the SANCTUARY CLUBHOUSE
By Greta Honsberger
The Sanctuary clubhouse recently received an indoor makeover. This central gathering spot had become worn after many years of use and needed some TLC. Although not a complete renovation, several updates were completed in the space, including the party room, kitchen, and bathrooms, to rejuvenate the older interior.
Eli Crosby of Eli Crosby Homes transformed the outdated clubhouse social area, starting with a fresh paint job. The party area was painted white with grey undertones called Crushed Ice. This color is perfect with the glossy white trim because it has a clean look and significantly brightens the space.
The tables and wooden parts of the fabric chairs in the party room also received a refurbishment. They were painted with Crushed Ice but with a semi-gloss sheen
different from the walls. The new paint job offers a renewed look to the furniture, adding to the airy feel of the space overall, making it bright and light.
Another notable addition to the party space was the installation of Roman shades. The new shades soften the room with their gentle folds, adding a layer of texture and warmth and providing light control and privacy. Practical yet stylish, the shades enhance the overall ambiance of the space, making it more inviting and giving it a polished look.
Eli and his crew next tackled the clubhouse kitchen, which underwent a more in-depth renovation to achieve a brighter and more modern vibe. The walls were painted the same Crushed Ice color as the party area, but that was only the beginning for the kitchen.
First, a ceramic backsplash was added behind the sink,
which provided a larger feel to the small space. Keeping with the updated theme, it was time to say goodbye to the Formica and welcome some sleek quartz countertops to the kitchen. The selected soft white quartz has a hint of warmth from the faint grey veins under the surface. The slight grey vein in the quartz picks up the grey undertones of the Crushed Ice walls.
fluorescent light with a simple yet elegant light fixture. This uncomplicated modification enhanced the kitchen’s aesthetic appeal and functional quality. Another decor element updated in the kitchen was replacing the original stainless steel plumbing fixtures with brushed bronze ones. Additional new cabinetry hardware was replaced with the same brushed bronze, pulling it together. Although straightforward, the changes have made a profound impact, completely transforming the compact space from outdated to stylish.
The clubhouse’s bathroom facilities were another area in need of refurbishment. Eli Crosby Homes made some uncomplicated changes, like painting the vanity and walls with renovation signature color, Crushed Ice. Still, Eli and his crew completed more complex bathroom changes, including new partitions. The original clubhouse ones were made of sub-materials that didn’t hold up so great in moisture. The newly installed partitions, however, are made of solid plastic, making them more durable and long-lasting. The bathroom renovation is a welcome upgrade, bringing the same fresh vibe that residents will enjoy with the updated party room and kitchen.
The previously wooden and unremarkable kitchen cabinets were transformed by simply painting them white. Like the rest of the kitchen space, the fresh white cabinets add a sense of openness and timeless elegance that blends with the revamped clubhouse. This transformation provides a versatile backdrop highlighting other decor elements. Those small but substantial decor elements completed in the kitchen included replacing the institutional-looking k
During the renovation process, Eli Crosby Homes completed several minor repairs on the property that needed attention, starting with the installation of electronic locks on the entryway and bathrooms. The pool area also received a few new features, including new fans and signage, paint touch-ups, and new lighting on the security fence. The renovations to The Sanctuary clubhouse have collectively transformed the facility into a more modern and inviting space. Each upgrade, from the sleek and functional kitchen to the refreshed party room and the updated bathroom, reflects a commitment to enhancing the clubhouse experience for residents. These improvements ensure that The Sanctuary remains a welcoming and enjoyable place for gatherings and events for years to come.

SUMMER GARDENING TIPS BY SANCTUARY RESIDENT
Jason Thompson with Grass Inc
Are You Taking Your Irrigation System for Granted?
Water is the most critical component for your landscape in the Louisiana heat because of the hot temperatures, lack of rainfall, and harsh sun exposure. It is natural to assume that the pricey irrigation system you installed is doing its job and giving your landscape the water it needs, but that is only sometimes the case. The following are some questions to ask about your irrigation system to ensure you are getting all you can from it and not losing your valuable landscape.
Although it is a great start that you turned on your irrigation system in mid-May and water came out, there is much more to consider, such as…
Is the water hitting all the areas it is supposed to?
