Reasons to be Cheerful Most of the media reports that I have read suggest that the housing market got off to a subdued start to 2018, but it depends where you look. The London market continues to struggle, especially in the price range above ÂŁ1m, and given that Londoners account for so many of the buyer enquiries we receive, this is bound to have a knock-on effect, but there are still lots of positive signals if you are a prospective home seller. For instance, the average number of properties coming on the market for sale has slipped to its lowest since 2010* and this under supply of available homes has created an imbalance with demand. Already this year we have dealt with a number of situations whereby multiple offers have been received for the same property, resulting in the final price dramatically exceeding the quoted guide. Furthermore, with the stamp duty saving for first time buyers up to ÂŁ300,000 and mortgage approvals on the increase - coupled with some extraordinarily competitive mortgage deals available to give prospective buyers additional encouragement - there are plenty of reasons to be cheerful about the market.
Apparently, 102,000 people found employment during the last three months of 2017 and despite the predicted doom and gloom post Brexit, the news from the city of London is generally good; the pound is strengthening and there are even some predictions that the FTSE 100 will breach the 8,000 mark. Of course, the backdrop of economic uncertainty still exists, but with sensible pricing combined with the widest possible marketing, there is every chance you will find a buyer quickly, as well as achieving a decent price. A Dynamic Duo! This month I want to write about the two highly valued colleagues that comprise our dedicated ‘After Sales’ department.
