As we approach the colder months here in the Okanagan our thoughts go back to the summer of 2010. It was one July afternoon that we made the decision to publish a free lifestyle magazine, and only few weeks later we began approaching a variety of local businesses with some layout ideas on our iPads. What followed was some hard work and dedication, very little sleep and a lot of support from friends and family. By the end of November we introduced the very first printed issue of ICON Okanagan Magazine at our launch party. 80 full colour pages, 60,000 copies - from the beginning we knew we’d never change those numbers.

We have truly been blessed with an amazing amount of support from our readers and clients, and are very proud of what has been achieved to date. We finally had our first opportunity to attend the Naramata Bench Wineries Association Tailgate Party on September 7th at Manitou Beach Park in Naramata. This years’ event dubbed “Fish ‘N Sips: A Naramata Picnic at the Beach” was a throwback to those days of hitting the beach with your family having an awesome barbecue and enjoying music, wine, food and of course camaraderie. Presented by sponsors Fedex™, OceanWise™ and Cod Fathers, the event showcased all of the 24 bench association member wineries and had
booths set up offering tastings of some fantastic summer and fall releases. The wine, paired with incredible appetizers and snacks from The Bench Market, Vanilla Pod, The Kitchen, The Pecking Room, Hillside Bistro, Lake Breeze Patio and the Naramata Heritage Inn, everyone left with a belly full of incredible food, a smile on their face and amazing new friends. 1. Given the phenomenal performance of the US stock market this year, why does it make sense for investors to continue to allocate a portion of their portfolio to the emerging market story? Without a doubt the US has had an exceptional eight months particularly on a relative basis. However long term growth-oriented investors (such as ourselves) continue to find excellent opportunities in emerging markets compared to the US. In addition to having higher GDP growth we continue to find compelling individual investments and themes that offer growth and diversification from developed economies. Two examples of emerging market investment themes are increasing consumption due to a higher standard of living and significant infrastructure investment.

2. How does Galileo invest and get leverage to the emerging market story from both a growth and income standpoint? In our Growth and Income Fund we aim to have approximately a 50% weighting outside of Canada with about half of that directly invested in emerging markets. We focus our emerging market attention on identifying and selecting mid-cap and smaller equities as we find this area of the market less efficient.
In our High Income Plus Fund we try to identify Canadian equities that provide indirect exposure to certain growth themes in emerging markets and we may occasionally invest a small percentage of the fund directly in very compelling emerging market companies.

3. What is an example of a holding at Galileo that provides clients with leverage to the emerging market story? We can give you two examples that speak to your earlier question as well. In our High Income Plus Fund we have been long-time investors in Black Diamond Group (BDI on the TSX), a company that provides remote work accommodations in Western Canada. Black Diamond has a disciplined management team, pays a sustainable dividend, and has excellent growth opportunities driven in part by LNG demand (including from emerging markets such as Malaysia) and Asian investment in the oil sands. In our Growth and Income Fund we have an investment in Samsonite International, a company that many of your clients will be familiar with as the manufacturer of Samsonite, American Tourister, and High Sierra luggage (among other brands). What they may not know is that Samsonite is an excellent company listed on the Hong Kong Stock Exchange (1910 in Hong Kong) that pays a dividend,
4. Do you think the Chinese economy is in for a hard or soft landing? Our base case for the Chinese economy is a soft landing. In fact, the PMI data suggests that the economy has been steadily improving for the last three months and it currently stands at a two year high on a seasonally adjusted basis. It is important to remember that last year’s slowdown was largely engineered by the Party to cool the economy and that more recent events such as the temporary lending rate (SHIBOR) spike were also designed and implemented by the Party to prevent overheating. The Party is trying to guide China away from an infrastructure and export dependent economy to an economy driven by domestic consumption. They will have to continue to manage periodic slowdowns as part of the adjustment process but the current one should not give long term investors cause for concern.

here is nothing more difficult than reinventing a legend. Jaguar enthusiasts have been waiting for this car for a long time. The spiritual successor to the famous Jaguar E-Type, allegedly endorsed by Enzo Ferrari as the most beautiful car ever created, has big shoes to fill. So - have the designers and engineers at Jaguar succeeded in creating a worthwhile successor to the E-Type?

ICON Okanagan recently had the opportunity to test-drive the top of the line F-Type V8 S with its massive 495HP engine with 461 Lb-Ft of torque and we still have a devilish grin on our faces... The Styling Dramatic! This is one great looking car, and dramatic is the first word that comes to mind when describing it. But is it a re-in-

carnation of the E-Type? It has all of the classic sports-car proportions; a long hood, short rear overhang and a passenger cabin that is moved slightly to the rear. And with the short tail and slim tail lights it clearly resembles the Series 1 E-Type, but in a modern way. The same can be said of the front end. The hood is long, although not as long as the one from its famous heritage – but the F-Type is perfectly in proportion from any angle. Top up or top down, the body lines are nothing short of ... sexy. Especially with the larger wheels and the four-exit exhaust of the V8 S. The Interior They call it a “driver-centric cockpit”. We guess that is Jaguar’s way of describing a cabin that wraps around you, designed with the driver at its heart. But there is another word that describes what you will find when you open the door, art! This is one beautiful cockpit, and the quality is top notch. Covered in the finest

