INTERVIEW WITH ADAM FULLER

2017 was a big year for Southern Sun Resorts, says Operations Director Adam Fuller – but 2018 is set to be even more action-packed, with plans ahead for taking the timeshare experience to a new level. Ed: We’ve launched into a new year, but let’s first look at where we’ve launched from. What were the stand-out things you did for timeshare owners in 2017? Adam: There was a lot of action at all our resorts, and 2018’s going to be another busy, exciting year. • At Sabi River Sun we redeveloped the golf clubhouse, put up a new golf shop and doubled the size of the swimming pool. We now have a brilliant new facility in place: a new deck overlooking the fairways, a new kitchen, new food and beverage offerings … It’s gone down exceptionally well with the owners and guests. • At Umhlanga Sands, we commenced on a maintenance project in which we’ve been painting the resort’s exterior and reinforcing the integrity of concrete structures, which can take strain in coastal weather. This is still ongoing. Inside, we installed low-rise lifts to improve access to different levels of the resort for people, such as the elderly, with restricted mobility. Then, for the kids, we introduced a fantastic water feature, with slides and fountains and more. • At Beacon Island, among many other things, we upgraded the conference meeting-room. It’s modern, has a lovely feel, and can be used for events and dinners. We also upgraded the water system to make sure guests can always have a good, hot shower, but without having to let the water run for a long time before it heats up: this is great for energy and water-saving in a very drought-conscious South Africa. And who can forget the terrible fires we had in Knysna and Plett? BI played a central role in the recovery efforts, helping firefighters and people who’d evacuated their homes. It was a key event, and it showed that we’re part of the community and committed to it. • At Pine Lake Resort, we appointed a new

then test-drive them for six months to a year to see how well they wear-and-tear and to get feedback before we roll out the refurb to all the other units. Because we use owners’ funds for this, we want to be sure ahead of time that we’ll be enhancing their investment. Ed: You’re referring to everyone’s good friend, levies …? Adam: [Laughs.] Levies are a fact of life: they are how we as Southern Sun Resorts are able to do what we do. We have an extremely low level of levies outstanding, which tells me two things. First, that we have an efficient collection method, and second, that people are satisfied to pay their levies, because they know their money is going to be looked after and used well. It’s a huge endorsement for us. Ed: Speaking of which, then, what’s on the cards for 2018? Adam: It’s a busy year, as I say. In Umhlanga Sands, for example, we’re doing a “soft” refurbishment, but soft or not, it’s a big resort and a big job. Here, the focus is on beds, curtains, upholstery, and so on. The resort’s had a mock-up room for about a year, so we’re really confident about this – and at Beacon Island we also have a similar refurbishment going into test phase.

Apart from fitting roof-covering over braai areas, we’ve begun refurbishing the chalets. This first phase involved setting up two mock-up rooms, after which we’ll be rolling out the new-look chalets.

Ed: What exactly are “mock-up rooms”? Adam: When we do our refurbishments, we work with designers and so on, but nothing can tell you better than a mock-up what the new chalet will actually look and feel like. We take a couple of units, re-do them to the design specs,

Inside and out, we want to keep the resorts looking pristine, modern, bright and sparkly. What we’re doing, overall, is future-proofing them. And as part of this, we’re not just looking at how to enhance our restaurant services and the like, but so too our digital capacity, our internet connectivity. Things are forever changing on this front, and we want to keep pace with the technology as well as the new generation – the children – who are growing up with it so that we make sure we’re delivering what the timesharer of tomorrow wants. In this vein, here’s a sneak preview: This year we’ll be doing a lot of work on our entertainment and activity programmes across all the resorts. Stay tuned for updates!

UNDERSTANDING YOUR TIMESHARE

Understanding your timeshare What do I own? You own shares in a Shareblock Company which leases or owns a resort property and these shares give you the right to occupy a specific unit and week each year, as well as access to all of the amenities and facilities at that specific resort property. What do I need to know about levies? • The annual levy ensures that your leisure investment is protected, maintained and upgraded. Levies are spent on the same day-to-day maintenance and improvement projects that one would undertake to protect the value of one’s own home. Most resorts also build up a non-profit reserve of cash, to ensure that the property and its amenities and facilities are maintained and upgraded to the standards expected by timeshare owners. • Levies are calculated annually by the Resort Management Company and a budget is presented to the Directors of each respective Shareblock Company, for approval. Shareblock Directors are elected at Annual General Meetings and represent the interests of all timeshare owners. Any Shareholder is eligible for nomination and election to the Shareblock Board of Directors, and all Shareholders are

