Here are some projects that will be happening this year 2022 which will enhance and beautify the community. •

Retile the courtyard fountains,

new cardio equipment in the Fitness Center,

new carpet in the Fitness Center,

wood floor re-surfacing in the Fitness Center Flex Center,

resurfacing of the Tennis and Pickleball Courts,

new entry and exit gates,

new sliding door at the Fitness Center,

Update the Fitness Center locker rooms and bathrooms,

start the Anacapa kitchen remodel.

As you can see, we are going to be busy this next year. I can’t wait to get started on these projects and to see just how these improvements are going to enhance the community. A new year means a new chapter. I hope 2022 is an incredible part of your story.

Board Talk As I write this, it’s early December with Thanksgiving behind us and the holidays still to come. Like all of us, we probably thought that the worst of the virus-related issues were behind us and that the New Year would be the first time that life would be getting back to normal for Corte Bella. The new virus variation is

at this stage unknown and as we move into the new year, now more than ever, we need to keep our guard up. Our facilities are fully open, the restaurant is doing great and people are socializing again. Let’s ensure that we all stay safe. In my first CB Times column, I wanted to look back on my first year as a board member and reflect on what a great place we live in. Not only have we seen changes on our side but the golf course has new owners as well. I was reminded of this a few weeks ago on driving in through the front gate. The course had finished its annual over-seed, the grass had been cut and it looked

absolutely stunning. What a great view to come home to. The same goes for “our side” of the community. Leann and her team have been working hard identifying overdue maintenance items and juggling with not only available vendors but also dealing with product shortages. From the new signs in the car park, the streets being re-sealed and striped to numerous other items, Corte Bella is starting to shine again. New doors to the gym are on the way, which not only will look better but also be energy efficient. New equipment is also on the way, along with interior maintenance. All the exact details can be found in the board minutes. I also want to take time to thank the volunteers we have. If you are not aware, for every board member we are supported by at least 5 or more committee volunteers that donate their time for you. Some deal with local and state governments to ensure we are not overlooked in their decision making, others deal with our technological issues, and more oversee our investments and finances. Along with all the other volunteers, they tirelessly work together for our benefit. Your board cannot function by itself alone. So if you have some time, they will always appreciate help or just a thank you. Here’s to a better 2022 COVID-wise. I wish you all a great new year.

From the Editor’s Desk Cheers to the New Year 2022! Every January, we as a community, and as individuals, have opportunities galore to “write” a new story for ourselves and those around us. New Year’s resolutions are easy to set and often hard to achieve. A dose of restraint and realism are good things to remember when setting resolutions. Maybe along with that goal of losing twenty Linda Wright, Editor CB Times

pounds (good luck with that one), we could all strive to be more involved with our community, to look out for each other, and to promote respect and friendship. Corte Bella is a beautiful, wellmanaged community and we are all fortunate to live here.

Make sure you remember to vote in the upcoming Board of Director elections – there will be three open positions on the board to fill. Educate yourself about those who do decide to run. But, most of all, exercise your right to vote. It’s really important that each household (one vote per home) returns a ballot to be counted. With this action, you will show you care about the future of Corte Bella. Vote.

“Clubhouse Online” is Here! Corte Bella HOA Technology Committee Interest in online event ticket sales and dining reservations was expressed in both HOA committee reports and the 2020 Amenities Survey. For 9 months, the Technology Committee worked to plan and install the “ClubHouse Online” enhancements to our Jonas System to allow for online dining and event registrations and reduce HOA billing costs. Working with the operations team to implement the enhancements, and after positive testing results, we are ready to do a soft launch! In January 2022, “ClubHouse Online” will “go live.” Demonstration and enhancement rollouts will begin as we make this exciting transition. Residents can make online dining reservations at the Anacapa and buy tickets online for HOA Lifestyle events (cabarets, comedy shows, dinner dances, day trips). No need to stand in line at the fitness center, fill out forms, or call the restaurant to reserve a table with this functionality. Anacapa reservations can be personalized by including any food allergies you may have or special events you are celebrating. Add a photo to your account and it will be displayed on the order entry terminal. The Anacapa staff can then easily identify you. Finally, you’ll be able to view and pay your social account charges using “ClubHouse Online”. Check your most recent social account statement for your account number and the spelling of your name for registering. Charges for dining and events will accumulate for the month in which they are incurred and a statement is generated within the first few days of the next month. Securely pay online using direct debit from your bank account, by using a credit, or debit card. Using your social account to pay a consolidated bill helps the Association minimize expenses. Did you know the Association pays a fee every time a credit card is processed? If you use a card one time a month to pay multiple

