Dogs See the World Through Their Noses
So many of you are great about walking your dog, but for the dog, it’s all about the smells, not the walk. How often have you put the leash on Fido and pulled him to “keep walking” during his time outside? For us, it’s about the walk, but this is simply not the case for your dog. They don’t care about how many calories they need to burn. They don’t have to hit a certain number of steps on their Garmin. Dogs just want to sniff, and it’s really important for us to let them!!
Dogs “see” the world through their noses. They enjoy slow, “sniffy” walks where they can process all the scents of their surroundings. Smelling new smells is like yoga for your pet. It’s mentally and physically stimulating. Plus, extended-time sniffing can relax them and lower their heart rate and stress levels.
This calming activity outside can help improve their behavior inside your home. The same smells at home over and over are boring. But outside, it’s a whole new world of sensory information.
At the end of the day, exercise is important but equally as important for them is having enough time to sniff everything.
So slow your roll, everyone. Plan on an extra 10 minutes for evening walks to allow for sniffs. After all, it’s their walk-not yours. Your dog will love it :)

TIPS ON PREPARING YOUR SANCTUARY HOME TO SELL
Once you have decided to sell your home, there are many things you can do to help get the best possible price in the shortest amount of time. First impressions count, and this is especially true for the housing market. Creating a positive first impression is key in selling your property. Once a buyer steps into your home, they are considering how their life fits in your living space. For this reason, it is important that you see your home as a potential buyer would. Taking an inspection tour and observing it as a potential buyer is a great place to start. Here are some items on our checklist that have proven invaluable to owners as they prepare their homes for showing.
Exterior
• Keep the lawn trimmed and edged
• Weed, freshen your garden beds, trim shrubs and remove dead trees or branches
• Pick up debris, toys, and lawn equipment
• Repair any fences and gates
• Clear the roof, gutters, and downspouts of leaves and assess for damaged areas
• Have the house and driveways power washed and the windows cleaned
• Replace damaged or fogged windows and torn screens
• Ensure that windows are thoroughly cleaned - inside & out
• Assess each entrance of your home. Do doors need to be painted and calked? Does the doorbell work?
• Does your mailbox need to be restored?
Interior
• De-clutter and remove personal items
Consider renting a storage unit
Having less in your home not only helps the buyer but also makes the process of preparing to show your home less stressful
• Clean walls of smudges and fingerprints
If necessary, consider a fresh coat of paint
Arrange furniture to make each room appear more spacious and attractive
This may require removing some furniture
• Wash windows and sills until they are sparkling clean Curtains & drapes should be dry-cleaned or freshly laundered
• Shampoo rugs and carpets
• Floors should be waxed
• Repair sticking doors and windows, and loose doorknobs
• Fix leaky faucets and eliminate water discoloration in sinks
• Tighten loose stair banisters
• Remove all objects from steps
• Repair light fixtures
• Replace discolored or cracked switchplates
• Clean out closets to display their roominess
Be sure clothes are hung neatly and shoes and other objects tidily arranged
• Clean bathrooms until they are sparkling
Repair the caulking in tubs and showers
• Set out your best set of towels, and, if necessary, replace the shower curtain
• Tidy up bedrooms
Use attractive spreads and curtains
• Clean and organize attic and garage
• Clean the kitchen and put dishes away
• Make sure the garbage is taken out
• Clear the fireplace of ashes