hides available, you really feel as though you are behind the wheel of a luxury supercar. Let’s Start the Engine All you have to do ... is press a button. Actually - TWO! The Start Engine button, and a little button in the centre console identifiable with a little exhaust motif. Press it, and it activates a valve which bypasses the mufflers and other sound-deadening gadgetry! And the fireworks start. The sound…well, all we can do is describe it. Not as high-pitched as a Ferrari, not the rumbling of a big block V8, just a fascinating addictive crackling that just wants you to rev it all the time. Which we did ... a lot! The V8S is sensational at any speed, but just to experience the brutal acceleration you may find yourself racing from street light to street light. And you will wish for some of those long

tunnels to really experience that incredible rumble of the V8. The eight-speed automatic transmission performs really well and there is either a sport transmission mode or a configurable dynamic mode in the S-trim with which you can raise the shift points, or use the steering-wheel mounted paddle shifters if you like the manual touch. What else? We have learned that the traction control really does makes sense ... as otherwise you will have the rear-end come your way more often than you like. And, that the F makes use of hydraulic steering, not electrical, which attributes to a truly natural feel and works out really well for the driver. Convertible - or Coupe? The Coupe will only be available next year but we would still go for the convertible. We live in the Okanagan Valley and to be able to have the top down more often than you will need it up already makes the decision for us. It is well insulated should you decide to drive the car in the winter months (really? why would you?), and with just 12 seconds for it to go up or down – at up to 50 km/h - you won’t get a drop of water in your car should there be a nasty cloud over head. Some Final Words The F-Type is going to turn heads wherever it goes because of its styling and without a doubt because of the sound it makes. So we have opted for the V8! But don’t write off the V6 version! We had the opportunity to testdrive it as well, and it is almost as fast. But the real reason we would go for the V8 is not the speed, it is the sound. That mean growl!!!

Boasting Canada’s warmest and driest climate, the South Okanagan is quickly becoming Canada’s premier resort destination. All it needs now is - a country club style Motorsport area! Racing enthusiasts were thrilled when they heard about the proposed South Okanagan Motosrsport Corporation’s Area 27, a 4.5 to 5.5 kilometre long asphalt circuit and a karting facility. Even more impressive is that Canadian racing legend Jacques Villeneuve, who won the Formula 1 World Championship, the CART Indycar Title and the Indianapolis 500, is co-founder of the SOMC and will design the track himself! “Area 27 is for the passionate motorsport enthusiast, a place where you can safely find your limits, experiClubhouse Rendering ence the Grand Prix lifestyle, and live your dream. My goal here is to design a track I would be proud of getting pole position on, where the fans would also enjoy watching an exciting race,” says Villeneuve. The location of the facility is 20 kilometres north of Osoyoos in Oliver, on land owned by the Osoyoos Indian Fall 2013
Band. “I’m a car, truck and motorcycle fan myself,” laughs Chief Clarence Louie, “and I truly hope this happens. I can’t wait to hear “Ladies and Gentlemen, start your engines!” But before the first cars will be able to hit the track the investment group behind Area 27 needs to sign up 200 members to get Phase 1 completed.

“The concept is like a country club, but instead of playing golf members can drive their highleft to right, David King, Bill Drossos and Jacques Villeneuve performance join Osoyoos Indian Band Chief Clarence Louie cars with on-site facilities to service, fuel, store and detail their machines,” says SOMC co-founder Bill Drossos. “Phase 1 will be all the asphalt, Phase 2 will be commercial buildings and Phase 3 will incorporate trackside townhomes and condos.” It will also include grandstands, a timing tower and media centre for the planned motorsport events. Helpful Hints... In the time we have been doing this piece, we have explored a gentleman’s perspective on many topics including dating, friendships, food, fashion, manners, and even your mom. Some have been more serious than fun, and some have been quite the opposite. In this issue we are going to add some rules to the book. As always they can come off as condescending and superficial, but that’s what makes this so fun! Here are some more pointers to add to the list: Please stop taking “selfies” – try to convince someone else to take that topless shot of you at the gym if you must post pictures on your Instagram.
This one is borrowed: “If you are wittier than you are handsome, avoid loud clubs.” That “one last drink” you are about to order...you don’t need it – once you can’t even tell the difference between the good stuff and malt liquor, there is no need to continue. Save your money for headache medication. Put your phone away – We are committed to including this in every article because it speaks to one’s level of respect for the people who are actually IN your presence.
Consider the salad and not the fries – your body is your temple, and with it, you do your finest work. Take care of it!

Any time you go to a party...bring something – don’t ever show up empty handed to an event at someone’s house. Even if everything is provided, a small gift still goes a long way.
Don’t wait in a line to get in a bar: by now we should be beyond standing in line in the freezing cold comforted only by the promise of heat while we dance on the speaker inside. Go somewhere better.
Go to dinner or movies alone sometimes - if you can’t stand being with you, then how can you expect other people to? Time to yourself can be found in public as well.
Lily Tomlin said: “I always wanted to be somebody, but now I realize I should have been more specific.” It is never too late to choose to be the man you know you want to be. It isn’t wrong to aspire to treat your spouse, your friends, strangers, and even yourself with more love and respect. The world around you will respond favorably...guaranteed.
Pretending you aren’t pretentious is worse than actually being pretentious – if you think you’re better than everyone, you probably aren’t, but just in case...be yourself. We can tell either way. Don’t split the cheque – you get it this time, and let them get the next one. If you must split, at least avoid making

a big deal about it when it comes to dividing the amounts. It doesn’t matter who got the extra guacamole.

