Constellation Place is a 35-story high-rise office building prominently located on the western edge of Century City, one of the premier office locations in the City of Los Angeles. The project includes 704,000 square feet of office space with a stand-alone parking structure housing over 2,800 cars. The building contains expanded floor plates of 25,000 square feet on the lower floors, while upper floors consist of approximately 20,000 square feet. The design is a dramatically curved window wall with triangular glass corners highlighted by a rich façade of glass and granite. The tower is located on the north of the site away from the residential community to the west and close to the mixed-use neighborhood of offices, hotels and shopping. The tower is shaped to have the narrow ends presented to the neighboring residential, preserving hotel views, while the broad sides will take advantage of views to the north and south. The exterior of the parking structure is a concrete structure clad in precast concrete panels along the East and North elevations. The precast panels have a faceted profile which emphasizes the horizontal nature of the parking structure. The elevator lobbies are shielded from the weather through the use of hanging glass walls reminiscent of the office tower glass cladding patterns. The spacious lobbies are accented in French limestone and stainless steel metal trim, handrails, and aircraft cable railings. The adjoining stairway is clad with a ceramic fritted patterned glass. In 2008 Constellation Place became the first office building in Southern California to receive LEED Existing Building certification. The LEED Silver certification was achieved by changes to conserve energy, reduce utility consumption, and improve efficiency of the building’s mechanical systems. Over 1,400 solar panels were installed on the top parking deck. The system generates 570,000 kilowatt hours and eliminates 277 metric tons of carbon dioxide emissions annually. Form, function, sustainability and connectivity will be merged in Century City Center, Los Angeles’ newest high-rise office building. Distinguishable on the skyline by its tapered and highly sculptured profile, the varying patterns of its glass skins will provide high identity to each floor. Every orientation of the building is designed to maximize office views, increase both natural light and comfort and minimize heat gain and energy consumption. Embracing the virtues of the Southern Californian climate and landscape, the dramatic two-story lobby will be wrapped in floor-to-ceiling glass and outdoor paving materials and plantings will bring the plaza gardens directly into the building. The outdoor transit plaza will be a contemporary garden environment ringed with retail amenities and low-rise creative office space. TYPICAL UPPER LEVEL PLAN

The 37-story tower provides approximately 700,000 square feet of corporate office space with supporting retail, dining and amenities. The ground floor features state-of-the-art private access screening rooms with the latest technologies. Two acres of gardens and courtyards cover the entire two-story parking structure. The Mobility Hub will encourage Century City employees, residents and visitors to utilize public transit. CENTURY CITY, CALIFORNIA USA Fox Plaza is a 34-story tower, encompassing 650,000 square feet of office space, sited on axis with Olympic Boulevard, one of Los Angeles’ most heavily traveled east-west arteries. Designed to accommodate offices for 20th Century Fox Film Corporation, the building’s mass comprises the assembly of two square shafts rotated and merged, thus offering varying displays of natural light depending on the sun’s orientation. This play of light on the facade is further enhanced by the granite-toglass ratio, which ascends the building in increasing transparency. The building’s skin is granite polychromy at the base, a repetitive horizontality appropriate for its office program through the midspan, and a highly reflective silhouette at the top for ease of recognition on the skyline. The building has received numerous awards including the International Building Owners and Managers Association (BOMA), Outstanding Building of the Year Award. This important high-rise tower is located at the geographic center of Century City at the intersection of Constellation Boulevard and Avenue of the Stars. The 39-story, 824,000 square foot office building makes a strong urbanistic statement to focus the variety of shapes and finishes that make up Century City and reinforce the identity of the central intersection. Rather than creating a static building mass, each side varies in silhouette and transparency. The building’s exterior skin is composed of various layers of green and golden granites, custom aluminum window frames, and variously tinted solar glass. Glass areas are delineated in both flat and broadly curved walls to increase the view potential and range of perimeter offices in the tower. At the ground plane, the major pedestrian entrance is located at the primary intersection. To the north is a generous motor court paved in granites and landscaped with a grove of pollarded sycamore trees. A three-story arcade surrounds all sides of the main lobby, providing easy visibility into the building. Rear entry from the parking garage accommodating 1,400 cars is fully weather-protected with its own elevator core and convenience retail. Finishes in the public interior space are monumental and classic: sanded limestone walls, green pin-striped granite paving and black French marble for accents and door transoms. Special details are executed in brushed stainless steel and bronze. JAKARTA, INDONESIA The Icon Complex is a high-rise mixed-use development located in the “Golden Triangle” of Jakarta, Indonesia. It consists of a 72-story office tower and a 55-story office, hotel and private residential penthouse tower. Parking is provided in a 12-story parking structure, above grade, directly below the tower footprints. This project, when completed, will be among the tallest buildings in Jakarta. The shapes of the towers are simple rectangles which are efficient in plan and offer generous lease depths for tenants. Given the simple geometry of the towers, the glass facades are visually complex and provide the unique character of these striking towers. Their exterior skins are based on parametric patterns related to the intricate Batik fabrics that are prominent in Indonesian culture. The lower portions of the facade have large rectangular patterns that increase in density as they move up the building. At the top of the tower, the rooftop is lit so that the building glows at night offering a prominent beacon in the Jakarta skyline. The base of the buildings house the office and hotel lobbies including amenity spaces such as restaurants, banquet rooms and media facilities. Johnson Fain was commissioned by Lincoln Property Company to design the first new commercial development in Playa Vista, the former home of the Howard Hughes Aircraft Company. The six acre campus, features 950,000 square feet of Class A office space and sets the standard for future projects in Playa Vista. The new building design represents the convergence of a stateof-the-art workplace environment and a continuation of the industrial character of the surrounding historic Hughes buildings. Bold in scale and designed to the edge of their sites, the buildings are configured to mimic the flat, flush metal walls of the original buildings while providing flexible, uninterrupted floorplans required by technology, media, and other high-profile creative tenants.

