La coyuntura de la economía española apunta ya un fortalecimiento gradual, y se espera que durante el 2015 las expectativas continúen mejorando, gracias a una mayor confianza en la situación actual y de unas condiciones de financiación igualmente más favorables.

0,8% y una reducción de la tasa de paro de 1,6 puntos, hasta el 24,5%. En 2015, la creación de empleo podría alcanzar el 1,5%, pero la reducción de la tasa de paro será similar a la de 2014, hasta el 23,0%, dada la evolución menos desfavorable de la población activa. La moderación salarial será determinante para lograr una ligera reducción de los costes laborales unitarios y la mejora de la competitividad durante el 2015.

PIB Las previsiones económicas para España, pronostican un crecimiento del 1,2% del PIB al finalizar el 2014 – superior a la media de la eurozona (0,8%)-, y del 1,7% para 2015, frente al 1,1% de los países del euro, debido en gran medida a los cambios en la política económica y al crecimiento de la demanda interna que adelanta su recuperación. Para 2016, se prevé que el PIB de España crezca a un ritmo del 2,2%.

Condiciones Financieras La rentabilidad exigida a los bonos españoles a diez años en los mercados secundarios de deuda continúa reduciéndose llegando a bajar hasta un nuevo mínimo histórico, lo que ha permitido que la prima de riesgo llegue hasta el umbral de los 120 puntos básicos. Recientemente el Banco Central Europeo (BCE) ha rebajado el tipo de interés oficial hasta el 0,05% y ha anunciado un programa destinado a desatascar el crédito para conseguir una recuperación sólida en toda la zona Euro.

Mercado Laboral En línea con la mejora de la actividad, también mejoran las perspectivas de recuperación del mercado de trabajo. A finales de 2014 se espera un crecimiento del número de ocupados del

Inflación La mejoría de las previsiones económicas y los ajustes adoptados por el Gobierno harán que el déficit público se reduzca en 2014, gracias sobre todo a un menor gasto, hasta el 5,6% del PIB, en lugar del 5,5% que calcula el Gobierno, pero por debajo en todo caso del objetivo del 5,8% pactado con la UE. Si no se adoptan nuevos ajustes, el déficit podría volver a dispararse hasta el 6,1% del PIB en 2015, frente al objetivo del 4,2% pactado con la UE.

Consumo Privado La mejora del consumo se convierte inevitablemente en uno de los ejes de crecimiento para 2015. Durante 2014 ya se puso de manifiesto el aumento del consumo en sectores como el de la automoción o la inversión de bienes de equipo.

Se prevé que el consumo de las familias crezca durante 2015 a un ritmo algo superior al 1,5%, gracias a las reformas llevadas a cabo para lograr que los precios se moderen a niveles similares a países de la zona Euro, a la mejoría del mercado de trabajo y a la recuperación de la renta disponible de las familias.

El Mercado del Comercio en Calle Pese a las difíciles condiciones económicas que prevalecieron durante años anteriores, las 250 cadenas principales de distribución retail a nivel mundial obtuvieron en su conjunto un 4,9% más de ingresos en 2013.

Respecto a los principales grupos de distribución textil que operan en todo el mundo, 2013 acabó con buenos resultados para las cuatro principales cadenas: H&M obtuvo un 4% más de El mercado retail en España - 2014

ventas, el Grupo Inditex un 5%, Mango un 9%, y especialmente significativo ha sido el caso de la cadena de moda low cost irlandesa Primark, que finalizó el año con un 22% más de ventas en todo el mundo. En lo que respecta a nuestro país, Primark obtiene un 40% más de ventas, lo que convierte a España en su mejor mercado. Le sigue Mango con un aumento del 8%, y H&M consigue un 1% más. El Grupo Inditex reduce en tan sólo un 1% las ventas.

Análisis del Mercado Español JLL ha elaborado Destination Europe 2015, un estudio que acaba de publicar y que analiza el mercado retail en las principales ciudades europeas.

Los primeros resultados de la investigación en nuestro país, arrojan los siguientes datos: el 51% de los retailers presentes en los principales mercados de España (Madrid, Barcelona, Valencia, Bilbao y Sevilla) son rótulos destinados al Gran Consumo, el 28% son operadores Premium, y el 21% se dirigen al sector del Lujo.