charges on your account, you will have a positive impact on the Association’s bottom line. Go to the Apple Store or Google Play to download the Jonas ClubHouse Online Mobile App. Use your phone to keep in touch with your reservations. You can also access these enhancements by going to the Association’s website at Cortebella.net. Our rollout plan will have resources available to help you. The Technology Committee hopes you are as excited about this enhancement as we are! Note: Residents who prefer to purchase their tickets in person or to make Anacapa reservations by phone will still have the option to do so.

Candidate Applications and Letter of Understanding must be submitted to the HOA Office by 12:00 Noon on that date. (Forms are available on the website or at the HOA Office.)

Questions for the candidates to answer at scheduled sessions are due at the HOA Office not later than 12:00 Noon on Monday, January 17th. Questions must be submitted on a Candidate Question Form (available on the website or from the HOA Office).

It’s very exciting to see so many homeowners updating their homes, adding value to our properties and community! When you have construction materials on the street, please practice safety and cone around the materials so people driving, walking, and biking in the dark will see that big mound that isn’t usually there!

Show Your Address!

Is your house number blocked by plants or other materials? It’s very helpful, and sometimes critical, to keep our addresses visible for ARC post project inspections, deliveries, emergency responders, and friends!

Making Changes to Landscape? Refer to Guideline 15.2 and Appendix B.

ARC submittals for landscape can be very complicated. Color code your plants, clearly showing existing and additions along with the total number for the front and back yard. Include dimensions from back/side/front property lines and name each plant/tree. Be sure all plants are included in our approved Plant List. Remember, every front yard must have a 36” box tree from the Front Yard Tree List, planted 10’ back from the front property line. This requirement helps with the “tree lined streets” vision for our community.

Installing an Antenna or Dish? Refer to Guideline 14.2.

Its required for the antenna to be designed to assure the minimal visual intrusion possible, i.e., located in a manner that minimizes visibility from the street, neighboring properties or golf course, and preserves the community-wide standard. Antennae (Dishes) are approved only for rear or side locations of the home. Side house-mounts or ground installations are permitted at a minimum of 15 feet from the front corner of the home.

From the Neighborhood Awareness and Safety Committee (NASC) Jim Starkman, NASC Member Your Neighborhood Awareness and Safety Committee (NASC) is collaborating closely with our General Manager and the Board of Directors to further enhance the safety and security of all residents within Corte Bella. With the increase of homes being built behind Corte Bella, homelessness, and crime, we all must be more cognizant of our surroundings to ensure our safety and the security of our homes and community. NASC has obtained permission to form two small ad-hoc committees. One committee with be working on the increased security with the back gates (Dean Folk, Carolyn Pakan, and Jim Starkman) and the other will work on the speeding issue (Curtis Dreese, Steve Dodder, and Tivoili Faaamu). We will be

making a recommendation to the HOA to restrict the use of the back gate for egress to residents only. Currently, there is no accountability of non-residents within the community. Since the installation of the traffic light at El Mirage, we have seen an increase in back-ups at the back gate due to commercial vehicles and moving vans. Speeding has also become a major issue. Speeding poses a serious safety issue to our walkers, runners, bicyclists, golf carts, and other motorized vehicles. Thus, we will be pursuing some workable solutions to this continuing situation. If you have any ideas, recommendations, and or suggestions, NASC is hoping to hear from you. After all, this is our community!

