Stand out to succeed Retailing is undergoing its most traumatic period since the creation of the out of town retail park What next for the high street? It seems as if every day has brought news of a retailer deciding it cannot afford to keep all of its stores, be it House of Fraser, Marks & Spencer, New Look, Carpetright, Mothercare, The Original Factory Shop or Waitrose. It seems that a CVA is 2018’s must have accessory for the retailer with problems. The group of House of Fraser’s landlords considering legal action as they think the process is unfair is right: it used to be that lenders and owners also took a hit, now it seems it is just the landlords who are paying the price for retail management mistakes. Along with business rates, CVAs are in need of a meaningful re-examination, but it seems unlikely the Government is interested. Now John Lewis has come to the conclusion that has been obvious for years: the national chains have too many shops. ‘For us, the relentless pursuit of greater scale is not the right course,’ said Sir Charlie Mayfield, John Lewis Partnership chairman. With 50 John Lewis branches and 353 for Waitrose he’s probably right. Yes there are exceptions, where those looking to have a national coverage are expanding from a relatively low base, such as Habitat (with its first full-line stores for a decade), Feather & Black or Barker & Stonehouse and independents opening in a neighbouring region. But the days of the multiples adding many more branches are surely over, so House of Fraser landlords hoping to swap department store tenants will probably be disappointed. Mayfield says John Lewis’s future is to focus on service and being different, something independent retailers have been doing for decades, and one of the key points Alison Hill, Harveys and Bensons new creative director, talked about when I spoke to her last month (see p26). Maybe nothing changes after all. Many thanks to all of you who voted in the Interiors Monthly Awards 2018. The results will be revealed in the next issue.

Carpetright UK sales fall while beds scope is limited Carpetright’s ‘year to put behind us’ which led to its CVA began with a Boxing Day sale that ‘started and never really got going,’ according to Wilf Walsh, Carpetright ceo. ‘With significantly increased competition and signs of a slowdown in consumer spending this left us exposed, particularly given our historically oversized and over-rented estate,’ Walsh told shareholders as he revealed a pre-tax loss of £70.5m for the year to 28 April. UK like for like sales fell by 3.6% and the underlying pre-tax loss was £8.7m. He also warned that UK sales are still falling. ‘As expected, trading in the first eight weeks of the new financial year was heavily impacted by the disruption arising from the group’s restructuring activity, in particular stock shortages as some suppliers had withdrawn supply, and the period of exceptionally warm weather. In more recent weeks, following the approval of the CVA and completion of the recapitalisation, the group has begun to see the benefits of stock replenishment by suppliers and less negative publicity, although UK like for like sales remained negative.’ Walsh also admitted that its opportunity to become a major bed retailer had likely gone. ‘The beds category was introduced in 2009 primarily as a means to utilise excess

store space. While last year we believed that we had a significant opportunity to grow the beds category with a complete re-ranging and product change – it simply did not materialise and it has been a poor trading year. We are not top of mind for customers when it comes to bed retailing and it is now clear that a brand extension of any significance is going to be difficult to achieve.’ He said there was ‘some scope’ for the Sleepright brand but only where stores were large enough to stock a significant range. ‘We are happy to concentrate on the established beds brands that people know versus other retailers that are vertically integrated with their own brands, as well as competing aggressively on price as a cashgeneration opportunity. We will launch the Essential Value proposition in beds, as well as strengthening our sub £500 offer.’ Some 76% of customers are highly satisfied, and 20% satisfied but this falls to 71% for its home flooring surveyors and just 65% for its third party fitters. Walsh said the chain should be getting higher ratings, particularly for fitters. It said it would increase the number of hard flooring products, develop the Tegola brand and introduce the Soft Sensations own label.