Jack and Cindy Jensen
Jack and Cindy Jensen love all things outdoors. One look at their outdoor space and property and their appreciation for nature is unmistakable. Nestled in the natural setting of The Preserve, their home is a haven surrounded by wildlife and grassy littoral with a sweeping view of the lake in the not-so-far distance. The majestic area surrounding the Jensen home is extraordinary.
The Jensen’s backyard embodies the term ‘outdoor living space.’ The alluring pool is one of the main focal points in the backyard area. The area around the pool and back decks consists of a natural-colored Travertine stone that blends perfectly with the natural vista of the backyard. Pool expert Charles Elfert of Pleasure Pools installed this pleasant gathering place for the Jensen family.
An outdoor living space would only be complete with a porch, and the Jensen home certainly has that. The inviting porticos offer a comfortable, relaxing spot to enjoy the view. The porches, as well as the firepit, are laid with Pennsylvania blue stone. Installed by
Triton Stone Group vendors, the Pennsylvania blue stone complements the backyard’s landscape and fits flawlessly with the natural scene that leads to the lake that stretches beyond.
A pickleball court was a recent addition to the picturesque backyard. Jack and Cindy caught the “pickleball bug” in 2021 and were hooked. A game that has recently grown in popularity, they initially enjoyed the game at Pelican Athletic Club. Soon, the idea for their own pickleball court began to take shape. Handy in his own right, Jack did most of the work himself and explained that stabilizing the would-be court area on their property was the most time-consuming and somewhat tricky part. Once the ground was stabilized, the concrete was poured, and the plastic tiles were measured and placed. The final step was the net placement, and the Jensens had a pickleball court. Incidentally, it fits in perfectly with the natural landscape of their property.
Coupled with the Jensen’s affinity for the outdoors is their love of family time. Whether playing on the

pickleball court, swimming in the pool, playing on the swing set, or fishing from their pier, says Cindy, “We love outdoor activities and when we have the grandkids over, outside is the best.”

