Change is good. We are now in our fourth year with ICON. Wow. Time really does fly. Ever since we started our little publication, the magazine has been growing and adapting from issue to issue. Now we have acquired readers from all around the world; our reputation has placed the magazine in the hands of country leaders and many celebrities. We are blessed to have a small team of very professional contributors but we also see the need for some re-structuring to keep up with a growing demand. You will see many changes over the next few issues and we are confident you will like this transition! If you have a closer look at this issue you will already see some significant changes to our layout. We have added different fonts and changed their sizes, amped up the white-space and are aiming for a more contemporary look.

The Cove Hotel & Resort, West Kelowna, November 16, 2013 The Sensei-tional Makeover event held at the luxurious Cove Hotel and Resort in West Kelowna was a project that we at ICON felt deeply attached to as we were closely involved with documenting the entire makeover process. The event was an incredible success and the amazing women selected for the makeover made quite the appearance and were literally radiating confidence! “It was an amazing unveiling of commitment and determination! June Swenson and Ginette Wheeler were the recipients of a Sensai-tional Makeover in May of this year. June and Ginette spent 7 months working hard with several local vendors/practitioners to achieve goals set to make life changing changes which included lifestyle, appearance, and overall selfesteem� - Fran Kubik We were extremely proud to be involved with this project and cannot wait for the next years!

Opulent Okanagan Estate If you have ever had the opportunity to enjoy a scenic drive throughout our beautiful Okanagan valley you will have undoubtedly happened upon some magnificent homes, and recently we here at ICON had the absolute pleasure of viewing one such estate. Over the years, it can be said that this particular manor has caught our eye more than a few times. The enormous immaculately manicured property sits majestically along the hillside nestled among a variety of mature trees and endless grassy fields. As we approach the security gates at 800 Crawford Road, it immediately becomes apparent that what lies beyond may well be the ultimate in private luxury living. Making use of the video monitored intercom system we signal our arrival and the massive gates slowly swing open to reveal what can only be described as an enchanting, story book-like winding driveway laid in exquisite interlocking pavers that reportedly took an astonishing 1.5 years to complete. As we follow the path leading to the main residence, we pass through the manicured grounds. Instantaneously we are transported into another world, a private oasis the likes of which we have never encountered to this day. Arriving at the dramatic porte cochere on the main level of the home feels as though we have just arrived at a world class resort. This is however, a private residence, designed with absolutely every convenience that only the most discerning homeowner would demand. Entering into the home through the majestic handcrafted double solid cherry wood doors inset with bevelled leaded glass, the scale of what we are about to experience comes into full focus. Standing in the magnificent foyer, we are immediately showered with architectural splendour, immaculate craftsmanship, beautiful solid beech hardwood floors and of course, without exaggeration, one of the most spectacular views of the Okanagan valley that we have ever had the unbelievable pleasure of enjoying. Designed with all of the expected modern conveniences, ample lighting and exceptional quality cherry wood cabinets featuring a burl maple inlay, the kitchen is an elegant and functional space. Granite countertops and backsplashes abound, while multiple sinks allow for the division of food preparation and dish washing. All appliances are of professional quality and create an environment where cooking and meal preparation are no chore but rather a joy.

A bridge overlooking the great room below leads to this secluded space which offers breathtaking views of the lake that are simply unmatched throughout the home. His and hers sitting areas mean that everyone has some space to enjoy their privacy and get away to read or just watch some TV.

Introducing the 2014 Cadillac CTS

Watch out, Germany! In an attempt to close the gap between itself and the German automotive manufacturers, Cadillac recently introduced the all-new 2014 Cadillac CTS and there is already a big buzz surrounding the vehicle! It has been awarded the 2014 “Car of the Year” Award by Motor Trend magazine! “This is the best car I’ve been in,” said GM Executive Vice President and President North America Mark Reuss during the Friday afternoon ceremony. “This car, every day, is a masterpiece of integration.” The third-generation CTS won over seven finalists: BMW 4 Series, Mazda3, Chevrolet Corvette, Mazda6, Jaguar F-Type, Mercedes-Benz S-Class and Kia Forte. In total, 22 vehicles were up for the award. The 2014 CTS had to face some very stiff competition in its segment, which included the Infiniti Q50, the BMW 5-Series and the Mercedes-Benz E-Class. And, according to Motor Trends judges, the CTS outperformed all of them. ICON Okanagan had the opportunity to have a quick first look at the new CTS in the sport version “Vsport”. The Exterior It is chiseled, a typical Cadillac. In a league of its own. It is 4 inches longer compared to the old model and the engineers have managed to give the CTS proportions that create a 50:50 weight distribution which is great for handling. We especially like the very stylish front; square and bold, with LED accented headlights that sweep back over the wheel wells. Very cool, and there is absolutely no mistaking the new CTS for any other car on the road. The rear, screams Cadillac as well, but is not as exciting as the aggressive front end. The Interior Cadillac has eight interior environments for the CTS. And yes, they really call them “environments.” And they are beautiful. The leather is very soft, and all materials used are of the highest quality. The higher-end models also come with a fully digital and customizable dashboard screen. Speaking of the dash - the vertical console is very driver orientated with the integrated LCD Winter 2014

screen in its upper section with a space for light touch controls below. Everything is placed exactly where it belongs! The Powertrain The base engine four-cylinder with cept now it has routed through

in the CTS is the 2.0T turbo-charged 270 horsepower used in the ATS, exa considerable amount more torque a six-speed automatic transmission.