El tercer mercado por importancia es el de Valencia (17% de la cuota de mercado), dedicando un 19% a Gran Consumo, un 18% a Premium y un 9% a Lujo. Cierran el estudio los mercados de Bilbao (13%) y Sevilla (12%) respectivamente.

Por ciudades, Madrid representa el 31% de cuota de mercado y cuenta con un 25% de rótulos dedicados al Gran Consumo, un 31% de marcas Premium y un 44% al mercado del Lujo.

Barcelona (27% de los mercados analizados) cuenta con porcentajes similares: 25% de Gran Consumo, un 24% de Premium y un 38% de productos de Lujo.

Fin de los alquileres de renta antigua

Comercio electrónico en España

La demanda de operadores durante el 2014 se ha centrado en la búsqueda de espacios comerciales prime, en los principales ejes comerciales de las grandes urbes. Los ejes más secundarios pierden el interés de los retailers a favor de las mejores localizaciones, si bien es importante reseñar que debido al fin de la moratoria de la Ley de Arrendamiento Urbano (LAU) de 1964, esta situación puede empezar a cambiar.

La previsión de los especialistas es que al finalizar 2014, el mercado español de comercio electrónico consiga ventas por valor de 18.000 millones de euros, frente a los 12.900 millones de euros recaudados durante el 2012, lo que supone un incremento del 39,5% en dos años; y si las expectativas se cumplen, en 2016 se logrará la cota de los 30.000 millones.

El 1 de enero de 2015 finalizará la prórroga de la Ley de Arrendamiento Urbano (LAU) de 1964. A partir de dicha fecha, todos los inquilinos que firmaron un contrato de arrendamiento previo al 5 de mayo de 1985, y que aún se acogen a contratos de renta antigua, caracterizados por ser de larga duración y con una renta muy baja, tendrán obligación de negociar las rentas que pagan según los actuales precios de mercado, o por el contrario se verían obligados a abandonar el inmueble.

Uno de los objetivo de la LAU era promover la rotación de los arrendatarios de los locales al finalizar el plazo de prórroga del contrato de renta antigua, ya que en 2015 la mayoría de los arrendatarios se encontrarían en edad de jubilación, dando acceso a esos locales a una nueva generación.

La primera consecuencia de esta extinción de prórroga de la LAU, supondrá el cierre de comercios y la salida al mercado inmobiliario de locales en zonas prime, lo que probablemente aumentará la oferta actual.

Esos arrendatarios se verán obligados entre firmar contratos nuevos con rentas actualizadas –algunas hasta veinte veces superiores a lo que pagan–, mudarse a locales comerciales en zonas secundarias o en el peor de los casos cerrar sus negocios.

En la LAU también se prevé que el arrendatario tendrá derecho a una indemnización igual a 18 mensualidades si en el plazo de menos de un año desde la extinción del arrendamiento, se ejerza en el local la misma actividad o cualquiera afín a la ejercida por el inquilino original.

Asimismo, extinguido el contrato de arrendamiento, el arrendatario tendrá derecho preferente para continuar en el local arrendado si el arrendador pretendiese celebrar un nuevo contrato con distinto arrendatario antes de haber transcurrido un año a contar desde la extinción legal del arrendamiento.

El gasto anual en compras online por persona en España es de 865 €, aún algo lejos de la media europea que se sitúa en los 1.243 €.

En nuestro país, los hogares españoles con acceso a internet representa ya el 69,80%, por lo que la implantación aunque no es total, representa un porcentaje muy alto de los hogares que pueden acceder a la compra online, de los que un 31,50% compraron en algún momento durante el 2013. De nuevo las previsiones resultan optimistas, ya que el porcentaje de ventas retail realizadas online, crecerán desde el 1,70% en 2011 hasta el 3,49% de 2016.

Las previsiones de crecimiento en cuanto a la población que comprará por internet en España en 2017 son de un 18% respecto al 2013, lo cual indica un aumento sostenido pero en claro avance. Significativo es el dato de que de todas las ventas online realizadas en nuestro país hasta 2015, un tercio (33%) se realizarán a través de dispositivos móviles.

Por comunidades, el País Vasco y Madrid se posicionan como las regiones que más compras realizan a través del comercio electrónico, con un 41,10% y un 40,20% respectivamente, mientras que por el contrario, Canarias (20,70%) y Extremadura (24,10%) son las que menos uso hacen de internet para sus compras.