CREATIVE

Building materials, textures, and finishes take their cues from both historic and state-of-the-art industrial applications including zinc-finished corrugated sheet steel, blue and white SwissPearl cement panels, aluminum unitized window systems, projecting sunshades, sills, and high-performance glass. Silk-screened laminated glass transoms, perforated corrugated panels, and sunshades assist in maximizing daylight and views while limiting heat gain and energy consumption. The buildings respond to solar orientation through a differentiation of building elevations. Informal outdoor plazas and recreational areas have been designed with native plant species characteristic of Southern California beach regions. The Bluffs at Playa Vista are LEED Gold certified. COSTA MESA, CALIFORNIA USA The Experian Corporate Headquarters is a multibuilding, low-rise office campus. The project includes three, four-story office buildings totaling 350,000 square feet and a 6-story stand-alone parking structure for 1,100 cars. The project features generous landscaped setbacks along bordering streets with an automobile drop-off area located at the main lobby. A major loop road orients users and visitors, providing access to the central complex and parking structure.

CREATIVE

The buildings, including the main lobby and conference center, are organized around a large courtyard and are linked by a series of arcades and canopy structures. The courtyard serves as a large public square and includes a major water feature, lush landscaping and places for staff to interact. The articulated facades are designed as modern expressions of building systems, and consist of lightly colored materials and complementary glazing. Interior spaces for Experian’s Corporate Headquarters include a mix of private and open-plan offices with a full floor of executive suites and amenities. The all-glass lobbies are oriented toward the courtyard and are united by a dramatic glass-enclosed central lobby. PLAYA VISTA, CALIFORNIA USA Runway at Playa Vista is the new 10 acre, mixeduse commercial and social center of Playa Vista. Centrally located on Jefferson Boulevard, the project creates an animated central Main Street which runs from McConnell Avenue to Village Drive. Along Runway are a wide array of retail anchors, in-line shops and restaurants. A premium grocer and a luxury-brand movie complex complete the retail program which totals nearly 200,000 square feet. A central tower with elevators, escalators and a ground floor lanai lounge anchors the street and serves as a gateway between parking garage and the active streetscape. Three levels of creative office space totaling 33,000 square feet hover above the ground level with large expanses of glass and planted terraces that look onto the street.

