Here we are, at the end of the year. Yes, another year has passed, and we are looking forward to the new year. At ICON Okanagan we had a lot of fun putting together 4 editions, and we saw some changes in our team. For 2018 we have many plans and are already working on the content for the next edition. But we will also make sure to spend some time with family and friends. The Okanagan is, after all, a Winter Wonderland. The slopes are open, lots of winter fun is waiting. Snowboarding, skiing, snowmobiling ... yes, there is a lot you can do here! And even if you are not the ‘winter person’ you will enjoy some quiet time with a good glass of wine in front of the fireplace, reading a book - or your favourite magazine!

With attendance ranging from 250-300 people, “Downtown After 5” gives Kelowna’s business people an opportunity to gather in a casual atmosphere with great people, delicious food and fabulous wine and beer. On November 30th, the Rotary Centre for the Arts was the location for the last Downtown After 5 in 2017. THE BREAK-UP Anyone that has been on either end of a “dumping” knows the emotions that can be involved. They are some of the most intense we can experience in our lives. Losing someone is almost always difficult, and how you handle the situation is both a chance to reveal your character and also a great way to build it. There are some clear rules on handling a split with class and dignity, and I promise you will probably break them at least once in your life. It might seem impossible to be the calm, cool, collected individual you should be, but it can’t hurt to try! Do - Cry if you need to...releasing that emotion can be therapeutic. Watch out for diamond commercials...they get you every time. Don’t – Wail, scream and beg. Regardless of the outcome, you WILL regret it later. Do – Break-up with someone in person. If you are a coward or heartless, do it with an email or a text. A phone break-up is only appropriate in a long-distance relationship. Show some respect, be confident, and talk to their face! Do – Be as honest with someone as possible when you are on either side of the “dumping.” Be gentle and sincere with your honesty, but don’t hurt them with details that don’t matter. Don’t – Be dramatic! Anything that involves desperate cries for attention via social media, burning of stuff, damaging of property, or public displays is ridiculous and excessive. Settle down. Do – Recognize that if you were the one that made a mistake, and they cannot forgive you, all you can do is be sincere with your apology and the rest is up to them. We know it wasn’t your fault (sarcasm), but accept the consequences for what they are.
Do – Move on! If someone doesn’t want to be with you for whatever reason, the ONLY thing to do is gracefully excuse yourself from their life and move forward. If they change their mind and you’re still into it, they will come find you. Not to mention: human nature (as ridiculous as it is) is such that we want what we can’t have. Don’t – Give people false hope. If you really are done, tear off the bandage quickly and set them on the path to healing. Do – Find an outlet for your emotions that is positive. Try exercise, cooking, origami or some other random hobby. Skip the partying, drinking, and anger phase...you will end up right where you started anyway, and you’ll have less money.
Jerry Seinfeld said: “Breaking up is like knocking over a Coke machine. You can’t do it in one push. You gotta rock it back and forth a few times, and then it goes over.” The key to a successful result when going through what can be one of the hardest times in your life is to be honest, remain collected, and make decisions firmly. Almost any other way leads to regret...trust me!
Don’t – Think for a second that cheating is anyone else’s fault other than the person who cheated. Ever. Do - Get help from a therapist coach or a book if you are a cheater, controller, or a general A**hole. If you don’t, you will one day find yourself in an unfulfilling relationship or alone.

However, there are several things you can do yourself. One of them is to start a wedding binder. Begin leafing through bridal, lifestyle, fashion, gardening, design, and food magazines for inspiration. Also, you have to realize that your dream wedding won’t happen the same year. At least not if you are looking for the perfect venue, whether it be a winery with the lake in the background or the romantic church. You will most likely have to book these at least a year in advance. Which may not be bad news, as you need a good year to plan it right. At this point you should also have set a budget. Determine how much you have to spend, based on your families’ contributions and your own. Which includes to figure out your guest list. Who’s in? Make a head count database to use throughout your planning process, with columns for contact info, RSVPs, gifts, and any other relevant information. If you are on a budget it won’t be easy to do, but the best way to do it is to reduce your guest list.
may your life together be full of love, and your love full of life! Once you are done with your guest list you will have a better idea to figure out how big the venue needs to be. By now you will also know a month, maybe date for the wedding, so find the perfect venue – or venues - and reserve the day. Remember the time when all it took to beat the guy at the streetlights in a quick head-to-head acceleration race was a big and powerful engine? Knowing you had the big block V8, or the Italian purebred V12, it was a safe bet you’d leave your opponent in the rear view mirror. Well, these days you’d better be careful when a dad with his two kids in the back of his sedan sits next to you at the lights with a weird grin on his face. He might drive a Tesla, and he might have put it in Ludicrous Plus mode. What’s that mean? It means he can accelerate to 60 mph in less than 2.3 seconds, and you would see his kids waving at you looking through the rear window. Yes, that’s right, no kidding – our colleagues at Motor Trend have clocked the Model S P100D 0-60 mph at 2.275507139 seconds. “Oh shit!” Yep, it’s a new world. Hybrids and electric cars are definitely changing the game. It has been almost 140 years since Karl Benz was granted a patent for his internal combustion engine. It started a revolution, yes, but in a way it was also the beginning of the end, polluting our atmosphere with more than 1 billion motor vehicles in use in the world today. An interesting side-note: In an alternate universe it could have all been very different. Did you know that the first electric car was actually invented around 1832? The Electric Future .. Is a Story of the Past! Many call Scottish inventor Robert Anderson the father of the electric vehicle, SMART VISION EQ as he invented the first crude electric carriage powered by non-rechargeable primary cells in 1832. In 1859, French physicist