Las principales razones que aducen los usuarios online para realizar sus compras a través del comercio electrónico son comodidad (78,00%), la posibilidad de encontrar ofertas y artículos a un mejor precio (73,20%), y el ahorro de tiempo (65,50%).

La extinción automática de los contratos de renta antigua ha llevado a estos arrendatarios a renegociar alquileres para evitar perder localizaciones en los ejes prime de las grandes urbes.

Estos datos significarán un cambio progresivo de hábitos en los consumidores y la convivencia entre la compra presencial y la virtual, no como antagonistas sino como modalidades complementarias.

Es un hecho que durante estos últimos años la crisis económica ha tenido un gran impacto en la evolución del consumo aunque no tanto en los precios en el alquiler de locales prime.

La consecuencia de todo ello ha sido la apertura de nuevas oportunidades en el mercado inmobiliario. A lo largo de estos últimos cinco años los principales ejes comerciales de Madrid han contabilizado un gran número de operaciones en alquiler, muchas de ellas protagonizadas por operadores de moda, seguidos por operadores de restauración que intentan hacerse un hueco en los ejes más comerciales del mercado español.

Las rentas de los locales sitos en los ejes “prime” vuelven a verse incrementadas, mientras que los ejes secundarios son los que sufren una caída. El eje Gran Vía / Preciados sigue encabezando el ranking de la vía más cara de esta ciudad siendo uno de los tramos más anhelados por los grandes retailers en donde se alcanzan las rentas de 2.760€/m²/año y cuya disponibilidad es muy baja en Gran Vía y prácticamente nula en la calle Preciados, seguido de Serrano con rentas de 2.580 €/m²/año donde los locales disponibles se encuentran en los extremos de la calle.

La Flagship o tienda de referencia es un fenómeno que se desarrolla desde hace años en grandes ciudades como Nueva York o Tokio, y que se está consolidando en Madrid. Iniciado en Gran Vía, actualmente esta tendencia se ha trasladado a Serrano

donde Louis Vuitton acaba de inaugurar su flagship de unos 2.500 m² en el número 66 de esta calle. Así hemos sido testigos también de la mejora de la ubicación de Zara, quien abrió una de sus tiendas más emblemáticas el pasado mes de abril en el número 23. La reubicación de Massimo Dutti con una flagship store en el número 46 nos confirma esta tendencia.

Las empresas de moda “Low Cost” son las que mejor han sabido adaptarse a los tiempos de crisis. A lo largo de estos últimos años se han popularizado por exigencias de la situación económica.

Un claro ejemplo de esta tendencia es la consolidación de un nuevo gigante: Mango el cual comenzó el 2013 con tres conceptos: Mango, H.E. by Mango y Mango Touch, y que amplía ahora su línea con Mango Kids, Mango Sport&Intimates y la más reciente, Violeta by Mango, reforzando su presencia en el barrio de Salamanca con una maxi tienda en el número 60 de la calle Serrano, donde se ofrecerán en un mismo espacio todas las líneas que posee.

Nuevas marcas, tanto internacionales como nacionales, han aterrizado en Serrano animándose a dar servicio en esta calle donde podríamos destacar las aperturas de: Brooks Brother, Coach, Nike, 7 for All Mankind, El Ganso, Uno de 50, Oysho o Liu-Jo.

El eje comercial Gran Vía / Preciados se comporta de una manera parecida al de la calle Serrano, siendo la zona más transitada de la ciudad, con una media de tráfico diaria de 21.200 personas en períodos de rebajas en 2014. Esto hace que las grandes cadenas de moda y restauración quieran hacerse un hueco en este eje comercial, tan anhelado por inversores nacionales e internacionales.

La moda tiene una gran presencia en estos grandes ejes comerciales, resaltando la Gran Vía de Madrid, desde la Plaza de Callao hasta la Red de San Luis, -el tramo más comercial de toda la Gran Vía-, donde se emplazan las grandes firmas de moda, siendo uno de los tramos más demandados por los grandes retailers.

Así podemos confirmarlo con la presencia del grupo Inditex que, en un tramo de poco más de 300 metros cuenta con cuatro de sus grandes marcas: Stradivarius, Lefties, Zara y Bershka, compartiendo acera con H&M, Sfera -la cadena juvenil de El Corte Inglés-, o Mango. En este mismo tramo de Gran Vía, la primera flagship store de la tienda oficial del Real Madrid, se ha hecho un hueco en el número 31, que inauguró su tienda a mediados del 2013 con una superficie de 560 m² distribuidos en dos plantas, propiciando la salida del operador de calzado Stonefly, Etam lingerie y la administración de lotería Doña Manolita.