WORST.PERSON.EVER.
by Douglas Coupland (Fiction) Renowned Vancouver author, artist, and designer Douglas Coupland returns this fall with a truly slimy satire after four long years out of the game. As Yann Martel (author of “The Life of Pi”) put it, “In the future, if people are curious about what it was like to live in our times, they will do well to read Douglas Coupland.” Martel’s summary of Coupland stays true to his latest, possibly funniest work of fiction to date, Worst. Person. Ever.

As the title suggests, this novel features a protagonist that really puts the “anti” in anti-hero. Raymond Gunt is a B-unit cameraman who gets a gig on the fictional reality show Survival which starts shooting shortly on the small island nation of Kiribati in the middle of the Pacific Ocean. Ray doesn’t know it yet but he’s about to instigate nuclear Armageddon, and it all starts when he picks a fight with a homeless man named Neal, who soon becomes his travel companion and assistant. Ray is also a despicable person who treats everyone like something he stepped in, thinks only of himself in every instance, and is a sleazy, hateful, miserable middle-aged man – and he thinks he’s a decent bloke. Surprisingly, and as protagonist, he is a fully engaging, completely fascinating person - even if he is swine, you can’t help but love his farce. But don’t get me wrong; Ray isn’t a sociopathic monster, rather a total narcissistic embodiment of all that is foul with modern day life. Think of characters like Michael Scott from The Office or Blackadder - Ray is in the same league as these clowns, bungling his way through things and somehow making out OK in the end. Kind of. Because Ray has hideous (and deserving!) bad luck which makes for one hell of an entertaining read.

A graduate from the Professional Photography Program at North Island College on Vancouver Island, this Ontario born/Kelowna raised snapper returned to the Okanagan via Calgary. “ All through school fashion was my focus, and advertising and products - anything that involced lighting,” she remembers. “Light is the bottom line for me.”
Caitlyn controls every aspect of the shoot, from the lighting to the photography to the final print or canvas. What you end up with is a beautiful piece of art – with your pet as muse. “The end product is not the digital file,” Champan explains. “It’s what ends up on the wall.”
Back in Kelowna, Chapman continued practicing her fashion lighting skills on her own pooch, Helo (pronounced He-Low). “There’s not a lot of call for fashion photography here is Kelowna, so I thought why not use my dog as a subject,” Caitlyn explains. “That’s how it started.” The results were so successful, pretty soon she was offering it as another type of portraiture on her business website. What Really Works Laser Hair Removal to Sun Damage Treatments
Most of us in the Okanagan have sun damaged skin, and this shows up as rough skin, spots, blemishes and wrinkles. Most of us also have body hair in places we wouldn’t choose and wish it would go away. One answer: laser treatment. When the word “laser” is mentioned, one thinks of advanced technology, high energy, danger and maybe even Austin Powers. A laser generates energy in a beam of light made up of only one wavelength – versus visible (many different wavelengths). In medical cosmetic usage, this focused beam of light can target specific things, like hair or sun damage. Specific skin/tissues absorb light differently, so a laser designed to target red spots will not affect brown spots.
Lasers, used safely, are powerful devices that we can use to remove unwanted body hair, brown sun spots, red blemishes, the redness from rosacea, and even to tighten aged skin. Almost every part of medicine has been able to use lasers in some manner to treat health concerns that in the past had to be resolved invasively. A specific laser (wavelength) is chosen because it targets the area being treated and with the most surrounding healthy tissue spared. Brown Spots & Tattoo Removal: The laser of choice is a Q-switched ND:Yag laser. This laser stacks its power to target the brown pigment melanin
that is causing the age spots (aka ‘liver spots’). This same laser can be used to remove tattoos also. After-care is simple, including Polysporin and sun protection. After some scabbing/crusting (7-10 days later), the brown should be gone. Red Blemishes: Either from the sun or from the skin condition called “rosacea”, a pulsed dye laser, or KTP, work well. These lasers target hemoglobin, which is the pigment that makes our blood red. They do not break the skin and scab like above, but can leave bruising which fade in a few weeks. After-care is simple – same as above. Laser Hair Removal: The best choices for light skin and dark hair are the Alexandrite, Ruby or 810nm diode lasers and results are excellent. If your skin is ‘olivey’ or a darker skin type: find an expert with a laser targeting the 1064 wavelength and be patient... to safely remove your hair, care must be taken not to burn you, so more treatments at lower energy may be needed.
Skin Texture: For wrinkles/rough areas, a laser targeting water is best, like a carbon dioxide or an erbium laser. Since skin is largely water, care must be taken: be sure to select an experienced physician for laser resurfacing treatment. Results are amazing: years can be taken off of the age of your skin due to collagen stimulation and removal of the outer, damaged layers. Some aesthetic skin devices use Radio Frequency which works in a different way – and while effective for other treatments, just not for the ones above. The bottom-line is that lasers are a remarkable part of medicine. They are powerful – so expertise is important – but used competently without Dr. Evil’s sharks, can give beautiful results. Talk to your doctor if you are interested in any of these treatments and they can safely refer you on.