“Cedarwood is everything a school should be!”
Kim Morrison
faucheux FAMILY
By Greta Honsberger
We are delighted to have Cory and Ali Faucheux, along with children Cole and Cailah, as The Sanctuary Living’s Cover Family for the March/April issue. Getting to learn a little bit about this family of four was a privilege. After becoming part of the neighborhood in October 2022, the Faucheuxs have fallen in love with The Sanctuary and its welcoming community.
Ali and Cory are what Ali calls “almost high school sweethearts.” The couple began dating when they were 17 and 19 years old. They were married five years later and welcomed their son Cole two years later. Cory is a financial advisor with TruWealth Advisors, and Ali stays busy being a stay-home mom and wife.
The idea of moving to the Northshore from Metairie was always in the back of Ali’s mind, but convincing Cory took some time. Knowing the transition would require many adjustments for everyone and wanting to test the waters before making the total commitment, they elected to rent a home instead of purchasing immediately. They made the move in May 2019, and things could not have worked out better for them. Cole and Cailah made a smooth transition to Mandeville schools, Cory didn’t seem to mind the commute, and they found a great church - home with First Baptist in Covington. Eventually, Cory would expand his practice and open an office on the West Causeway Approach.
The time had come to make the commitment to buy their own home. They had some physical parameters that included wanting to be close to the Causeway and not wanting to be north of I-12. Thus, their search began. They looked at many homes, but, says Ali, “It seemed every house we looked at either needed a ton of work, the layout was funky, the backyard was small, or it altogether wasn’t right for the four of us. We were feeling somewhat defeated.” Their agent suggested looking at lots and sent them a listing for a very secluded lot in The Sanctuary. “We immediately jumped at the chance to create a home that would be tailored to fit our family. We fell in love with The Sanctuary,” Ali adds. They were excited to go forward with building their family home.
Creating the plans for their new home came about in January 2020 with Hollingsworth Design of Metairie. They took their time planning and gave attention to detail to ensure that it was perfect for their family. Ali explains that they wanted “the house” so that their kids and friends would like to spend their time there. As such, they wanted to create a space geared toward functionality for the kids to enjoy but also easy enough to transform into something different as Cole and Cailah got older and eventually moved out. As they worked on the house plans, this became important to address and led to modifications
18 | The Sanctuary Living March - April 2023
to the original plans to close off the second-floor open foyer to create space for the kids. This unique area is perfect for Cole and Kailah to relax with their friends, watch movies, or play video games.
Finally, they were ready to break ground in March 2021 with Crosby Construction as their contractor. As is often the case in these situations, the weather would impact the momentum of getting their home built. Rain, and later Hurricane Ida, would slow things down quite a bit and require a lot of patience for the Faucheuxs.
Ali, as organized planner, and Cory, as financial director, worked very well together throughout the process. Ali’s job was overseeing all aspects of the building process, down to the fits and finishes. Cory’s job was to ensure they stayed within or even under budget. Ali rather enjoyed her position and welcomed the challenge. Ali notes, “It was kind of a game to see where I could get fixtures or appliances or flooring that I wanted at the best prices. I’m such a nerd. I admit, I created a binder with tabs that contained at least three bids for every category of the house… cabinets, lighting, flooring, appliances, etc.” Cory and Ali made a great team and were successful in their joint efforts.
Ali and Cory decided to hire an interior designer to aid in the small details. “Christine Diggs was incredible to work with.” It
was a huge help for Christine to get to know the Faucheux and understand their vision for their home. Getting to know them allowed Christine to give feedback on what would work best for the family of four.
As a brand-new house with many rooms, getting and placing the right furnishings is a process. Ali explains that they are taking their time and going room by room. She observes, “ I feel that some of the most beautifully decorated homes weren’t rushed.” She is always on the lookout for a great find and likes to shop locally whenever possible. Although she admits to not being a big shopper, she does enjoy a stop-in at Melange by KP, Greige, or V Home Interiors. She is always looking for something that catches her eye and is usually not disappointed in these local shops.
Now that they have had some time to be in their new home, Ali and Cory agree that their favorite room is the back porch. Like most folks who live in The Sanctuary, they appreciate the peacefulness and serenity of their backyard. Whether it’s morning coffee after feeding the deer or an evening glass of wine or whiskey after a long and busy day, Cory and Ali love time spent on their back porch. Family time finds the Faucheuxs in the kitchen, another favorite room. Over dinner, they discuss the day’s highs and lows, allowing everyone to open up about their day and what might be happening in their lives. It is a beautiful way to communicate and bond as a family.
Together, the family of four likes to be in their living room under the warmth of blankets, watching movies. However, says Ali, “I think that may change as the weather warms up. I foresee many days spent in the backyard lounging by the pool and outdoor kitchen area.” There are many fun days to come in the Faucheux pool that is a French gray plaster with fire rock pavers for the coping, and white spray decking. This lovely feature was built by contractor Tommy Benasco with the Marks Group.
As far as the style of the Faucheux home, Ali describes it as “a mix of traditional, somewhat minimalist, and cozy.” She appreciates that everything in her home has a place and likes this notion because it gives her a feeling that everything is tidy.
Cole and Cailah love their new home and their neighborhood. Cole, 14, is in the 8th grade at Mandeville Jr. High and enjoys k
The Sanctuary Living | 19 March - April 2023
performing trick- jumps on his bike and playing the guitar. A student of the Louisiana Academy of Performing Arts since eight years old, he has become quite proficient on the guitar. He likes to get out his electric guitar and jam to Deep Purple, Lynard Skynard, or Shinedown. Younger sister Cailah, 12, in 7th grade, also attends Mandeville Jr. High. She recently began running with her school’s track team and likes to run in the neighborhood. Also a musician, Cailah has taken piano lessons at LAAPA since she was six and loves playing the classics like Beethoven and Pachelbel. Cole and Cailah love all that their new home has to offer, especially the fun and convenience of jumping on their bikes with neighborhood friends to grab a bite at a nearby restaurant.
As a family who enjoys the beach, it is usual to find them vacationing in places like the Bahamas, Mexico, or Florida’s 30A area. They have created some wonderful family memories while visiting these tropical locations. While on vacation, they love to engage in different activities, like four-wheeling up a mountain to a waterfall, eating local cuisine, or playing golf. Traveling is something they love to do, and look forward to their next adventure.
Closer to home, when the weather is gorgeous, the Faucheuxs like to take a bike ride to the lakefront and eat at one of the many restaurants. Or they could just as easily be playing golf as a family. They love to take advantage of a beautiful day and spend it outdoors in whatever capacity they can.
As a couple, Ali and Cory appreciate and value their time together to relax and reconnect. As such, every month, the couple has a date night. The evening begins with manicures and pedicures at EMME Beauty Bar, and then onto the Oasis for a couples massage. Dinner usually follows at Pardo’s, Aki, Tchefuncte’s, or Beau Chene. They love good food and trying new restaurants, and date night is the perfect opportunity to do so.
So far, living in their new home and community has been wonderful for the Faucheuxs. Ali notes, “We love how the neighborhood does so many activities together. Whether it’s a wine-tasting event, golf cart parade, fall fest - whatever it is, the fellowship is just so sweet.” Ali and Cory appreciate the features in their new neighborhood that make them feel safe and give their children the freedom to be active without worrying about their safety. For a family that has only called The Sanctuary home since last October, the Faucheuxs have certainly become a part of the neighborhood community. They are embracing every facet of life in The Sanctuary.

