PUBLISHER’S MESSAGE
IMPRINT
4x4=16! “Yes, true? So what?” Well, it’s quite simple: You’re holding issue #16 in your hands! Which means ... ICON is now 4 years old! Or better, young! And all of us - we are 4 years older. Oh boy... Anyway, we can’t change it. What we can change, is the quality of our publication. How do you like our sleek cover? C’mon, it’s pretty cool, isn’t it? Once more we were blessed to work with some outstanding people, from clients to our own team and, as always, we had a lot of fun. “To love what you do - priceless!” would come to mind. This time our most memorable moments were a photo shoot at a client’s location, where another client (International Gems) provided “some jewellery” for the models. More than $260,000 worth of jewellery!
PUBLISHER s&r media ltd. EDITOR-IN-CHIEF Olaf Robrecht
Another photo shoot, this time for our fashion pages, took place at Sandhill Winery, where our photographer Caitlyn did an amazing job. Just check it out - it’s Vogue-worthy! Needless to say, once we were done, we enjoyed a private wine-tasting. Again - priceless! How can we not love our job?

We also met a lot of interesting people, heard some amazing stories, and realized that we are truly blessed to be able to call this wonderful valley our home. While I am writing these lines, we are heading into October, it is 22 degrees outside, blue sky and the sun is shining. Soon we will see the first snow, our ski areas will open, and people will get into the spirit of the holidays. At ICON, we will look back at four exciting years, with a lot of challenges but way more great experiences. And we are looking forward to many new chapters we will write, many new people we will meet and many stories to share.
CONTRIBUTING WRITERS Dr. Christian Brix, Jacqui Perry, Alisha Kandler, Steve Harvey, Deborah Lampitt-McConnachie, Dylan Lenz, Gayle Faigan
Have a wonderful fall season, enjoy the winter with your friends and families. Have a very Merry Christmas and a Happy New Year! See you all in ... 2015!
Olaf Robrecht
On the cover: This time we wanted to do something different. We had this “ICON goes New York” idea ... all in black and white, maybe one spot colour. And our photographer Caitlyn Chapman just nailed it! As always, of course! Some information on what you see on the cover: Our cover model Brandt Fralick is dressed in a Versace Sport Coat, John Varvatos Turnback Shirt, Jean and Scarf (all by MacDermott’s on Bernard). The timepiece on his wrist is a Breitling Chronomat (by International Gems on Bernard) and some cool bracelets by Eton (MacDermott’s). The Mercedes parked at the new 50th Parallel Winery is the breathtaking CLA45 AMG.

EVENTS THE CULTURE HIGH Kelowna Premiere
On October 5, 2014 Kelowna’s very own Adam Scorgie celebrated the premiere of “The Culture High”, the highly anticpated follow up to the indie cult classic “The Union: The Business Behind Getting High,” at the Grand 10 Cinema in Kelowna. It was the first private release of the documentary after its International film fesitval tour, which brought it to cities such as Reykjavik, Warsaw, and London. Synopsis: Journeying across the North American landscape, “The Culture High” is the riveting story that tears into the very fibre of modern day marijuana prohibition to reveal the truth behind the arguments and motives governing both those who support and those who oppose the existing pot laws. With budgets to fight the war reaching billions and arrests for simple possession skyrocketing to nearly a million annually, the debate over marijuana’s legality has reached epic proportions. Utilizing the quirky yet profound nature of its predecessor, “”The Union: The Business Behind Getting High””, “The Culture High” raises the stakes with some of today’s biggest names, unprecedented access to footage previously unobtainable, and incredibly moving testimonials from both sides of the spectrum. Top celebrities such as Sir Richard Branson, Snoop Dogg, Joe Rogan, Dr. Lester Grindspoon, Dr. Gabor Maté and the host of “The Young Turks”, Cenk Uygur, as well as former undercover agents, university professors and a slew of unforgettable characters from all points of view come together for an amusing yet insightful portrait of cannabis prohibition and the grasp it has on society as a whole. “The Culture High” will strip search the oddity of human nature and dare to ask the question: What exactly is going on here?

WHY ARE YOU STILL SINGLE? We have to start this piece by saying that there is no solid arguments for “single” being a bad thing. In fact, many people live amazing fulfilling lives on their own. If you are single, you hope to be the opposite, and you can’t figure out why you aren’t, then this may help you. “Why are you single” is not a question we can answer when we are single because, even though we genuinely try to figure it out, we are in too deep to be objective. That doesn’t stop us from trying though! First of all, it isn’t the town where you live. Unless there is a population of 100, and half of them are your cousins, then that isn’t the reason. So many people who aren’t happy think that if only they lived or worked somewhere else that suddenly the partner and life of their dreams will come to them. Unfortunately, your brain will go with you. Happiness does not come from the outside, but rather from within (cheesy enough?). Happy people are attractive. Negative and unhappy people are not. Find the things, thoughts, and experiences that will help you find happiness when you are alone. If you aren’t happy with you, then how do you expect someone else to be? If you have been told or believe “your standards are too high,” then we have another problem. It could be as simple as it sounds (you look like Shrek, you have no goals/aspirations, and you are looking to date a PhD who models as a social experiment), but it is more likely that you can’t see what you really need in someone. Not to get too “psychology 101” on you, but the trivial things that turn you off about someone are a reflection of your own imperfections. What??? Yes, her ugly feet or annoying laugh are really your own insecurities screaming out at you. If you don’t love who you are, then you won’t ever see the real beauty in another person. You will only see the imperfections. You aren’t too picky, you are too insecure. You may have told yourself you are single because all the girls around you are stuck up. Here is the bad news: you
16
ICON OKANAGAN
www.icon-okanagan.com
are either too pushy/creepy, or you are picking the wrong girls to talk to. Trust me...it’s you. Ever notice that some people seem to always date the same type of person and it always ends poorly? Some people say that subconsciously you know what lessons you need to learn in life/relationships, and you attract or are attracted to the people who put those lessons in your face. When you fail to learn it...you find another partner to try again. Do you think it is a coincidence that your last 3 partners cheated on you or broke up with you for no reason? Is it a coincidence that you have broken up with a great girl every time for a ridiculous reason? No it isn’t. If you refuse to learn from your past relationships, then you are doomed to continue dating that type of person. Learn the lesson so you can move forward! The central theme seems to be “it’s not you; it’s me.” Your city, your job, the time of year, your past, your economic situation, the quality of fish in the sea, and your creepy toy collection are not the reason you have been single for so long. It is you. If you are not happy with where you are or who you are, that is exactly where you have to start. It may mean getting out of your comfort zone or trying something you haven’t done before. It may mean being a bit more honest or even showering more often. Finding a happy relationship can only happen if you are happy. Jerry Maguire said “You complete me” in a scene that brought any sentient being to tears. Don’t be like Jerry Maguire. The truth is that you must be complete and happy on your OWN, and then just find someone to share it with. That person will be just around the corner.