Vogue Italia is pretty much the holy grail of fashion photographers, and 23 year old fashion photographer Lindsey Fisette has already had a brush with this illustrious monolith. In January 2012, this Kelowna native entered one of her photographs to the Vogue Italia Photo online competition, and found herself as one of the two daily choices to be featured online. The fact that this particular lap of competition was judged by Alessia Glaviano, photo editor of Vogue Italia and L’Uomo Vogue, made her selection all the sweeter and is a good indication that Fisette, indeed, has what it takes. Fisette has wanted to be a photographer ever since, at the age of 14, her dad gave her his old SLR camera. She loved the craft, and followed up with a diploma course in photography at Langara College in Vancouver. “The course was very intense and very technical. It really taught us how to use our tools,” she explains, adding, ‘after all, you can’t teach creativity.”
Fashion Forward
Post diploma, Lindsey returned to Kelowna and started to make a name for herself as fashion photographer, as well as doing other photographic work like weddings and portraiture. “I built my portfolio here in Kelowna. For a smaller town, there is some really great talent here.” Lindsay has managed to place work in XO Magazine (London and New York), Nouveau Magazine (LA) Pacific Rim Magazine and Coco & Rico Magazine (Vancouver), GLASSbook Magazine (Toronto) and the aforementioned PhotoVogue on Vogue.it (Italy), all from her Kelowna base - no small feat in itself. These days Fisette is based in Melbourne Australia, busy dipping her toe in the fashion waters there by assisting photographers like Nick Blair, Alex Aslangul, Lucas Allan and Adam Haddrick. “I wanted a change of scene’” says Fisette. “Everyone told me I’d love Australia and they were right. It suits me. It’s very artsy and on trend.” Indeed, Lindsey is just back in Kelwona for a month, reconnecting with family and shooting for companies like Déjà vu Models, and of course ICON Okanagan – while she is in town. As for her photos, “simplicity and impact” are her buzzwords. “I want people to stop and look at my images,” she explains. “I also like to add graphic elements to my images.” It could well have been the vivid yellow and orange swipes across her edgy black and white beauty photograph that got her noticed in the Vogue competition. By the time Icon Okanagan/Autumn 2013 hits the streets, Fisette will be back in Melbourne, no doubt shooting up a storm. But ICON is ever-so-happy that she was able to take some time in her busy schedule to shoot for us, as is Lindsey. “I’m happy to have been given the opportunity to do it.” We think the results are pretty spectacular, and hope you do too.

Sundial Vineyard The place - Sundial Vineyard. The time - first planted with grapes in 1964. Now almost a halfcentury later, this property is one of the most
In 1992 McWatters and Wareham had the foresight to purchase a fallow vineyard on the Black Sage Road south of Oliver. The following year, with the assistance of viticulturist Dick Cleave, they undertook the then risky endeavour of planting 115 acres of primarily Bordeaux varietals, the largest planting ever of its kind in Canada at that time.
TIME Estate Winery In 2011, TIME Estate Winery obtained its winery licence and produced its first vintage of Meritage and Chardonnay. Architect Nick Bevanda of CEI Architecture has captured the spirit of the site and created a design that is both beautiful and practical. The working model of the winery includes production capacity in excess of 30,000 cases, an extensive hospitality centre, four luxury guest suites and a lap pool, all with stunning valley and Lake Osoyoos views. When completed, the winery will focus on almost entirely Bordeaux style premium wines created from the estate vines. “It’s almost exactly 20 years since Dick, Bob and I first started this journey. Our financial advisors and friends thought we were crazy to buy the land and then to plant unproven Bordeaux reds,” said McWatters. “The vineyard is now into its third decade and, while our team often says this experience has made them realize how much they don’t know, we’ve learned so much about the importance of time and place, and blending them together to make magic in the bottle. We’ve achieved far beyond what I ever anticipated and this project has re-energized me for what time will bring in the next 20 years.”

MERITAGE (WHITE)
The wines were grown in the sandy loam soil of the Sundial Vineyard on the Black Sage Bench in Oliver, where the grapes experience long hot days and cool nights. With plantings of Cabernet Sauvignon, Merlot, Cabernet Franc, Sauvignon Blanc, Chardonnay, and Semillon, TIME Estate Winery is setting the benchmark for premium British Columbia wines.
This traditional blend of 79% sauvignon blanc and 21% Semillon combines to form rich rounded vibrant notes. Classic aromas circle in the glass: honeydew melon, pear and a hint of tangerine. This wine is mellowed by barrel aging, resulting in a sturdy vibrant finish with delicate traces of oak.
MERITAGE (RED) This traditional blend of 60% merlot, 25% cabernet sauvignon and 15% cabernet franc clearly proves that the total of this wine is greater than the sum of its parts. Classic aromas envelop the glass with red berries, black cherries and peppery nuances. This wine is rich and structured, with excellent depth and silky well-integrated tannins. “Red fruit aromas explode from the glass, leading to bright and vibrant flavours of blackberry, lingonberry, black cherries and red liquorice. Draycott’s passion for spectacular spectacles is obvious the minute you step into her shop. From the imaginative window displays (currently featuring painted upside-down brooms and mops as mannequins) to the racks of uber-fashionable eyeglass frames and accessories, this petite blonde dynamo sells her product beautifully. Only open since April 2013, Wink i Wear is already wowing Kelowna with a diverse array of frames. “All customers are looking for something that looks great on them,” explains Draycott. “Many want eyewear that makes a statement, and sets them apart from the crowd. I’ve had many customers who have been everywhere in the Okanagan, and come defeated to my store because they cannot find something they love. It’s so fun to help them, because their new issue becomes having to choose just one frame, and in some cases they end up purchasing multiple pairs of eyeglasses.” “Also, petite women have a hard time finding fashionable frames that aren’t from a children’s collection; not so at