Stores and rents both face overhaul If the 81 stores Carpetright plans to close in September generated an extra two sales a week, they would be profitable but would have to almost double sales to be part of the chain’s core stores. Category C stores have average weekly sales of £11,500 and a rent to sales ratio of 28.9%. Carpetright’s average sale is £382, which rises to £1,387 on IFC, accounting for 19% of sales. In contrast, its 176 category A stores have sales of £22,500 a week and a rent to sales ratio of 15.4%. Rents on these units are unaffected by the CVA. There are 31 B2 category stores that are ‘marginally profitable’ with sales of £12,200 a week and a rent to sales ratio of 20.7%. Under the CVA rents are being cut by half. The 82 B1 category stores have sales of £13,200 a week and a rent to sales ratio of 18.8%. These ‘make a small

profit but insufficient to cover their supporting overheads,’ and rents will be reduced by 30%. A refurbishment programme will see all the category A stores overhauled by 2021, while the category B branches may be refurbished after a ‘prudent look’. The chain also said it had to be able to cater for shoppers who will

never want to visit a branch. ‘[We must] ensure that we have the online capability allowing them to measure their home accurately, choose products, along with associated accessories, with confidence and complete the end to end experience without needing to visit a retail outlet or talk to a human being,’ it said.

Habitat to open its first new stores in a decade Habitat is returning to Brighton and Hove after a seven year absence and is joining the increasing number of interiors retailers at Westfield London in its first full-line store openings in a decade. The chain is to open a two-floor store in Brighton in October as part of the redevelopment of the former Hanningtons department store site in North Street. Habitat first opened in Brighton in 1969. In 2011 it closed its Churchill Square store as part of the administration that saw then Argos owner Home Retail Group buy the brand. ‘We know we have lots of customers who live in Brighton. We were very sad to leave it back in 2011 and we have been trying to find a way to get back into the city ever since,’ said Clare Asken, Habitat md. ‘We don’t believe physical shopping is dead. Brighton is a

really vibrant high street, with lots of reasons for customers to want to shop, which is why we chose the centre of town rather than an out of town location.’ Around £1.5m is being invested in the 6,500sqft Brighton store and the 4,700sqft Westfield branch due to open in September. Following the openings Habitat will have four standalone stores, a 2,000sqft Mini store in Leeds and 11 Mini Habitats in Sainsbury’s supermarkets. Stores make up about 35% of sales. ‘As our digital business has grown, there has also been a real desire from customers to see Habitat on the high street. By investing for the future of the brand in this way, as well as continuing to differentiate ourselves with modern, statement design from our in-house Habitat Design Studio, we’re well-placed to continue our heritage’, said Asken.

Stepping down

Fabb failure

David Lee, ceo of upholstery group DM Midlands, immediate parent of Ashley Manor and Alexander & James, has stepped down from his role. Lee will remain a director of the group. In September 2016 Thailand Carpet Manufacturing Company paid £26.25m for a 75% stake in DM Midlands and invested £8.75m in its new holding company. TCMC also owns Alstons. ‘It is not possible to sum up 25 years in a few words and I don’t intend to try. The long road travelled since starting out as a fresh faced 24-year old with no track record or experience of running a furniture business, to making our group of companies arguably the biggest in the UK, is and always will be, both a tremendous source of pride to me and testament to the hard work and dedication of our team who helped

Nine store upholstery retailer Fabb Sofas has gone into administration after failing to find a buyer to rescue it. Headed by Dave Payling, former DFS group retail operations director, and Gary Pitchford, former DFS buying director, Fabb raised £5m when it launched, including investment from the Kirkham and Harris families. In company documents last November, it said it had on 31 August 2016 £3.35m in cash and was owed £1.1m. In March 2018 it issued 574,733 shares increasing the number to 10,574million. ‘Despite achieving significant revenues in such a short period, the business remained reliant on external funding to support trading losses. Without external funding, the business could not continue to meet payments as they fall due,’ said a statement from administrator PwC.