CREATIVE

Running north and south between Runway and Millennium Road is Town Center Drive, a short street lined with restaurants and cafes, widened sidewalks for outdoor dining and canopies and trellises for shade and weather protection. Located above the retail are 217 residential apartments with large windows, balconies and articulated walls animating the streets. Recreational courtyards serving the apartment residents sit atop the first retail floor. Restaurants wrap the corners of Town Center Drive and Millennium Road and mix with ground floor two story townhouses. Parking for residents is located in the basement directly below while two recreational courtyards sit atop the first floor. Building materials include a wide range of familiar choices from many of Los Angeles’ well-known shopping streets: natural wood, plaster, panelized and corrugated metals, glass, tile, asphalt shingles, brick, composite-cement panels and natural concrete. Colors will vary from neutral tones to bright accent colors. Glass will be maximized to increase visibility and access to natural light. Landscape systems will include fountains, heritage trees, variegated paving and boardwalk systems. Canopies will mark entry-points. Firepits and fountains surrounding lounge seating will anchor gathering areas throughout the project.

BEVERLY HILLS MIXED-USE BEVERLY HILLS, CALIFORNIA USA

The Beverly Hills Mixed-Use project is located near the Beverly Hills Civic Center on a 4.3-acre site and is comprised of approximately 380,000 square feet of build-to-suit and speculative creative office space. Also included is a 100key boutique hotel with restaurant, 15 full-service luxury condominiums, 100-seat private screening theater and four levels of below-grade parking for 1,800 cars. The buildings are each four and five stories tall and are situated within a series of diverse regional gardens and plazas that are open to the public. The architecture and geometry are derived out of careful study of solar orientation, access to daylight and environmental quality for its inhabitants. A double-glazed skin along East, South and Western exposures allows for maximum visibility and daylight as well as minimized heat and solar gain. Triangulated northerly facing rooftop skylights bring light into the large floor-plates.

GENENTECH - WEST CAMPUS SOUTH SAN FRANCISCO, CALIFORNIA USA

The Genentech West Campus project is a major expansion for this biotechnology company’s campus in South San Francisco. The 15-acre site contains three office buildings, varying in height from four to six stories, providing 460,000 square feet of space. Also included is a seven level parking structure for 1,200 cars. The placement and orientation of the buildings take advantage of the topography of the site and its views to San Francisco International Airport and the mountains to the west. The landscaping of the site places the building in a series of natural “Northern California” environments consisting of redwood forests, open meadows and sustainable bioswales that reduce water runoff into the public sewer system. The buildings massing is composed of simple rectangular boxes that are efficient for space planning, and the façade treatments reflect the office functions within. Of particular interest are the facades that face outward to the freeway and the city of South San Francisco. These facades represent patterned abstractions of DNA fingerprinting and signify to the public Genentech’s involvement in helping to cure diseases in the world today. This patterned glass façade also incorporates horizontal projections to shade the building and reduce solar heat gain and glare.

100 WEST WALNUT - PARSONS PASADENA, CALIFORNIA USA

The urban design vision for the Parsons campus in Old Pasadena is to shape a seamless connection between the rich legacies of the surrounding city fabric to the proposed redevelopment project. The development of the Parsons site will consist of a 4 to 5-story mixed-use program within the current zoning guidelines. Existing surface parking will be replaced by a re-envisioned pedestrian district using open paseos, arcades and terraces to weave together new buildings and public landscapes with the surrounding Old Pasadena neighborhood. The existing Parsons building will remain and will be integrated into the urban design composition as an integral piece of a larger revitalized district.

Option two, the Smart Box, took the approach that all marketing metrics for the building are incorporated into the design (floor plate size, efficiencies, core design, lease depths, planning modules, ceiling heights, engineering systems, etc.) and the design outcome is about how smart the exterior skin can be in terms of performance, heat loading, shading, glare, visibility and photo-voltaic power generation. The building’s envelope is highly technical and shows itself to be a demonstration building for a smart future. The third concept, Inside-Out follows the trend that the future office worker does not largely differentiate between tallsmall, long- short or inside-outside. Armed with mobile electronic devices and located in the temperate Southern California climate, creative staff moves seamlessly between inside and outside spaces. Accordingly, the building design creates opportunity out of this trend of terraces and indooroutdoor spaces and speaks to the multiplication of choices, the hallmark of the millennial live-work-play mentality.