Maybe every plant appears within range of the water, but that doesn’t mean it is. Make sure your system is giving uniform coverage across your entire lawn. Adjust sprinkler heads and placement if some areas get more water to remedy this problem.
Are all of the sprinkler heads working correctly?
Sprinkler heads can become damaged or dislodged, so check each to ensure proper working order. Also, check to ensure the sprinkler heads are not clogged because this leads to water waste and uneven coverage.
Are your sprinklers putting out enough water for your lawn and garden?
This is an important consideration because the amount of water an area receives or does not receive can be a problem. The lack of (or too much) water could be due to your system’s water pressure. High pressure can cause misting and water loss, while low pressure may result in insufficient coverage.
Are all watering needs being met?
Assess the specific watering requirements of your grass and plants. Overwatering or underwatering can harm your lawn.
Are your lawn and garden getting the right amount of water needed during certain times of the day?
Water your lawn early in the morning or late in the evening to reduce evaporation and allow the water to soak into the soil more effectively. In the sweltering months, consider watering them twice a day.
Have you considered rain sensors and timers?
They are a great way to save water and money. Simply adjust your watering schedule based on current weather conditions, and you will never see your sprinklers running while it’s raining.
While we’ve discussed irrigation systems in the past, this deep dive into recurring problems will ensure that your beloved lawn and landscape thrive in the heat. Don’t wait until it is too late; take action before your lawn and garden are gone.

REAL ESTATE tips BY SANCTUARY RESIDENT
Amanda Colceriu-Dandu
10 TIPS FOR BUYING INVESTMENT PROPERTY, SIMPLIFIED
1. Assess Your Suitability: Managing a rental property is more challenging than it looks. It requires attention to detail, legal knowledge, foresight, and a balanced demeanor. Before investing, consider if you have the time, willingness, and skills to devote to such an undertaking. Real estate can offer good long-term returns but is not entirely passive.
2. Buy vs. Finance: While some experts recommend buying rental properties with cash, financing can amplify your returns. A mortgage can significantly boost your annual cash return compared to buying outright. Ensure you have a larger down payment and enough cash for additional costs.
3. Choose the Right Location: The best locations for property appreciation might not offer the best cash flow. Decide if you want higher immediate cash flow or greater long-term appreciation.
4. Think Long-Term: Real estate investments typically pay off over the long term. By holding onto properties, you build equity and see significant appreciation.
5. Be Prepared to be a Landlord: Decide whether to manage the property yourself or hire a management service. Managing it yourself can save money but requires dealing with tenants and maintenance issues. Fine Southern Properties Management Service can handle tenant checks,
leases, and rent collection, allowing you to focus on your finances.
6. Budget for Unexpected Costs: Always save 20-30% of your rental income for maintenance and emergencies. This ensures you’re prepared for unexpected expenses without compromising your financial stability.
7. Renew Leases on Time: Regularly renewing leases keeps your rental agreements and rent adjustments in check. Month-to-month leases can make it difficult to evict tenants or raise rent.
8. Consider Section 8 for Long-Term Tenants: Renting to Section 8 tenants can provide stability, as they often take good care of the property. However, increasing rents may be more challenging for Section 8 tenants.
9. Utilize Tax Benefits: Rental properties offer extensive tax write-offs, from maintenance to mortgage interest. These benefits can significantly reduce your taxable income while building equity.
10. Understand Rental Laws: Familiarize yourself with state and local landlord-tenant laws regarding security deposits, evictions, and fair housing regulations to avoid legal issues.
The Bottom Line
Investing in rental property can be lucrative with the right approach. We guide you through every step at Fine Southern Properties, from selecting the perfect property to managing it for optimal returns. With our local market expertise, we help you find properties with the best potential for appreciation and cash flow. Let us make your real estate investment dreams a reality. SANCTUARY RESIDENT FAMILY pets
Ivanka, Melania, Sweetie, Noel & Rosie
The Thompson family is never short on canine companionship with their five delightful dogs, each with a unique personality, charm, and lots of love to share.
Ivanka and Melania are seven-year-old Yorkshire Terriers named after President Donald Trump’s daughter and wife. Ivanka, the more petite of the two, has earned the nickname “Princess” due to her dainty and gentle nature. She prefers to avoid the hustle and bustle, embodying a meek and reserved disposition. On the other hand, Melania, affectionately called “Big Mama” by the kids, is the larger Yorkie. Known for her goofy antics, Melania is incredibly lovable and often sleeps with the Thompson’s fifteen year old son Sebastian.
