful enjoyment of your rental property. If a landlord is abusing this right then you can complain to the RTA. This type of problem does tend to occur more with a self-managed property as the owner may not be fully conversant with the tenancy laws. This is no excuse of course and the landlord must respect your privacy. Do please contact me directly if you need any further help with this. - Howard

This is normally due to one of two reasons. The first is caused by insufficient fixing clips on the copper pipe that connects to the tap. This allows the pipe to move as the pressure is released by you opening the tap. This then causes the pipe to bang against timber framing within the wall. Rather than ripping out walls to find the loose pipe ask a plumber to fit an anti knock device which will hopefully fix the problem. The second cause can be the tap seal oscillating within the tap and usually occurs when the tap is opened only slightly. If you are reasonably handy you may want to tackle this yourself. Turn off the mains water first. Replacing the seal with a new one may help or an old plumbers trick is to slightly flatten the pin of the seal with pliers so it is a push fit back into the tap. This will stop the seal oscillating and making a noise. I have used this method in the past and it does work. If you are not sure what I mean please email me and I will send you a sketch drawing which should help.
I notice that a lot of agencies say they are a member of the REIQ. I am confused as I thought it was compulsory that all real estate agencies had to be part of the REIQ? - C. Purdie, Mt Gravatt You would be surprised at how many people think the same as you. The confusion lies in thinking the REIQ (Real Estate Institute of Queensland) is a Government organisation that regulates the real estate industry. This is incorrect. All official regulatory duties are in fact performed by the Office of Fair Trading. The REIQ is a private body set up to encourage and educate professionals in the real estate industry how best to deliver the highest standards of service. Membership is voluntary but by joining an agency is agreeing to abide by the high standards expected of an REIQ member. We are assessed on a regular basis to ensure we continue to meet these standards and an agency can be stripped of their REIQ accreditation. Please note that it is perfectly legal for a real estate agency to operate without being an invited member of the REIQ. - Howard