OPTION 3 SITE PLAN

The Big Tech option focuses on technology, which has always had roots in Pasadena, the city of JPL, CalTech and Art Center. The final concept, Bio-Form, builds on the fact that the computer industry will rely on organically derived living tissue to retain memory in the future. Engineers, designers and artists have been drawn into the possibilities of biological form which this new shift implies and our Bio-Form building adapts this vision of the future to a new wave of science and engineering in Pasadena. 5 Stories 46,000 Square Feet LEED Silver target

Johnson Fain presented the developer, Lincoln Property Company, with five different concepts. The first concept, Old Pasadena, drew from the physical values of the historic architecture of the surrounding area. Values from these iconic structures presuppose a certain attitude regarding outdoor spaces and materials, the bases, middles and tops of buildings, the smaller scale of building masses and window patterns which are suggestive of the past. Building materials and color palettes are also drawn from this regional past.

The treatment of the building facades, using natural, sustainable, and durable materials, reflects the activities within. Private offices on the upper floors take advantage of the extraordinary outward views of the Bay, while the interior “Main Street” and common spaces look to the landscaped courtyard within the site. With the integration of natural flagstone in paving and ground level walls and columns, the building finishes create a harmonious relationship with the droughttolerant Northern California landscaping on the site.

Genentech, headquartered in South San Francisco, is a world leader in biotechnology. Johnson Fain has provided a wide range of design services for Genentech including campus planning, architecture and interior design. At the heart of their campus is a new master-planned administrative office complex, Buildings 31, 32 and 33. These design-built projects, located on a bluff overlooking the San Francisco Bay, consist of three 5-story office buildings clustered around a circular courtyard. The ground floor functions contain common facilities for the employees such as a cafeteria, Genenstore, conference center and meeting rooms.

Johnson Fain has designed many of the major buildings on the campus including Buildings 21, 27, 28, 30A, 30B, 38 and three parking structures. These buildings include offices, laboratories, cafeterias, a fitness center and executive conference centers. Johnson Fain has provided interior design services for most of these buildings. Incorporating new concepts of natural daylighting, interactive teaming, efficient space plans, and comfortable workflow for employees, the interior designs have established standards for an evolving and productive workplace for Amgen staff. Johnson Fain continues to assist Amgen with its building and site development. Amgen is the world’s largest biotechnology company. Johnson Fain has provided comprehensive design services at Amgen Center since 1994. Amgen began as a start-up in a single building in Thousand Oaks, California. As the company grew, it acquired adjoining properties as they became available until the present 130-acre site was fully assembled. Establishing a master plan concept that accommodated expansion of new buildings and re-worked open spaces, pedestrian and automobile circulation and new employee amenities, Johnson Fain has helped transform an industrial neighborhood into a friendly, landscaped and well-organized environment.

CAPITOL AREA EAST END COMPLEX

SACRAMENTO, CALIFORNIA USA

The California Department of Education Headquarters, Block 225, was the first of this five-building complex to be completed. The project was delivered through a Bridge Design-Build process with Johnson Fain acting as the design architect including planning and interiors and Hensel Phelps Construction Company completing the $68 million project. At 336,000 square feet and six-stories, Block 225 was the largest of only 11 projects in the world to receive a LEED Gold rating at the time. Subsequently, it was upgraded to LEED Platinum status. The Departments of Health Services and General Services are housed in the second portion of the Capitol Area East End Complex, known as Blocks 171-174. This $225 million designbuild project was completed by Clark Construction. This portion of the project received LEED Silver certification. Public amenities include retail, a community police station, 300-seat auditorium and childcare center for up to 100 infants, toddlers, and preschoolers with an outdoor play area. Employees had been housed in over 20 different buildings throughout the Sacramento area. Following smart-growth strategies, by consolidating staff into the new sustainable complex, the State vacated leased space, saved rent and increased employee productivity. INSTITUTIONAL

Located at the easterly terminus of Capitol Park, this project is an ambitious multi-block mixed-use development which consolidates the headquarters operations of three major departments of California State government. Sixty-four hundred employees of the Departments of Health Services, Education and General Services are housed in the five-building, 1.5 million square foot development, along with 1,500 parking spaces.