Gaston Planté created the first rechargeable leadacid storage battery, which was improved in 1881 by his countryman Camille Faure. Ten years later, in 1891, William Morrison of Des Moines, Iowa built the first successful electric automobile in the United States, and two years later a handful of different makes and models of electric cars were exhibited at a show in Chicago. In 1897 the first electric taxis hit the streets of New York City, and with The Pope Manufacturing Company of Connecticut the first large-scale American electric automobile manufacturer was born. By 1900 the electric automobile was experiencing its heyday. Of the 4,192 cars produced in the United States, 28 percent were powered by electricity, and electric cars represented about one-third of all cars found on the roads of New York City and Chicago. It all changed in 1908, when Henry Ford had begun mass-producing inexpensive cars with gasoline engines, hammering the first nails into the coffin of the electric car. People were now looking for longer distance vehicles, with more horsepower, and the ease of having gasoline was another huge factor. It wasn’t until the mid 1960s that the electric car became favourable again, when US Congress introduced the earliest bills recommending use of electric vehicles as a means of reducing air pollution.

The Modern Revolution There were several attempts in the 1970s, especially with soaring oil prices, to bring back the electric car, and in 1976 Congress even passed the Electric and Hybrid Vehicle Research, Development, and Demonstration Act, to push the development of new technologies, but it wasn’t until the late 1980s that efforts were made to build a practical consumer electric car. In 1988, GM’s EV1 became the first mass-produced and purpose-designed electric vehicle of the modern era. Called by many “the world’s most efficient production vehicle,” the EV1 was not available for purchase, and was made available through limited lease-only agreements only. In the end GM believed that electric cars occupied an unprofitable niche of the automobile market, and the EV1 program was subsequently discontinued in 2002. All EV1 cars on the road were repossessed and destroyed. The full story of the EV1 is told in the 2006 feature film Who Killed the Electric Car?, directed by Chris Paine and narrated by Martin Sheen.

The Rise of the Hybrid Did you know the first hybrid was actually a Porsche? Built in 1898? Well, in a way, it was: In 1896, when he was just 21 years old, Ferdinand Porsche had invented the electric wheel-hub motor, a battery-operated motor that actually fit inside the hub of a wheel. He was approached by a Viennese coach builder named Jacob Lohner, who felt that gas-driven cars were too noisy and odorous. He combined one of his coaches with Porsche’s inwheel motors, and the Lohner-Porsche Elektromobil

than gasoline cars. In 2006 Tesla Motors publicly unveiled the sporty Tesla Roadster, which was modelled after the Lotus Elise, at the San Francisco International Auto Show. Next was the world’s first ever premium all-electric sedan- the Model S – which has become the best car in its class in every category, according to Consumer Reports. In 2015, Tesla then expanded its product line with the Model X SUV, followed by the low-priced Model 3, which entered production in 2017.

was born. The Elektromobil was introduced to the public at the Paris Exposition of 1900. However, the Elektromobil was not without its problems. This purely electric vehicle ran down its batteries quickly, making it difficult to hold a charge. To fix this issue, Porsche added an internal combustion engine that ran a generator, making the Elektromobil the first vehicle to combine an electric motor with a gasoline-powered engine. It could achieve a top speed of 38 miles per hour (61.2 kilometers per hour) and it had a range of nearly 40 miles on battery alone. The idea of the gas-electric hybrid resurfaced several times over the next 100 years, but it didn’t become commercially viable until the 1990s when Japanese car manufacturer Toyota unveiled the Prius in 1997. Nearly 18,000 units of the world’s first commercially mass-produced hybrid car were sold in Japan during the first production year. The same year, Audi introduced the Audi Duo, a hybrid based on the A4 Avant, to the European market. But it was actually Honda that brought hybrid technology to Americans with the introduction of the 1999 Insight. The Toyota Prius went on sale in the U.S. a year later, in 2000. The Age of Tesla Tesla was founded in 2003 by a group of engineers who wanted to prove that people didn’t need to compromise to drive electric – that electric vehicles can be more powerful, faster, and more fun to drive

Today, most automakers have a hybrid model for sale, and several offer electric cars as well. Even more important, many of the big companies including Volvo, Aston Martin, Jaguar, Land Rover and even GM, have announced that they will gradually phase out production of gasoline and diesel engines over the next few years, working toward an all-electric, zero-emissions future. And although the Trump Administration seems to be fascinated by rolling back fuel efficiency requirements in the US, the rest of the world is insisting on an electric age. France, Great Britain, the Netherlands, Germany and Norway have all said they plan to ban the sale of gas and diesel cars in the coming decades. And more importantly, China—the world’s largest car market—and India plan to join them. Canada hasn’t yet introduced a ban or even a proposal, but the government’s Pan-Canadian Framework on Clean Growth and Climate Change is required to create a national strategy on zero-emissions vehicles by no later than 2018, and sales of electric vehicles in Canada have been increasing in the last few years. No doubt – the future is electric. But what if you want to be different, don’t want to drive the same

The Karma Revero is a premium plug-in rangeextended electric luxury sports sedan manufactured by Karma Automotive It is a revamped version of the Fisker Karma. The first of the new production, for model year 2017, was released in September 2016. The overall design and powertrain are virtually unchanged, the 20.8-kilowatthour lithium-ion battery pack has about the same capacity as the Fisker-era pack, but it features new battery-cell chemistry. Karma also switched to a new computer control system. The Revero features DC fast-charging capability and a built-in 4G LTE connection that allows Tesla-like over-the-air software updates.