The Anacapa Restaurant – Lifestyle Amenity vs. For-Profit Business Reprinted from January 2019 CB Times and composed by Dan Kronlund, former resident and Finance Committee Chairperson As the Corte Bella Country Club (CBCCA) Finance Committee Chairperson and Anacapa Advisory Group Chairperson (since August of 2017), I’m continually asked questions by homeowners that revolve around restaurant profitability. “Why is the restaurant not profitable?” “When will it become profitable?” Or, even more frustrating to me, “Why do we not close the restaurant if it is not profitable?” In the following paragraphs, I would like to make an attempt to lay out some important facts. The Restaurant, per se, is not now (nor was it ever intended to be) a for-profit business. Why do I say that? Several reasons come to mind – please note those listed below are specifically not intended to be all inclusive. The Anacapa Restaurant (also referred to as the Food & Beverage Amenity or F&B Amenity) does not have sufficient kitchen space, equipment, storage, refrigeration, or beverage service space and layout to be a for-profit operation. The Anacapa Restaurant was built to provide food and beverage services in support of lifestyle events and the needs of a private homeowner association (HOA) consisting of 1,650 homes. It was to be an amenity providing for the day-to-day limited meal service and support to Lifestyle Management event functions, café type gatherings, social hours, and smaller gatherings developed within the needs and desires of the homeowners. After several years of operation, past HOA Board of Directors and residents determined that to help supplement operational expenses and increase revenues, non-residents would be encouraged to experience the Anacapa. It was felt this would be in the best interest of the community and would decrease the total reliance for the amenity costs to be paid from homeowner assessments. That decision has been proven to be on point, and the HOA Finance Committee has the numbers to support this statement. The Anacapa refrigeration, inventory, and equipment space was built with limited meal service and singular event needs in mind. Those plans did not contemplate quantity purchases of inventory, whether it be beverages, refrigerated cold storage inventory, or bulk purchases of non-perishable items. Accordingly, the F & B Amenity operation can not negotiate volume purchase discounts for inventory and products being sold. This is a major disadvantage in cost of goods sold compared to for-profit entities. Unlike for-profit restaurants (many of which are open seven days and eighty four hours or more weekly), the Anacapa Restaurant operation is open forty one and a half hours a week, closed Sunday afternoons and all day Mondays. These hours have been proven to meet the needs and demands of our homeowners for over twelve, almost thirteen years of operation.

As a HOA-owned food & beverage service, the restaurant does not have the typical patron turnover rate of tables per hour. In other words, our homeowners/patrons are welcome to (and do) linger and socialize longer than the for-profit restaurants that rely on the increased number of customers served. The Anacapa relies on promotion of the Corte Bella lifestyle. Corte Bella is a gated community located in the northwestern Phoenix metro area and is not on the major traffic routes. The Anacapa doesn’t have a great deal of public exposure. Nor would it be able to provide the quality of menu, service, and space necessary to increase patronage if a larger number of non-homeowners used the restaurant. Again this is due to the limitations of refrigeration, inventory, equipment capacity, and general facilities layout. The F&B Amenity provides staff support for almost every Corte Bella Lifestyle event, and is not reimbursed for those labor costs. This includes approximately 4.5 HOA events monthly and $80,000 -$100,000 in non-restaurant payroll related expenses. The F&B Amenity provides setup and food for “First Friday’s with Pam” community meetings, the “Welcome to Corte Bella” events for newcomers, and a number of other special events – all of which are not reimbursed. Corte Bella Country Club Association, an Arizona Non-Profit Corporation, under its Covenants, Conditions, and Restrictions (the “CC&R’s), specifically states that any change in its amenities, as covered in 4.10 (Provisions of Services), must be approved by a majority of residents. Annually, the Anacapa homeowner/ patron usage numbers informal tracking) results show an excess of 50,000 customers patronizing the Anacapa. That number does not include the homeowners’ and guests’ usage during special events. Included with this article is a chart to show what the Food & Beverage amenity actively supports in Corte Bella. It begs the question: “What would Corte Bella be without this amenity?”

Corte Bella Vets Happenings Karen R. Starkman, Secretary The Corte Bella Vets wish everyone a happy, prosperous and safe New Year! Our Angel Tree Project for our veterans was a tremendous success, and all gifts were delivered by our team on December 20th and 21st. A huge thank you to those who purchased gifts and gift cards. You can be assured that every gift was very much appreciated. You truly did put a smile on a veteran’s face this holiday season! Our 8th Annual Charity Golf Tournament will be held on March 19th at the Corte Bell Golf Club. The format will be 18 holes 4- person best ball competitive flight and non-competitive flight. Handicaps will be required for the competitive flight and a scramble format for the non-competitive flight. This year’s fee ($95 dollars for members and $150.00 for non-members) will include a box lunch and a sit-down dinner. Two beverage carts will also be available on the course for those who wish to purchase a beer or two. Specific information, registration, sponsorship, and donation information is all available on the Corte Bella Vets website at www.corteblellavets.org. Also, continue to watch for Corte Bella Community e-mail blasts.