HOW TO ...
AVOID BUYING A FAKE WATCH It may be because I am a watch enthusiast or maybe because I’m a pawnbroker, but either way it seems lately I am coming across more fake watches than ever before. Though I imagine it’s not just me, the whole industry seems to be plagued with them. Perhaps its the ease of finding and acquiring fakes via the internet has something to do with it or perhaps its the growth of luxury culture. No matter the case everyone in the luxury timepiece industry seems to be asking “is it real?” Here are my 5 solid tips to detect a fake watch at home. 1. Do Your Research Every watch is unique and there are a few key characteristics that define it from every other model made by the manufacturer. Wether it is the design of their logo, the placement of the crown, the pattern of the bezel, or the colour of the text, everything should be absolutely perfect and identical to the real deal. If the watch makers screw up in anyway they throw the watch out and start over. My advice is that you look up the exact model you are buying and cross compare every detail. If one thing is out of place, don’t take the chance. 2. Touch The five senses play a big role in determining the authenticity of something, and unlike fine wine you don’t need to be a sommelier to tell if the watch in your hand is the real deal or not. Whenever I buy a watch I close my eyes and just feel the watch. Does it feel too light? Does it feel loose and flimsy? Are there any rough metal parts that scratch my hand or wrist? How does the bezel turn? Does the crown move easily and smoothly or does it scrape? A well made authentic watch will move and feel perfect. Every millimetre of it will be flawless. A luxury time piece is like a luxury car and there is a distinct feel to a Bentley that a Honda can never rival. 3. Listen Bring the watch up to your ear. If the movement is a self-
wind how does it sound? Any scraping? If it is an automatic movement does it sound like there are broken bits of plastic rattling around in there? A true swiss watch sounds perfect. It sounds like quality. It does not rattle or sputter or grind. It clicks and swings with precise movements that have been perfected before it ever hits the shelf. 4. Smell This one is weird, but hear me out. Many fakes are now accompanied by fake boxes and papers. If the watch is real it may or may not come with these documents as well. The difference between the real McCoy and another back alley fake is that these papers and documents are made with low grade materials that are often not environmentally safe. Smell the leather box and the papers and they will smell like the dyes and chemicals used to make them because they are given no time to cure and deodorize. Real boxes, straps, and paperwork should not smell at all. 5. Read This tip is simple. Read the papers, the printing, the markings. Many fakes are made by people who don’t know the correct grammar and spelling for the watches their making. The most famous example of this from my experience was a good fake Rolex with the “original” instruction manual which should have the instructions in many different languages. I turned to the English section and while the words were all English they made absolutely no sense. If the manual with the watch tells to you clean the watch by: “Moving east people west window steam if the my surmise” Assume the watch that accompanies it is not real. Though these tips have helped me more times than I can count, make sure you’re careful. If the deal is just too good to pass up on eBay or from some guy you found on Castanet then make sure you get it appraised before you hand over a few thousand dollars to do the deal. At the end of the day the best way to buy a luxury watch is in a reputable retail store, from the manufacturer, or from a used watch seller like myself.

GET FIT - GET TO THE NEXT LEVEL!
“I run to feel empowered. I run to be free. I run to keep fit. “I run to feel empowered. I run to be free. I run to keep fit. I run to feel exhilarated. I run for me.” “I run toIfeel runempowered. to feel exhilarated. forI me.” I run to Iberun free. run to keep fit. These are just some of the reasons people described when I asked: “Why do you run?”
I run to feel exhilarated. I run for me.”
Eric Fox & Les Gordichuk
Whether you run to compete in marathons, or simply for the joy of running, it is clear that running, in all of its innate and natural glory, leaves us feeling self-gratified. Freedom. The freedom to move as quickly as you wish, as long as you wish, and where you wish.
strike, you can heal strike, if you’re a mid-foot striker- you can do just that! It is designed in such a way that it correctly forces the appropriate muscles to be worked rather than allowing compensatory or complimentary muscles to be the primary working engine.
The motivation to run is personal to each individual, and the places and spaces we choose to endure such an activity should then, illuminate the pursued FEELING and outcome that running is to bring.
“Experienced runners first come to mind as they’ve been running for so long that wear and tear injuries often disable them from being able to continue running as they wishbut this machine will allow them to supplement their outdoor running by giving their ankles, knees, hips etc. the break they need from continual impact. Of course the intention is not to replace the natural high and experience of outdoor running as nothing is able to replace it. But it does provide that opportunity for people to begin running again or train to the capacity that they want to! However, this doesn’t limit the use to athletes by any means- I can certainly see application with Physios and the health professional teams. Early adaptors- those who recognize this cutting edge equipment and want to jump on board to a truly outstanding product.”
The Gym and exercise equipment exist to facilitate human movement patterns. To the outdoor runner, current machines don’t provide the same biomechanical mechanisms. Similarly, many of us find cardio machines uncomfortable. Wouldn’t it be nice to use a machine that allows you to run with freedom much like the outdoors and natural flare of YOUR run? Les Gordichuk of Rocky Mountain Fitness is ecstatic to bring the Zero Runner designed and engineered by Octane Fitness to the Okanagan! “I have been going to fitness trade shows for 30 years now- Within that time frame, no more than 5 products have shaken up the industry. Much like the elliptical created a category of its own, the Zero Runner has defined the next level category.” The Zero Runner is unlike any other cardio trainer. It is like a treadmill, only… it’s not a treadmill at all. This hybrid piece of equipment has also been described as bike-like but not just any bike, and it functions like an elliptical. But again, It’s not just any elliptical trainer. So what is it then? In 2001, the birth of Octane Fitness declared its focus to perfecting the art and science of a truly zero impact line of training equipment that would best simulate natural body movement. The Zero Runner is a light, quiet, full range of motion machine that is fully powered by your stride! There is no motor- thus effectively allowing you to control the freedom of your run- how fast you move, your stride length, your leg extension. If you heal

Eric Fox, Rocky Mountain Fitness, experienced the Zero Runner at the Fitness Trade Show. “Octane will tell you that you will not be able to use the Zero Runner without being coached for the first time but it takes two minutes to simply learn how the movement works- I call it two minutes of confusion and a life time of zero impact running! The traditional treadmill has a moving belt telling you how fast to move by physically forcing you to stride and reduces your energy output while running because the movement is generated by the treadmill itself. Alternatively- the Zero Runner does not have a moving belt. In fact there is no motor at all and that is what allows you the freedom to control your speed, your foot strike, your heel kick… and you have to generate the energy for movement yourself.” We have 21 pre- orders on the Zero Runner. The initial offering will be $3,295.00- an incredible price for such an innovative product!

Results are lasting and highly effective especially if you’ve hit a plateau in your training and are determined to see changes. No person is the same that is why each meal plan is based on your current activity level, body fat percentage, lean body mass and many other health factors, then formed to meet your individual goals. Meal plans are firstly based on eating adequate amounts of protein, then carbohydrates and fats from whole food sources. Improper supplementation and eating surrounding your workout or training is one of the main reasons for muscle breakdown which ultimately puts the breaks on your metabolism. When it comes to exercise you must “feed your muscle, then feed yourself ”. Eating less is not more and this is a way to find out how much protein, carbohydrate and fat is just enough to function at your highest potential.

Get an ‘A’ on a test, get your driver’s license on the first try, score the dream job, own a house before the age of 30, fall in love, have kids, retire before the age 65, winter inArizona. How many of us put ‘me’ as a goal? Yes, you heard us: putting yourself and your health first. Don’t think of it as greedy, think of it as necessity. If you don’t take care of YOU, you can’t take care of and be there for others. Make your fitness goals a priority. It doesn’t matter how big or how small those goals are- they are yours for the taking. Use the NOW as a chance to finally shed that last 10lbs for good. This is your time to get in the gym and start a healthier lifestyle. Make now your comeback from an injury. Find a 5km and train for it. The Man behind the Name
fralick
Brandt is an athletic performance coach based out of Kelowna British Columbia. Prior to being a Velocity Coach, Brandt was an Internationally ranked sprinter and began competing at an International level in the year 2003 at the IAAF World Youth Championships as a member of the Canadian Youth National Sprints and Relays Team. However, as fate would have it - shortly before Brandt was able to achieve his dream and compete in the 2008 Olympics, a devastating car accident changed his life forever… After a sever spinal surgery, Brandt was left with little to no feeling in his right leg. He was told that he should consider himself lucky to ever walk without a cane again, let alone without pain; That he should get used to the idea of any hope or chance at competing, at any level of sport again was non existent. Though, He held on… He remained focused and determined. Persistent and devoted. Nothing would ever stop him from achieving all he had dreamed of. Nothing could ever pull him away from his cause.

Two and a half years later, Brandt did what all said could not be done - He overcame the “impossible”. Qualifying to the Canada Summer Games, Brandt achieved a silver medal. Fulfilling his new found cause and meaning to life; That “impossible is nothing.”