También este tramo ha conseguido suscitar el interés de retailers como Primark, la cadena de moda irlandesa que tiene proyectada su apertura para 2015, con su primera flagship en España, y que ocupará alrededor de 15.000 m² en el número 32 de Gran Vía. Foot Locker y Nike unen fuerzas y abren el único establecimiento de House of Hoops en España, con una superficie de 120 m² en el número 36. En mayo, Inditex estrenó la nueva imagen de su firma Zara en su local de Gran Vía 34, con cuatro plantas y 2.700 m², y en la actualidad están remodelando la imagen de su tienda de Lefties en el número 32.

Kiko Make Up Milano, propiedad de la familia Percassi, inauguró en Madrid en septiembre de 2013 su primer flagship store en nuestro país, ubicado en el número 25 de la Gran Vía.

La influencia de Gran Vía se extiende mucho más allá de los propios límites de la vía. En las calles de alrededor ha ido creciendo un comercio que, dependiendo de la zona, tiene sus propias singularidades.

Es el caso de la calle Fuencarral con rentas de 1.680 €/m²/ año, donde recalan aquellas marcas “mainstream” -que han desplazado a otras más “indies” a calles aledañas-, huyendo de las altas rentas de Gran Vía y donde la disponibilidad de locales es casi nula. La venta del Mercado de Fuencarral por un montante de 22 M€ ha sido una de las últimas operaciones de inversión cerradas en 2014.

Son muchas las marcas que apuestan por la apertura en esta calle. El primer Hema español, cuyo origen es holandés, abre en el número 140. Igualmente la italiana Brandy Melville reafirma su apuesta por España abriendo su primera tienda en Madrid en el número 52, seguida de Ese o ese en el 50, o Lot of Colors en el 16 y SuiteBlanco en el 15.

Destacamos la apuesta de L’Oreal en el número 59 y la de Mango desbancando a Torero en el número 4. La estadounidense Calvin Klein también acaba de poner en marcha un establecimiento en el número 18 de la calle Fuencarral.

Barcelona El auge del turismo en Barcelona ha continuado en 2014 y amortigua la ralentización del consumo local, que según las previsiones, se reactivará de forma tímida y lenta al tiempo que disminuya la tasa de paro.

superficie, caso de Chopard, Cartier y Louis Vuitton. El volumen medio de transacciones durante los últimos 5 años, ha sido de 10 operaciones de alquiler y se estima que en 2014 se registre un número similar.

En general se estima que la renta de mercado en los próximos meses no registrará alteraciones significativas. En la actualidad, las marcas activas se muestran cautelosas a la hora de estudiar nuevas aperturas y actúan conscientes de que en el escenario actual, la consolidación de una enseña en un nuevo emplazamiento requiere de más tiempo que en coyuntura pre-crisis.

En el tramo más popular, comprendido entre Plaza Cataluña y calle Aragón, donde se ubican marcas predominantemente mainstream, destaca la entrada de H.E. by Mango (Paseo de Gracia 29), Twin Set (Paseo de Gracia 27) y la ampliación de la tienda de Adidas absorbiendo los 800 m² de superficie ocupados hasta la fecha por Miss Sixty.

Infraestructuras de primer orden como el Puerto de Barcelona (2.600.000 cruceristas en 2013) y el Aeropuerto Internacional de El Prat (35.210.000 pasajeros en 2013), hacen posible el tráfico constante de visitantes, de los cuales 7.571.000 fueron turistas extranjeros, sumando un total de 16.485.000 pernoctaciones hoteleras y donde la estancia media en hoteles fue de 2,18 noches.

Tras 5 años de ligeros incrementos anuales de renta, se percibe una cierta estabilización de las mismas en niveles máximos de 215€/m²/mes para locales estándar, de superficie comprendida entre 300 y 600 m², el 50% de locales en esta calle.

En 2013 los turistas, principales consumidores de lujo en Barcelona, provinieron principalmente de países asiáticos, Rusia y EE.UU, mientras que el turista medio europeo, concibe la ciudad como destino de ocio durante cortas estancias con presupuestos más ajustados.