Remember if you are not a golfer, there will be many volunteer opportunities the day of the event. You may want to consider donating or becoming a T-box sponsor. We will begin selling 50/50 tickets in the Anacapa breezeway on February 15th and will continue thru the day of the golf tournament. All proceeds from this event will go to support/prevent veteran suicide, homelessness, help to treat traumatic brain injury, and provide assistance to those veterans who may need a helping hand. As a reminder, all our meetings and socials are held at the Anacapa on the first Thursday of every month at 4:00PM. Cleaning Your Front-Loading Washer Ask Agnes Washing machines should clean themselves, but they don’t! They often get smelly and that’s annoying. I’ve researched an easy and safe way to take care of the problem. First, fill your detergent dispensers with 2 cups of vinegar. Add 1/3 cup of baking soda inside the drum. Then set to a wash cycle with the hottest water setting. (It seems like wasting water with no clothes inside, but trust me on this.) After the cycle is complete,

use some Dawn detergent, vinegar, and water to wipe every inch of the gasket/seal around the door. Use a Q-tip dipped in vinegar if necessary. The mold must be completely removed. Dry thoroughly. If you do a lot of cold water washing, or should you use too much detergent, mildew and mold will build up around the washer door. Lastly, always leave the door open after washing clothes. I recommend overnight, or for 8 hours at least.

Walk-About Night Wrapup The San Ramon Stringers The 2021 Walk-About-Night was a great success! Held (as always) on the first Friday of December, hundreds of CB residents and their guests walked and drove through the streets known to some as Christmas Lane. This year, over 50 houses were decorated. Santa and his Elf drove around the area in a fully decorated “sleigh” handing out candy canes. The CB Chorus sang Christmas carols in one of the driveways and, of course, the Salvation Army’s Red Kettle was present. These costs were covered by the local residents and it illustrates the collective feelings we have to continue and support this community event. Walk-About-Night has become a Corte Bella tradition that brings cheer and

good feelings for those that produce it and for those who enjoy it. Christmas is a time for giving, a time for joy, and this event promotes those feelings. This year the residents and their guests donated over $20,000.00 to the Salvation Army Red Kettle campaign. Thank you Corte Bella!

New blowup decorations – photo by Mike Biggs. This year, more decorations adorned the entrance as several new blow-up figures were displayed. Last year during the takedown, it was noticed that many of these decorations were aging and deteriorating. So, a collection was immediately taken among the “locals” and nearly $500 was donated to replace the aging décor. SOuL Helps Out Thompson Ranch Elementary School Needy Families Linda Wright, SOuL Member During the month of November, Smiling Out Loud (SOuL) engaged with the Thompson Ranch Elementary School to help with three projects, all of which directly benefited families at that school. On November 18th, SOuL delivered 85 pairs of shoes (in various sizes) and more than 200 sets of socks to the school’s Helping Hands closet. These shoes and socks will be distributed on a case-by-case basis to designated students at the school who are in need of adequate footwear. All shoes and socks were directly donated by SOuL members. SOuL returned to the school on November 22nd to deliver a turkey and 10 pies for the school’s annual Turkey Trot event. That same day, SOuL delivered a complete Thanksgiving Day meal for 25 families that were chosen by the school on the basis of need. The meal included a full-sized turkey, a foil pan to cook it in, aluminum foil, green beans, yams, dressing mix, two kinds of potatoes (packaged and fresh), gravy mix, cranberry sauce, rolls and a pumpkin pie. All of the above items were direct donations from the members of SOuL.

Sparkle Sparkle! Wine for Anytime You Want to Feel Festive Deborah Damery Lazear, CSW Sparkling wine was created when fermenting wine in a cold vat put yeast into a dormant state until resuscitated by Spring temperatures. Champagne houses, like Verve-Cliquot, Dalamotte, Heidsieck, and Ruinart were established in the mid-1700s. The Champagne region, spurred on in 1887 by René Lamar, wanted this name on their bottles only. Up to the 16th century, traditional Champagne grapes were Gouais, Pinot Blanc and Fromenteau but growers now produce Pinot Noir 38%, Pinot Meunier 34%, and Chardonnay 28%. Champagne soils reflect 90 million year old chalk (a porous limestone) which imports minerality and high acid level to the wine. Champagne production involves two separate alcoholic fermentations (Méthode Champenoise). Grapes are picked early with less sugar development. A still wine is made and blended into a “house style” and undergoes the second fermentation in the serving bottle. 17th Century English glass-blowing produced strong glass capable of withstanding the 4.9 to 6 atmospheres of pressure in a Champagne bottle.