Sweetie, a five-year-old Maltipoo, is the third member of the Thompson pack. True to her name, Sweetie loves to be held and isn’t shy about barking until someone picks her up. Lucian, thirteen, is close to Sweetie and enjoys the companionship and love this little girl is eager to share.
Noel is the mini Goldendoodle of the pack. This beautiful girl became a part of the Thompson family as a Christmas gift for daughter Giabella from her parents. At one and a half
years old, Noel adores the outdoors and revels in playtime outside. She also enjoys cozy naps with mom, Gabriela, offering a sweet and snuggly presence.
Last but certainly not least is little Rosie. Often called Rosita, she is the baby of the pack at just nine months old. A Christmas surprise for Sebastian, this mini long-haired Dachshund is all puppy and full of mischief and energy. It seems Rosie is always getting into something, but she avoids getting into trouble by showing off her sweet, lovable disposition when it really counts. Little Rosie, or Rosita, keeps the Thompsons well entertained with her antics and funny expressions. Her adorable and playful stunts add a touch of playful joy to the Thompson household.
Melania, Ivanka, Sweetie, Noel, and Rosie are very good at their jobs, which is to bring endless joy and love to the Thompsons. For these five, it’s hardly a job when they adore their family and thrive on the love and attention they constantly receive. With five very different personalities, the “Thompson Five” pups have found their people and are savoring every moment of the Thompson’s love.
Dr. G. with Vet Naturally
With summer fun comes some dangers for our pets. Here are several tips to help you and your furry bestie have a safe summer. Follow VetNaturally on FB or Instagram for reminders!
1. Provide plenty of water and shade and always place the water in the shade so it stays as cool as possible.
2. Don’t shave your pet’s hair off for the summer! Hair is a natural skin protectant. Shaving your pet’s coat will decrease their sun protection. It will also slowly destroy your pet’s arrector pili muscle. This muscle lifts the hair off the dog and allows a layer of air between the surface of the hair and the skin-serving as an insulated barrier from the sun.
3. If your dog has a double coat (huskies, labradors, golden retrievers) they will be more prone to heat stroke because their coat is thicker. Monitor these pets more carefully.
4. Try freezing some treats in a block of water. When you put the frozen block of water out, the ice will melt, and your dog can have a cool treat ( blueberries, bananas, organic dog treats). Provide regular drinking water in addition to this frozen treat.
5. If your dog or cat has a dark coat they are more heat sensitive because dark fur absorbs more heat. Monitor these pets more carefully.
6. When walking your pet, choose a cool time of day. The time we recommend at VetNaturally is right as the sun is coming out or setting. Additionally, before you and your pet hit the sidewalk, VetNaturally recommends that you place your hand on the sidewalk for 10 seconds. If this temperature is comfortable for you, it is okay for your pet and won’t harm the pads on your pet’s paws.
7. Be sure to monitor your dog’s footpads and interdigital spaces. Walking around on the street and grass has many dangers for your
pet. Sticks, broken glass, branches, twigs, and the like can often lodge in the paw. Animals can’t just pull out a splinter. They will bite at the area, limp, or worse: suffer in silence. Check the feet regularly.
8. Fleas and ticks are in full force during the summer months. Apply a veterinary approved product to protect your pet from getting bitten and from bringing the tick or flea into your home.
9. Make your Fourth of July plans now with respect to your pet. Doggie day care will fill up quickly, so booking in advance is a must. If you will be home with a firework phobic pet, make plans to help them. Acupuncture, aqua-puncture, appropriate essential oils and certain Chinese herbs can all be helpful for pets scared of foreign firework noises. If your dog has severe anxiety with fireworks, he may need veterinary recommended and approved sedation.
10. Activities for your pet like jogging and walking, as well as allowing them to sit in a poorly air-conditioned car for only a few minutes can become deadly for pets in Louisiana. Due to harsh summer temperatures, heat stroke is a serious danger to pets. Be cognizant of overheating signs: open-mouthed breathing, heavy panting, thickening or lack of saliva, red gums, and the last adaptation is a LONG curled tongue. When you begin to see these signs, your pet is getting overheated and needs attention at once. Also any breed with a short nose (bulldog, pug, French bulldog, etc) is much more sensitive to heat in general, so taxing activities in the heat are particularly dangerous for these breeds.