ANEED family IN
Good ideas come in all shapes and sizes, and can come from many different places. Often we only see the result, the finished idea, without any idea from where this good idea came; its inspiration, if you will. And that is fine, because a good idea is - after all - a good idea. But sometimes it’s all about the back story. The new ‘A Family in Need’ program being started by Canem Auto and Jay Blackford of WCA Auto Lease in Kelowna is case in point. Three months ago Joel Sherlock, founder of Sherlock + Associates, found out about a young couple on a tight budget, buying their first home. They had hired one of his agents, Scott Jennings, and through the course of working with them Scott got to know their back story, and what he found out so impressed him that the wheel’s started turning, their story spreading out to touch the hearts of many Kelowna business people.
Meet Gloria and Steven
Gloria and Steven have not had an easy life. Homelessness, violence and poverty had touched both their lives. Steven, originally from Saskatchewan, has been in and out of 57 Foster, Care, or Government homes , never had a real family and had to live with trying to adapt and trust people all his life. But he believed in himself, never gave up. He even slept in the back of a hamburger restaurant, just so that he could have a bath in the morning before he went to work. And Gloria, who is originally from the Philippines, had to leave most of her family behind and had to start all over again. She even had to deal with the loss of her mother who got murdered while she was here in Canada. But these are people who refused to give up. When they met in Kelowna, at the hotel where Steven was a night auditor and Gloria worked as a housekeeper, they both tried hard to better their lives. Their courtship was a cautious one, but they also worked hard at gaining one another’s trust, and building a solid relationship. Through this, the one thing Steven and Gloria vowed to each other, that they would do was to get them a house of their own, and worked two jobs each to save the money to do so. 26
ICON OKANAGAN
www.icon-okanagan.com
Steven also worked very hard to save the money to fill their apartment with candles and 100 roses on the night he proposed. And when it came to paying for the legal fees for the purchase of their new house, Steven got himself a pair of runners and would walk to work for the next three months, just to save the money he would have had to pay for gas. Little more than three months ago Scott Jennings is meeting the young couple at the house they just bought, to hand over the keys. And the most romantic thing happens - Steven and Gloria arrive in their wedding gear(they had wed almost 2 years earlier!), 10 month old baby William in tow. Life really has changed for this amazing couple, Gloria has become a nurse and Steven now works at Direct Buy, and their hard work has paid off enough to get them a down payment on a home. What it hasn’t done is given them enough extra for a decent car. They arrived at their appointment in an old Chev Metro, with no real room for a baby seat, and no air conditioning in the 30+ degree Kelowna sunshine. “This wonderful young couple deserve better,” is the first thing that comes to Scott’s mind, and the afore-mentioned wheels start turning. Scott talks to Joel, who in turn reaches out to his friends at Canem Auto, and a plan is hatched, the upshot of which is when the couple show up to collect the keys for their newly purchased property, sitting in the drive is wonderful new second-hand car, tied up with an enormous ribbon. Canem bought the car, and then had their service people go over it with a fine toothed comb to get it ready for Steven, Gloria and William, their gift to the deserving family. And you would think that Steven and Gloria would now sell their old car for some extra income no, they decided to give it to someone in even more need than themselves! Paying it forward at the grass root level! Such an amazing and true story - But why stop there? Vehicles are a necessity for many FALL 2014
people today, and surely there are a number of worthy people in Kelowna who could use one. This is how the new Canem ‘A Family in Need’ program came to be. Every two months, Canem will pick a worthy recipient to receive a well maintained, second hand vehicle from the company. All people need to do is write in with an email or letter explaining why they need a vehicle, how it would help them in their lives, and why they think they would be worthy recipients of this help. WHAT IF?
By Randall Munroe WHAT IF ... there eere an entire book devoted to absurd hypotheticals? Millions of people visit xkcd.com each week to read Randall Munroe’s iconic webcomic. His stick-figure drawings about science, technology, language, and love have a large and passionate following. Fans of xkcd ask Munroe a lot of strange questions. What if you tried to hit a baseball pitched at 90 percent the speed of light? How fast can you hit a speed bump while driving and live? If there was a robot apocalypse, how long would humanity last? In pursuit of answers, Munroe runs computer simulations, pores over stacks of declassified military research memos, solves differential equations, and consults with nuclear reactor operators. His responses are masterpieces of clarity and hilarity, complemented by signature xkcd comics. They often predict the complete annihilation of humankind, or at least a really big explosion. The book features new and never-before-answered questions, along with updated and expanded versions of the most popular answers from the xkcd website. 2015 Mercedes GLA It is the most compact SUV to wear the famous Star, and it earns it in a big way. Just a few weeks ago we were invited to test-drive the all-new Mercedes-Benz GLA, both as the basic GLA250 (as seen in our pictures) with a 208-hp turbo and as the amazing GLA45 AMG with the most powerful 4-cylinder production engine in the world, handcrafted and producing 355-hp and 332 lb-ft of torque. The GLA250 They call it the new baby SUV from Mercedes-Benz. And when we first saw it, we thought ... Hatchback? CUV? But hey - who cares? It’s sharp! It is a healthy mix of both A- and CLA-Class while being more practical than either. It is shorter than the CLA-Class, and wider, giving it a very dynamic and, yes, bold look. The interior is fresh, luxurious and muscular, thanks to premiumgrade materials with leather trim, cool dash inserts and the jetfighter-engine-looking vents. And how can you not love the tabletsize screen on the dash that even allows you to browse the Internet while stationary and use Mercedes-Benz Apps while on the move. The GLA250 comes standard with the newly lightweight 4Matic all-wheel-drive system, and although officially listed at 7.1 seconds, 6.5 seconds seem very doable in manual mode with the optional AMG steering wheel and its shift paddles. Prices start at $37,200 The GLA45 AMG “Oh boy!” That’s pretty much all that went through our mind when we reached 100 km/h after only 4.7 seconds, controlled by the AMG SPEEDSHIFT DCT (Dual-Clutch Technology) 7-speed sport transmission and distributed to the road via the fully-variable AMG Performance 4MATIC all-wheel-drive system. With its muscular front end with the powerdome hood, lower and more dramatic bumpers, a lower roof line, some extra spoilers and the 19-inch alloys, it clearly stands out from its smaller brother. Inside it is the carbon fiber trim on the dash, some very cool sport seats up front and an AMG-specific instrument cluster that sets it apart. Now doubt - Mercedes AMG wants to appeal to a young target group. Customers who take a great interest in styling, dynamics and independence - traits that are perfectly embodied in the new high-performance SUV from Affalterbach, Germany. Well done, we love it! Prices start at $50,500

acumen. All it takes is a simple plan to follow and the discipline and guts to see the plan through. That’s it, there’s no magic here. Thousands of millionaires will be made right here in the valley in the next seven years, so let’s make sure we’re on that list! So how do we ensure we aren’t on the sidelines this time around the merry-go-round?
W
e all know someone who became a first generation millionaire during the last market cycle from 2001 through 2008. It doesn’t take impeccable timing, mountains of cash, or any uncanny business 32

