Ticking the boxes …. in terms of requirements or price? The only feature of the property market that is predictable right now is its unpredictability. Quite naturally, potential new clients are seeking clarity on what to expect if they decide to make a move during the next few months. In the face of uncertain economic conditions, it is fair to say that confidence is fragile. Across the market place prices are being reduced, sales are falling through at a higher than average rate and numerous properties are failing to attract a buyer at all. Under these circumstances, who would blame you for sitting on your hands and staying put? What do you do however, if staying put isn’t really an option? Thankfully there is still light at the end of the tunnel in the following respects. Firstly, there is a shortage of good quality homes for sale in the upper quartile of the market and that scarcity is helping to sustain prices in East Anglia, more so that in certain other parts of the UK, including London. Secondly, whilst it’s true to say that you might not achieve quite as much for your existing home as you may have originally hoped for, once you’ve secured a buyer and placed yourself in a strong purchasing position, then any ‘loss’ ought to be reflected on the next property you purchase, so the cost of change might not be as off-putting as you first believed.

There appears to be a tendency in the market at the moment for homes that offer unique features to outsell the more ‘standard’ homes. Most certainly, if you’re a prospective buyer and you’ve been house searching for a while and suddenly discover a property that matches your requirements perfectly, then you’re likely to go for it on the basis that you might be waiting a long time for another chance like this.