Print a copy of these important tips, tape them to your fridge, and have a safe summer! Much love, Dr G

habitat for humanity Hammers forHeels Fashion Show
In a delightful gesture of community collaboration, Maison Lafitte, graciously hosted by owner Sara Sinclair, set the stage for the 5th annual Hammers & Heels Fashion Show in mid-April. This event, which brought together nineteen boutiques, twelve vendors, and fifteen stylists, was a resounding success, selling out and raising significant funds for Habitat STW’s Women Build initiative.
The Lakehouse provided a delectable spread leading up to the main event fashion show. The fashion presentation started with a unique twist, as the Habitat St. Tammany Parish West construction crew took to the runway, showcasing their dedication. This was followed by models showing off the latest trends from local boutiques and shops. The excitement concluded with a successful silent auction and a cork pull wall, where supporters could choose a random bottle of wine
from a wall.
With the guidance of fourteen committee members, Habitat construction crew leaders, and generous donations from hundreds of local businesses, the occasion raised over $70,000, a substantial contribution that will make a real difference in the lives of those in need through Habitat STW’s Women Build initiative.
The day was a true testament to community support for Women Build, an annual Habitat for Humanity St. Tammany West initiative that rallies women to build homes and fulfill families’ dreams of homeownership. With over 400 volunteers contributing 2,065 hours yearly in West St. Tammany Parish, Women Build leaves a lasting impact. All Hammer and Heels Fashion Show proceeds will support this vital cause.

Mary Sadler Thompson, an exceptional recent graduate from SSA, has always had a passion for learning, particularly in math. “I’ve always been better with numbers than I was with English or history,” she shares. “I found math enjoyable when I truly understood the concepts and could properly use the formulas.” This knack for numbers was a cornerstone in her academic journey.
Mary Sadler transferred to SSA in her junior year and quickly became an active member of the school community. hat haus - hat bar and boutique
Business Spotlight
Amanda Domangue, the visionary owner of Hat Haus Boutique, embarked on her entrepreneurial journey from an unexpected inspiration. “I was never a hat wearer,” she admits, “I felt I always looked silly.” One day, feeling creatively inspired, Amanda painted one of her unused hats and shared a photo on Facebook, captioned “a bored day at home.” The response was overwhelming, with 28 requests for similar painted hats. This prompted Amanda to spend her days painting hats in her living room while watching “Love is Blind.” Two years later, Hat Haus Boutique was born as a brick-and-mortar store, where Amanda offers a unique, hands-on experience where customers can create their own hats, or she can make it for you. Amanda’s personal experience fueled her decision to expand her boutique to include women’s apparel and accessories. “I went through a really nasty, emotionally abusive divorce,” she shares. “I know how it is to feel less about yourself. Finding the right outfit can really boost self-esteem, and you can’t have the perfect hat without a complementing outfit.” This strategic move has attracted a broader clientele, growing the boutique’s success through word-of-mouth.
She spends hours sourcing the best quality clothing and accessories, ensuring her customers have a stylish and affordable selection. “Helping women feel confident in what they’re putting on their bodies is the most rewarding part,” says Amanda, drawing on her six years of experience as a personal shopper.
Amanda prioritizes staying updated on fashion trends. She closely monitors seasonal colors and styles, ensuring Hat Haus always offers the latest trends. The boutique carries a wide range of brands, including Whiteroom & Cactus, In February, In Loom, Mustard Seed, and Susan Shaw. This woman-owned, single-mom business caters to all body types, with sizes ranging from XS to XXL, ensuring everyone finds something they love.
Hat Haus is more than just a boutique; it’s a testament to resilience and empowerment. When women come to Hat Haus to build a hat, they can count on far more than the hat. Amanda takes the time to get to know her clients. A hat-building appointment could quickly become a therapy session. “Retail therapy is definitely a thing, and I’m a good listener,” Amanda laughs.
With a dedication to offering high-quality, trendy styles and a personalized shopping experience, Amanda has created a space that honors individuality and resilience. Whether you’re looking for the perfect hat or a complete outfit, Hat Haus welcomes everyone to check out a place that values beauty, strength, self-expression, and HATS!