We actually did the work for you, and here’s what we found ... Fun on 2 Wheels We recently had the chance to ride some electric scooters at Urban Machina here in Vancouver, and really liked the IMAX S1+Limited Edition. Build in the Netherlands, this scooter is equipped with a powerful 48V/500W motor. The IMAX tops out at of 35 km/h and has a range of up to 50 kms. If that’s not enough, try the UberScoot 1600 Watts Electric Scooter, which reaches almost 50 km/h. The Electric Bicycle If you love supercars, you will love this. The brain behind this bike is Mate Rimac, the owner of Rimac Automobili. Yes, this bike was built by the same company that created the world’s first electric supercar – the same company that provides the batteries for the Koeniggsegg. The Greyp G12S is the 2nd generation of their first electric bicycle, and can reach 70 km/h without any assistance from the rider. It also comes with regenerate braking and a lot of other goodies, and, after all, looks damn stylish!
The E-Bike There are lots of competitors in this field. Let’s start with California-based Zero Motorcycles Inc. Its newest bike, the Zero DS ZF6.5, is the two-wheel equivalent of the Tesla Model 3: kinda cute, reasonably priced, and perfect for day-to-day use. It offers up to 74 city miles on one charge, and charges in just four hours (a supercharger reduces that to 90 minutes}. Top speed is just under 100 mph. You want a bit more styling? Not a problem, just have a look at Italian manufacturer Energica. Their EGO45 electric superbike screams Ducati, and it will give you a 200 Nm adrenaline rush with a 0-60 mph acceleration in under 3 seconds. The bike’s limiter caps its speed at 150 mph, which is still plenty fast. And let’s not forget SORA. We introduced you to their luxury electric superbike in our Fall 2016 edition. The Perfect Commuter Car... ... is actually offered by Vancouver’s ElectraMeccanica. The Solo was officially launched at Luxury & Supercar Weekend 2016, and is a three-wheel electric car that has room for ... ONE! It puts out 82 horsepower and 128 foot-pounds of torque, which, considering that the Solo weighs just 1,380 pounds, provides ample acceleration and speed. For less than C$20,000 (before applicable incentives). And let’s promote local: Swing by their showroom on
PORSCHE MISSION E
One of the most exciting electric cars in the works is the Porsche Mission E, which is slated for a 2019 release. This concept shows what the first purely electric sports car in the brand’s history could look like. “Our core area of expertise lies in complex, efficient, and high-performance powertrains—just look at the 918 Spyder or 919 Hybrid.” (Stefan Weckbach, Mission E project head). Two permanent magnet synchronous motors (PSMs), similar to those in the 919 Hybrid that won Le Mans, propel the car and recover energy when braking. One of them powers the rear axle, the other the front axle. With a combined output of more than 440 kW (600 hp), they catapult the MissionE to 100 km/h per hour in less than 3.5 seconds, and to 200 km/h in less than 12 seconds.

TESLA ROADSTER
This ‘thing’ is nuts. The Roadster will go from 0-60 mph (96.5 km/h) in 1.9 seconds making it the first car to accelerate to this speed in under two seconds. It doesn’t stop there either. 0-160 km/h will take just 4.1 seconds and it’ll cover a quarter mile in 8.9 seconds. Provisionally the top speed has been set at 400 km/h. And then there is the range. Tesla promises close to 1,000 km available on a single charge. Tesla said they will begin selling the car in 2020.
102 East 1st Avenue for a test-drive and to learn more about their upcoming models. The Sedan If you are looking for a 100% electric luxury sedan, Tesla is pretty much your only answer. The Porsche Mission E will be the first real competitor, but we won’t see it before late 2019. The one that is closest right now is the Karma Revero. Wait, isn’t that a Fisker? Yes, and no. The Chinese company Karma Automotive bought out Fisker’s facilities and intellectual property in 2014, but didn’t get the rights to the Fisker brand. Karma’s new car is the Revero, which is essentially a modified version of the 2012 Fisker Karma. The Revero is a hybrid, yes, but it is a series-hybrid. Series? Let us explain: Most hybrids these days are “parallel” hybrids. Some of them can run in pure EV mode, but a parallel hybrid typically blends the electric motor’s and gasoline engine’s power for a combined output. The “series” hybrid has a combustion engine (the Revero has a 2.0-litre turbocharged four-cylinder) but it uses its gasoline solely to generate electricity, supplying power to a battery pack and/or to power electric motors that in turn move the vehicle. The Revero has a 9.5 gallon tank, and Karma says that with fully charged batteries, the Revero can travel up to 50 miles (appr. 85 kms) as an EV and then an additional 250 miles (400 kms) on the gasoline generator, giving it a total range of up to 300 miles (485 km). The Super Car Yes, less than 2.3 seconds to 60 mph bring the Tesla S into supercar territory, but let’s say a true supercar only has 2 doors, ok? And automakers, big and small, gear up for launches, but at this point we are pretty much looking at the Rimac Concept One, the 38

A turning point. Certainly, it was the worse night of my life and the most pressure I could ever be under. My family was being evacuated, my daughter was on the phone in tears because she could see the fire in the rear-view mirror and it was bumper to bumper traffic coming down Chute Lake Road and hearing the radios and firefighters are calling and city crews were missing and, because it all turned pretty quickly, really if it didn’t kill you, it made you stronger. Certainly a dark night and yet, out of it came a calm; a resilience that never left.
What do you always find yourself saying? We played a long game. Especially in my job, we have to look beyond three year terms or four year terms so every decision we make tends to be about the long term- where we will end up at some point in time. It must be harder to get satisfaction from the long game. Did you ever find there is disconnect from hard decisions you make now to the end result? Yes, I think that’s the real challenge of the job, to recognize that I am not the decision maker. I’m the advisor and to be able to at least build the case or create the vision, to be able to articulate a consequence of a particular decision, sometimes that’s hard. Sometimes people either don’t see or choose not to, and to me playing the long game is also about patience. My younger staff, who might get frustrated by a short term decision that maybe didn’t go their way, I tell them, “Hey, we’re in it for the long game, we’re playing a long game here. It’s about credibility and it’s about building credibility and so sometimes you have to not sweat the small stuff.” I attended a council meeting recently and you looked like a sea of calm… (Laughs) I think generally that comes with time. I’ve been a planner for 35 years; Director of Planning in Kelowna for 11 years and now City Manager for 11 years, so part of it is that you can anticipate, you know the answers of the questions when they arise so there is a calmness and I also say to people when you’ve evacuated 30,000 people from a burning mountain including your family, it actually takes an awful lot to get me excited.