The real estate market isn’t nearly as complex as we make it out to be. It does the same thing over and over, it goes Slump-Recovery-Boom! And then SlumpRecovery-Boom! And around and around we go. It’s also not hard to determine where we are in the cycle because we know what has already transpired. For example, we know that Kelowna Real Estate was in a slump from 2008 until 2013. We have all read the headlines by now that sales are up, inventory is down, and prices have started to head upwards. So FALL 2014
what do you think might happen next? So here is the plan, it involves purchasing five very ordinary houses in good areas that have legal suites. The suites are important, as without one, a house will rarely cover itself, let alone cash flow. The ideal property is three beds up and two down as these rent typically for $1500 up and $1,000 down in good areas bringing in a total of $2,500. The common two up, two down will work, it will just bring in about $2,100. Mortgage payments on a house like this will be $1,514 with 20% down, $1,703 with 10% down, and $1,798 with 5%. Each of these assumes a 25year amortization and an interest rate of prime. As you can see, no matter how you finance these typical Okanagan homes, they will cover themselves and then some. The additional cash-flow can be spent at your whim, used to pay down additional mortgage principal, or my favorite, wisely invested into the property to raise its value even more. I’m talking about new floors, paint, bathrooms, kitchens, this kind of thing. These little additional bonuses are not even considered in the chart below, neither are rental increases, but I don’t want to be too technical. So let’s now take a look at a simple grid that shows what happens to our investments as we move through this next seven year recovery-boom phase.
So now it’s the year 2022, we’ve had a good run, factor in the down payments invested, we have a net worth in real estate in excess of 1.5 million. We could
sell everything, pay some capital gains tax and be left with a little over a million dollars. Then we could sit on the sidelines and wait for a market correction, pick up great deals when no one else is buying, and put this whole plan on steroids when the market goes Slump-Recovery- Boom all over again. It would have been like having a million dollars cash back in 2009 and wisely buying up all the fire sales that were popping up all around you. Could you imagine what you would have done with a million in cash during the last big correction? Literally a fortune at your feet! This article isn’t about hindsight however, it’s about foresight. Those that have it will be a millionaire seven years from now and a multi-millionaire 15-20 years from now. And all it takes is the first step.
If you’re a first time buyer, good news - you can start building your portfolio with 5 or 10% down. Those of you that are little more established will need 20% down. For this there are many options; borrow against your primary residence, or bring on a money partner, private mortgage, vendor take backs, the list goes on. Now as an important side note, it’s crucial to choose a bank that will use rental income offsetting, so that each property you add to the portfolio doesn’t make the next more difficult to finance. I have found that TD is currently the most favorable to the investor when taking rental income into account. I want to conclude this by noting that what you’ve just

AJ Hazzi AJ is the owner of Kelowna’s downtown boutique firm, Vantage West Realty. The firm prides itself in breaking the mold when it comes to how they practice real estate. Taking a consultants approach rather than the tired, old-fashioned sales approach of selling kitchens and baths, they pride themselves in having a level of expertise not found in a class room. Having been a student of real estate through 2 market cycles, AJ has come to realize the absence of truly qualified professionals specializing in investment real estate. This has become AJ’s role within the firm and the community, to consult clients on Foreclosure sales, Flipping, Positive cash-flow, the benefits of lease option and other creative avenues that most agents completely ignore. AJ is a firm believer that the current market is rich with opportunity and that there is a real need for a consultant who “speaks the language” of the investor large and small, and understands their wants and needs. For example, many realtors would squirm from having to make low-ball offers, worried about insulting sellers and tarnishing their own reputation. AJ consults his clients to make the
next cycle, your investments will continue to be paid down and yield a return. I am speaking from experience on this. It’s an exciting ride, I recommend being on it. offer that makes sense to them based on their goals; if it’s a flip then the mathematics on the firm’s handy “profitable project work sheet” sets the max dollar. The same for cash-flow, if a client has a rate of return in mind, then that dictates the price! With a well-deserved reputation as a real estate renegade, Hazzi is definitely an out of the box thinker; a proactive agent willing to get creative and produce a solution during challenging transactions. He is very excited about the market we will see in the next 10 years and feels that it will lend itself very well to his unconventional style. AJ is an agent who practices what he preaches. He has built his own real estate portfolio up to include development property, resort property, rentals, fix and flips and cash flow properties. Arming his clients with the knowledge and confidence to invest has enabled many of them to build impressive net worth and passive income. His goal is to impart on people especially of the the X and Y generation, that depending on RRSP’s and Government Pension Plans to look after us down the road is risky business. Most people don’t realize that as little as 1 or 2 properties added to your real estate portfolio now can provide a safe, cushy retirement in the future and the sky really is the limit. AJ’s past clients and business relationships are his largest asset. His business has been grown almost exclusively by referral. ARE YOU CONSIDERING SELLING YOUR BUSINESS ?
?
Do you have a job or own a business? The ultimate test of your business can be found in a simple question: “Would someone want to buy your company? “ Whether you want to sell next year or a decade from now, you must be building an asset someone would buy – otherwise, you have a job, not a business. Here are ways to ensure you are building a company, not just doing a job: A job requires that you show up at work to make money, whereas a company generates revenue whether you are there or not. •
•
36
If your company is so reliant on a single customer that they can dictate how you deliver your product or service, your company is more like a job than a valuable business. A job is a place where your personal reputation impacts your results, whereas a company is a place where the brand is more important than the personality of the founder(s).
•
A job requires you to use your personal experience and expertise to get a result, whereas a company is a place where a process – not a person – consistently produces a desirable result.
•
In a job, the harder you work, the more money you earn. In a company, the smarter you work, the more money you earn.
•
In a job, you solve the problems. If you own a company, your employees solve the problems.
•
If the majority of your customers know your mobile phone number, it’s likely you have a job, not a company.

•
In a job, you get fired for taking too much vacation, whereas if you own a company, the more vacation you can take without impacting your company’s performance, the more valuable your business will be.
Profit from your vacation The most valuable businesses are the ones that can survive without their owner. A buyer will pay a premium for a company that runs on autopilot and levy a steep discount for a business that is dependent on its owner. Consider taking an extended break from your business to see how things will run when you’re not in the building. Step 1: Schedule your vacation plus one day Whatever day you plan to start working again after your holiday, tell your staff you’ll be back one day later. That way, you’ll have a full day of uninterrupted time to dedicate to understanding what went wrong in your absence. Step 2: Correct the mistakes The first and easiest place to start is to simply correct the mistakes that were made. Usually mistakes are due to a lack of training rather than outright negligence. The right answer may be crystal clear in your head but not immediately obvious to your staff. Write up some instructions for next time the employees face the same situation. Make sure your instructions are clear, and share them with your team so everyone has them. Step 3: Unblock your bottlenecks If you’re being asked for your personal input on projects, there’s probably going to be a bottleneck if you’re not around. Make sure your staff is clear on the projects where you need to have a say and the projects where you don’t. Some employees may wrongly think that you need to approve all decisions. Make it clear when you want them to act alone and when you still need to have a say.
FALL 2014
Step 4: Re-assign stalled projects The hardest part of making your business less dependent on you is dealing with projects that get stalled when you’re away. As the owner of your business, projects often fall in your lap by default, rather than because you’re the best person to lead them. Categorize your stalled projects into two groups: a) strategic projects you need to lead; and b) non-strategic projects you are leading by default. Hang on to the strategic projects, but delegate the non-strategic projects to someone on your team who is better suited to drive them forward. Go ahead and take a vacation – if you follow these steps here, you may end up with a tan and a more valuable company.

How does your Bra Fitter Measure Up? Forgive me for invoking the “O” word - however, when Oprah raised the issue of bad fitting bras and declared that “women need to get a proper bra fitting!”, we know the effect it had on the industry. Suddenly everyone in lingerie became an “Expert Bra Fitter”. So how are women to differentiate between the good , bad and ugly of bra fitters? This is why we are going to depart from our usual subjects and we are going to share with you our most recent achievement .
All of the staff at Esteem Lingerie have become Certified Professional Bra Fitters! We have always been ravenous learners. From the first day we conceived our business, we set out to become the biggest “Lingerie Geeks” you would ever meet. Ironically, there is a ton of information on fitting. Unfortunately, most of it was current 50 years ago and the theory doesn’t line up with modern lingerie products. In addition sizing is different depending on the country the bra is designed in, and there is NO STANDARD SIZING IN BRAS. Previously little was available in the way of formal education for bra fitters. Some individual lingerie brands have certification courses for fitting their specific product, however there is not one brand or product on the planet that fits every woman. (We understand why women look at root canal as being more fun than bra fitting!!!) This is why we are proud to share our most recent achievement - To be one of only two Lingerie Boutiques in the BC to have all staff independently Certified in Bra Fitting by Ali Cudby’s Fab Fit Academy. (The other shop is in Nelson, BC) This took a lot of focus, time and energy. However, increasing and maintaining a high level of expertise is a core foundation of our business.