CARA B. RARESHIDE
Realtor
It would be fair to say that Cara Rareshide was born to be in real estate. Cara grew up in St. Tammany Parish, where her family developed subdivisions and commercial properties. Because of her background, Cara says, “Selling residential real estate was a smooth transition for me.” A wife and mother of four, she began as an agent with Jennifer Rice Luxury Real Estate and Berkshire Hathaway Home Services a year ago and has been working nonstop since, or as Cara puts it, “hitting the ground running.”
Cara emphasizes that the job of a residential real estate agent is definitely full-time, with her team being a 24-7, full-service group. She goes above and beyond for her clients and loves the daily involvement in the market to bring them the best market knowledge, including inventory, price, and the best deals. Says Cara, “Not all agents are the same. A good agent will get you the best deal, whether you are the buyer or the seller. A good agent will get your property seen by the best audience.” This philosophy is what sets Cara apart as a great agent. She puts into practice this philosophy as she strives to ensure the best for her clients.
Cara’s favorite part of her “day-to-day” is the constant preparation for the unexpected. She says that you never know what will happen in a day and loves the diversity
of going from discussing a $100,000 property to a $10 million property.
As a Sanctuary resident, Cara feels that living in that community puts potential sellers in a lucky spot. She explains this by saying, “It’s easy and fun to sell places you love!”
Regarding general advice in the selling arena, Cara believes there are two critical elements to selling a property: decluttering and depersonalizing. She emphasizes that it’s imperative not to make selling your property too personal. Although it can be difficult not to get emotional, it is crucial and more practical to separate oneself from them.
In terms of buying, it is very likely no one will ever find a property that checks every box and is 100% perfect. Cara advises her clients to find something that is 80% perfect, and then they can make it their own.
It is not a small thing to be trusted with people’s finances and what is, most of the time, their most significant asset: their home! Cara Rareshide takes her job as a realtor seriously and understands the magnitude of helping clients as they navigate the often unchartered waters of buying and selling property.

Uninsured/Underinsured Motorist Coverage: The good, bad, and the ugly.
Auto insurance: You need it; you have it. Chances are it’s a decent policy that adequately protects you and your family in the event you cause an accident or are found at fault for an accident, resulting in injuries to another. But what if YOU are the one who is injured, and it’s another’s fault?
Under Louisiana law, auto insurance policies must provide drivers with liability limits of at least $15,000 per injured person and $30,000 per accident. This means that a driver at fault for an accident causing injury to you or your family may be carrying this minimal state policy limit (or possibly no insurance at all). Thus, unless you have uninsured/underinsured motorists coverage (UM), you are limited to this recovery regardless of how healthy a liability policy you have on your vehicles/drivers.
As health care costs continue to rise, $15,000 per person is woefully inadequate to sufficiently compensate anyone seriously injured due to a motor vehicle accident. Uninsured/underinsured insurance provides policyholders coverage for bodily injury and/or property damage caused by another driver without car insurance or insufficient limits. For example, suppose the other driver has an insurance policy with bodily injury liability limits of only $15,000, and your damages exceed this amount. In that case, you can collect benefits from your insurance provider for the rest up to your policy’s UM limits. Insurance companies are only required to offer UM coverage, but drivers have the right to reject the offer. To find out if you have UM coverage or if you would like to add it, call your insurance agent, who can help with this.
If you’ve been injured in an auto accident caused by another person’s negligent or wrongful conduct, you are legally entitled to recover compensation for your injuries. Whether compensation comes from the at-fault driver or an insurance company, you can stand to benefit from having a skilled attorney advocate for your interests. The Law Queens are your attorneys. We can help you obtain just compensation for your injuries.