Anyone or anything that stood out to you that night? Yes. There were lots; so many people were doing so much. I am a planner right, I’m not a first responder, I don’t negotiate hostages or anything. It’s pretty mundane most of the time, so to be in that kind of life or death situation was something I was really quite unaccustomed to and so I drew my comfort from watching people like, I think he was a Sergeant then, Shawn Wylie with the RCMP. He was in the Westside detachment and he’s retired now, but all hell was breaking loose and he is just calm and I actually stood by him just because his calmness made me feel good. So my daughter called and she is all upset and I said “Look, I’m sitting here with Sergeant Wylie and he’s pretty calm and there are RCMP in the mountain above you that are helping evacuate people and they’re still above you, you just gotta drive, don’t get into an accident.” There was another guy who was a commissionaire and right at the moment where it was getting overwhelming I was walking by him and there was a weight room at the firehall there, and so he said, “Why don’t you go in here and just get out of the room for a few minutes. I’ll get you a drink of water and I’ll make sure nobody comes in.” He comes in Winter 2018

of liked his ability to, I mean he was a great leader, a great General but he was also smart and maybe broke a few rules. In history, I would certainly look to someone like that whom I found fascinating.
They all have that moxie.
Weren’t you a fan of the planner who built Paris and was eventually run out of the city?
Well, I’ve always wanted to go to Australia. My whole life. I’d like to go hiking in Patagonia and do that just because I’ve never been there and at least once more, and hopefully a lot more times, I’d like to go back to Cortina and hike up in the area and my family is from just a little below there and once is just not enough.
Yes, Baron Haussmann who flattened the downtown and got rid of the slums and built one of the most beautiful cities and was fired (laughs), he was fired because it took him a long time and the Parisians weren’t used to that much disruption in their café life and they fired him and yet, looking back, who would think he did a bad job? So certainly Baron Haussmann is one of my heroes because he could have that vision. He worked for the emperor so you still have councils and stuff to deal with. When you’re a city manager you are kind of a servant leader. On one hand you serve and on the other hand I also believe it’s important elected people are representatives of citizens that come from different walks of life but from within the corporation there are people who are professionals that run the city right, so I don’t think you take a back seat. But you’re in that mode where you both lead but you serve too and you recognize that the ultimate decision is the will of the people through those elected. Who inspires you? Lots of people. Walter Gray. He was a great mentor. He was a guy who understood the long day too. Never got flustered over the small stuff, for him, being elected was public service. He didn’t need the job, he did it because he loved the City and he wouldn’t get bothered by things; he did what he thought was right and if you didn’t like it, that was okay too. Didn’t bother him in the least. So I think I learned a bit of that, you do what’s right and you don’t worry about it. So I’d say certainly Walter. Gerry Zimmerman was always a good friend and I’ve always appreciated him doing the right thing. I’ve always respected Gerry. At a national stage, I guess I always liked a little of Pierre Trudeau too. Here’s a guy who sort of did what he felt like and was smart. You didn’t have to agree with his politics or things he did but I don’t think anyone underestimated his intelligence and political courage from time to time. Those would be people off the top of my head.

Yeah, and each one of them would do the right thing even if it wasn’t popular. Three things on your bucket list.
Is that close to your birthplace? It is my dad’s birthplace. What are you passionate about? I am passionate about cities. This city and cities in general and I think in many ways, I think I’m a city specialist. That’s what I do. Cities are so interesting. They’re organic. They’re complex, made up of 100,000 people who make 100,000 decisions a day so I’m really passionate about how cities operate and the history and culture and all those things that are really important and I’m passionate about that. And I’m passionate about trying to instil leadership in those that we hire and trying to make them see that our jobs are more than a job. It’s a wonderful job. We build a city. I was with a young planner last night, we were going to a retirement party and we were walking towards the restaurant and I said one of the things about our jobs is that we can walk down the street and we can point out stories behind every building and every corner and the story of the Bank of Montreal and why it looks like that today and I think that is just wonderful, that you walk through your canvas and that’s pretty special. Your proudest accomplishment? I think surviving the fire has to be right up there. That turning point and to able to lead an amazing team and no one died. That is a real accomplishment. One of the things I’m most gratified about was because as a planner, every week there is another development that people will say, “No, it’s against their element; it’s too high; too short; too green; too brown, and besides you didn’t give me enough time, so I’m not complaining about the development; the process is wrong, I didn’t have Winter 2018
enough info.” They tend to go from, “,” I’m not against it to complaining and if they can’t find anything, then “the process is wrong”. But at the end of the day, what it is- is fear: Fear of the unknown. And since the 60’s, a growing disbelief that government is looking out for them. And I get that. I understand that. So to me the biggest fight was the Cardington, when the Cardington was built. It was downtown, it was a home for people with mental illness; it was a harm reduction facility, which meant that people would not be thrown out if they relapsed. The whole idea was to first give them shelter then give them support and once they were stabilized and back on their meds, eating and sleeping, then start worrying about the heroin addiction. But it doesn’t start there, that’s the harm reduction. We had everything going against it. It was a block and a half away from a major development and the guy building it at the time, a very popular citizen, fought it tooth and nail and fought it with a lot of fake news. A lot of fake news about what it was. We had Castanet showing a bunch of guys sleeping outside the Gospel Mission. There’s a headline of a new facility and they characterized it as a safe injection house, which it wasn’t. They brought in some RCMP member from Vancouver who said safe injection houses are bad. Well, maybe they are but ours wasn’t one and so it had everything stacked against it. The downtown business community and council stuck to their guns and they built it and a remarkable thing happened, nothing. It helped people. There were no shopping carts, there were no prostitutes, there were no drug dealers, it hadn’t become another Gospel Mission and it’s there today. If you walked by it on St. Paul street I dare say that you wouldn’t even notice it but there’s about 20 some people in there being helped. That, in some ways, broke the NIMBY (Not in my backyard) back. The next four facilities had less and less opposition because you can go there and so much so, that the last month or so a facility in Rutland had people (the same people that fought the Cardington) come to the public hearing and said they were wrong. So of all of the things I did, it was the ultimate NIMBY battle and it showed that the fear was baseless. What is your biggest extravagance you afford yourself? Geez. Good scotch.