Wink i Wear sells frames from over a dozen companies around the world, with JF Rey, Etnia Barcelona and MOSCOT being current favourites. “LeRocher New York is also a really hot seller for a very small line,” says Draycott. Most of Wink i Wear’s frames are handmade from small independent eyewear companies. “I wanted to support eyewear designers whose focus is unique quality eyewear: not just putting a well-known ‘designer’ name onto a frame.” Frames range in price from $200 to $1600 – but the latter is real gold, with 0.45K of diamonds, and buffalo horn temples. The average price is $250 $500. What makes Wink i Wear doubly special is the store’s fantastic range of unique vintage frames and sunglasses, sourced mainly from Germany and the UK, who – says Draycott – “seem to have the largest, most unique selections in excellent condition”. “I have always loved vintage eyewear, it makes me feel connected to the past. I have collected it for years,” enthuses Draycott. “When entertaining at home I would break out my vintage eyewear collection for our guests to try on and play with. It was always a huge hit, and
I felt that I was not alone in my love for classic eyewear. Searching for vintage eyewear is like a treasure hunt for me! The hardest part is not wanting to keep them all for myself.” Something else this licensed optician (who was once a chiropractor) loves is the Okanagan. “What’s not to love about Kelowna! I moved here 2.5 years ago from Medicine Hat. I wish I had done it years ago,” she laughs. “The weather is wonderful, the scenery from anywhere is remarkable, the wine is fabulous, and the people are friendly. Many people wait until they retire, then decide to move somewhere amazing. I wanted to move somewhere amazing sooner, because life is short and unpredictable.”

The Gypsy Soul Fashion Show at Center of Gravity While humble in its beginnings as Volleyfest, a professional beach volleyball tournament featuring local entertainment back in 2007, Center of Gravity has evolved into one of the largest sport and entertainment festivals in Western Canada, having hosted as many as 30,000 people this year. how to skillfully negotiate a real estate transaction
hether buying a house, a car or gaining approval for a weekend away, sans le spouse, your skills in negotiating will serve you well. It’s been said that people don’t get what they deserve, they get what they negotiate. So here are some useful principals that have served me well in negotiating nearly a billion dollars worth of real estate for myself and my clients. They’re simple to use and worth the few minutes to understand. Few things in life are as thrilling and rewarding as a good negotiation. A word of caution: these techniques are powerful. By continuing to read you hereby agree to only use these for good and don’t let your kids get a hold of them, or they’ll be negotiating their bedtime, allowance and the durations of their groundings; like the 8 year old me.
Gather Facts
Gather facts: Don’t be afraid to ask questions about motivation. Why are they selling? What renovations or improvements have they done since they purchased? Have they had offers? Why did they not come together? Where are they going once this sells? Find out what is important to them; maybe dates are more important than price? Maybe a long period to close might give them the ‘peace of mind’ they needed. Maybe a quick close that solves a problem is worth 5k less on the price? If you don’t ask, you miss all chances to obtain bargaining chips and understand how to help create a real win-win.
Thoughtful consideration to price
Thoughtful consideration to price: Don’t pull from air – round numbers give the impression that you are just throwing numbers against the wall to see what sticks. Obscure numbers give the impression that a lot of careful consideration has gone into the offer. Back it up – find a way to support your case. Use market stats of market decline from when they bought. Find some scientific way to justify your number, otherwise you are fishing and they will know it. If you are fishing, then use the budget constraints approach. Consider an apology to the seller, followed by “… We don’t mean to be insulting but we are first time buyers and are bound by a budget” 46

Posturing Posturing: Don’t say it’s your best offer if it’s not. That bluff gets called 9/10 times and erodes their confidence in any other contentions you make throughout the negotiations. It’s easier to start lower than the desired number and chunk up than to try and get them there in one shot. Don’t offer someone $349k, and have it work against you, when you could just as easily offer over $350K. It’s about posturing with numbers. When selling something, we posture the price to appear as though it’s in the 300’s for example: 399 instead of 400k; it’s meant to entice. The opposite is true when you offer $395,000 to a seller asking $429,900 which they hear, three hundred and something, for this four hundred and something home, you might as well have offered 300. You run the risk of insulting and their counter offer will reflect that. Be smart, give him 400 and something, how about 402? Offer an obscure number, round up to the whole number and add a bit more. It has a profound effect. The result is often a meeting point closer to your offer.
Bracketing
Bracketing: Here’s a strategy to best arrive at your target price. Use bracketing and re-bracketing. Statistically over 90% of successful deals will come together at the perceived middle point between a reasonable offer and a reasonable asking price. The key here is that both parties get the feeling that they both compromised equally. Understanding this psychology and practicing a re-bracketing strategy will allow you to keep all parties happy which getting the price on the right side of the split. For example: List price of 450k. A client wants to get it for no more than 430k. Naturally you think that for a 20k discount you need to ask for a 40k discount initially and work this deal little by little towards the center. This would be the amateur’s approach. Instead you offer 411k a number that appears less from air and more considered. They come back at 438k. Play the game and match their 12k concession. You are now at 423k and they are at 438k but guess what it’s their move and this is where you gain the edge. They come back with a bottom line of 430k. After they have countered, take a while to get back to them, hours if possible. It needs to appear as though the numbers are being agonized over. You go back as if bloody and

bruised and say, what if we split the difference? The difference is 7k the final $3500 movement from both parties seems equitable, in fact all along it felt like both parties gave equally yet the final price is 426,500. By knowing just when to suggest the difference split, you put $3500 in your pocket. If done well, bracketing can accelerate the speed of the negotiations and tilt the ‘mid-point’ in your favour. Done poorly and at the wrong time, it can turn things bad quickly.