How does one carry on the legacy of someone that left such large shoes to fill ? Kevyn Aucoin to us, is not just a brand. It is not just a name. He is a gentle soul that will forever live on in our hearts. In the 80s - 90s, this man broke all boundaries in our industry. Escaping Louisiana to the Big Apple with no more than pennies in his pockets he boldly entered the world of Vogue with the aspiration to book a mere make-up session. He then stuck around for a decade with Vogue shooting with the great photographer Stephen Meisel. Kevyn created looks for the rich and famous, while connecting with them on a level that made them feel real and appreciated in a world of vanity and insanity. Thermage is a safe, non-invasive procedure that’s clinically proven to help tighten and contour your skin. Its unique deep-heating technology stimulates and renews your own collagen, resulting in tighter, smoother skin. Thermage is completely non-invasive – no surgery or injections. Unlike lasers, Thermage works on all skin types and tones. The procedure is typically performed in a single session. And there’s little to no downtime – so you can quickly resume your normal routine. How Does Thermage Work? To understand how Thermage works, it helps to know a little about how your skin works. The skin is made up of three distinct layers: a visible outer layer on the surface called the epidermis, a collagen-rich underlayer beneath the surface called the dermis, and an inner layer beneath the dermis called the subcutaneous layer (also known as the fat layer) that has a web of collagen fibers running through it. As you age, collagen in these three layers break down and your skin begins to sag and wrinkle. Naturally, treatments that work on just the surface can’t do anything to restore the collagen in the dermis or the inner subcutaneous layer of your skin. Thermage is the only non-invasive procedure available that tightens and renews your skin’s collagen in all three lay 42

ers. How? Thermage’s unique Capacitive Radiofrequency (CRF) technology safely heats your skin’s underlayer and the web of collagen in the inner layer, causing an immediate tightening as well as improved tone and texture. The improvements will continue and become even more noticeable for four to six months following treatment, due to new collagen growth. Thermage is safer than invasive cosmetic procedures. Unlike lasers, it works on all skin types and colors. Best of all, you only need one treatment to obtain the full benefits. In addition, there is little to no downtime, so you can quickly resume your daily routine. The Treatment Procedure During the treatment, you’ll feel a brief, heat sensation each time Thermage delivers energy to the underlayer of your skin. This indicates that your collagen is being stimulated and tightened. Thermage is a very safe procedure. Side effects are generally mild and may include redness, swelling, blisters, bumps and rare instances of surface irregularities.

Dr. Don MacRae is the Canadian Master Affiliate for Fastbraces® and is proud to offer an exceptional, affordable alternative to traditional orthodontics throughout the Okanagan Valley. “Clients can get beautiful results and often with less sensitivity, in about a year - in some cases, just a few months.” “The key and success behind Fastbraces® Technology lies in the design of the brackets. They are triangular with an elevated slot and a unique elbow design which differs from the traditional square brackets. The shape of the bracket is critical because it literally changes the forceflexibility equation.” The square shape of traditional brackets defines the distance between the brackets; that distance determines the flexibility of the wire. However, the triangular shape of the Fastbraces® patented bracket, with its elevated slot, typically increases the distance between the individual brackets, which increases the flexibility of the wire. These fundamental differences allow treatment to be completed in about a year, or as little as 3-5 months in select cases. Fastbraces® is revolutionizing Orthodontics with a safe, fast, affordable solution! FALL 2014
The focus of upper eyelid blepharoplasty is to remove the excess skin, redundant muscle and any excess fat to give a brighter, more youthful appearance to the eye. Lower eyelid surgery is performed to remove the excess fat tighten the surrounding muscle, and remove any excess skin that is possible.

True Dental has the best of both in the Orthodontic world with Fastbraces® and Invisalign®! “Our clients have options and a say when it comes to the course of their treatment… we like that.” Invisalign® takes a modern approach to straightening teeth, using a custom-made series of aligners created for you and only you. These aligner trays are made of smooth, comfortable and virtually invisible plastic that you wear over your teeth. Wearing the aligners will gradually and gently shift your teeth into place, based on the exact movements that we plan out for you. There are no metal brackets to attach and no wires to tighten. You just pop in a new set of aligners every two weeks until your treatment is complete. You’ll achieve a great smile with little interference in your daily life. The best part about the whole process is that most people won’t even know you’re straightening your teeth.

Cosmetic Medical Excellence It’s easy to understand why the group of six physicians at Lakeshore take care of more than 15,000 referrals per year from general practitioners around the province. All are medical doctors with special interest in skin issues, and along 20 or so specialized nurses and medical support staff, comprise what is considered to be one of the premier non-surgical medical and cosmetic clinics in Western Canada. “Two-thirds of our patients are medical patients,” says Dr. Mandy Wong. “Typically this means they’ve been referred because of health issues, such as skin cancer, and come with the full trust of their family doctors. I
f you haven’t visited the Okanagan’s very first footbar yet, it’s time to treat yourself to pure bliss. Want to know what it actually feels like to be walking on a cloud? You have found the place.
Inspired by ancient Chinese reflexology, Footbar relaxes you with the most incredible foot and lower leg massage. Each service begins with a 5 minute upper back and neck massage while your feet soak and detoxify in our locally made bath salts. We frequented places like this on the coast, but found they were missing the culture and the aesthetic value we so passionately love creating in our Cream salons. We thought together, we could create an oasis for people in the Okanagan to let go of their stress and truly relax, even if just for an hour. A big part of our plan was to make an all natural locally sourced product line that could be used in service but also be available to take home. So many times we visited other places only to get a cheaply made chemically produced cream massaged into our skin. As the skin is our largest organ, we wanted to enrich and hydrate the skin in the safest way possible. Our vegan friendly, non paraben, free of dyes and animal testing Footbar products are made right here in Kelowna. We have scrubs, bath salts, lotions and soy candles scented with essential oils we blended ourselves. These products were mixed and remixed for months (in our kitchen) before going to production. Music plays a big part of Footbar’s ambience as well. The beats range from mellow drum and bass to soft ambient electronica. Footbar offers 25min (perfect for lunch breaks), 45min and 1hr5min sessions. We have medicinal essential oil add-ons as well as our exfoliating scrub massage and our signature hand massage. We cater to men and women and would love to invite you in for a trip to unwind ! Call 250868-4889 to book and/or visit our website www.creamsalons.com and click on Footbar for more info.

Shannon writes ... my boyfriend is not romantic. He has never bought me flowers or surprised me with anything. My friends have guys that fuss over them and it makes me want that too.
?
How important is ROMANCE in your RELATIONSHIP? Shelley (35) “I love a romantic gesture or two but it’s the day to day stuff that keeps me interested.”
?
Catherine (44) “I crave romance more than I did when I was younger…now if only my husband would read this!” Jacklyn (32) “It seems to me romance only happens in Christopher (29) the beginning, then it just disappears over “Romance should go both ways, if I’m buytime and that’s sad. ” ing flowers maybe she could buy the beer!”
Okay Iconics….Go ahead....and ASK GAYLE! Romance……we all experience it but then….well what happens? What if things change? Do we accept it, tell ourselves it doesn’t matter or just hope that it returns. Romance IS important, whether it be through grand gestures like gifts, flowers or the little everyday things like brewing you a cup of tea. Romance is kind of like the “icing on the relationship cake!” You lather it on and it makes the cake taste even more delicious! But it doesn’t happen without intent. Sure in the beginning when you are “falling in love” the romance meter is off the charts but after months, years, kids, responsibilities……..are you still feeling it? Romance is the kindling that stokes that loving feelin’ and it’s our job to keep on feeding the fire. So my advice…think about how you felt when you first met
and fell in love……what little romantic gestures did you make? Did you leave love notes, text “thinking of you”, grab him/her every chance you had? Go back to that! Do what you did when you were first falling in love and let yourself experience those feeling all over again. The more you do it the more you feel, the more you get used to that feeling, the more you enjoy it, and….. the more in love you fall! Shannon, don’t make comparisons just focus on your relationship. If you have feelings for him then TALK to him. Tell him what you need and want to feel that he cares. His previous experiences may not have modeled the relationship responses you want but he can learn. Lead by example and show romantic gestures towards HIM! If he cares for you he’ll want to show you in a way that you understand.
Feedback and Questions for Gayle ... Jaelyn writes……..I’ve been enjoying a casual relationship with a great guy for almost a year who been here on a short-term work visa. We both knew he would end up leaving and kept our relationship focused on the present. Now that day has come and I regret never sharing how I really feel about him. I afraid of rejection but…..what should I do? Jaelyn relationships never move forward based on silence. Talk, tell him your feelings, where you want the relationship to go. Your dreams may
turn into reality but only if he knows.
Remember ICONICS ……. Love ain’t for the lazy! A relationship can’t survive on its own. It needs the care and nurturing of two participants, giving to each other in a way that creates a mutually beneficial connection. So - COMMUNICATE ! Think about the things in your relationship that are fundamental to your emotional wellbeing. Share those with your partner and invite the same in return.