SOLANO COUNTY GOVERNMENT CENTER Solano County, one of the fastest growing counties in the State of California, recently brought its many departments together under one roof as part of a comprehensive “smart-growth” consolidation effort. The project consists of a six-story, 300,000-square foot administration building with a five-level, 1,008-space parking garage equipped with a solar electric farm and electric vehicle stations, plus an adjacent two-story, 43,000-square foot probation building and a 25,000-square foot public plaza. The entire county campus stretches nearly three city blocks in downtown Fairfield and is located next to the County Courthouse and Justice Center, with all important governmental functions now adjacent to one another. The new administration building, the project’s central structure, now houses more than 800 county employees, combining 16 departments from 15 different locations in two cities. The project embodies the smart-growth strategies of an infill development located within walking distance of Main Street and a multi-modal train station. The six-story administration building, a LEED Silver project, incorporates many sustainable features, including the recycling of major building materials and a gray water recovery system. The building also exceeds California’s Title 24 Energy Efficiency Standards by 10 percent, using high-efficiency HVAC systems, low ambient lighting systems, and a photovoltaic panel system for the conversion of solar energy. The principal project goal was to create a landmark community building at the historic center of Fairfield. The steel-framed, glasssheathed building’s iconic image is marked by a distinctive six-story inverted pyramid at the main entrance. The central lobby is double-height and anchored by a monumental staircase with broad landings, and incorporates publicly funded artwork. LOS ANGELES, CALIFORNIA USA The Johnson Fain studio is located in the historic Dominic Basso Chrysler DeSoto showroom at 1201 North Broadway overlooking the historic Cornfield site, soon destined to become a 17-acre State Park. Just south of the Broadway Bridge, the site is near the original Gaspar de Portola encampment of 1771 which marked the beginning of the city’s history as a pueblo at a bend in the Los Angeles River. The building is within Downtown, on the border of Chinatown, an area which is presently undergoing a resurgence of new retail activity, high density housing projects, artists’ studios and galleries, historic loft conversions and the Metro Gold Line Chinatown Station. The one acre property combines a historic automobile showroom, two barrel-vaulted loft industrial buildings, a single family dwelling and a large parking lot. The dealership building has been substantially renovated with reception, offices and common meeting spaces within the former showroom. The two contiguous high-bay loft buildings open up to house the entire Johnson Fain architecture, planning and interior design studios on one level. North facing clerestory lights and natural ventilation systems in all buildings have been reactivated to service the studios, model fabrication shop and the digital platform center which networks all workstations and coordinates plotting, model prototyping and 3D animation activities.

LOS ANGELES, CALIFORNIA USA This project was the strategic upgrade to revitalize the public spaces of an iconic downtown Los Angeles office tower. The solution was to create a more pedestrianfriendly pathway and view corridor penetrating the existing office building. The scope included removal of existing North and South Plaza visual and physical barricades, such as battered walls and raised planters that were replaced by convenient seating elements. The existing North and South Lobby entrances were modified to include a point-supported clear glass wall system, replacing a portion of the existing dark curtain wall. The new glass wall projects out approximately two feet from the existing curtain wall, creating a visual portal into the lobbies revealing the existing double volume space, new paving and finishes. The latter are coordinated with large-scale wall areas of primary colors, recalling the work of Ellsworth Kelly. By night, illuminated picture windows create both a sense of welcome and security.

STRATEGIC IMPROVEMENTS

The existing West Garden was originally inaccessible to the public. The renovation included removal of a portion of the existing curtainwall allowing access to the garden, removal of the existing artwork, introduction of a new glass roof structure and an upgrade of finishes and the landscape. The West Garden renovation not only captures lost space but also creates a more inviting lobby experience.

5900 WILSHIRE

LOS ANGELES, CALIFORNIA USA Originally built in 1971 and located on Wilshire Boulevard opposite the Los Angeles County Museum of Art, 5900 Wilshire remains the tallest building on the Miracle Mile. In the original design, tenants and visitors to the building accessed a small building lobby through a covered breezeway which failed to provide adequate security and weather protection. The new design strategy was simple. Remove existing nonstructural concrete column covers, enclose and condition the tall volume breezeway space, create a generous public building lobby reception area and establish a new front door for the building along Wilshire Boulevard.

STRATEGIC IMPROVEMENTS

A minimalist point-supported glass curtain wall system was added between each of the remaining two-story high column bays. A strong visual connection from inside to outside was created with landscape improvements planned to enhance the effect. Interior finishes are natural stone flooring, custom patterned glass panels with stainless steel details and upholstered leather walls surrounding the elevator core. A new large scale paneled ceiling adds a geometric effect and emphasizes the generous height of the lobby. Furniture is comprised of original Florence Knoll seating finished in bold fabrics and leathers which add color to the otherwise tone-on-tone interiors.
