A Family Affair Fine & Country prides itself on the calibre of its viewing representatives and so was delighted to welcome not just two, but three members of the same family to the team. Let’s meet Philip Martin and his two daughters Gemma and Sally. Born and bred in Norfolk, Philip worked abroad for several years before realising how much he missed the open skies of East Anglia. He returned to Norfolk with his wife and two small daughters and ran a successful financial advisory business for over 25 years. After retiring, he and his wife moved in with their daughter Gemma and her family, in their lovely Norfolk farmhouse. They bought the farmhouse through F&C and this is how he ended up becoming a viewing representative. “It is a very rewarding job. I get to drive one
of my classic cars around the countryside, meeting some of the most varied and interesting people you could ever come across, and showing them some of the most beautiful houses imaginable.” Gemma moved back to Norfolk from Bristol to become a partner in her father’s business, and to offer her children the idyllic childhood that she has enjoyed. Managing Director Keith Hood was clearly delighted, “We were thrilled to be nominated in one category in 2013, but to be a finalist in 4 different categories’ in 2015 is just amazing. We knew last year was a bit special for us and sales figures were tremendous despite significant challenges bought about by new mortgage legislation in April. It certainly made getting a mortgage much more difficult for some of our clients for a while and it probably took us around 3 months to get our heads around it all despite preparing hard for these changes for over a year. Thankfully things have settled down and most lenders have made adjustments where in some cases they may have overreacted to the new rules about assessing people ability to afford a mortgage. Contrary to what some of the red tops were suggesting we really don’t need to know how many haircuts you have or how often you eat steak! The buy-to-let mortgage market was unaffected by the rule changes so this part of business just continues to march on. We’ve been around a while now, in fact coming up for 30 years and it seems that the only thing we can bank on is continual change and yet more regulation!”
So what does Keith think the property market has in store for us in 2015? “The drivers for property prices and to some extent transaction numbers will always be the basic law of supply and demand and the cost of borrowing. Theres no escaping the fact that we still have a very significant housing shortage. This seems to get worse each year as every year we build fewer house than needed. Then add to that a very significant boost in April when many people over the age of 55 will be able to access their whole pension pots for the first time. Its hard to say at this stage what impact this will have but it seems logical that some people will extract some or all of their pension pots and invest some of it in property, which in many cases has proved to be a better investment. They will need expert advice before making any decisions however, in particular when considering the tax implications. As far as interest rates are concerned they remain at incredibly low levels and the cost of borrowing has never been this low in our lifetimes. The pressure on rates to rise has subsided in recent weeks and whilst the economy remains fragile I expect things to remain the same. If rates do rise this year most economists seem to think it will be by a very small amount. The stamp duty changes has been very positive for most and the help to buy schemes have proved hugely popular in the new build sector. In short I’m predicting another strong year for property”