Tesco closure hits Ultra Furniture Registration time Upholstery manufacturer Ultra Furniture has gone into administration after its main customer Tesco Direct announced it was closing. Tesco accounted for 70% of its sales. Ultra has production sites in Dudley and nearby Kingswinford in the West

Shooting for charity The Furniture Makers’ Company’s annual clay pigeon shoot Big Shots raised £24,000 for the charity. Around 140 people, making up 35 teams, took part and enjoyed a day of traditional clay pigeon shooting as well as some novelty events, including axe throwing, paintballing, marksmanship and the classic blunderbuss. ‘Yet again Big Shots delighted everyone who attended. It is one of our longest running fundraisers and always raises a significant amount of money for the charity as well as offering a great informal networking opportunity for industry colleagues. As always, we’d like to thank Furniture Village for its continued support in sponsoring and helping organise the day. Expansion on the cards for Flooring Republic The owner of Flooring Republic has set out ambitious expansion plans after buying the flooring chain and its wholesale arm from administration. Property development company Taylor Grange Developments has acquired 22 shops and associated websites from the administrators of Flooring Republic,

which traded as Flooring Republic on the high street and Posh Floorings online, and Anbo International. The company has formed Taylor Grange Retail to complete the deal for the stores in Wolverhampton, Southampton, Preston, Plymouth, Newport, Birmingham, Leicester, Leeds,

Hull, Cross Hands, Coventry, Cardiff, Blaydon, Swansea, Cambridge and Basildon. ‘We plan to open another seven shops this year and 30 next, with the ultimate goal of growing to 120 locations, which we feel will be the optimum number,’ said Karen Clack, TGR director.

Customers come first Providing help is time well spent I want to go on holiday, but I just seem to be running round in circles. The flights are booked, my wife is busy upstairs packing (and wondering when I’m going to do my bit) and our son is poised to drive us to the airport at 4am on Sunday. It’s now Saturday afternoon. Everything is set, except for me. I kept my diary clear on the Friday so I had plenty of time to write up any outstanding inspection reports, book all my calls for when I get back, and write this article. I deferred my VAT return and various other jobs that were not time critical. What could possibly go wrong? Customers! I don’t recall a day when the phone has been so busy. There was the friendly architect who had resolved his flooring problem before I had been able to return his call, but wanted reassurance that the remedial work would be effective. Then, realising he had found a source of good information, proceeded to check the specs of the last few jobs he had been involved in. Then Mrs T, whose vinyl flooring was now seven years old, and she knew she

was too late to make a claim, but wanted to find out if there was any way she might be able to get something out of the retailer. She was disappointed with my advice and kept the questions going for 25 minutes. At least she was grateful for my time, she said. And there was the bed. I sat in my armchair (I get the best phone signal there, honest!) and spent 45 minutes asking questions and explaining to a distraught lady why it was unlikely I would find a fault with her bed. She’d had it for 18 months and then had a month away and on her return she had started to find the bed uncomfortable. Perhaps it was a lack of familiarity with it, having been elsewhere for so long. Or maybe just the fatigue from her travels that was affecting her sleep. I let her know what an inspection would involve, what I could check and what couldn’t be checked, and then I told her the cost. She, too, thanked me for my time and helpful advice. It’s not always easy to remember that helping a potential customer is time well spent, even when the customer