What would you want your friends, co-workers and family say at your funeral? That’s a good one. He was a good person. Strip everything away, he was a good person and he cared about people, he was passionate about what he did and he lived his life with integrity. I’d be happy with that. How do you want Kelowna to feel and look in ten years? rec facility, so bike lanes and jogging lanes and trails and I just want to see more of that because I believe if you build it, people will use it; I think it inspires other people. If you live in a city where people are riding and people are running I think it inspires us. I am a big fan of the Apple Triathlon. I think one of the things the Apple does is inspires people to say, “Maybe I’ll try that.” So to me, there is nothing better to make people live a healthy lifestyle and to see other people engaged in a healthy lifestyle. What three qualities do you want city staff to exemplify? What I see, and I’m not sure everybody understands, is that the staff of the city really care about their jobs. Like, really care about their jobs. To a level that I don’t think most people would believe or understand, but when you’re in there and you see it, you see it. Every, single one. One of the qualities that I hope I’ve embedded is in the end - we are problem solvers. Doesn’t matter what your job title is. We solve problems. We’re public service. That means we solve the problems that are in front of us. I want to have written when I leave, “He was a great public servant, not a bureaucrat.” The heart of that is about remembering that we serve people and our jobs are to find ways to make things better. I always tell my planners never start with, “No.” You may end up there and there may be no other alternative, but you never start with, “No.” They’re passionate; I think they do try to solve problems. I would like to think that all of them recognize that their jobs are more than jobs. When you work for the City it’s more than just a job. If you’re an engineer, a city engineer, there is a particular responsibility that you carry beyond just satisfying a client. You make decisions for the long game.

Any regrets? Yes, my biggest regret is we haven’t made a lot of head way with the water integration. Districts with varying qualities of systems are not interconnected. That’s just unheard of in 2017 for a major Canadian city. We have boil water orders in parts of our city and have had them for ten years. My biggest regret is that I should have pushed harder. What do you want to say to those under your leadership? It’s a privilege; don’t be bureaucrats; don’t be a bunch of bureaucrats. You can be in public service and not be a bureaucrat.

Let’s say you’ve found the business of your dreams, finished your preliminary due diligence, and decided to make an offer. The question now becomes:
How am I going to pay for this?
Arranging financing for the purchase of a business is not an easy process. Unlike the purchase of a home, you generally can’t wander down to your friendly neighbourhood banker and get pre-approved, based on your financial history, for a fixed dollar amount. Business financing is looked at in a very different light than homes, and while real estate (for the most part) can fairly easily have a reasonably accurate value assigned to it, business valuation is a lot more subjective. Making matters more challenging, many traditional lenders hesitant to back business purchases. Fortunately, there are different approaches that you can take. Here are some of the most common ways to get your purchase paid for.
Cash: Perhaps the easiest way to finance a business is to not need a loan at all. This approach may work for the risk averse, but as I’ve discussed in previous articles, business valuations are generally derived by how much money the business makes. By not using leverage, you could be limiting the Cashflow required of the business you are about to buy, to the amount of cash you have immediate access to.
Conventional Banks: This is a viable option, but conventional lenders are often a lot more restrictive on the type of business they will lend for, as well as the people that they will lend to. If you are to

be successful getting financing from one of the “Big Banks”, you are going to need to have a good amount of relevant experience in the type of business you are purchasing, have at least 30% down payment, and not plan on purchasing a business with a historically high failure rate (i.e. like a restaurant or bar) where you might need up to 80% down Conventional banks are generally happy to loan money on the hard asset component of a business (including furnishings, and equipment,) as well as inventory, but they generally don’t want any part of financing the intangibles.
Vendor Financing: Buyers frequently want the outgoing business owner to carry a portion of the purchase price. It also provides the new owner with some assurance that the seller has a vested interest in their success, and will be available to assist, if necessary, down the road. Banks also like to see the sellers with, “some skin in the game” for the same reasons mentioned, as well relieving some of the debt burden from them. The trouble is most sellers are reluctant to provide vendor financing because they need the capital for other purposes. Think of it like selling your car. When someone shows up to buy your old rig, you don’t usually entertain the idea of a payment plan, because you plan on using that money toward the purchase of another vehicle, or vacation, etc. You also don’t know how they are going to treat the vehicle. If they decide to never change the oil and are disappointed when it stops running, do you think that they are going to continue making payments? The same concerns are also true for sellers of businesses.
Specialty Lenders: These are lenders that focus specifically on providing financing for both start-ups and businesses. They aren’t bound by the same restrictions as the banks, and look at business financing through a different lens. It
doesn’t mean that they will finance anyone, but they will often write the cheques that many other organizations won’t. That said, be prepared to pay more in interest fees compared to a conventional bank. Two examples of specialty lenders that warrant mention are: Community Futures and the Business Development Bank of Canada (BDC). They quite often like to work in conjunction with vendor financing, and are more apt to seeing the value of the vision and passion demonstrated by an eager entrepreneur.