En términos de superficie, mientras que la demanda se mantiene en niveles altos para locales estándar, el interés va en aumento también para espacios comerciales prime. La proporción de espacio destinado a retail se incrementa en los edificios residenciales y terciarios para atraer marcas que ya sea por tradición o por cambio de estrategia, precisan de superficies superiores a 2.000 m².

El exclusivo Paseo de Gracia, es la avenida más demandada por retailers e inversores, tanto nacionales como internacionales. El sector lujo tiene una presencia mayoritaria en el tramo comprendido entre calle Valencia y Avenida Diagonal. Así queda refrendado con la apertura reciente de nuevas tiendas de operadores como Prada, Longchamp y la proyectada por Dior en el número 74 para 2015. Otros, mediante reubicaciones, han incrementado

estrategia smartcity del Ayuntamiento. Próximamente la oferta de restauración se verá incrementada de forma notable con la apertura de un nuevo espacio destinado a gastronomía local y nacional. El desarrollo se encuentra ubicado en un antiguo parking cubierto al final del pasaje entre los números 24 y 26.

Portal del Ángel, repite una vez más como la calle más cara de España a nivel de rentas (250€/m²/mes). La amplitud del paseo peatonal que enlaza el centro neurálgico de la ciudad con el Barrio Gótico, convive a la perfección con un acertado mix comercial donde se concentra la totalidad de enseñas del Grupo Inditex, dos tiendas H&M, Mango y El Corte Inglés.

En el transcurso del presente año 2014, se han registrado dos operaciones: Pull&Bear amplía su tienda en el número 42 absorbiendo la superficie ocupada por Padeví, y Disney releva a Podium en el 9. Se esperan más movimientos en los próximos meses, consecuencia de la extinción de los contratos de renta antigua en diciembre del presente año.

Plaza Cataluña continúa con su proceso de consolidación como ubicación prime a nivel comercial. Un emplazamiento tradicionalmente monopolizado por entidades bancarias, está dando paso a retailers de la talla de Urban Outfitters que sustituye a Habitat en el centro comercial El Triangle, mientras que Desigual reemplaza a la Fundación Caja Madrid (Plaza Catalunya 9) y Txapela -AN Grup- toma el relevo de IberCaja en Plaza Cataluña 8.

La reforma de la Avenida Diagonal, que afecta al tramo comprendido entre Plaza Juan Carlos I y Plaza Francesc Macia, cuya finalización está prevista a mediados de 2015, beneficiará en gran medida a propietarios y operadores presentes.

Estas obras, tienen entre sus objetivos principales, revitalizar el atractivo comercial de la calle, dotando a la avenida de amplias aceras de 7 metros de longitud que harán más agradable el tránsito peatonal, reordenando y reduciendo a su vez el volumen de tráfico rodado. Algunas marcas ya se han posicionado, tales como Habitat, Casa Viva, Deko Palace, Zwilling y Feeld Organic, en previsión al efecto positivo que supondrá esta actuación urbanística en la experiencia de compra.

Estimamos que progresivamente disminuirá la todavía existente alta disponibilidad de locales, coincidiendo con un ajuste al alza de la renta, actualmente en niveles inferiores a 40€/m²/mes.

Este hecho, posibilita que actualmente tengan presencia en esta calle muchos operadores que hasta la fecha la veían inaccesible.

Principalmente son los destinados a equipamiento del hogar, entidades bancarias y restauración.

Mención especial a las “Shopping Nights”, que en sus orígenes (2010) se celebraban exclusivamente en Paseo de Gracia y visto el éxito de la iniciativa, se ha hecho extensiva a la Avenida Diagonal en el tramo comprendido entre los Centros Comerciales L’Illa y Pedralbes Center. Son eventos temáticos que anualmente promueven las asociaciones de comerciantes con el apoyo del Ayuntamiento de Barcelona, donde se dan cita la moda, diseño, turismo, cultura y gastronomía.

Las localizaciones prime en Madrid, Barcelona y algunas zonas asociadas al turismo de lujo (Costa del Sol o Baleares) siguen siendo las más demandadas en el mercado retail español, pero aquellos retailers -tanto nacionales como extranjeros- que desean abrir su local en cualquiera de estas zonas continúan encontrándose con la escasez de oferta existente. Esta búsqueda se complica aún más cuanto mayor es el local demandado, por lo que la tendencia actual de inaugurar flagships en ejes comerciales de calidad, no está exenta de dificultades.