Olivia Christopher had a lot to celebrate in October when she took the crown as the 2022 LSU Homecoming Queen. Queen Oliva and King Navy Coggins were announced at half-time during the Ole Miss game as the full court completed the traditional walk across the field at Tiger Stadium. Olivia, a senior graphic design major in the Ogden Honors College, describes this annual LSU tradition’s multi-step process, “There were over 300 applications submitted for the court, and over 30 LSU staff members scored the applications.” The extensive application asks about the student’s on-campus and off-campus involvement, jobs, internships, campus improvement, and personal experiences with the university. The application, however, is only a small part of the rigorous process.
Out of the 300 applicants, only 30 are chosen for interviews, which is the next step. Olivia explains that the only thing the interviewees knew about the candidates was their names, majors, and GPAs. “Because of that, I knew it was important to come prepared with what I wanted to talk about and to represent myself well,” says Olivia. Of the 30 students interviewed, only 12 are eligible to be a part of the Homecoming Court, comprised of two sophomores, four juniors, and six seniors. Only the six senior court members are eligible for the king and queen honor, chosen by vote from the LSU student body.
The voting process required Olivia to campaign for herself. Her leadership experience paid off in this area. Having worked with several groups of people on campus through service, she established many great relationships. She knew those relationships would bring her votes. There are responsibilities as a homecoming queen, as well. The full court would attend movie screenings, concerts, and blood drives to support the homecoming week festivities. The King and Queen were also asked to participate in the campus Christmas tree lighting and campus Mardi Gras festivities.
In May, Olivia will be graduating with a Bachelor of Fine Arts. As she completes this success, she can look back on her senior year with pride at earning the 2022 LSU Homecoming Queen title. Although her reign’s memories are priceless, the values she learned throughout the process will impact her life the most.
The combination of the challenging steps in attaining her title was stressful at the time. Still, it gave Olivia a valuable perspective on giving back to her community. She recalls reflecting on her experience, “I kept wondering if the experience I have serving campus was good enough. But ultimately, I came to understand all service is valuable, and it’s about what I learned from that service and how I present myself to the selection committee.” This understanding served her well as she went through the homecoming process and, without question, will continue to serve Olivia in whatever comes next in her life.

Jacie Mckenzie & Nick Sandlin ENGAGEMENT
It is with great joy that Mr. Calin and Mrs. Amanda Colcerio-Dandu announce the engagement of their daughter Ms. Jacie McKenzie to Mr. Nick Sandlin. These two career-minded young people were engaged on New Year’s.
When the couple first met, Jacie explains, “It was not a love-at-first-sight” moment. Theirs was a friendship that organically turned into true love. While attending the University of Southern Mississippi, where each was pursuing their undergraduate degree, they were set up by a mutual friend to attend a semi-formal. Completely unknown to each other, a friendship began, and “[They] have talked every day since then,” says Jacie.
Their engagement story started out with what Jacie thought was a getaway with friends to Gatlinburg for New Year’s. It turned out to be an event she will cherish for a lifetime. She never suspected that Nick was about to propose marriage. “...he acted so normally, and I did not have a single reason to be suspicious.” Nick pulled it off effortlessly by sneaking away and having the unsuspecting bride-to-be picked up by a car service and driven to a picturesque location high in the mountains. Once she arrived, he proposed to a very surprised and very happy Jacie, who accepted his marriage proposal.
Jacie grew up in Hattiesburg in the shadow of Southern Miss, where she attended on an academic, community service, and athletic scholarship for cheerleading. A bright and driven young lady, she majored in Biological sciences with an emphasis on Biomedical sciences. In the spring of 2020, she completed her undergraduate degree at USM and
was then accepted to Mississippi State University’s Physician Assistant Studies program. Jacie began the rigorous 29 month master’s program in January 2021 and will complete her studies in May. She hopes to start her career as a PA focusing on head and neck surgery.
Nick, originally from Augusta, Georgia, came to Southern Miss on a baseball and academic scholarship and attended for three years, working toward his construction and technology engineering degree. In June 2018, however, he was drafted in the second round to play ball for the Cleveland Guardians, formerly the Cleveland Indians. After spending some time in the minor leagues, his major league debut came on May 1st, 2021.
The couple is planning their wedding, which will be on January 13, 2024, in Hattiesburg, Mississippi, a special place because it is where they met and have many friends. Current plans for the wedding are chic and elegant. Says Jacie, “ I am obsessed with the classy simple look.” She is looking forward to using black as her primary color while including glass, acrylic, and greenery with white accents. Jacie and Nick want their wedding to be fun and energetic, making it a memorable occasion for everyone.
The couple has decided to make their home in Ocean Springs, MS, when not in Cleveland for training. Jacie was sure to clarify that living in Cleveland full-time is not an option for her. “Cleveland is way too cold for this Southern girl!” Best wishes to Jacie and Nick as they plan their wedding and look forward to their new life and exciting careers as a married couple.

