The past year has shown a two-tier market. Properties that are well presented and correctly priced are, on the whole, achieving sales whilst those that are put to the market with even slightly inflated prices are attracting little interest. These properties struggle to sell and invariably achieve a sale below expectations as the market quite rightly asks, “Why is that house not selling?� Despite the continuing economic and political uncertainty, people still need and aspire to move – whether they are upsizing or downsizing. With interest rates still historically low, particularly for long-term fix rate mortgages, those seeking a family home for the next 20 years are brushing concerns aside. It is our view that a correctly priced property stands 50% more chance of selling in a reasonable time period than one that is overpriced. Many home movers are telling us that Brexit has had no impact on their decision to move. Therefore, with the desirability of our locality, it is not surprising that our list of potential purchasers ready and willing to move home continues to grow, albeit, such people have become more discerning in the last few months. In the past year, we have been successful in achieving sales on a number of prominent houses in the area. Although there has been a notable decrease in London based potential purchasers

looking in the area, this deficit has been more than buoyed by the strength of regional purchasers who are looking for a long-term epicentre for their family. Our continually strengthening position within the digital marketing landscape has seen us invest further in digital communication across a variety of platforms. Unlike other agents in the region, we continue to see results from advertising across a number of traditional property platforms and in the past few month this has resulted in significant press commentary in Country Life magazine and national newspapers such as The Sunday Times and The Saturday Telegraph. Gardening tips for Spring As winter gives way to spring, your garden begins to demand attention ensuring that it will display its treasures to their best effect later in the year. The weather from March through to May remains unpredictable and a challenge to getting the essential jobs done, but light and warmth slowly improve over time so effort now will certainly give a return on your investment.

The grass is always greener I always think of the lawn as an exterior carpet. As it is laid in the largest room in your house, you want it to be of the best quality you can afford so that it can optimise the visual impact of the other items in the room, in this case, the plants, trees and other garden features. March is still not too late to scarify lawns to remove thatch and moss and consider aeration if the ground is compacted. Both will enable oxygen, nutrients and water to reach the root zone and this will encourage strong growth. Cutting grass early in the season can help reduce the spread of VHDVRQDO ZHHGV 7KH ĆUVW FXW ZLOO EH KLJKHU WKDQ normal to avoid ‘shocking’ the lawn and don’t cut newly laid turf until the grass reaches about 2in
