Housing market uncertainty Deal or no deal, I don’t agree with Mark Carney’s ‘warning’ that house prices could slump, but there is a wave of uncertainty surrounding the property market right now and confidence is sapping after house sales fell to their weakest August level in five years (down by 4pc on the year according to LSL).
However, there is solid evidence to suggest that the gap is narrowing anyway, so it might work in your favour to make the move now rather than wait and find the margin has become even smaller in a couple of years’ time.
Right now, I am reading a report based around one of my office areas that says that there are 962 properties for sale that have been on the market for more than twelve weeks and there have been 56 price reductions in the last seven days alone. That said, another of my offices has enjoyed a record year and is now responsible for 1 in 7 of the sales agreed in their area, so it’s not all doom and gloom.
If you really aren’t that bothered or are simply intent on achieving a premium price regardless, then my advice is to withdraw from the market on the basis that time wasted attempting to sell now could compound against you were you to ‘need to sell’ further down the line. With so many buyers undertaking a great deal of online research prior to making offers, they may discover your previous unsuccessful attempts and use this against you to leverage your price down.
The question you might well be asking is what does this mean for home buyers and sellers in the East of England? Regardless of the economic conditions, there are still plenty of buyers that need to buy, and it’s the same with sellers - albeit that the latter is polarised into two distinct positions; those that need to sell and are prepared to sell for what the market will pay and those that don’t have to sell and wish to hold out for an outdated price that is probably unlikely to materialise in the short to medium term. As for best advice, if you are committed to moving then be prepared to listen to pricing guidance that’s based on actual evidence rather than what a weak agent thinks you might want to hear. In a tougher market there are great opportunities to be had for those looking to move up the ladder and there are plenty of outstanding mortgage deals too. If you are moving the other way, then the chances are you will probably not achieve the highest possible differential between your selling and buying price.

Mortgage Q&A Q. Must I have a mortgage agreed in principle before my offer is put forward to the vendor? A: In short, no. However, I always recommend that my clients have an agreement in principle in place as soon as possible. In my experience vendors are more likely to accept an offer where the purchaser has taken steps to ensure they can proceed, should the offer be accepted.