doesn’t end up using your services (other than to get as much free advice as possible). But among those calls were some others. ‘Do you remember our conversation about six months’ ago? Well, we’re ready to have the inspection done. It’s in Berlin.’ ‘You did an inspection for one of our customers last year, could you come and do one for us?’ ‘We’ve been given your name by [legal advice service]. They said you’ve been helpful to a lot of their customers and they thought you might be able to help me.’ I am running out of time. Maybe I’ll have to put off more jobs than I’d hoped until I get back. But customers come first, and I don’t believe time spent investing in customers is ever wasted. At least by the time you read this, I’ll have had my holiday, had some rest, and got back home to pick up the pieces. Well that’s the plan. Alison Hill, Harveys and Bensons first creative director, wants to change the perception of both brands with a younger and more style-conscious demographic, develop new ways of retailing furniture, make Harveys stand out and connect with customers. ‘A creative director is not a product designer, they don’t design furniture,’ she explains. ‘They take the temperature of global trends. Ultimately you are getting people to part with their money, there is an emotional connection there. I’d like to think the furniture business isn’t all about commodity: it’s going into people’s homes. ‘If you have three dogs that you want to lie on your sofa you’re making an emotional decision you think is right for you. At the other end of the spectrum, the non-three dog owning person, is very interested in style and design.

‘You are a broad church when you are working for any retailer, you’re trying to be a bit of the zeitgeist I suppose. I’m not a furniture designer per se, but I have an innate pair of highly honed antennae that hopefully will influence what we develop as teams that will hit the emotional spot and make people connect with it and want to buy it. ‘My job as I see it is mapping out the big things that are happening, and they can vary from year to year. I’m going through the trend process right now because I want to influence AW18 as quickly as possible. I’ve got five distinctive things that I’m going to present to the buying team.’ One is Rurban: the sense that the rural and urban environments have clashed completely together. ‘It’s to do with technology first and foremost. It has caused the people in the country to be

different from the way they were before. So you find a lot more cutting edge urban dwellers seeking lives like that [in the country] and are able to do it through connectivity. The big populations that are living in cities have all the accessibility and everything at their fingertips that is good for their operational side of things but not so good for their soul. So their souls are crying out for the green bit they don’t actually have. It’s a key, key trend. ‘I want to identify big things, and if that is how they are feeling it’s definitely influencing what they are buying. When I travel on a train I can see it: you see big buildings but with greenery and patio furniture. If you look at coffee shops and cafes people are seemingly wanting dirty vegetables and bread that isn’t quite perfect. It might sound highfaluting but it has a big impact on what you design.

My methodology is to identify big things and then working with the team to say if that’s what’s in people’s souls we want them to walk into our store and find the sofa that delivers on that.’ Another trend is Deliberate Reduction. ‘People are feeling bombarded with stuff and want to buy less and buy better. We’re seeing the Scandinavians being quite influential in this territory because they are masters at this, paring back what is on display on a piece of furniture is all you need to make it stand up and look beautiful. ‘It’s design to hopefully hook people in. We don’t really need them to know why they are being hooked, but we need them to be. They need to feel a connection and part with their money and buy from us. ‘People have hearts and souls and a certain amount of money. You see it in

other markets that people talk to them differently. Why did big supermarkets put in in-store bakeries when they could have put it in a plastic bag. They did it because they felt people wanted bread that felt like it was being baked. That’s really quite crude now when you look at that model, it’s got even better than that, it’s more artisan. That’s the comparison I’d make, that’s how I see life: try and connect with people.’ The chain’s parent company Steinhoff International recently said while Bensons and the UK bed manufacturing division is performing well, Harveys is underperforming. The furniture chain is Hill’s main focus. ‘Bensons has the advantage of being a one category operator and knowing itself absolutely inside out. Its market share, tone of voice and authority is winning for it,’ she says. ‚‚‚

‘Harveys is in a group of retailers where there is a lack of differentiation, where anecdotally people say they can’t remember where they’ve been in. It has some fantastic strengths: I’m about to immerse myself in the manufacturing unit at Bridgend and I can’t wait to do that. People who can make their own product, how wonderful. This isn’t product on the water you are taking a punt on, this is product you can make for the customer. We need to sweat that a bit harder, use the prowess of having our own manufacturing that isn’t being maximised. I think Harveys’ management team probably agree and the fundamental thing is to set itself apart. ‘I feel the products coming in are ahead of what’s there now. Ultimately you can only take money by selling them something, so its product proposition needs to be bang on. I think they wouldn’t be unhappy if I said it needs to be more fashionable. We’re moving to a place where the overall presentation needs to up its game too, but I’d levy that criticism at lots of retail park retailers. Harveys is no worse than anybody else but now I have this role I’ve been urging them to put all those pieces of the jigsaw together: great manufacturing, buy good product then present it well and then you might have a winning combination. Be an authority. Style and design assist people, behaving more like a fashion retailer, where you are bringing newness and stimulating people. ‘You have sofas grouped together as