Cover the top of the bottle with a cloth, reach underneath to loosen the cage (6 turns counter clockwise), hold the cork firmly on top of the cloth, twist the bottle to release the cork with a slight pop. A big pop wastes the bubbles the wine maker put in there! Read the Champagne label to find one for your tastes. Brut Nature is dry, Extra Brut also dry, Brut a little sweeter, Extra Dry is sweeter still, Dry is another level up in sugar, Demi-sec is sweeter again, and finally, Doux with over 5% sugar added to the second fermentation. Have the wedding toast with dry Champagne or serve Demi-Sec with the cake. Wonderful pairings with sparkling wine are creamed soups, fried foods, smoked fish, triple cream Brie, raw bar items, or lobster bisque. Any food both salty and fatty pairs well with sparkling wines. The Champagne region of France isn’t the only maker of bubbly. Crémant de Bourgogne from the Burgundy region of France, Cava from Spain, Sekt from Germany, Prosecco from Italy, sparklers from Australia, New Zealand, and California are just some others. Cheers to a sparkling 2022.

Santa was in the house, and he turned on the Corte Bella Christmas tree lights in the Anacapa. The Corte Bella Chorus performed holiday music while a packed house enjoyed a salad bar and build-your-own pasta buffet.

Corte Bella turned out to enjoy and dance to the “cool” sound of the Aaron Nelson Project on this lovely Sunday evening. A buffet dinner prepared by the Anacapa was part of the evening’s offerings.

Phoenix Zoo Lights Thursday, December 9

On a cool December evening, 45 Corte Bellans rode the bus over to the Phoenix Zoo to enjoy their annual “Zoolights” display of Christmas lights and animal lantern sculptures.

Anacapa Thanksgiving Day Brunch Buffet Thursday, November 25

The Anacapa and the Santa Barbara room were filled with 252 Corte Bella residents and guests, who all enjoyed a traditional turkey dinner with all the fixings and much more.

Anacapa’s 1st Karaoke Night Friday, December 10

It was the Anacapa’s inaugural event and quite a successful one. There will be more in the future. Corte Bella has some very talented singers in our midst!

TAD “So This is Christmas” Concert Tubac Arts Festival and Mission San Xavier del Bac Day Trip Saturday, November 27

More than fifty Corte Bella residents traveled by bus to the Arts and Crafts Festival in Tubac, below Tucson. The group also visited the historic San Xavier del Bac mission.

This musical event was a sold-out perfect evening filled with beautiful sounds of the season. The magic of Christmas music was felt by all who attended.

Corte Bella Pickleball Club News Mary Blome The Corte Bella Pickleball Club has 239 members with many choices for play times. Welcome back to our Corte Bella Snowbirds and to all who left for the holidays. Please come join the fastest growing sport! Fun Facts: •

Pickle-ball® is played on a badminton-sized court: 20’ x 44’. The ball is served diagonally (starting with the right-hand service-square) and points can only be scored by the side that serves.

Players on each side must let the ball bounce once before volleys are allowed. There is a seven-foot “no volley” zone on each side of the net to prevent “spiking.”

The server continues to serve, alternating service courts, until he or she faults. The first side scoring eleven points, and leading by at least two points, wins.

Pickle-ball® can be played with singles or doubles.

Beginner Clinics: If you wish to learn how to play the game, and are not a current member of the Corte Bella Pickleball Club, you are welcome to attend a Clinic. We hold the clinic once a

month from October through April. If interested please let Eileen Mateyka know via email - emateyka@icloud.com. Come join the fun! Upcoming clinic dates: Friday, January 14th; Sunday, February 13th; and Friday, March 13th from 12:00 Noon to 2:00 PM for each clinic. Club Play: •

Lady Putters Give Back Diane Kingsley On November 22nd, Lady Putters of Corte Bella had their second annual “Turkey Trot” event to benefit Valley View Community Food Bank in El Mirage. This food bank services a community that has a low income population and relies greatly on donations. Each member who putted that morning, and brought in either a non-perishable food item or a cash donation, was given a Free Mulligan (do-over) to use on the hole of her choice. We had 70 ladies putt that day and they gave generously. A trunk load of food and paper goods, plus a check for $400 representing the cash donations collected, were delivered that morning to the food bank.