hat a year it has been! 2017 has brought so many innovations and opportunities to our Okanagan community and we feel blessed to inhabit and prosper in this thriving community. Trend forecasting for 2018 in the design and construction industry has us super excited for the upcoming months. Here is what we predict will play a major role in how we build and decorate our spaces this year.
Colour! We will be embracing gorgeous energetic hues more than ever this year (remember last year’s “Colours of the Year” were “Greenery”, a very natural green from Pantone Institute; forcing us to look to nature for inspiration and feel grounded in our daily lives, and “Shadow”, a dark, moody amethyst grey from Benjamin Moore). Pantone announced it’s ‘2018 Colour of the Year’ to be “Ultra Violet” a psychedelic, mystical and enigmatic violet purple. Benjamin Moore announced that “Caliente”

a dramatic, radiant, confident, Spanish-dancing inspired red will be the color of the year. Colour forecasters look to the mentality and mood of a culture to pick this color – based on these two wild hues - I’d say we are in for a creatively fun year! The busier life gets – the more we want to perfect the ‘downtime’ spaces in our homes so that we can escape, rejuvenate and replenish our souls. I predict that we will see more ‘specifically-designed to chill’ rooms on our CAD floorplans this year. “Pajama lounges” just for the family will be the new upstairs ‘living room’. Meditation, yoga and zen corners with built in seating areas, storage and display shelves

Reading nooks and studying spaces that allow us to easily learn something new will be extremely valued design areas in our homes. If you give it proper, allocated space, beautify it, and make it part of your daily routine – these spaces can drastically improve your wellbeing! One of the biggest trends in 2018 will be filling your home with original art that truly speaks to you– supporting local artists, investing in original art that inspires you, and ensuring that your walls are talking with meaningful, provoking and intellectual
conversation. Art does not have to ‘match’ your decor palette and it certainly doesn’t have to all look the same. Unify your artwork by framing each piece in a similar colour or style if that’s the look you’re going for, and hang your pieces in a way that creates bounce-back dialogue between each piece. For example: hang a photography portrait that looks into a room (so that your eye is naturally invited into the space and not away from it) with a larger scale piece in the center that evokes the mood of the space, next to a collection of smaller art pieces grouped together that also vibes that mood or message. Think of your home’s artwork inventory as layers of themes, visions and connotations, building
up and interacting with each other from room to room. On December 12th, 2017 Emily Sterling (an amazing fine jewelry designer and one of my dearest friends) and I organized a fabulous charity art auction, which raised money for our non-profit organization ‘Rebel With a Cause’ in partnership with Third Space Life Charity. We had 74 unique local artist’s work on display and over 120 auction items for sale! Our attendees fell in love with the diverse array of art and we were humbled by the support and feedback that our auction encouraged folks to buy original art, reminding them how powerful it is to buy a piece of art from the creator, hearing the story of its process and message straight

TREE OF HOPE
For 20 years, the Tree of Hope at Landmark Centre has been a bright symbol of inspiration and hope to our community. But few Kelowna residents are likely aware of its unique story. It all started with a 160 foot construction crane standing idle next to the completed shell of the Landmark 2 Tower. The idea struck when Al Stober realized that his company could not use the crane until after the Christmas season. “What if we could dangle a giant Christmas tree from the lifting hook of the crane?”, Al wondered. Inspired, Al drew a little sketch on a napkin at a local restaurant. He showed the drawing to his sons and before they left the restaurant the plan was in place.
By early December, the tree was finished, casting its glorious radiance across the city — a glowing reminder of the spirit of the Christmas season. And so was born the tradition of the Tree of Hope at Landmark Centre. While the Tree of Hope was meant
to be a single event, it has been lit every year since 1997. The tree now stands over 120 feet tall and has approximately 25,000 LED energy efficient bulbs. Most importantly, the Tree of Hope has become a local celebration, fundraising event and symbol of Kelowna as a community known for its kindness to those less fortunate. From Late November until January, the Tree of Hope is a visible reminder to the citizens and visitors of Kelowna that the Christmas season is a time of generosity and compassion, bringing joy to friends and family. This year, the Tree of Hope celebrated its 20 year anniversary hosting a weekend long DDI designed Pop-up market and indoor public skating rink. The event raised $12,000 for the Central Okanagan Food Bank. Subnote: In partnership with the tenants of Landmark Centre and TD Canada Trust the Tree of Hope donates funds each year to local charitable organizations.Over $500,000 has been donated to date.