The mid-level CTS is offered in a 3.6-liter V-6 that carries over from the previous model - and then there is the Vsport. Cadillac uses an all-new, 3.6 liter, direct injection, twin-turbo V6 with 420 horsepower. It is a responsive engine, with great punch in the mid-range and little discernable turbo lag. It is unconfirmed at this point, but we would expect to see a high-performing CTS-V later in 2014 or early 2015. No doubt, our pick would be 3.6-liter naturally aspirated engine. It is very powerful, has a great sound and the eight-speed automatic transmission really lends to an enjoyable driving experience. Sum up The new 2014 Cadillac is a fantastic car that you can put against basically anything on the road. In our view it is the best Cadillac in the lineup, maybe the best vehicle in its class. But we will leave it up to you to make that decision. So when are you booking your test-drive?

Real Estate Market 2014 With 2013 firmly behind us, we decided to sit and have a chat with our resident real estate expert and one of Kelowna’s best known names in the luxury market, Jane Hoffman of Coldwell Banker Jane Hoffman Group and discuss her thoughts on real estate in 2014. Here are some of her insights into the year ahead: 1. What’s going on with pricing? Do you see these trends continuing throughout 2014? Pricing remains steadfast in our current market climate for luxury homes with a good supply of inventory for luxury home buyers to choose from. We continue to see exceptional homes being built in our community whether on our lake, set amidst our vineyards, private estate acreages or exceptional hillside settings. I believe we will continue to see luxury home buyers purchase or build their dream homes here in the Okanagan throughout 2014. Many buyers have been “waiting” for the right timing; whether downsizing from their companies to explore retirement, or finding a secondary vacation home to enjoy our sunny hot Okanagan weather with their families. I think the buyers are tired of waiting and are ready to move forward – we all know we are not able to slow down time and so decisions need to be made before 10 more years slip away. 2. How are inventory levels? Do you anticipate good/bad changes in 2014?

On analyzing the data provided from the MLS system, inventory levels remain very similar to 2012 and should remain steady in 2014. I do not anticipate any negative changes for our market; only positive. We have growth in many different areas from our expanding medical system, university as well as the international airport expansion. We have had many potential buyers purchase real estate in the US over the past 5 years where deals were plentiful for luxury buyers. With the increased pricing and stability returning to these destination cities in the US, I believe more Canadians will give more consideration to our Okanagan Lake/ valley location.

Under Fashion… One mold doesn’t fit all! What do shoes and bras have in common... sounds like a joke doesn’t it? Actually shoes and bras have more in common than you think. We often spend anywhere from 8 to 14 hours a day in our shoes and our bras. Ill fitting shoes and bras can be annoying, painful and over time downright harmful to our bodies. Most importantly, what shoes and bras have in common is that both can make or break an outfit!

I was raised with two simple rules... 1. Buy the best quality you can afford and take care of it. 2. Always buy quality in beds , bras and shoes because that is where you spend all your time. A good bra is seasonless and is worn hundreds of times more, than most clothing. The challenge is most women try to find the one bra that does everything and works with every outfit. Think about our shoe analogy – would you expect your running shoes to work with your work-out gear, your jeans and your formal cocktail dress? You wouldn’t expect to run a marathon in your stilettos either; yet women expect their bra to work for everyday comfort, seductive cleavage and tailored support all in one bra. For any woman with a healthy shoe collection this doesn’t mean you need 20 bras; I recommend that women have at least 3 quality bras that differ from each other in style and shaping – this way you always have one bra that works under your outfits. Finally if you look in your lingerie drawer and all you see are several padded, formed cup push up bras; yet you are never satisfied with the bra, then it is time to expand your horizons. Cut and sewn seamed cup bras are back in fashion. They offer a wide range of fits and shaping options that just can’t be found in molded cups, particularly for bigger breasted women. You shouldn’t have to fit the mold – your underwear should fit you.

COSMECEUTICALS: What Really Works

Hundreds of ‘cosmeceutical’ skin care products promise to reduce the signs of aging. Cosmetics, unlike drugs, are not regulated… and only a fraction of anti-aging products work. So to avoid wasting money, stick to what has been scientifically proven: sunscreen, retinoids and vitamin C. Sunscreen Wear sunscreen that protects against both UVB and UVA – every day in the summer but also for winter sports and sunny vacations. UVB rays give a tan – and sunburns. (Tanning beds are not safe – use a topical self tanner instead.) The amount of UVB varies with the season, altitude and location. With UVB come UVA rays, which are in much higher quantities – and are everywhere all the time – and are linked to photo-aging and cancer. The best sunscreens are mineral based with zinc oxide: it is the only ingredient that blocks both UVA and UVB rays. It also is hypoallergenic and ideal for sensitive skin. Excellent products are available through physicians who specialize in skin care. Also consider a mineral make-up with SPF as a great way put on sunscreen without thinking. Retinoids Retinoic acid is the active form of vitamin A and is only available by prescription. Many over the counter products contain retinol which, when put on the skin, must be converted to the active form. But most over the counter products produce too little retinoic acid to have any benefit.

Retinoic acid was initially licensed for acne treatment, but research proved it to have anti-aging properties. It improves fine wrinkles by increasing collagen in the skin, improves the smoothness of the skin due to increased hydration, and decreases the amount of freckling and sunspots by acting as an exfoliant. The most common side effects (dryness and sensitivity) can be dealt with by slowly building up the quantity and the frequency of use. Vitamin C Vitamin C serum is ‘liquid gold’ and a lot of good science supports this: Vitamin C helps skin with anti-aging and repairing sun damage. Sure, you can get vitamin C from eating fruits, veggies and supplements. But even with massive doses the absorption of vitamin C is limit-

ed. So topical application is the best way to get high levels of vitamin C into the skin. Vitamin C neutralizes free radicals generated when our skin in exposed to ultraviolet light. It also increases collagen production and is helpful for lightening up sun spots. Apply in the morning to help protect your skin from the sun. But many topical vitamin C products do not work. Vitamin C is relatively unstable and exposure to air will make it inactive. Also, only highly concentrated preparations (10% +) are effective: many products have too little to work. Splurge on the expensive vitamin C serums, or even better vitamin C and E combined. They are well worth it. Bottom Line: with sunscreen, retinoids and topical vitamin C, it’s not too late to stay young.