Partnership
The spirit of partnership: Take a collaborative vs. combative approach; far too often realtors confuse their position with that of lawyers. Our job is not to defeat our opponent but rather work collaboratively with our colleagues to get deals done with a Win-win approach. Use words that communicate collaboration like; agree, reasonable, fair and equitable. Avoid using words like; unreasonable, inconsiderate and I can’t. Use ‘agreement’ instead of ‘contract’ and ‘endorse’ instead of ‘sign’. .
1st Concessions
Make your biggest concessions first; this makes deals come together as it closes large gaps into manageable gaps very quickly. It also prevents stale mates and makes it easy for sellers to digest. As the negotiations progress, smaller concessions pick up the momentum help bring the deal to a close. For example: if you’re willing to come up 20k from your initial position a good strategy is $10K then $5K then $3K then $1,500 and finally $500 to close the gap. This is much easier than playing hardball at the beginning, by only moving $3K for example, and acting like it’s all you can do, later you may end up showing the hollowness of the strategy by suddenly coming up by 10k or more out of nowhere. This mistake will also cost you the opportunity to bracket. This technique will also help you avoid placing yourself in conflict, choosing between your ego and the deal.

The front porch The Front Porch: Request minor but tedious renovations, trades or vendor financing. Ask for more than you expect to get and ask for something that you’re prepared to forego. In real estate we call this the front porch maneuver. In that, we ask them to paint the porch as a condition of the deal. Later when we allow that to be stricken from the deal, it will make the other party feel like they have won and they are more likely to agree to your next request. This works especially well when combined with the bracketing technique to remove a condition in exchange for splitting the difference.

Time Constraints: Things to consider regarding the pressure of time: Do they have another payment coming out soon? Does the other party have an obligation that is pending this deal? Could they use a little more time with the house, car or whatever that might be of some value to them? Are they facing any kind of imminent financial pressure such as having the item repossessed? It works the opposite way too; do you need to have possession of whatever you’re negotiating on by a certain time? If that’s the case make sure you play that card very close to your chest. Both fun and safe for children online, this monumental shift in family entertainment represented a convergence of technology, imagination and social leadership. This little kids game was later sold in 2007 to The Walt Disney Company and is still recognized as the number one kids game in the world. Lance Priebe is a lifetime gamer who loves the thrill of creating new companies, products, and experimenting with new ideas. After leaving Club Penguin in 2010, Lance started a hobby studio in Kelowna with a few close friends to keep the exploration of new ideas alive. Anyone who meets Lance commonly describes him as a big kid with a ton of passion. Lance will also be the first to admit that if he were left to his own devices, the games he creates would never see the light of day because he would continually be tinkering around with new concepts. In 2012 his next big idea was finally ready, but he needed an execution plan for the idea. That’s where Pascale Audette comes in, who was previously with Disney Interactive for 5 years, and was responsible for running the Kelowna studio and the international offices overseeing Club Penguin. During her time at Disney Interactive, she grew the team from 80 employees locally to over 600 employees in 5 different countries. After deciding to leave Disney Interactive for new opportunities, Pascale and Lance decided to partner and create a brand new family entertainment studio. Kelowna needed another innovation hub to help accelerate industry growth and provide lasting careers locally. The opportunity to once again oversee the development and growth of a fantastic studio that radically changes how the industry perceives games was too good to turn down. Long story short, “Hyper Hippo” was born. Hyper Hippo’s new state-of-the-art studio is a vision of things to come for the Okanagan’s entertainment community, but what’s truly special is what exists beyond the front doors. Over the past year, Lance and Pascale have as-

whimsical brush strokes The Art of Anita Skinner It would take a few decades before Anita Skinner was finally able to devote her time to her true passion, but looking back the Kelowna resident does not regret any of her decisions. “I have loved art for as long as I can remember,” she laughs “and yes, there was a time when I was a teenager that I had dreamed about making it a profession but I soon realized it might be better to get a job that was in demand 56

and not end up the so often citated ‘starving artist’.” Anita’s paintings often involve our Okanagan landscapes. In her very own whimsical style and with bright colours, rolling hills, the lake, vineyards and orchards manifest in acrylic on canvas to delight locals and tourists alike. Limited to a few galleries, Anita Skinner has decided not to sell any of her artwork or prints herself in an effort to support local galleries. “People think being an artist is a tough business, and believe me, it is. But without the galleries it would be almost impossible, so we have to support each other wherever we can” she says. Fall 2013
We met Anita at Tutt Street Gallery in Kelowna, where many of her artworks are on display. ICON Okanagan: Anita, when you decided against art for your career, you still painted as a hobby? Anita Skinner: Yes, although I did not really have that much time for it. I loved to paint for as long as I can remeber and it was my favourite subject in school. I even won a major award to the Vancouver School of Art when I was 10! But I also realized that it would be very hard to make an income as an artist, and as I wanted to see as many parts of the world I decided to rather go for a real job and only pursue art as a hobby. ICON Okanagan: A wise decision. And now that you are retired you can fully emerge in your art. Anita Skinner: I always had a painting on the go but now that I am retired it means I can really do my own thing. I am an active member of the Federation of Canadian Artists and still take painting and drawing courses to add on to my skills. ICON Okanagan: You have lived here in the Okanagan for over 25 years now. What was it that made you leave Vancouver and the Lower Mainland and come here? Anita Skinner: Although Vancouver is beautiful I think we were just tired of the big city with all the traffic, and the cost of living was exploding, too. I always loved the Okanagan Valley with its natural beauty and the long, warm summers. It has such an abundance of themes for an artist. The landscapes, from rolling hills to the lakes, then orchards and vineyards, all our wineries, heritage buildings, it’s wonderful. And Kelowna has the right size, it is not too big or too small; it’s a small town with the big city amenities and culture.