People who put a lot of thought into their wardrobes know that one of the challenges presented by the changing seasons is figuring out what to wear and when. For example, as spring transitions into summer, the occasional chilly day is to be expected, removing summertime attire like shorts and sleeveless shirts from consideration. Such sudden changes can be problematic, as not everyone has the room to store multiple seasons’ worth of clothing in their closets and drawers. Yet, with a little ingenuit y, men and women can make their seasonal wardrobe transitions a little easier. Layering: Layering is the key to keeping comfortable no matter the weather. Layering enables you to take off layers or put them on as needed. Light weight sweaters or blazers can be worn over short sleeves or sleeveless ensembles when temperatures have yet to reach their midday highs. Layers also can prove invaluable in office settings where the air conditioning may make working environments especially chilly. Leggings can be worn under skirts or dresses and then removed as temperatures rise. Long-sleeved shirts: Keep a few long-sleeved shirts at the ready. Simple sleeve length can mean the difference bet ween comfort and discomfort. Covering shoulders and/or arms with a light weight top also can protect against the rays of the sun. Choose among your most versatile long-sleeved shirts, meaning basic colors that
will blend well with any outfit. Bright colors: Bright colors go hand in hand with warm weather. Keep bright-colored items you t ypically wear during other seasons so they can be paired, if necessary, with summer staples. This may include a thick sweater for cooler nights on the beach or trousers for formal evenings out on the town. Maxidresses: When shopping, invest in maxidresses. They’re easy and cool for hot days and nights, but they also can be refashioned if you wear them with long sleeves or knit sweaters. When covering up, use a waistcinching belt or scarf to add structure to the look. Vary shoes: While flip-flops and other sandals may be summer staples, have a few other pairs of more traditional shoes at the ready as well. One can get away with boots with a maxi-dress. Ballet-st yle slippers are delicate enough for the season and provide extra foot coverage for comfort. If you walk a lot, look for shoes with structure, as summer foot wear tends to provide less support than foot wear worn during other times of the year. Transitioning clothing from one season to the next takes a little ingenuit y. While it may not require a person to keep all of his or her clothing out of storage, transitioning from one season to the next may require reser ving a couple of versatile items that can be worn throughout the year.

It’s always a bit surreal to watch a master of their craft at work. At one point in Jerry Seinfeld’s performance at the South Okanagan Events Centre, Nov. 30, while examining the outdated form of communication that is talking face to face, he said he might as well be a blacksmith on stage. I’m going to take that metaphor and run with it in a minute, so hold on. Prior to seeing the undisputed king of observational humour, I continued to hear the same questions. “What is he going to talk about?” Or “what is his act even about now?” The answer now is the same as it was during his monster hit NBC sitcom run, absolutely nothing, and it’s fantastic. While the world has seemingly gone mad, there are a few constants: taxes, death and Seinfeld. The man has mastered the art of examining the inane in detail, putting the everyday under the microscope and is able to weld it all together flawlessly (as if he were a master blacksmith, remember from before?) Instead of delving into politics, or the already comical news of the day, Seinfeld applies his tried and true formula to food, drink, restaurants, cell phones, cookies and opens with a fantastically meta bit thanking the audience for undertaking the daunting task of leaving our homes to go to the show, breaking life into two modes: going somewhere and getting the hell out of there. I grew up adoring the “show about nothing.” I think Seinfeld may have been the first comedian I
ever saw on TV, or anywhere for that matter, and it started a love of comedy that has lasted me to this day, and I’m sure the rest of my life. Seinfeld is artisanal, he hits the stage in a flurry and before you know it two hours have gone by. Having followed his career for some time, it was a particular treat (pardon the soon-to-be-obvious pun) to see his material on Pop Tarts. Not just because it’s a funny bit, but last year the New York Times ran a small feature on how he writes a joke, unveiling the process of how he crafts together material, showing him work through the Pop Tart joke from conception to punch line. As someone who has been innately following comedy since I can remember, it was great to see a joke from conception on a pen and pad, to the tour-polished final version. Seinfeld had a surprising amount of material on Penticton, noting how exciting it was for him to be here (for us) and riffing on the metal children statue on Okanagan Lake, or just having fun with the words Penticton and Okanagan. He has a formula, and it clearly works. While a determent of comedy as a whole can be its lack of shelf life, Seinfeld has somehow cracked the code. For the most part, his jokes in front of the sold-out crowd at the SOEC could have been told 10 years ago and garnered the same uproarious laughter. For those who missed his show, he will be returning to the Okanagan on Friday, May 18 for one night only at Prospera Place. Tickets for that show are now on sale.

Be the woman a gentleman adores....
Millennials are ... Lazy and entitled. Those are the two most common words I hear to describe millennials. I’ll admit that I used to nod my head and agree, sometimes I’d even add to the conversation that they are demanding and irresponsible too. How unfair! At any point in life do we all want to be painted with the same brush? Absolutely not, so why do it with millennials? One bad apple and all of a sudden the whole orchard is rotten. Sometimes I don’t think we give this generation enough credit. I’ve worked with my fair share of millennials and I must say, they challenge me to be a smarter leader. Every day they inspire me to be proactive instead of reactive. They are big thinkers and want to be part of the big picture. This is what I love most about millennials… They speak up. Most millennials have an opinion, and they are totally comfortable sharing it - even if they know their audience might disagree. There is fearlessness in voicing what they feel is right or wrong, and for the most part, they are eager to understand a difference of opinion. Sometimes speaking up comes across as entitlement, but I dunno, squeaky wheel gets the grease... They travel the globe. It’s definitely not uncommon to hear about a millennial taking a year off of work to travel. Long gone are the days of graduating university and settling into a life-long career; this group isn’t afraid to press “pause” on their career in order to see the world. In fact, employers are starting to embrace this and are willing to hire people back when they return.
read, touch, talk and collaborate their way through learning. When they find their passion, they are “all in” and go to great lengths to become subject matter experts. They need growth opportunities. They recycle. It’s normal and it’s expected to use the blue bin. These people actually want to make a difference in the world and have grown up conscious and passionate about taking care of the world we live in. But it’s more than just recycling food containers... it’s clothes too. Going through the Value Village racks is not at all frowned upon. The frugality allows for extra entertainment dollars of course! Some of us have wrongly stereotyped millennials. So they want some work-life balance, and perhaps flexibility in how ands when they work... give them a chance. Trust them, give them space to shine, and don’t be afraid to break down barriers to accommodate their ability to work from anywhere, anytime. Oh and I forgot to mention one small detail... I am a millennial myself. I’m not lazy, I am not entitled, and I’m pretty sure my spouse is the only person who might call me demanding (Love you babe!). Give us a shot, you’ll learn a lot.
They do that work-life balance thing. This one Millennial I work with drove me nuts that she started at 7:59am and left at 4:01pm every day. Like, how dare she work a normal workday!?! And how dare she not answer my emails at night. I was so mad that she had a life that I didn’t even pay attention to how productive she was during the day. That girl worked her a$$ off to get out of work on time and earned every bit of freedom outside of her 40 hours a week at work.

