DESIGN CONCEPT
My workplace was assigned to plan and design a mixed use development in Solo Baru on a 11825.16 sqm site. This mixed use will support various functions, such as condotel, office, and shopping center. However, for this project, we had to work on two alternative concepts first.

• To research what are plus points that can strengthen the mixed use presence amongst the existing competitors.
In this project, mostly participated in designing the landscape and outdoor area, as well as making the 3D model. contributed in composing the conceptual proposal including making the diagrams, doing the research, etc.

What did we do to solve the main issues? Site Area 11825.16 m2 GFA : 2590.4 m2,
This option should accomodate three main programs. In order to create a unique mixed use complex, we need to do the competitors analysis first. After we did research, we decided to develop the mixed use concept as a new landmark which represented four words: GREEN, LIVELY, CONNECTED, and ICONIC.
• To divide the site based on the first phase and second phase development.
• To study the future development of commercial junction around mixed use area.
Study of the existing nodes around the site was needed to understand local context of this area. Based on this study, we learned that the area near Air Mancur Pandawa had potential to be developed as commercial area since there were already economic activities, whether formal or informal activities.
We proposed to develop area around Air Mancur Pandawa as new commercial junction in Solo Baru. In the future, the mixed use complex will be connected with existing hotel, wholemart, and new function for future development.