FALL 2014
Living Like the Immortals, Telomeres = The Truth About Exercise, Hard Bodies and Living Longer As a little kid I loved watching the Olympics on TV. I would pretend that I was one of those very focused, elite, athletes racing to the finish line. In my mind, I would be sweat kissed, have tight musculature, and a perfectly formed body. There were mere fractions of seconds distinguishing between first, second, and third place medals. I was immortal. Of course, I won gold every time. No doubt Olympians are people, who have reached physical perfection. That level of performance might be beyond the reach of most of us normal mortals, but there is some ground breaking news you have to be enlightened on. By taking advantage of the latest research on telomere biology, there is a lot we can do to greatly improve our fitness level, build a more efficient, well muscled body and all the while slowing down cell-aging dramatically. Wow what a full grab-bag! I want some of this. The telomeres at the end of our cells, are like the plastic ends of a shoe lace; they hold the DNA in place. They are our biological clock. As our cells divide, the telomeres shorten. The shorter the telomeres become, the more our cells age and the more we age. Normal you say? Well what if there was a way in which to enable our telomeres to be preserved longer so we would stay younger, longer? According to Dr. Tim Spector there is such a way. He is the leading epidemiologist who led a study on telomeres and exercise with 2,400 twins participating in the study. They examined whether there was a relationship between the subjects’ telomere length and how much exercise they got in their spare time over a 10-year period. The study found that those who exercised vigorously 3 hours a week, were biologically, an amazing, 9 years younger and had longer telomeres (ie the cells aged less) than those who exercised under 15 minutes a week. Spector noted that vigorous exercise was necessary to get the full benefit, he said, ”It is really (about) working up a sweat.” (1) This brings us to the next question, what is the ‘best’ exercise that works up this kind of sweat? In the book, The Immortality Edge, Michael Fossel PhD, Dave Woynarowski MD, and Gretta Blackburn point out in detail a fitness program based on Nobel prize winning research. They say the optimal training program includes stretching, like yoga, resistance training and contrary to the conventional cardio/aerobic philosophy leans heavily to anaerobic exercise. They specifically refer to sprinting or high intensity interval training (HIIT). What is attractive about their plan is that they say it delivers the greatest: fitness advantages, cardio health, burns up to 9x more body fat, with the least telomere shortening… in less time than conventional methods.(2) What this research is saying here is that, I can become fitter, leaner, have a healthier heart and stay younger looking, in less time than what I was doing before? Definitely appealing. And there is more. International speaker, author, and researcher, Dr. Joseph Mercola, sites one study, where recreational cyclists were able to double their endurance capacity in just two weeks, by including three sessions of sprint interval training while cycling.(3) If that isn’t convincing enough, Mercola adds these benefits to the HIIT list:

Improves and builds muscle tone Delivers higher energy levels Boosts sex drive * Increases production of testosterone Optimizes production of human growth hormone (HGH)
HGH is a phenomenon all in and of itself. Health Guru, David Wolfe says ”A 71 year old produces only 1/10th of the amount of HGH generated by a 20 year old…Boosting the natural production of HGH helps us feel, look, and function like a more youthful person.”(4) Just look at the list of benefits that research has revealed about HGH (5): • • • • • • •
Restores: muscle mass, lost hair, organs that shrink with age Reduces: blood pressure Decreases: body fat Increases: energy, sexual function, and cardio output Improves: cholesterol profile, vision, and memory Thickens skin and reduces wrinkles Increases the length of telomeres
What a line up! I am absolutely going to change up my workout plan. If HIIT delivers what the research tells us, it is worth trying. I am under no illusion that my body will meet my childhood vision and take the speed and form of an Olympian, but I can handle a little more time and a body with a little less squeeze. How about you? HIIT Time Recommendations: Immortality Edge and Mercola.com: 30 seconds of maximum effort followed by 90 seconds of recuperation, for a total of eight repetitions. allery 421 was established in October of 2002 by three local art galleries. The collaboration of Tutt Street Gallery (Judy Johnson & Sandra Hogarth) the Evans Gallery (Wayne and Julie Evans) and the Grand Gallery (Jonn & Susan Einerssen).
This newly formed gallery gave the community a very rich and diverse collection of art and artists. In 2004, Jonn and Susan sold the Grand Gallery and in 2005 took over Gallery 421 which then was located at the Rotary Centre for the Arts. Both Jonn & Susan are passionate for the arts, as Jonn has been a self-supporting artist of over 45 years and Susan has been a collector of fine arts from an early age of 17. Together, with their passion, brought the gallery to be one of the most vibrant and exciting

Okanagan Icons
introducing PEOPLE who MAKE a DIFFERENCE
UNGARO
Donnie Ungaro, the Chef Executive Officer of Culinary Ink who made North America’s first ever non-profit owned food bikes, is also the head of the Okanagan Young Professionals (OYP) Collective and lead organizer for TEDxKelowna, motionball Kelowna, timeDRIVE and Growing Chefs Okanagan. Dan Palotta said it best in his TED talk.... our generation wants it’s epitaph to read “We Changed the World.” It’s the statement that starts every day for Donnie Ungaro, how can Donnie change the world. While it seems like a lofty statement and goal, it starts small but the compounding effect of the small steps effect great change. Donnie is a busy guy, actually, that is a dramatic understatement, he is a VERY busy guy, but he’s always happy to help anyone, anytime. His day-to-day business is heading up the Okanagan Young Professionals (OYP) Collective. OYP is an initiative by the Central Okanagan Economic Development Commission to keep and attract young professionals and families to the Okanagan by changing the culture and building an inclusive, exciting, engaging community. He’s the co-event director of TEDxKelowna, an independently organized TED Talks event. Donnie is also the co-event director for motion ball, an organization dedicated to engaging young professionals to be the next generation of donors and volunteers for Special Olympics Canada. Donnie also sits on the local Special Olympics board. Motionball locally, has raised over $125k in the last 3 years and over $4.5 million since inception in 2001. Motionball will be back for a fourth year with two new events, motionball University as well as the inaugural motionball pro-am Okanagan bringing 30 top NHL stars, celebrities and icons to Sunset Ranch Golf Course, July 11th, 2015. Donnie is also the co-organizer of timeDRIVE, a volunteer social concept that he helped developed which has young professionals donate hours of their professional skills in lieu of dollars. This pro-