Winter and wine, wine and winter. I guess we will all agree that nothing chases away winter chills like a big, bold bottle of red. Sitting in front of a roaring fire, listening to some good tunes or reading a book - and a good red - priceless! For many of us, the changing seasons come with changing preferences in wine. No crisp whites but heartier reds, but as usual, personal preference trumps everything else, and so we tried to find some amazing reds for you, but also did not forget those who love a good white or rosè.

It was a different wine tasting, sitting in front of a huge fireplacer at the Reimer family’s stunning South East Kelowna hilltop estate and vineyard overlooking the valley.

This wonderful Merlot shows aromas and flavours of black cherry, black currant, plum, vanilla, spice and chocolate.
This is the first vintage of Rosé produced from the estate’s sustainably-farmed Pinot Noir: fresh, delicious, and endlessly food-friendly.
This Syrah leans more toward what you would expect from France’s Rhone Valley, and shows the dark, savoury, spicy and powerful side of this noble grape variety. The wine is nuanced and elegant, yet structured in its youth. In 2015, black peppercorn, smoked meat, dark wild berries, black olives and gentle smoke form the aromatic and flavour profiles of this wine.
Gentle handling of the Pinot Noir, including cool fermentation in stainless steel and six months of lees contact, produced this delicate, dry, saignée-method Rosé. 2014 OSOYOOS LAROSE LE GRAND VIN
The 2014 Le Grand Vin is a Bordeaux-inspired blend that is barrel aged for 18 to 20 months and laid down for an additional six months after bottling. Made to be cellared for eight to ten years, this big, bold, red is shows a silky, rich and elegant texture with notes of mocha, vanilla, plum, black currant and black cherry. The tannins are structured and powerful with well-balanced acidity.

“Wow, this one is really well balanced!” We had a few people over for a lamb dish, and I must admit that this time a wine did not go to our amazing wine editor... I forgot to get a good bottle and there it was, sitting right in front of me and not meant for me to open. Ah, well ... let’s keep it our secret, ok? So, this 2014 Quattro is a blend of Cabernet Sauvignon, Merlot, Cabernet Franc and Petit Verdot. A pretty unique full bodied red, boasting of spice, ripe red berries, vanilla and yes, a hint of lavender. Wonderful! And such a great wine with lamb, although it will work really well with ribs, richer cuts of steaks and grilled or basted pork dishes. The wine is enjoyable now and will continue to improve with careful cellaring for 5 to 8 years. $29.00 Alc./Vol.: 15.0%

This issue we speak to Shannon Christensen, Founder and Executive Director for local charity ‘Mamas for Mamas’, about some of the things she thinks makes the Okanagan so special. Postill Lake: I love camping here. We were there just before Thanksgiving for a family getaway. They have these beautiful little cabins, with or without running water, so you can go really rustic if you want. We definitely go running water – I’d like to think I can do rugged, but I’m just not that kind of girl!

Bai Tong: This is my little hidden secret. This Thai food place on Bernard is so good, every time, and Kitty always gives you a big smile. The lettuce wraps are delicious, and I always get #26 - Pad Num-Man Hoy, beef and broccoli in oyster sauce, but without the carrot.

MontREALfood: We like to eat at MTL, a little French bistro right beside our office. They cater all our MFM events, and they always carry good French wines.

Okanagan Lifestyle Apparel: This local brand is one of my all-time favs. They are pretty fantastic - local, fresh and unique. And they really get that it’s not just being part of your community, it’s about being invested in your community. I prefer to spend a bit extra and support a local shop.

Wear Your Energy: This is a new up-andcoming local company that makes tee shirts that represent your chakra energy! We have brought them on to design our new ‘Mamas for Mamas’ tee shirts.

Ellison: We’ve just moved here and it’s the most amazing community - we absolutely love it. It’s more rural; we can walk everywhere - to our friends, to the toboggan hill; everybody knows everybody, and is the most communityminded place we’ve ever lived.
Ricardo’s: This Winfield restaurant makes the best blackened prime rib. I’ve tried making it at home but it’s very messy and sticky, so I prefer to let them do it! It’s a great little restaurant, run by a family; the food comes out of the grandmother’s garden and the recipes are from Italy. You know they are making things with the most quality of ingredients. They blow your socks off every time.

Kelowna Falcons: The kids and I love watching them play baseball at Elk Stadium. Owner Mark Nonis and his dad Dan Nonis are big supporters of MFM. They’re even putting on a big baseball game for us in the spring, donating some of the proceeds.
Kitsch Winery: They just won gold at the ‘BC Lieutenant Governor’s Wine Awards’ for their Riesling - it’s so good. We did a wine tour this summer and had the privilege of meeting the owners. It’s a beautiful space, plus award winning wine - pretty much the most amazing place you can find in Kelowna.
Summerhill Winery: This is where I go when I want to treat myself – really good food. Organic wine, sulphur-free, and I love the way they put together Kelowna culture and wine. And I love the Cipes family. They were actually the first supporters of MFM. I even worked there when I a kid, and my mom taught the CEO, Ezra, in high school.

Local Charities: My heart is very close to mental health and the organisations that support disenfranchised people and focus on identifying the core, systemic issues, and work on them. The Elizabeth Fry Society, the Woman’s Shelter, Gospel Mission, the Food Bank all go above and beyond. I have so much respect for people who work in the charitable world because it is hard. You are running a business, but you don’t have a product to sell, other than the idea that we can do better as a society.