“This evening really is about fabulous design, I search for homes that are forward thinking and can offer to the ticket holder ideas or inspiration for their own homes. I am really excited about 2014’s tour as I decided to add fashion to the mix. As an Interior designer I watch the fashion world for inspiration and trends; it made sense to me to have an evening about Design – Interior & Fashion – as the two really do go hand in hand,” explains Wikenheiser.

Cosmetic Acupuncture Like most women, I’m dedicated to looking as young as I can, for as long as I can. The lengths I’m willing to go, however, changed dramatically when I had the (mis)fortune to of watching a face lift on daytime television. Seeing what the procedure actually entails made me extremely committed to discovering gentler, more holistic approaches to everlasting youth. One of these is cosmetic (or facial) acupuncture. After all, if acupuncture can help with everything from acne to indigestion, energy levels to pain management, why shouldn’t it be able to banish a few wrinkles? Facial Acupuncture has been gaining in popularity over the past five years. In Kelowna, it is one of the services offered by Yin Wei (Vivi) Wu, at Balance Point Acupuncture.

“Canada is a little bit slower on facial acupuncture but in the States it’s really popular right now,” explains Vivi. “Stars like Madonna have started getting facial acupuncture treatments because they see the benefits - they go ‘I don’t need to put medical or chemical stuff in my skin, I can use acupuncture and natural medicine to help my skin and help my health at the same time’.” Facial acupuncture works from the Inside out. “If you get botox, yes, you can see the results right away,but the health problems are still there. Your facial colour will still be dull and pale,” says Wu, “We take away the wrinkles and lift the face, but you will also see the facial colour change. Age, stress, the junk food we eat all cause problems; acupuncture increases the chi and blood flow, and oxygen and col-

lagen to the skin.” According to Balance Point, benefits of cosmetic acupuncture include: looking 5 to 10 years younger; reduction of fine lines and wrinkles; reduction of bags under eyes, both sagging and puffiness; reduction of double chin; reduction of drooping eye lids; reduction of large pores; and reduction of acne. Every acupuncturist has their own approach to cosmetic acupuncture, but Vivi believes that beauty benefits from having a fully functioning and healthy system, in treating the whole system while treating the face, and has developed her approach accordingly. At Balance Point, the facial acupuncture treatment starts with a full holistic diagnosis, including the reading of pulses in both wrists. (Vivi quickly pinpointed some health issues that I had recently been suffering from, and was able to give me some dietary tips to help in these areas.) Once a diagnosis has been done, the client lies face up on the table for treatment. Because of her integrated process, Vivi starts by applying needles in the feet, legs, hands and arms - as appropriate for you - before moving onto the face. The insertion of needles generally is painless - many of them I didn’t even feel, though occasionally there might be a slight burning sensation. If anything is uncomfortable, tell your practitioner, and they will readjust the needles at this point. A heat light above the feet keeps the circulation moving throughout the body, and a blanket is offered to keep you warm. Then you are left to relax - and relax you do. It’s hard to explain just how

deeply relaxed a person can be while looking like a cross between a pin cushion and a porcupine, but it just happens. Relaxation lasts for about 20 minutes during which time some of the lower body needles may be removed. The facial needles are the last to be removed, and this is followed by a facial massage using a small jade roller. This increases stimulates the ‘chi’ and blood to the face, increasing it’s oxygen and collagen levels. Some practitioners use stainless steel, but Vivi like the cooling, natural properties of Jade. To finish, Wu will work the ear acupressure points with a thin metal trigger point tool. “Ear acupuncture is very effective in Chinese medicine,“ explains Vivi. “It increases the internal effectiveness of the treatment.” Post treatment, I felt fantastic. I was in a great mood, and my face felt relaxed and glowing. Even better, after just one treatment I noticed that the lines running between my nose and mouth had actually receded by an inch or two. Result. Treatments last an hour, and Vivi recommends a series of 10 treatments taken weekly (after a week the body will start to regress). Treatments are $120 each or $850 for a series of 10. Cosmetic acupuncture is effective, but it is a process rather than a quick fix. This will be accomplished by acquiring existing wineries or purchasing vineyards and constructing new wineries. Now, with an impressive leadership team, Terrabella is on its way. The group’s first purchase in summer 2011 was the acquisition of Perseus Winery. Blending intelligent investment strategy with a love for premium wines The purchase of Perseus Winery by the group at Terrabella is the start of their effort to create a new offering of wineries in BC. With no previous wine experience, they have been on a steep learning curve, but have gained valuable experience that will be exercised as they prepare to purchase or build three more wineries. Having worked on acquisitions before venturing in to the wine industry, the partners had some idea of what is required to be successful, and Perseus was instrumental in the formation of a group of winery owners that are focused on increasing the standard of BC wines.

takes its name from the Perseus constellation, which can be seen from the winter night sky. The goal of the Perseus Winery team is to produce approachable wines of character and distinction from some of British Columbia’s finest vineyards. With grapes from the winery’s Lower Bench Vineyard, Old Station Vineyard overlooking Skaha Lake, and Blind Creek Vineyard in Cawston, Perseus is able to consistently offer an exciting portfolio of red, white and blended VQA wines. They have a stable offering each year of higher volume wines, and they also make small lot offerings in 50 -100 case quantities. Decisions about what wine lots go into each finished wine are made as the winery approaches bottling, and the smaller offerings are made from what they consider to be their best wines each year. Wine lovers and critics alike have been singing high praise for the winery and its wines, which include Sauvignon Blanc, Viognier, Pinot Gris, Merlot, Cabernet Franc, Syrah Malbec, Cabernet Shiraz, Syrah, and a red blend, Invictus, which is Latin for ‘unconquerable’. The distribution of Perseus wines has since expanded into 150 retail locations, including select listings with BC Liquor Stores. Renovations totaling $500,000 were completed in June 2013 to the existing winery, including an outdoor patio and revamped exterior.