Hasta la fecha el volumen de inversión de locales en calle ha alcanzado la cifra de 330 M€. Entre los operadores más activos podemos encontrar a Mango, con una inversión total de 104 M€ y tres inmuebles adquiridos, uno en Bilbao y dos en Madrid.

La estrategia actual por parte de los inversores es encontrar los mejores emplazamientos para luego tener como inquilinos a las grandes cadenas internacionales; así el apetito inversor en el mercado español se encuentra muy activo, como lo demuestran dos de las últimas operaciones que se han cerrado en Madrid: la compra del local de H&M en Gran Vía 37 o el de C&A en el número 48 de la misma vía, sin duda las dos mayores por precio hasta el momento, 80 y 54 millones respectivamente.

Detrás de estas operaciones suelen estar fondos institucionales con estrategias de inversión Core y Core+ caracterizados por realizar inversiones con ratios de riesgo y rentabilidad moderados.

En cuanto a la rentabilidad prime se encuentra actualmente en el 4,75% y previsiblemente bajarán hasta el 4,50% en los próximos meses, gracias a que los locales se encuentran por debajo de la renta de mercado y que los inversores están manifiestamente dispuestos a pagar rentabilidades aún más bajas.

Para aquellas transacciones por debajo de los 10 M€ el mercado español se encuentra dominado por inversores privados locales y family offices, los cuales han llegado a conseguir rentabilidades iniciales netas del 4% para locales prime.

Las prime yield de locales en calle se han reducido en 100 puntos básicos en los últimos 12 meses, el mercado de inversión español se ha reactivado y ha comenzado a recuperarse tras la falta de actividad durante 2012 y la mayor parte de 2013. Sin embargo, aún queda camino por recorrer para llegar a los rendimientos mínimos de 4,00 % - 4,25 % de 2006 y 2007.

La compresión de la rentabilidad es atribuible tanto al capital inversor en el mercado minorista español como a las expectativas de crecimiento de las rentas prime.

Previsiblemente las rentas volverán a crecer en cuanto el consumo se recupere, y también por la escasez de espacios comerciales y la creciente demanda de operadores, e igualmente irá acompañado por una compresión de rentabilidades para 2015.

Signs of a gradual improvement in the Spanish economy are beginning to emerge. This trend is expected to continue in 2015, thanks to greater confidence in the economic outlook and more favourable financing conditions.

unemployment is expected to fall by 1.6% to 24.5%. In 2015, job creation could reach 1.5%, although the drop in the unemployment rate is expected to be similar to the 2014 figure, falling to 23.0%, in view of the lacklustre performance of the active population figures. Wage restraint will be crucial going forward to achieve a slight reduction in unit labour costs and an improvement in competitiveness in 2015.

GDP According to economic forecasts, Spain is expected to close 2014 with GDP growth of 1.2% - outperforming the eurozone average of 0.8% - and register GDP growth of 1.7% for 2015 (eurozone average 1.1%), thanks largely to the changes in economic policy and the earlier-than-expected growth in domestic demand.

Spanish GDP is expected to grow 2.2% in 2016.

Financial Conditions The yields on 10-year Spanish bonds on secondary debt markets continue to fall and now stand at an all-time low, allowing the Spanish sovereign risk premium to fall to the threshold of 120 basis points. The European Central Bank (ECB) has recently lowered official interest rates to 0.05% and has announced a programme aimed at reactivating the flow of credit to drive a robust recovery in the eurozone.

Labour Market The labour market is expected to recover in line with the improvement in economic activity. The number of people in work is expected to grow by 0.8% by 2014 year-end, while

Inflation The improving economic outlook and the measures adopted by the Government will reduce the public deficit in 2014, thanks mainly to lower public spending, to 5.6% of GDP, higher than the 5.5% projected by the Spanish Government, but still below the target of 5.8% agreed with the European Union. If further measures are not adopted, the deficit could rise again to 6.1% of GDP in 2015, as opposed to the target of 4.2% agreed with the EU.

Private Consumption The upturn in consumer spending will undoubtedly become one of the key pillars for growth in 2015. In 2014the increase in new car sales and the improvement in investment in capital goods were already evident. Household spending is expected to grow at a rate of 1.5% in 2015, thanks to the reforms undertaken to bring prices into line with the other eurozone countries, the improvement in the labour market and an upturn in household disposable income.