gram has raised over $100k in services for local non-profits in the last 2 years. Drawing on his culinary background, Donnie brought the Growing Chefs program to Kelowna placing top Okanagan chefs in grade 3 classes to teach students about urban agriculture, composting, vegetable nutrition, basic knife and culinary skills.
the non-profits. He also donates 20% of his franchise fees to local charities and food programs for children and the carts obviously use only biodegradable packaging.
Donnie and his wife Jill have 2 beautiful daughters, Madeleine and Zoë. His family is his driving force to make a change in the world, one project at a time.
“Give a man a meal he eats for a day, Teach a man to cook he eats for a lifetime.”
While this might seem like an overwhelming amount of projects to organize and run, Donnie has also recently launched a new business venture that evolved from his catering company. Yes, catering! Donnie not only has a business administration degree from Okanagan College, which he was the young alumni of the year for 2014, he also has his Red Seal chef certification, a decade of restaurant and catering experience, and an insurance designation. Donnie was also a paid on call firefighter for 5 years in Kelowna. He has taken everything he learned from his career coupled with a much needed demand from the non-profit community to launch the Culinary Ink food bikes. The first of their kind in North America. After years of working with non-profit organizations, the same stories and issues kept emerging, organizations were struggling for donations, government grants would end and they would have to let staff and contractors go. Charities all saw social ventures as their future but lacked the time, skills and ideas of what to implement. Donnie franchises his food bikes to non-profit organizations, provides them with all the training, systems and information needed for them to start their own small social venture that provides much needed funding but also creates jobs for clients and members of
Culinary Ink’s mission statement is proudly displayed on their food bikes:
The statement has two meanings to Donnie, the Chef Executive Officer:
“The idea behind the mission statement is to get non-profits to decrease and eventually end their reliance on inconsistent government grants and donations and become financially self-sufficient. The second part is to give a hand up, not a hand out to the members and clients of the non-profits by giving them a chance and a job. The idea is that they get back into the workforce and become a productive contributing member of society and a draw.” Locally, Soles 4 Souls Canada, Metro Community and the Kelowna Community Food Bank have come together to purchase three franchises that they will run as a collective group and are looking to add another three in Kelowna in the spring. Donnie plans on taking the franchises across Canada and into the USA assisting non-profits to launch their first social venture with the greater hope they move towards self-sufficiency. Donnie has set a lofty of goal of donating $1 million to charity and creating 300 jobs before he turns 39, he has 5.5 years and the clock is ticking. It was the 3rd annual TEDxKelowna - showcasing inspiring trailblazers telling the stories of their journey, how they ventured out and found something daring that forced them to think ... like a child once more. “What do you want to be when you grow up?” - a question we all have been asked as a young child – was the topic this year’s TEDx event. With a line-up of speakers including Olympic Medalist and philanthropist Cheryl Bernard, our very own Jana Webb (creator of Joga, TV Personality, Published Author, Public Speaker), award-winning Harvard trained doctor, researcher, media expert and #1 bestselling author Dr. Shimi Kang, or 16 year young entrepreneur Aanikh Kler, the audience was introduced to some amazing stories of their journey, finding the wonder and opportunity that has led to discoveries that feed their spirits, fulfill their lives and ignite a lasting ripple effect of change for the Okanagan and beyond.

Community
Juice
by Scott Sealey
A
ccording to “Boss” Ross Hawse, General Manager of 103.9 Juice FM, in a world where entertainment is available instantaneously on your smart phone 24/7, what’s the best way for a radio station to stand out? “Be Local. Excruciatingly local.”
That was the vision when Juice FM relaunched on Valentine’s Day of this year. For a station seen by many as an underdog in the city’s competitive radio market, the goal was nothing short of lofty: change the way radio is done in Kelowna and have fun doing it. But before it could march ahead, Juice FM needed to take a step back. “We wanted to take radio back to the old days when it was a conduit to let the community know what was going on and connect them with different businesses and events,” Hawse continued. People are encouraged to come by and let the on air personalities know about events around town. Often, Team Juice will show up to those events free of charge. “People are always shocked when we say there’s no cost but we don’t want to be one of those stations that just sits in the studio talking about the community. We want to get out there and be a part of it. ” While the station’s values might be a throwback to the golden age of radio, Juice FM has its other foot firmly entrenched in the modern age. Facebook, Twitter, Instagram, and Youtube have been fully embraced as a means to engage with the community. The station even has its own app. Available for Apple and Android phones, Juice App features movie listings, traffic cams, YLW flight information and also gives listeners a chance to chime in on online conversations. Kelowna’s response to the evolution of Juice FM has been positive and Hawse is happy with what he sees so far. “People are noticing. They see us out having fun at events and they want to share in it.” Of course they do. Remember that iconic scene in Rocky where he’s running and the people of Philadelphia cheer him on? Everyone loves an underdog...especially when they’re as much fun as Juice FM!

World Class Pinot – World Class Design
50th Parallel Estate Winery Opens New Gravity Feed Pinot Noir Facility After over 16 years of visioning and planning and over 5 years of site development, Proprietor’s Curtis Krouzel and SheriLee Turner-Krouzel have a personal invite for you to visit what is one of the newest and most beautiful state of the art destination wineries in the world. As you may have heard, the Okanagan Valley has just been awarded the title of second best wine destination in the world by USA Today, and 50th Parallel hopes its new facility will contribute to putting the region over the top in 2015. Only 15 minutes from the Kelowna Airport, 50th Parallel Estate is set right on the edge of the pristine shores of Lake Okanagan with unparalleled views of the majestic Cascade mountain range, complete with a 300 degree view of the lake and shorelines below.
If you have not been to the estate yet, it’s certainly one to add to your list as fall 2014 sees the completion of the 10,000 square foot winery and wine caves, the third of five phases in this premier development. The winery is situated in the middle of the 61 acre estate, and is developed specifically for the purposes of gently handling sensitive Pinot Noir and a select few aromatic white wine varieties, utilizing the natural sloping grade of the site to gently process fruit by maximizing the use of gravity rather than mechanical pumping of the sensitive juice and skins.
The next phase of the winery will include a beautiful glass events space, a unique seasonal wood fired forno bistro focused on serving farm to table fare made with many ingredients grown right at the winery, and the stunning ‘Lake to Sky’ glass tasting room all which will come together seamlessly to complete the buildings destination concept.
When one first arrives, the winery reveals it’s impressive facade as you drive up the winding driveway between old walnut trees and the newly planted demonstration vineyard. The proprietors wanted the building’s architecture to reflect the importance of the name of the winery, with all of the prominent site lines and material being ”In Parallel” with each other. Length and linearity are common themes with careful attention being paid to using only four mediums to complement each other; concrete, metal, glass, and wood.

The center point of the Pinot Noir production area and the most impressive architectural element in the winery is the ‘Floating Crush Pad’. Above the six primary Pinot Noir fermenters hovers 30,000 pounds of concrete and 3,000 feet of steel rebar creating a one of a kind crush pad that has no connectivity or support from anything below. The cantilevered pad had to be tied thirty feet back into the mountain behind to make the complex design work. The crushpad supports the winemaker safely while he gently ‘punches’ the thick cap of Pinot Noir skins in the tanks from above by hand, preserving the traditional artisan nature of the wineries processes. Below the floating crush pad and blasted into the feldspar granite mountain lies the first of the extensive series of wine caves. The caverns serve as the perfect home for 50th Parallel’s entire portfolio of Pinot Noir and soon to be released Chardon-
The fermentation tank hall has been designed so it can be used as a beautiful special event location. Weddings, corporate functions, and wine focused events grace the halls of the winery while providing amazing views of the winery and surrounding landscape.
Possibly the most beautiful outdoor event location with the best view in the Okanagan Valley can now be reserved for special functions at 50th Parallel Estate. The ‘Infinity Event Pad’ is a breathtaking vista featuring a 3,000 square foot concrete infinity pad that visually drops into the vineyards and lake below. It is the most stunning outdoor setting for a private chef’s dinner with your friends, cocktail reception, or wedding ceremony. 50th Parallel Estate has been designed with unique guest experiences in mind. Scheduled ‘Grape to Glass’ tours of the winery begin in the demonstration vineyard with education about the viticulture practice, then journey through the winery and barrel cellars while explaining the wineries unique processes and finally end with a tasting of our international award winning wines that will send the senses through the roof. The unique tasting room experience allows guests to sample wines in the middle of the stunning tank hall on beautiful curved hemlock tasting bars reclaimed from the original quonset building where the first vintage of 50th Parallel wines were made. While most wineries may feature a single cellar door, 50th Parallel Estate has commissioned local craftsman to create 10 stunning solid wood doors made from local old growth Fir trees to welcome both visitors to the winery and the prized fruit to the entrance of the crush pad. The smallest of the doors weigh in at almost 1,000 pounds and all had to be custom made onsite due to their enormity.