Working to redefine the wine industry Terrabella recently made its second acquisition: an 18-acre vineyard situated in a high-traffic area in West Kelowna, on Boucherie Road neighbouring Quails’ Gate.This new site has one of the most beautiful lake views in British Columbia, and will be developed into a new winery – a sister to Perseus.

Development plans include a production facility in time for harvest 2014, and a tasting room featuring a spectacular view of Okanagan Lake will follow in 2015. A new 8,600-square-foot contemporary winery will accommodate both of these.

Terrabella is very pleased to have access to winery-owned Pinot Noir, Pinot Blanc, and Gamay Noir grapes from the new site, and this winery will be Terrabella’s flagship, with more than 5,000 sq ft, including decks allocated to the tasting room and restaurant.

Encouraged by the public’s reception and success to date, plus the successful raising of $7.5 million, Terrabella is now actively raising the final $3.5 million to complete a four-location business plan, with the next two wineries being located in Oliver and Greater Vancouver. Randy Lennon doesn’t look like an angel. He does ride a Harley and lives in Kelowna BC, a hotbed for the notorious motorcycle “club”. But no, he’s not that kind of “angel”. He actually used to be a police officer, among a long list of careers that makes him not that unusual among “angel investors” who often have eclectic entrepreneurial backgrounds full of ups and downs and fascinating stories of wild success and devastating failures. “By definition angel investors are risk takers,” says Lennon, President of the Kelowna Chapter of Canada’s leading angel investor organization, the VA Angels. “There are exceptions, but most of the angels I’ve met over my 10 years in VA Angels have had multiple career paths, built their own companies, bought and sold others, invested and mentored young entrepreneurs and dreamers, and generally pushed the envelope in all areas of their lives. They’re pretty interesting people!” Pretty interesting is a great way to describe Lennon. He bought into his first business at age 19 and exited four years later with a 12 times return on his capital. “Yes, it sounds pretty good, but I only invested $5,000,” explains Lennon who had to sell his only possession, his car, to come up with the money. “It was pretty funny when I think back, the man who became my business mentor, Terry Clements, offered to let me buy into the Spruce Grove Examiner newspaper as 50% owner. So I said I would on one condition, that I got a car allowance. That allowed me to sell my car and buy in!” After building the Examiners to a chain of four newspapers in Edmonton area, Lennon sold out to pursue his childhood dream of being a police officer. But he wasn’t your average cop. While building a community relations program for the small rural department that included one of Canada’s first police in schools program, an annual soap box derby for kids, and a crime prevention bus that toured local fairs, Lennon managed in his “free time” to help his siblings and parents buy and build a chain of electronics stores, produce and host his own television entertainment talks shows, and build a recording artist management business in Los Angeles. All this while fulfilling his regular patrol duties as a constable. “If you take the time off in lieu of over-

time pay, you end up with a lot of free time as a police or fireman. I just used my free time to do other exciting things,” laughs Lennon. Eventually his “sideline businesses” became too taxing on his police career so he had to “retire”. “It was kind of funny because I was so busy off the job that I found myself going to work to relax,” said Lennon. “Suffice to say the County of Parkland wasn’t a tough place to be a cop. I rode with the LA County Sherriff’s Department and it was a different experience to say the least.” Lennon went on to build successful companies in the fields of television and radio, recording artist management, retail, advertising and marketing, and the Internet. He’s been a regional television and national radio talk show host, starred in a situation comedy pilot, and worked as a special advisor to the leader of a major national political party in Ottawa. His recording artists have won US Gold and Platinum Albums as well as the Juno Award in Canada. He has been a sought after consultant to a variety of other companies that range from professional sports teams to one of Canada’s pioneer online grocery delivery services. His merchant banking firm Meridian Canada, which he co-founded in 2006 has completed over 40 financial transactions involving companies that are beyond the angel investment phase. Recently Meridian structured and arranged the financing to facilitate the purchase of the Phoenix Coyotes NHL team by a group of mainly Canadian investors. In September of 2012, he moved his family to Kelowna and launched the third VA Angels Chapter in Canada. In doing so he has brought Canada’s leading angel group to arguably Canada’s top destination point for retired or semi-retired successful entrepreneurs. “There’s a lot of money in Kelowna is what I was told. And it’s true,” says Lennon. “But it’s not so much ‘old money’ like Vancouver or Toronto. I’ve met dozens of relatively young entrepreneurs who’ve had great success who’ve either moved here or at least maintain a residence here. Many of them were already investing in private companies and start-ups, but didn’t consider themselves ‘angel’ investors.” So what is an “angel investor” organization?

“It’s kind of like what you see on Dragon’s Den, although they choose their dragons/angels and their companies based a lot on entertainment value,” explains Randy Thompson, the Calgary and Edmonton based founder of the VA Angels (formerly Venture Alberta Forum). “Our mission is to help drive the entrepreneurial spirit that at the end of the day drives our overall economy. So we bring angel investors together in a formal process that puts the best and brightest entrepreneurs and their companies in front of them every month.” The VA Angels process has resulted in direct funding by angel investors of just under $30 million into 58 companies in the last 10 years. According to a study in 2012 by Harvard Business School, that makes the VA Angels the most active angel investor group in Canada. “Access to capital, especially since 2008, has become very challenging at all levels in business,” says Thompson. “For early stage, pre-revenue technology, Internet, life sciences, and even manufacturing or service companies, finding money beyond the ‘friends and family’ round is as difficult as its ever been. A story of one lonely 1960’s bungalow looking to make it big in Kelowna

S

o how far can an investor get on $100,000 dollars in today’s changing real estate market?