one commodity, coffee tables as another commodity, side tables as another commodity. If you take a more holistic view where you are gathering all the pieces of the jigsaw together you buy right. Fashion businesses think about the whole person, we all know who we are when you walk into a store. I’ve watched it when I was at DFS, someone driving up to the retail park, you have quite a good idea of what they are going to look at when they get out of the car. ‘It’s about bringing it together and with Lisa Broad as head of buying and myself being able to sing from one hymn sheet around bringing the product together for people, will improve our appearance. It’ll just look and feel more harmonious. If you’re a deliberate reduction person you’ll enter the Scandinavian section, it doesn’t need to be called that but you need to know without me telling you as I won’t be

there, you need to feel it on arrival that it’s for you. Not roomsets, curated products that you might move, roomsets have probably had their day as well.’ Hill says she has retailers that are firm favourites that she will always need to look at, but ‘unfortunately they are getting less and less. I still want to look at the Conran Shop, it hits that spot in terms of curation, it is confident and is brave enough: there is no formula. There are very few of them in the world but I still say they stand out. Even if you are a great department store like Harrods or Selfridges, they don’t do home like Conran does home, so I will always be a visitor to the Conran Shop. ‘Increasingly I will look online. Look at the Made.coms, the Swoons, the Loafs and the Sofa.coms, I feel I’m getting a magazine experience. From the moment I click I feel part of that world. Ikea, by product introductions, has saved itself, the environment hasn’t risen to match. ‘Online retailers are connecting very well visually to quite a big group of people who say “This is for me”. I’m very appreciative of my favourite, as it is a favourite, but I’m also very appreciative of the newcomers and the disruptors. They are turning over decent amount of money: you can only buy so many sofas. It’s always fascinating to see how people connect with things and then start to completely not. I was with my nephew recently who was in a furniture buying moment and the DFSs and Harveys don’t float his boat, and yet from a quality point of view we’d probably give him a superior product, so we need to sort that out because he’s spending money. ‘You can’t ignore Made and Swoon as they are definitely connecting with people. It is as much about the initial connection as the next stage of the journey: if you haven’t connected with them in the first place, you can’t talk to them. So you can’t talk to them about how great your product is.’ Hill has several targets for her first year. ‘If I’ve done my job well the curation should be really evident, it should feel like a pleasure to your senses. Not every single product will be for you but

hopefully we will have identified significant tranches of style movements. That’s not to say a style movement that is still quite traditional is not still a worthy movement, it’s the way you do it. I’d like to think you’d like to see an immediate synergy and uplift in the products, a good degree of coordination which I’m hoping to achieve by working with the entire buying team. If I communicate that initial creative direction well we should all know what we are buying to. ‘I would like to move us to a more confident position on colour. We know what colour is now, trying to move the dial a bit on what is acceptable in the home environment. ‘I will be working with our external store guys to talk about when we are investing in property how we are going to do it. I don’t want to use the roomset word as it may evolve into something else, also if the ambition is to move the product on more regularly we are going to need to find a very nifty device to support that. ‘I’d be lying if I said we didn’t think that collaborations are extremely interesting. They can be really good things for both parties. Finishing touches Stairrods’ latest products complete the fitting process Stairrods UK has updated its flooring accessories range and is looking to add more products in the autumn. The stick down Premier Matwell trim for LVT dryback is for use with coir and ribbed matting and is available in three size options to allow for various subfloor preparations. On latex/plywood installs it now offers split box Barrier Foam. The new Premier Matwell trim (floating) offers three expansion options for floating floors from click to 22mm wood with various thickness of underlays and for use with coir and ribbed matting.