Cooling & Heating
American Cooling and Heating is your best friend when it’s July, and you’ve just walked into your home to discover that it’s just as hot inside as it is outside. Naturally, your first thought is that something is going on with your air conditioner, and you have to get someone on the phone to fix it- RIGHT NOW! That’s when you call the folks at American Cooling and Heating to save the day.
American Cooling and Heating has been keeping the Northshore cool (and warm on those rare chilly days!) since May 1996. They provide a wide range of services, including new installation, system replacement, repair, or preventative maintenance.
A technician is on call 7 days a week, ready to maintain and service all cooling and heating system brands. It’s easy to request service through the Housecall Pro portal, on their website, or via a quick phone call. This feature is a must for those hot days when your AC unit is on the fritz.
ACH describes itself as having a “Mom and Pop” business feel. They pride themselves in treating their customers like family. According to owner Seth Crane and Josh Phenis, general manager, this sets them apart from similar companies in
the area.. Another area in which they pride themselves is in how they perform their services. Josh explains that “a timely arrival, orderly job sites, and meticulous attention to detail” are how business is done with ACH.
Now that spring is practically here, and the sweltering Louisiana summer is approaching, ACH suggests homeowners prepare for the high temperatures by changing out filters and getting regular maintenance done. Having a clean system is the best method of minimizing system breakdowns.
Their mission is clear: find the problem and thoroughly fix it, not just give a quick fix. In addition to doing the job and doing it well, providing honest and informed information is priority to the folks at American Cooling and Heating.
American Cooling and Heating has an impressive motto: “Rest easy and peacefully knowing your problems were resolved quickly and at a fair price by certified, trained, and experienced technicians.” In the heat of the Louisiana summer, this is great to know.

SOUTH PAWS
Veterinary Surgical Specialists
South Paws Veterinary Surgical Specialists is a veterinarian referral practice established by late board-certified veterinary surgeon Dr. Robert Hancock and his wife, Jennifer, a certified veterinarian technician. Jennifer explains the mission she and Dr. Bob first envisioned for their clinic. “South Paws grew from his vision for a state-of-the-art, locally-owned practice offering advanced surgical care and imaging with all the enhancements, including rehabilitation, hyperbaric oxygen, and regenerative medicine.” In 2010, their dream became a reality when they opened South Paws in Mandeville.
South Paws is a referral-only practice. What exactly is that? Suppose your pet has specialized needs that your family veterinarian does not offer. A referral to South Paws is a great option for getting your pet healthy. With their state-of-the-art technology and experienced surgeons, whatever the diagnosis for your pet, the team at South Paws can aid in healing, from surgical care through rehabilitation. The folks at South Paws work closely with the pet’s family veterinarian and serve as an extension of them. The South Paws staff takes great pride in listening to their clients and striving to provide premium care at reasonable prices. Enhancing the quality of life for their patients is their ultimate mission.
Regarding the best part of her day-to-day, Jennifer says, “It’s wonderful to be able to see a pet who has an injury or illness come into South Paws in pain and then leave feeling so much better. It’s so fulfilling to be able to have a positive impact on our patient’s quality of life.”
The all-women staff at South Paws is dedicated to the best care for the animals
that seek their help. Each plays a vital role in the healing and well-being of their patients. The doctors on staff include Rose Lemarie’, DVM, MS, DACVS Board-Certified Small Animal Surgeon, who has over 20 years of surgery experience, and Dr. Melissa Blazevich, DVM, who specializes in dentistry and oral surgery. Owner and Senior Registered Vet Technician Jennifer Hancock is front and center as she continues the healing mission she and her late husband, Dr. Bob, started in 2010.

Jennifer wants people to know that South Paws is a hospital that “prides itself on exemplary client service - we make sure our clients receive a personal touch and don’t feel rushed or pressured in any way.” It is because of this simple patient relationship that South Paws has remained a thriving referral clinic since 2010.