I’m often asked to consult on what is the most profitable move a person can make in spite of limited capital. There are definitely many ways to skin a cat but in my humble opinion the Holy Grail has to be the fixer upper home, with a legal suite, on a good sized Ru6 lot. For those that have no idea what I just said, this is a property with the zoning that allows two residences on the same parcel. For this example we will concen-

trate on the economics and the steps to take so that you can fully develop this type of property, bringing it to its highest and best use without having to go into your pocket after the down payment is made. Sound interesting? Let’s start with an example property. I’ll use the one we sold to a first time investor this month. A decent sized, 1644 sq.ft. bungalow in the Capri area. Listed for $319,000 the home is currently 3 bedrooms up and a one-bedroom suite down which could be two if the unfinished area were developed. The house is in serious need of some updating and TLC. It has shown the wear of years from rentals and has a 60’s vibe and smoker smell that would turn 9/10 people around at the front door. Not our savvy investor though. To her it’s a little golden goose waiting to be polished up. The backyard is large and could easily handle a second residence

without sacrificing too much green space. The only trouble with this plan is the client has access to only 100K. The down payment, renovations and eventual build of the carriage home would require closer to 200K. Is the dream dead? Only for the amateurs - this requires a little confidence but will in no way put you at risk thanks to the stellar cash flow potential of the existing home.

Step 1

Strategically purchase the property with the right lending product. Most banks have a Step product, which is a combination of a mortgage and a line of credit. For this program the maximum loan to value is 80%, (65% will be in the form of a mortgage and the other 15% of the value is an interest only line of credit). This line of credit will be instrumental in executing our plan. Since you have the ability to put approximately 35% down on the home you purchased for $300,000 you would simultaneously open up a line of credit for access to the remaining 15% or $45,000.

Step 2

Renovate to add value and boost cash-flow. Our first project as new owners is to immediately bring the cosmetics of the home to a place where we can attract good renters and get the home’s value up to match comparable properties in the area. In this example there were 300 sq.ft. of unfinished basement that quickly became an extra room. This room added $250/mo to the cash-flow. The entire 1944 sq.ft. property is getting a $13/sq.ft. make-over for $25,000 (that’s flooring, paint, bathrooms, light fixtures, new doors and hardware throughout). The

best part is, the 25K is coming off the line of credit and costs only $80/mo. So let’s take a look at what we have now. A totally refurbished, 5 bed home with legal suite, easily rentable for $1300 up and $1000 down. The new appraisal of the property would be approximately $380,000 based on comps in the neighbourhood. Your 65% mortgage is costing you approximately $800/mo and the 25K on the LOC is costing $80/ mo which combined is still less than you get for just your legal basement suite. Either you live upstairs mortgage free or you are elsewhere collecting huge positive cash-flow. Pretty sweet, but we aren’t done yet. Based on the new appraisal your credit limit on the Step mortgage is now $304,000. You have a fixed mortgage of $195,000 and have a balance of $25K on the Line. This leaves $84,000 available to you to continue developing this property. Do you know what just happens to be possible for just that amount? A value adding, revenue producing carriage home! This home can be built in three months and will immediately boost your cash flow by $1200/mo and bring the property value up to $500,000 or more.

So now let’s step back and see what we’ve done. We started with a tired old 60’s house that might rent for $1600/mo. and worth a modest $300,000. We took some sweet equity and the handy line of credit, and created a half of a million dollar estate, one that rakes in $3500/mo. of cash flow! Your payments after all the renovations are still only $1200/mo. total. To put this into perspective for us, the net monthly income is the equivalent of $14 dollars per hour in passive income. Now this is very impres-

The Break-Up Anyone that has been on either end of a “dumping” knows the emotions that can be involved. They are some of the most intense we can experience in our lives. Losing someone is almost always difficult, and how you handle the situation is both a chance to reveal your character and also a great way to build it. There are some clear rules on handling a split with class and dignity, and I promise you will probably break them at least once in your life. It might seem impossible to be the calm, cool, collected individual you should be, but it can’t hurt to try! Do - Cry if you need to...releasing that emotion can be therapeutic. Watch out for diamond commercials...they get you every time. Don’t – Wail, scream and beg. Regardless of the outcome, you WILL regret it later. Do – Break-up with someone in person. If you are a coward or heartless, do it with an email or a text. A phone break-up is only appropriate in a long-distance relationship. Show some respect, be confident, and talk to their face! Do – Be as honest with someone as possible when you are on either side of the “dumping.” Be gentle and sincere with your honesty, but don’t hurt them with details that don’t matter. Don’t – Be dramatic! Anything that involves desperate cries for attention via social media, burning of stuff, damaging of property, or public displays is ridiculous and excessive. Settle down. Do – Recognize that if you were the one that made a mistake, and they cannot forgive you, all you can do is be sincere with your apology and the rest is up to them. We know it wasn’t your fault (sarcasm), but handle the consequences like a man.