It also offers ‘joists’ for height adjustment on thicker flooring, saving the fitter a great deal of time on-site. Premier Inlays, with a base material of solid brass, are designed for use with 2.5mm and 3mm LVT dryback. ‘These inlays offer a similar look to high-end installations using the very best hardwood floors,’ says John Raine, Stairrods UK director. Premier DoubleZ 13 and Premier Single13 naplocks are for use with very thick pile carpets. The company has redesigned its

50-year old double naplock to cope with today’s thicker underlays. It allows for correct pin height and power stretching and offers the narrowest double profile on the market, according to Raine. The right track for residents Almost 5,000sqm of LVT has been used in a new housing project A former office block in the heart of Colchester has been transformed into a luxury residential building with the help of Moduleo flooring. Located adjacent to Colchester North railway station, Station Square is a 67unit scheme featuring one and twobedroom apartments wrapped around a central courtyard. Boxing clever Mattress manufacturer Breasley makes its debut appearance at the show Breasley is exhibiting at the show for the first time. ‘This is a completely new venture for us, but we are excited to see what Manchester brings. Manchester will see Rowico adding to and enhancing its offer Rowico UK is launching a selection of new collections, expansions to current ranges and new colourways for existing favourites. Oxford is a dining range featuring reclaimed tops in coordinating monochrome tones with panel detailing. It comprises a 1.8m dining table, sideboard, coffee table, console unit, lamp table and bench, all of which highlight the architectural inspired framework. Having recently launched Warwick Ivory in both living and dining collections, the show will see it expand into the bedroom. Taste of what is to come Many major brands are exhibiting at the event La-Z-Boy UK will unveil its bed and mattress collection at the show. Feathered trio Goose down plays a core role in three new designs For a trio of Flexform’s latest designs, the company has turned to goose down to achieve its desired sit. Campiello is the most recent addition to the family of sofas designed by Antonio Citterio for Flexform. Like its predecessors, it combines clean, uncluttered lines with a promise of inviting warmth and softness. Seat cushions are made with a core insert in crushproof material wrapped in a generous, soft layer of goose down. Seat back cushions are also filled with goose down to magnify the feeling of enveloping softness and are available in versions with or without a roll cushion to achieve different aesthetic and ergonomic effects. The sofa sits on a cast aluminium base painted grey or bronze, or with satin, chromed, burnished, black chrome or champagne finish. Designed by Carlo Colombo, the Newbridge sofa offers balanced proportions combined with soft contours

and generous padding. Bases, seats, seat backs and armrests all have the same thickness. Seat cushions are down filled with a resilient inner core or polyurethane and Solotex while the back cushions are also available with down. A reclinable armrest heightens the enveloping cocoon effect. Newbridge is a modular seating system with many elements available in two depths: 93cm and 108cm. The silhouette of the Sveva armchair, also designed by Colombo, reveals its personality while silently telegraphing its

generously welcoming appeal. A shapely shell made from rigid structural polyurethane and then upholstered in a choice of nine saddle hides accommodates the goose down filled seat and seat back cushions. Its cast aluminium swivel base comes in versions with four or five spokes. The base design also inspired a series of occasional tables in various sizes and finishes, including wood, lacquer and marble. The Sveva armchair can be paired with its namesake ottoman. ADP takes charge of everything involved in installing retail displays When Balta Carpets introduced its Made in Heaven collection, ADP Distribution handled the project management services, distribution and installation of the collection’s display lecterns to 350 UK stores. It completed the roll-out within two weeks, including the intake of stock, building the lecterns from flatpack, scheduling and all the necessary paperwork and images for each installation to ensure a complete service was provided from start to finish.