This area gives so much inspiration for my artwork. I have painted so many ‘wine villages’ over the years and have found them to be well accepted by the public. I also love to paint children playing in apple orchards or snowboarding down a mountain, it is so much fun to think about those moments and capture them on canvas. And all of this we can find right here, in the Okanagan Valley. I see art in life around me. ICON Okanagan: So very true. Anita, you have made the decision to only sell your artwork or prints through galleries. So if someone wants to commission you they will have to go through one of your galleries? Anita Skinner: Yes, that’s right. I see a commission as any other sale, and feel that since art galleries put a lot of time, money and effort into promoting their artists, it is only fair, therefore, that they get the financial benefit of the commission painting. Oh gee, it’s totally dependent on who I’m playing with. I have a whole room in my house full of them. P: I can say something about Lance. He definitely understands the science and the mechanics behind games in general. Being in the digital world doesn’t mean anything for him in the sense that it’s still a game and it’s still the mechanics and the science behind what will attract a player to certain aspects of the game versus another. People actually go to him and ask him for his insights because that’s his thrill… that’s his talent. L: The trend from when gaming was born until almost recently has been that kids games are just silly little things. Stop feeding our children snakes and ladders! It doesn’t help them and they are actually way smarter than that. Start looking at the Pokémon’s of this world for the depth, collection, competition, analytical study and strategy. Kids are ready for it. L: Do you play Minecraft? Best children’s game on the planet! It’s not a kid’s game though. It’s not anything. It is a sandbox that has a bottomless hole of imagination that kids are diving through and eating up because someone finally said, “here is a toy box that is infinite.” That’s what kids games need to get to, but you’ll also talk to any 30 year old and they’re just as obsessed as the 8 year old playing (Laughs). P: Give kids smart games that allow them to stay in a kids mindset and have access to the types of games that will not be adult rated or violent. There are a lot of games for kids, but few of them are games that allow them to simply be a kid, continue developing their skills and have fun while doing it. That’s what I appreciate with this mindset. The desire and focus toward creating very engaging experiences for kids that keep them in a world they love. It’s the ability to access the type of excitement and energy they desire. That’s the kind of challenge that excites us, because that’s a challenge that excites them. We want to keep kids safe! P: If my son or my daughter was reading ten hours a day or watching television ten hours or walking alone in a park ten hours a day, I would say “This is extreme and this is keeping Fall 2013
you from social interaction and when you come back to us you’re so out in your own world, that you have a hard time re-attaching to reality.” Whatever those activities are, they are harmful. There needs to be balance! Whether it is digital game, a board game, reading or whatever else, there needs to be balance in everything we do. L: People actually forget, historically, we as a culture have actually grown up on gaming. There’s hieroglyphics in Egypt explaining rules to games, because that’s how people were taught. Societies had stories to pass on history, information and knowledge so they commonly used games. Games at their core design are a series of interesting choices. Games allow the youngest generation to experiment with what could be. P: I love the saying: “This industry is not about making games. It’s about shipping games.” That is a big difference because a lot of developers would actually struggle to ship their game and publish their game, because it would never be good enough… it’s never finished. They always want to put in more features. So that’s where the ying and yang is important. I never really get involved in the creative aspect of our studio because there is enough of that already. I allow the team to capture their vision and allow them to ship a great product. That’s the beauty of our world… It’s digital. You can always change, you can always add, you can always modify, you can always make better. My goal is to empower them to be the best they can be, to ship and to continue improving. When the team finds efficiencies they are very proud of themselves, because an artist actually needs structure. I hate saying it, but they need a box. Well, it is safe to say that ICON Okanagan is a very popular publication, but most recently we had the opportunity to meet some celebrities that really enjoy ICON as well. Let’s just say we had an amazing time with reality TV star Reiko Mackenzie of The Real Housewives of Vancouver and gearhead/angel investor Robbie Dickinson at the Top Gear Kart Center in Penticton, racing around the track full tilt passing each other in tight corners ...and guess who won! Turning Off the FAT Gene! 10 Easy Ways to a Slimmer, Energetic You by Jacqui Perry

he cool weather is upon us, we are well into fall and our days are becoming shorter and shorter. With that in mind, who couldn’t use a little extra energy to maintain that summer physique and be a slimmer, energetic you!