Don’t – Think for a second that cheating is anyone else’s fault other than the person who cheated. Ever. Do - Get help from a therapist coach or a book, if you are a a cheater, controller, or a general A**hole. If you don’t, you will one day find yourself in an unfulfilling relationship or alone. Do – Move on! If someone doesn’t want to be with you for whatever reason, the ONLY thing to do is gracefully excuse yourself from their life and move forward. If they change their mind and you’re still into it, they will come find you. Not to mention: human nature (as ridiculous as it is) is such that we want what we can’t have. Don’t – Give people false hope. If you really are done, tear off the bandage quickly and set them on the path to healing. Do – Find an outlet for your emotions that is positive. Try exercise, cooking, origami or some other random hobby. Skip the partying, drinking, anger phase...you will end up right where you started anyway, and you’ll have less money. Jerry Seinfeld said: “Breaking up is like knocking over a Coke machine. You can’t do it in one push. You gotta rock it back and forth a few times, and then it goes over.” The key to a successful result when going through what can be one of the hardest times in your life is to be honest, remain collected, and make decisions firmly. A quick ride with the Aquabus – and you are in Granville Island. STICKS + STONES Design Group Inc “I always use the quote ‘good design is good business’, which is probably more applicable to our commercial builds. When we’re doing commercial spaces we are creating productivity, which increases growth, profitability,” explains Carla Bond-Fisher, owner of Sticks and Stones Design Group. “The other quote is ‘live, work and play’. Bond-Fisher moved to the Okanagan ten years ago, opening the Sticks + Stones Kelowna office. So what are her favourite things about the area? “The wineries,” she responds with her trademark smile. “And stand-up paddle boarding. I love that I can go to the beach after work and stand-up paddle board.” Although it changes every year, Sticks + Stones currently have a 50/50 split between commercial and residential clients. “The commercial work includes office, hotels, restaurants, retail spaces, health care. With residential clients we will do the architecture, the interior architecture and then furnish the home,” says Carla. “We deal with really nice people; down-to-earth, authentic, genuine people,” They also deal with some very BIG people UBCO and Club Penguin/Disney are just two of their local commercial clients.

“Our business is based in Western Canada – from Vancouver Island to Saskatchewan, and a lot of our clients live somewhere else; we do lots of second homes. It must mean I am getting close to retirement. •••

Divorce Lawyer or Mediator? The general consensus is that divorce lawyers or family lawyers are the bad guys. I do not agree. Ultimately, family lawyers or divorce lawyers are doing their job. They will be your representative and advocate. In some cases, a lawyer may be the only answer. After evaluation, if you are not ready to mediate, I will not take your case. Divorce lawyers in Kelowna, or in any other part of Canada, cannot be in the same room with both parties. This is a CONFLICT OF INTEREST. Two separate divorce lawyers would be required to use your time and money to attempt to finalize the divorce. Considering divorce mediation could help you save time and money. As a mediator, the limitations of lawyers are my assets. This has become the core of my divorce mediation belief system, theory, and practice. With a mediator, CONFLICT OF INTEREST becomes an INTEREST TO RESOLVE A CONFLICT. I can, and will, be in the same room with all parties involved. I do not believe it is possible to resolve a dispute that involves the same roots, but different needs and expectations, unless all parties are in the same room. Gary Fong - entrepreneur, celebrity wedding photographer and author. Fong has photographed Ronald Reagan, Sidney Sheldon, Sir Paul McCartney, Peter Criss, Bruce Lee, Priscilla Presley, among others. I’m reading Mike Tyson’s book. His autobiography. I really like memoirs. I find people interesting. (Sir Paul McCartney) Normal. You know how normal he is? If he would have sat down at a guitar and played yesterday, then it would have connected that he’s who he is. You just don’t put it together. No ego at all. That’s something that I’ve always been amazed with celebrities, they are so interested in you, at that moment. They comment on the smallest things. You’ll run into them three weeks later and they will have no idea who you are. You know, that’s probably because they have so many eyeballs on them and people try to get into their space. Because it just takes one trip to LA to see how people are kind of laughed at for being posers. But in Kelowna it’s almost like no one really pays attention to you until you put out there that you’re so and so or you know this person or that person, or you donated so much to KGH or whatever. I had absolutely nothing, absolutely nothing. $254.00, one camera and I moved back in with Mom and Dad and I was 23 years old. And I had one year to make as much as a doctor, or my parents were packing me up to medical school and that would have been a death sentence. Yah, I’ve made some errors, I did this one product, it was on the Today Show and they called it a brilliant thing and all this other stuff and as a result of that Today Show, we sold 8 at $20. I’ll actually be in the camera stores and meeting with customers and listen to people. I can actually sit down with an actual customer who is going to whip out a credit card and pay $19 for something and that will teach me more than any intuition I could ever have. I think who really influenced me the most of them all was Sidney Sheldon. That man was such a huge impact on me because he taught me how to write books and that was amazing. I had a degree and looking back that’s not the best use of my time. I couldn’t have drawn a map of Europe when I graduated. I didn’t know if Germany was east or west of UK. And I knew nothing of anthropology or about how the three Winter 2014

branches of American government worked. I knew nothing about nothing because I had this degree in pharmacology and did the world open up when I was free from having to be stuck in a program of prescribed spoon fed, heavily advanced useless knowledge. Organic chemistry? Oh my God! (Laughs). A lot of people have said to me, oh wow; those kids are going to have everything. Well, what exactly is everything other than our time with them, right? What they have is we give them baths every night or we make breakfast for them or we hang out on the weekends. If Wesley (Son) wound up with a life as big as mine, I would wonder what I did wrong and then I said that to a couple of people and they said, Why? And I said, Because this is a result of fear, flat out panic because there were times where we were very close to homelessness and it was never that I wanted to be wealthy, I just didn’t want to be poor and so this is nothing but a very, very big response to an incredible level of constant fear and worry. There’s a picture of my kids and they were about 8 or 9 months old and I can’t stop staring at it. My son had a little tummy ache and his tummy was really, really huge and his hands were on it and it looked like he had a bowling ball, he had this worried look on his face and my daughter had a face like, hey, let’s party! And that was just like the most awesome photo of her. No doubt that’s my most favorite photo. I think as soon as I gave up hope I felt much better. It’s not giving up trying; it’s not giving up faith, its giving up on goals and expectations. It’s a conditional happiness to say, “I’ll be happy when I get my PHD”. No, you should be happy now, that PHD is a project.

