7 Reasons to use Local Solicitors when buying or selling a property: •

Local solicitors know the area, they know the estate agents, independent surveyors and tradespeople. An internet conveyancer can never provide this specialised local knowledge. If unforeseen difficulties arise you, as a buyer or seller, need to be kept informed and advised. Local solicitors will be able to explain situations plainly and face-to-face. Local solicitors will keep their promises, regularly keep in touch, return phone calls and provide a good and efficient service. They’ll go that extra mile to ensure your complete satisfaction, as their client testimonials prove. Local solicitors will quote you a price which will take into account the costs of all searches, Land Registry fees and other disbursements. Many online firms will quote a very competitive price, but add in extras which may make them more expensive! Most local solicitors will complete the Stamp Duty Land Transaction Return Form free of charge. Some online firms will charge extra and extra again for acting for your Mortgage Company and extra again if you need to complete within 10 days of exchanging contracts. The price quoted by a local solicitor may not be the cheapest but you are buying a service and what they give you is value for your money. Using Local solicitors will establish a relationship that can last a lifetime.

News Report from Cllr Brian Tyndall - Brading, St Helens and Bembridge. Tel: 07922 565940 Email brian.tyndall@iow.gov.uk I welcome this new addition to the Island Magazines range of local publications and the opportunity to contribute. It’s been a long hot summer for us all; but no slacking for the Conservative administration at the Council. As one of the Isle of Wight Councillors for this ward the role is twofold. One is to support local residents, either individually or via supporting the local Town and Parish Councils. Recently I have been activity involved with the unexpected six month closure of the footpath across the Causeway at St Helens. Very quickly, working with St Helens Parish Council, a meeting was arranged with the IOW Council and Island Roads and a solution was found that reduced the closure time frame, but allowing the good work on the restoration of the old mill to take place. In additional I have been, and still am, involved with the Brading Marsh Planning Application to improve the current eyesore this is. As a County Councillor I sit on a number of committees – these are Planning, Scrutiny, Audit, Appeals and the Appointments Board. I also sit on the Regeneration Board. These and other sub-meetings take up a lot of time, but are crucial to support the administration to run what is effectively a multi-million pound enterprise and through this look to make the Island a good place to live, work and visit. Just as an example of the work involved, the last meeting I attended was the Audit Committee – 135 page document – 40mm thick – or 1.5 inches in old money - Great

now the concentration is on the future for the Island: please see the new Regeneration Strategy (go to iwightinvest.com and click on Draft Regeneration Strategy) – your views are wanted. You should also go to islandvision.uk and see MP Bob Seely’s recently issued Manifesto – called My Vision for the Isle of Wight. As a member of the Regeneration Board this will increasing take up more of my time. Isle of Wight Council leader Dave Stewart also wants to bring the IOW Council and local Parish and Town Councils closer, and as part of this move Cabinet Meetings will be held at Parish/Town Council locations. The next meeting has been set for the 13th September at Brading Town Hall for the Brading, St Helens and Bembridge Ward. Finally I will retire from full time work at the end of September (aged 69) so I will have more time to give to Ward and Council business – however, my wife’s To Do List is increasing daily!

St Helens Parish Council Phone: 07563 130185 | E-mail: clerk@sthelensiw.org.uk Hopefully, the recent spell of sunny summer weather was enjoyed by residents and visitors alike, and the Parish Council has tried to support local activities with the use of our limited resources. Funds have been allocated to maintain the Duver and Station Road Toilets, and investment has been made in the facilities to ensure they can operate for the Summer – in the Autumn decisions will need to be made regarding the longer term (currently both are owned by the IW Council and maintained by the Parish), and, working with partners, what future investment may be needed to provide facilities to the best standard possible within the funds available.

Work is also in hand to set out options for a future parking strategy, given the issues identified by the Parish Council, local residents and stakeholders, and the September meeting is planned to discuss the options and priorities, as well as funding implications. The local council, with local ward members, have also been actively involved, with local developers, to ensure Mill Path is open as much as possible whilst building work has to be undertaken - local councillors have also facilitated links with the local historical association and hope a future event, highlighting the history of the site, will be arranged.

The Local Ward Members have also reported on IW Council projects, including plans for Brading Marshes, and details can be found on the iwight website; together with information on the proposals to review the electoral boundaries, which will not affect the Parish, but could result in revision to the 2 member ward currently covering St Helens, Brading and The Parish Council are also funding additional Bembridge (it is hoped that there will be a IW rubbish collection facilities on the Duver, Council Cabinet Meeting locally, within the 3 alongside IW Council and National Trust Parishes, in the near future). amenities, and support local businesses and beach users encouraging all users to The Parish are also working on plans to act responsibly and to dispose of any litter commemorate the Centenary of the end of responsibly.