The key? The foods you choose. There are strategies you can employ that will enable your body to run more efficiently. These strategies will help to balance hormones like insulin (a fat storage hormone), maximize digestion efficiency, and speed metabolism. This added efficiency translates into more energy and a slimmer waistline.
Dr. Joel Fuhrman in his book, ‘Eat to Live’, writes that there are certain foods that will protect you against disease, slim your waistline, and energize you. He explains that not only eating the right foods, but also in the right amounts, will make your body operate optimally. Fuhrman also states that, “Regardless of your metabolism or genetics, you can achieve a normal weight once you start a high-nutrient diet style.”(2)
Scientific evidence reveals that regardless of your genetic inheritance, you no longer have to wonder if your genetic pool has left you nowhere to go. Genes do influence many things, for example taste preferences; how your body stores fat or burns it off.
For a slimmer, energetic, healthier you, the trick is to give your body the right raw materials in order for the right genes to be expressed. By providing the cells with the necessary building blocks, cells will then be able to do their job effectively, and efficiently.
Dr. Neal Barnard author of ‘Turning Off the Fat Gene’ outlines that you can influence your genetics and in fact over-ride gene propensity. There is a way, he says “…that counters fat-building genes and bolsters “thin” genes.”(1) He explains the impor-
So what are these gene impacting, energizing, fat busting edible miracles? Plant foods. Green ones to be exact, are best. Eating them raw will impact your body, even more so, and quicker. The nutrient density, high fiber, low calorie content, is what your metabolism needs to reboot, what your digestion needs to restore, and your energy needs to rejuvenate. I suggest to my clients that they cover their plates with 50 - 80% of these foods. Here are 10 easy ways to help you to become slimmer and energetic. • Focus on adding nutrient dense foods, especially leafy green vegetables into your daily meals • Transform 1 of your 3 daily meals to a raw meal. Try breakfast…make it fresh fruit • Cover at least 50% of your plate with green salads at main meals, making it the main dish.

• Choose plant based protein meals, like beans and legumes. This will cut your fat intake and improve your insulin sensitivity so you’ll store less fat.
• Get adequate rest. A lack of sleep actually decreases your taste sensitivity meaning you’ll feel less satisfied with normal flavours and amounts of food
• Choose intact whole grains like quinoa, millet, and brown rice. Avoid pulverized grain flours, like wheat.
• Walking and short sprinting are considered the best exercises you can include into your health regime(3).
• Choose local fruit in season. Low glycemic fruit is best, for example berries, apples, or pears.
Start by simply implementing one of the above suggestions at a time and you will be a slimmer more energetic you.
• Avoid adding oils to food. Instead use nuts, seeds, avocados, and olives for dressings; to top potatoes, etc. • Drink 6 to 8 glasses of water daily. Drink one of those glasses 15 minutes before each meal.

BC Spot Prawn Tacos SERVES 1 (2 to 3 small tacos) Chef: Ned Bell, Executive Chef Ingredients: 1 tbsp (15 ml) miso paste 1 tbsp (15 ml) Dijon mustard 1 tbsp (15 ml) honey (maple syrup is a great substitute) 1 lemon, juice and zest 1 cup canola oil 3 tbsp (90 ml) 9 fresh cooked BC Spot Prawns (1 tbsp per wonton shell) 2 to 3 crispy wonton shells 1 radish, thinly shaved 1 tbsp (15 ml) radish sprouts 1 avocado, smashed and seasoned with lemon juice, sea salt and cracked pepper Method: 1. Mix miso paste, Dijon, honey, lemon juice, lemon zest and canola oil in a blender to make the dressing. 2. Mix some dressing into the spot prawns to taste. 3. Put spot prawn mixture into the wonton shell (about 3 piece each). 4. Garnish with radish slices and sprouts. 5. Spoon the avocado smash onto a plate and place assembled tacos on top.

Baked Organic Ocean Humpback Shrimp Warm & Crispy Farmhouse Cheddar BC Cranberry Relish, Local Hazelnut Granola
Ingredients: -1 wedge Farmhouse cloth bound cheddar cheese (Little Qualicum Brie and Poplar Grove Tiger Blue are great substitutes) -1 lb Humpback Shrimp (BC Spot Prawns are a great alternative) -Lightly poached the shrimp in a small pot of simmering water for 1 minute. -Chill them in a small bowl of ice water -if they have a shell, remove/peel the shell when cooled Method: In a small cast iron pan or baking dish, bake the cheese with the shrimp in a hot oven till warm, crispy and golden brown! Baked Cheddar Rocks! Cranberry Relish: 2 cups fresh or frozen BC Cranberries 1 cup dried BC Cranberries (BC Blueberries are a great substitute) 1 cup cranberry juice ½ cup honey (maple syrup is a great substitute) 2 tbsp smoked sea salt (regular sea salt is great)
Method for the relish: Bring all the ingredients up to a simmer in a small pot over medium heat for 10 minutes. For the Hazelnut Granola: 1 cup roasted and chopped Agassiz Hazelnuts ½ cup toasted oats

A 4th release, this wine is 100% estate grown, made from fruit from the Perfect Hedge vineyard in Osoyoos. Inspired by the classic Northern Rhone Syrah wines this blend combines 94% Syrah with 6% Viognier. This Syrah is extremely food friendly and we can highly recommend it with grilled lamb chops. TIME Estate Winery Meritage 2011 Harry McWatters was actually the first to use the term Meritage on a wine label (and he will make sure you pronounce it right - it is intended to rhyme with “Heritage”) in Canada. Under the label of his newest endeavour, TIME Estate Winery, the 2011 Meritage is a traditional blend of 60% merlot, 25% cabernet sauvignon and 15% cabernet franc. Grown in the sandy loam soil of their Sundial Vineyard on the Black Sage Bench in Oliver, this wine shows a wonderful balance with mostly peppery fruit aromas. At their TIME Estate Winery media launch Local Lounge Executive Chef Lee Humphries paired this wine with roasted lamb rump, crushed minted spring peas, polenta croutons, tomatoes in texture, and olive jus. Larch Hills Gewürztraminer 2010 VQA Made from 100% certified organic BC grapes this extremely well-priced VQA Gewürztraminer is finished in a dry style, very different from all the semi-sweet or sweet Gewürztraminer wines that you may know. With exotic aromas of litchis, grapefruit and roses it is spicy and was a fantastic pick with a baked turkey we recently enjoyed with the whole team!