animal magnetism To use a phrase from the London vernacular, local artist Constance Bachmann is Kelowna ‘proper’. She was born here, raised here, and still lives in East Kelowna - in a lovely converted barn that sits on the last two acres of the 40 acre farm her parents bought in the early sixties - back when regular folk could still buy 40 acres of land in Kelowna. Bachmann lives with her partner Danny McBride (long time guitarist for Chris de Burgh), a white Schnauzer/poodle-cross named Fennel (she was reading Jamie Oliver’s Italian cookbook at the time of her acquisition), and a glossy black cat named Luci (one of the few cats around to have fought a coyote and won - but that’s another story). It is not surprising that Constance co-habits with a couple of verycute-indeed pets, as animals play a big part in her most recent artworks. Her first solo exhibition for SOPA Fine Arts in Kelowna - aptly entitled ‘Bark’ - featured a series of beautifully rendered dogs (mostly bulldogs but with the odd Chinese Crested and basset hound thrown in for good measure) and her most recent show - again at SOPA - was all about bears. Bachmann - who sits curled up on her studio couch wearing paint splattered black tee-shirt and jeans, her short dark Italian curls pushed back on the top of her head by a pair of thick rimmed black glasses the type that are somehow worn most effectively by architects and artists - was always

interested in art. (“If there had been an art high school or junior high school, I would have gone in a heartbeat,” she laughs. “I was never interested in math or science, art was always my best subject.”) When she finished high school, Bachmann wasn’t quite sure what she wanted to do. However, as it was the 1980’s, she did what every other young person at the time did - moved to Vancouver. . Bachmann’s sister Brenda was into sculpting in the mid-seventies, and she suggested Constance go to Langara College, where she, herself, had gone. “It was just a two year course, but they had some really great instructors at the time; Lesley Poole, was my drawing instructor,” she says. “There were a few really great courses, and for me at the time Emily Carr was too expensive because I was working and going to school at the same time.” “I wasn’t really sure [about art], because in my experience you didn’t simply become an artist. So I was looking at graphic design. But computers were just catching on and I have never been a techie, - I can barely use my phone - so I thought, ok, that’s not for me.” Instead, Bachmann moved back to Kelowna, saved some money and went travelling - 7 months in a van travelling around Europe, followed by a similar scenario in Australia.

Returning to Vancouver, Constance started working in some trendy restaurants. (“the money was good”), followed by a stint working in the art department for low-budget movie company, Shavick Entertainment, which meant “a lot of dry walling, and painting and beating stuff up and aging furniture.” Then Bachmann started painting, and “it felt natural. I felt right at home”. She quickly had a show at Cafe Barney on Granville street, in the Shaunessy area. “At the time it was very popular café, I think it’s still there,” she remembers. “I sold everything on the weekend to some collectors and it felt great. So I thought, ‘Oh, this is fun’. It just so happened to be a popular place, so the timing was right...” One of those visitors was Sarah Dobbs, who had just opened a gallery in Gastown on Carrall street. “She saw my work and liked it, and suggested that I exhibit with her. That was in ‘94. I had a solo show with her in 95.” And the rest, as they say, is art history. Constance’s first work was different from what she does today - big, figurative works, almost gestural. But when she returned to the Kelowna area in 1997 and started painting fulltime, she realised the work she had been doing in Vancouver would not work as well in Kelowna’s more traditional market. Bachmann adapted by moving into floral and still life studies, that “carried me for the next dozen years or so”. Winter 2014

Bachmann was on a visit to Toronto with Danny, walking the waterfront on a beautiful summer’s day, and “it seemed like every second person had a greyhound – it was back when people started adopting retired racing dogs. I just loved their contour. So I started painting greyhounds, bit by bit. I was still painting florals as well, but unless you have a rich benefactor you still have to make a living,” she laughs. “As it turns out, my grandfather – and I didn’t know this at the time – used to hunt in Romania with two greyhounds – he was in the Russian cavalry.” “Then we were in LA for something, and I walked into this art gallery – it was empty. But this little black French Bulldog came strutting out of the back room, and sat down and looked at me - he looked like a little bat. His name was Dante, and I thought ‘you are so ugly you would make a great painting’. I never did paint him, but I started painting bulldogs after that. Because of him.”

layer after layer, again and again… so there’s a ton of layers!” So how long does a painting take? “Oh I can’t tell you that!” Bachmann laughs, keeping her trade secrets to herself. She will say however, like all creative processes, sometimes it comes together quickly, and then other times it can stretch out over months. Constance’s colour palette is very important to her, which sometimes leads to her other decisions. “For me, the challenge is not to overwork or over think my pieces,” she explains. “Sometimes I find myself wanting to go back and rework areas on my dogs, taking the painting to a more detailed portrait style, which I’m more comfortable with. Ultimately, giving up control and working through the transition to a looser, less refined approach has allowed me to discover new strengths in my work.” BACHMANN’S TIPS FOR BURGEONING ARTISTS

While she plans for her bulldog series to be ongoing, her Okanagan gallery featured her latest choice of subject - bears. Deborah Boileau at Sopa Fine Arts casually suggested she try painting bears. Reason? With dog paintings, people want their own pet depicted, which means doing more commissions, and not necessarily what the artist chooses. Bears, however - everybody loves them, but nobody owns one, making them a more universal subject. Plus, they allow for more artistic freedom and to be less exacting.

1. You should have natural talent. A University degree can only stretch so far in the art world. 2. You will be alone. A lot. 3. Don’t be egotistical, it just makes you high maintenance and a pain to work with. 4. It may take years before you find a gallery to represent you, but they will help introduce your work to a more serious clientele. 5. It probably won’t be the one you envisioned, but it’s a foot into the art world. 6. Not all galleries have your interests at heart and not all galleries are a fit to sell your work. 7. You never know when your next paycheck is coming. 8. Don’t price yourself too high, too soon. The idea is to sell what you make. A storage room full of art doesn’t do you or your gallery any favors. 9. You need to push yourself. You owe it to your collectors to continue to grow as an artist. Did I mention you will be alone a lot? 10. Then there are personal websites to maintain, documentation and doing some social media... but that’s another list.