At first glance the eye is drawn to a stunning 12” thick concrete wall that frames the wineries name in shining polished metal, but also serves to function first ahead of it’s form. The wall retains the mountain behind, conceals an access ramp that allows fruit arriving from lower vineyards to be transported to the covered crush pad above, and also creates a loading area to receive winery production items like glass bottles and only the best French oak barriques.

EXPLORING THE WINES OF THE OKANAGAN VALLEY
It is that time of year again ... the leaves are turning yellow, and the Pumpkin Spice latte is back on the Starbucks menu. So this time we were looking for some wines that might be good transitional wine styles ... Summer is behind us, winter is right around the corner. So what would be a good wine for fall? How about the following ...
Stag’s Hollow 2012 Hart With approximately 7500 cases of wine annually, Stag’s Hollow is a boutique winery that produces their wines from both Estate grapes and grapes purchased from smaller growers throughout the South Okanagan. The 2012 Hart (“a mature male deer or stag) is a port-style wine that comes in a very cute 500ml wine bottle. Made entirely from exceptionally ripe Merlot that was hand harvested from their Osoyoos East Bench vineyard in early October 2012, it was foot trodden 3 times daily during the entire maceration of the whole berry fruit, in order to gently extract tannins and colour while avoiding astringency. Midway through the fermentation, barrel aged grape spirits were added to arrest the fermentation process and preserve the natural sugars in the wine. This wine age nicely over the next 10 years. 50th Parallel 2013 Pinot Gris It’s the perfect wine to enjoy with friends and family! The 50th Parallel 2013 Pinot Gris is medium bodied, lush, concentrated and underpinned with delicious acidity. The palate is packed with citrus, stone fruit and pear, smoky and spicy notes ... you will find aromas of nectarine, mandarine orange, grapefruit, pear and apple, and we can highly recommend to pair this wine with salads, salmon, chicken, pork and ham dishes. Blue Mountain 2007 Blanc de Blancs Ladies and Gentlemen - meet the ICON Okanagan office champagne! Yes, the Blue Mountain Blanc de Blancs, made in the Méthode Traditionnelle style, became our favourite sparkler this year! It is a 100% Chardonnay, aged five years, with wonderful floral notes that remind us of a fine mousse, with lemon, nutty and toasty character on the nose and across the palate, and a crisp lemon finish. As for the food pairing ... well, we found out that there’s no limit, but we can definitely recommend it with seafood, especially with oysters or sablefish. Retail: $39.90
Alc./Vol.: 12%

the last word...
What We Love About The Okanagan
Insider information is everything! This issue transplanted Torontonian and ‘man-about-K-town’ Danny McBride shares what he thinks makes the Okanagan so special.
12
THE LANDSCAPE. Geographically, it’s eye candy. Especially for someone more used to the monolith buildings of Toronto. The terrain around Oliver and Osoyoos, it’s like the wild west - so beautiful. And I’m glad we’ve got places like the Eldorado here in town. I like the El because it esthetically reminds me of the rustic little hotels one might find in Ontario Muskokas… comfy atmosphere, cozy rooms. The fact it has a patio on one of the most beautiful lakes in BC and its own marina, make it an ideal place to take visitors. Can’t beat that view. EVOLUTION. I love that Kelowna is evolving. There are more and more great places popping up – restaurants, bars, etc. – showing that people are really giving Kelowna a chance, which is fantastic. Build it and they will come!
3
THE CALIFORNIAN PHYSICALITY OF KELOWNA. I love it that people are a little more health conscience here. Nice to see people out jogging and bicycling along places like Mission Creek and the Boardwalk.
4
SMALL TOWN COMMUNITY. Kelowna still has this, which is great. A small town should never brag about becoming a city – it loses its innocence.
56
MUSIC SCENE. Having been in the music business for so many years I’m thirsty for a vibrant music scene. There’s some great talent here, and seeing the odd new studio open up is fantastic. Speaking of which… ARC HOUSE STUDIO. This is as close as you can get to a downtown studio like you would find in Vancouver or Toronto. It’s great to see.
7 8
9 10
BRANDT’S CREEK PUB ‘JAMS’. I play there about once a month with the owner’s son Darren Hutchinson. We fly in a singer from Vancouver and it is always great fun. Keep an eye out for the next one.
WILDLIFE. We were eating dinner last night and a family of deer walked by our house. For a city boy, that’s wonderful.
THE PEOPLE. There are some good people, doing good things in Kelowna. Like my friend Ken Stober, who just opened The Third Space, a not-for-profit coffee bar in the Landmark 2 on Dolphin Avenue, a great space that’s been designed for people to connect, engage and create.
15
LOCAL MARKETS. Thank god for Valorosa and Mediterranean Market – I get my tomatoes from one and my olive oil from the other.
13 14
WINES. I’m discovering lots of really great Okanagan wines like Tinhorn’s Oldfield Series Pinot Noir – I bought 200 bottles several years ago and have drank every one. Their Cab Franc is great too. Plus I love La Frenz Reserve Chardonnay, and anything by La Vieux Pin. Oh, and Blue Mountain Pinot. Red Rooster Pinot Noir is also a favorite – inexpensive but great.
SOPA FINE ARTS. This is a great gallery that is taking the right steps to urbanise the Kelowna art scene. It looks good inside and Deborah is a great curator. Plus there are First Thursday exhibitions where you can have a glass of wine and meet Kelowna’s arty people.
16
17
NEW PLACES. There are some great new places opening up, like The Salted Brick and Bacaro, which are both downtown. This goes back to what I was saying in #2 about evolution.
1118
EAST KELOWNA. It is lovely and quiet and perfect for painting.
LOCAL PRODUCE. I love to cook and if I’m doing something with apples I just walk into the orchard and grab one off the tree. I can smell the apples from my house. Then there are people like Dona Dennison with her Little Creek Dressing and her husband, who grows all the greens for Raudz. They are lovely people, all about giving back to the land and producing amazing food.
12
MIRADORO. I’m a big fan of the restaurant at Tinhorn Creek Vineyards. They have a grilled cheese sandwich that is the best thing I’ve ever tasted. It’s made with kootenay alpine nostrala on focaccia with stonefruit mostarda & crispy onions and prosciutto served with corn chowder. The chef would kill me for only mentioning the grilled cheese but coming from someone who was lucky to tour many of the top restaurants in the world …if his grilled cheese is good his dinner is hot sex!! There is nothing like having lunch there, it’s like looking off Mount Olympus onto the Okanagan Valley. (Terrafina at Hester Creek is great too!)
STREET FOOD. It’s here and it’s great. ‘Breakfast Wraps’ food truck is fantastic. It got a great vibe, it’s a real mom and pop place, and you know there is a real chef running the place. Their candied salmon risotto fritters with yogurt, cilantro and chili dipping sauce… I just constantly want more.
SOY. This little Asian fusion restaurant is tucked away near SOPA, and I swear they have the best fish burger in town – panko covered, fresh tomato, lemon grass sauce. I’m always asking Constance (Danny’s partner, artist Constance Bachman) to pick me one up.
19
OUTDOOR ACTIVITIES. I am so proud to live somewhere with the skiing and golf facilities that we have here in the Okanagan. Big White is a world class resort and I love it when friends come to visit and we can offer this up as something to do.
20
ACCESSIBILITY TO THE REST OF THE WORLD. With the Kelowna airport we can get pretty much anywhere quickly, which is great for me when I am planning an exhibition, which I currently am with the Stephen Lowe Art Gallery in Calgary. Constance and I will both be showing there the first two weeks of October.