welcome to attend the Company’s Annual General Meeting. Details of the financial status of each Shareblock Company are accessible in the form of the Annual Financial Statement, a copy of which is sent to every owner. • Levies are payable 90 days before occupation (unless you have banked / rented / placed in rental pool, more than 90 days from the date of occupation, in which case your levy will become payable sooner). • Administration fees are added to levies in the event that the levy is not paid timeously • Your levies can be paid online at www. suntimeshare.co.za What can I do with my timeshare if I do not wish to visit the resort at which I own, in any particular year? • You can deposit your week with SunSwop (Southern Sun’s timeshare exchange company) for the purpose of exchanging to another resort within the Southern Sun Resorts portfolio, or you can exchange internationally through Interval International. • You can place your week in the Resort’s rental pool. The resort will then endeavour to rent out your week and the proceeds of the rental will then be shared between owners

who have placed the same week in the pool. The resort charges an administration fee to do this. Should you wish to make use of the rental pool, you would need to notify the Resorts Central Administration office in writing at least 90 days before the start date of the week which you own, together with the proof of the levy payment. (Rental pool is the least used option amongst owners wishing not to use their timeshare week in a given year). • You can give your week to family or friends to use (referred to as a “Private Arrangement”). It is important to notify the Resort’s administration of the name and contact details of the person who will be occupying the unit, prior to occupation. • You can give your week to our Resort agents who will endeavour to rent this for you. In this case (different to the rental pool option), you will receive the full proceeds of the rental, save for a commission which is payable to the Resort’s agent. What do I do if I wish to sell my timeshare week? • Speak to our experienced sales agents who will best advise you on market conditions, pricing etc.

Frequently asked questions How do I deposit my week with SunSwop? Simply contact the SunSwop call centre and ask them to deposit your week. Remember that your levy will become payable when you deposit the week if its commencement date is more than 90 days away.

2016 occupation would be valid for exchange redemption until the end of 2018 (the accommodation being exchanged into needs to fall within this period). SunSwop Choices members receive an additional year on the lifespan of deposited weeks.

If I own a week at a resort that is not a Southern Sun Resort, can I deposit it with SunSwop? Yes, you may deposit weeks at selected other resorts with Sunswop. Contact our Head Office to see which resort deposits can be accepted.

Can I cancel the deposit of my week? No, you can’t. By depositing your week with SunSwop you have relinquished the right to occupy it, and that week may be assigned to another member prior to the submission or fulfilment of an exchange request made by you.

Am I able to deposit only a portion of my week at my home resort (e.g. a weekend or midweek) with SunSwop if I wish to occupy the other portion? Since 2012 you have had the option to deposit only the portion of the week that you will not be occupying. For example, if you wish to occupy the weekend portion of your week at, say, Drakensberg Sun, you would be able to deposit the remaining midweek portion with SunSwop and receive the relevant trading points for this midweek. This needs to be deposited in advance to receive applicable points according to the SunSwop Trading Points table in this directory. Note that weeks are split into weekends and midweeks according to what resorts allow. Thus, Fri check-in resorts have a three-night weekend (Fri, Sat and Sun) and a four-night midweek (Mon, Tues, Wed and Thurs). Sat check-in resorts have a two-night weekend (Sat and Sun) and a fivenight midweek (Mon, Tues, Wed, Thurs and Fri). Peak weeks cannot be split, and need to be deposited in their entirety.

Up until how long before the check-in day can I deposit my week? You can deposit your week with SunSwop up until two months (60 days) prior to occupation without incurring any penalty. Should you deposit your week within 60 days of occupancy, you will lose a percentage of your SunSwop trading points.

Yes, you can. Simply request a Guest Certificate from SunSwop (R50 per Guest Certificate) in the name of the relevant person. It is important that the arriving guest matches the name on the resort’s reservation system. The resort reserves the right to turn guests away if the name on the confirmation letter or guest certificate does not match the name on the reservation system. When do I pay the exchange fee for my domestic exchange? You pay the relevant fee for domestic exchanges upon confirmation of your reservation. Can I exchange into peak time if I do not own a peak week? Yes, you can. As long as you have the required number of points for the desired exchange, you can exchange into a peak week. Can I do split week exchanges in peak times? No. Exchanges into peak times can only be done in seven-day intervals. Can I rent out my confirmed exchange or Bonus Week? No. You may not rent out confirmed exchanges or Bonus Weeks for financial gain. Failing to adhere to this rule could result in the termination of your SunSwop membership. What are SunSwop Bonus Weeks? These are weeks within SunSwop which you can take without using your deposited weeks. To find this, you would need to go to the relevant page in this directory which reflects the calendar and points value for the geographical region in which your resort is located. It is important that you know the week number and the size of the unit which you own.