Bachmann’s paintings are wonderfully detailed, and her process is time-consuming. “The dogs take a lot of time, because I use a palette knife, and I’ll paint

Bachmann’s dog paintings have proved popular with collectors and have garnered interest from other art galleries. Her Bulldog paintings caught the attention of those promoting ‘The Bully Ball’ in Atlanta, a charity fundraiser for Georgia English Bulldog Rescue, which in turn led her to the attention of Anne Irwin Fine Art in the same city.

The Brilliant Future of Libido Super Foods, Super Herbs, Super Sex! by Jacqui Perry

My Dad, the father of 20 children (that’s not a typo) always told us, “Sex is a gift, respect it and respect yourself.” Well, if sex is a gift, ‘Who took it back?’ I mean where did it go? Do you remember the days when there was not the slightest inkling, maybe someday, you ‘couldn’t’ or you might not ‘feel’, like seizing an opportune, clandestine, romantic rendezvous with your lover---let alone be passionately interested in one? Guess what, women are not the only ones wondering what happened to those days. Let’s be honest guys, the research shows men as young as in their 30’s are asking the same questions. According to a study published in, The Journal of Sexual Medicine, May 7, 2013 (i) “One in four men at an outpatient clinic who sought help for erectile dysfunction was actually under the age of 40.” Whoa! What’s up or what’s not? How do we fix this one, or avoid it? Despair not. The future is bright, as there may be a prescription that is as easy as your next smoothie. In writing the introduction to Dr. Joel Fuhrman’s book “Eat to Live”, Dr. Oz said “I have become convinced that the most overlooked tool in our medical arsenal is harnessing the body’s own ability to heal through nutritional excellence.” (ii) It’s no secret that all food is created---but all is not created equal. Much of the food we consume is highly processed, nutrient deficient and grown in depleted soils. According to Dr.Gillian McKeith, PhD and nutritionist David Wolfe, food packs one powerful punch: for good or bad. McKeith said in her book, You Are What You Eat, ”…The food that goes in becomes the body’s medicine and if you feed your body the wrong stuff it’ll simply lay down fat, lower your energy ( and) your sex drive.(iii) Ugh! She goes on to say, the right “Foods can charge up, your sexual energy …”(iv). Wow, who knew that food has so much power? What are these ‘right’ foods? Nutrient dense ones of course.

Author, David Wolfe in his book, Superfoods, said that we must consume more: 1. RAW LIVING PLANT FOODS, 2. SUPER FOODS and 3. SUPER HERBS. Sitting on a spectacular 30 acre water-front vineyard on the Naramata Bench and overlooking and boasting stunning views of Okanagan Lake and 800 feet of gorgeous beach, you almost don’t want to leave the winery. But we did - and with us a bottle of their 2011 Cabernet Sauvignon. It is the perfect Red for winter, with vibrant dark fruit flavors, such as Blueberry, Blackberry and Black Cherry, and aromas with elements of toasty oak, chocolate, and dark roasted coffee bean. Atlantic Lobster Eggs Benedict Ingredients:

Tarragon and scallion potato cakes

12 ea cooked asparagus 4 ea poached eggs 4 ea tarragon and scallion potato cakes(recipe follows) 8 oz béarnaise sauce 2 ea poached ¼ lb Atlantic lobsters (tails and claws cleaned) 4 oz clarified butter To taste - kosher salt To taste - fresh cracked peper Garnish - chopped chives

Ingredients:
 2 lbs baking potatoes 4 scallions, both white and green parts, finely chopped 1 oz chopped fresh tarragon 1 egg white 1/2 teaspoon kosher salt 1/4 teaspoon freshly ground black pepper 1/4 cup vegetable oil

Method:
 Peel potatoes and shred on the large holes of a box grater. Squeeze the shredded potatoes dry. In a large bowl, using 2 forks, mix the shredded potatoes with the scallions, tarragon, egg white, salt and pepper. Set a 10-inch non-stick skillet over high heat. Add oil to skillet. Add the potato mixture to the skillet and press into firm cakes. Press the cakes firmly and cook until they are browned and crisp on the bottom, about 5 minutes per side. Slide the cakes onto a work surface. Cut into wedges and serve.

The Plate: Step 1: Place 4 large white dinner plates out on your counter. Put potato pancakes on each plate Step 2: In two preheated frying pans over medium high heat add 2oz of clarified butter to each pan, sear asparagus and season with salt and pepper. Repeat process with poached lobster Step 3: Place the 3 spears of asparagus on the potato cakes. Divide the lobster evenly on top of the asparagus. Step 4: Place the poached egg on the lobster and drizzle 2oz of béarnaise on top of the lobster and around the plate. Garnish with chives and ENJOY!!!!

Chef Michael Lyon’s “HOT” Chocolate Soufflé For all the fabulous people throughout the world that I have cooked for in the past 2 decades , whether it was in your home, office, a winery, one of my past establishments or on a beach celebrating a festive event. It is my joy to pass on to you all my hot chocolate soufflé recipe which is truly a happy ending to a simple or multiple course culinary adventure.

Ingredients:

High Quality Dark Chocolate 455 gr Unsalted Butter 340 gr Cornstarch 6 tbsp White Granulated Sugar 570 gr Whole Eggs 400 gr Egg Yolks 160 gr Grand Marnier 1 tbsp

1. Melt chocolate and butter in a double boiler over low heat 2. Whisk together cornstarch and sugar 3. Stir the chocolate mixture into the cornstarch and sugar (do not whip) 4. Add eggs, yolks and G.M. and stir until smooth (about 2 minutes) 5. Refrigerate overnight 6. When ready to serve, place the 6oz soufflé mix into a 8oz ramekin 7. Place ramekin into a preheated 420 degree oven for 15 minutes 8. ENJOY!!!!