High Street market Despite the complex economic conditions in recent years, the top 250 global retail chains increased revenues by 4.9% in 2013.

As regards the major fashion retailers operating across the globe, 2013 proved to be a good year for the results of the four main chains: H&M increased sales by 4%, the Inditex Group by 5%, and Mango by 9%, while Irish low-cost fashion chain Primark saw an excellent year with an increase in sales of 22% worldwide.

Analysis of the Spanish market JLL has recently published its Destination Europe 2015 study which analyses the retail market in the main European cities.

The initial findings of the research carried out in Spain reveal the following data: Some 51% of retailers present in Spain’s main retail markets (Madrid, Barcelona, Valencia, Bilbao and Seville) are fascia associated with Mass Market brands, 28% are Premium operators and 21% are in the Luxury segment.

breakdown: 25% Mass Market, 31% Premium and 44% Luxury. Barcelona (27% of markets analysed) presents a similar breakdown: 25% Mass Market, 24% Premium and 38% Luxury products. The third most important market is Valencia (17% market share), in which 19% of retailers target the Mass Market, 18% the Premium market, and 9% the Luxury market.

The study concludes with Bilbao (13%) and Seville (12%).

Expiry of rent-controlled lease contracts

The latest e-commerce data in Spain

Demand from retailers in 2014 has been focused on the search for retail units in prime locations on the main commercial thoroughfares of Spain’s major cities. Secondary locations do not feature on retailers’ radars as attention is focused on the best streets. However, it is important to point out that due to the end of the moratorium on the Urban Lease Act 1964 (Ley de Arrendimiento Urbano - LAU) this situation may change.

Specialists in this field expect the Spanish e-commerce market to reach sales of €18bn at the end of 2014, as opposed to the sales of €12.9bn in 2012, an increase of 39.5% in two years. If forecasts remain on track, sales are expected to reach the €30bn level in 2016. This data represents a gradual shift in consumer habits and the co-existence of bricks and mortar outlets with online shopping; not as rivals but rather as complementary sales channels.

On 1 January 2015, the moratorium on the Urban Lease Act 1964 (LAU) will finally be lifted. As of this date, all tenants who signed a lease contract prior to 5 May 1985, and who still have a rent-controlled lease, characterised by their long terms and very low rental levels, will be obliged to renegotiate the rent based on current market prices or be faced with eviction.

The annual per capita expenditure on online shopping in Spain is €865, still far below the European average of €1,243.

One of the objectives of the LAU was to foster the rotation of rent-controlled tenants on termination of the moratorium, given that in 2015 the majority of these tenants would be approaching retirement age, thereby providing access to a new generation of lessees

In Spain, 69.80% of households have access to the Internet, which despite not representing all households, represents a very high percentage of households with access to online shopping, of which 31.50% made an online purchase at some point in 2013.

Forecasts are once again optimistic, as the percentage of retail sales made online is expected to grow from 1.70% in 2011 to 3.49% in 2016.

The first consequence of the expiry of the LAU moratorium will be the closure of businesses and the sudden availability of vacant premises in prime areas, which will most likely increase current supply. The automatic termination of the rent-controlled lease contracts has led tenants to renegotiate their rent to avoid losing their location in the prime retail areas of large cities.

Tenants will be obliged either to sign new lease contracts at current rental levels -which could be up to twenty times higher in some cases-, relocate to commercial spaces in secondary areas, or, as a worst case scenario, close their businesses.

The LAU also provides that the tenant will be eligible for compensation equal to 18 monthly lease payments if, within one year following the termination of the lease contract, the premises is used to engage in the same or similar business activity as that of the original rent-controlled tenant.

By Autonomous Region, the Basque Country and Madrid are the regions where the most online sales were registered, with 41.10% and 40.20%, respectively, while the Canary Islands (20.70%) and Extremadura (24.10%) are the regions which used the Internet least to make purchases. The main reasons given by online users for making purchases over the Internet are convenience (78.00%), the chance of finding offers and goods at better prices (73.20%), and saving time (65.50%).

On termination of the rent-controlled lease contract, the lessee will enjoy the preferential right to remain in the leased premises should the lessor intend to sign a new lease with another tenant within one year of the termination of the initial rent-controlled lease.

The best-selling products on the Internet are - excluding travel - clothing, shoes and sporting goods (12%), event tickets (12%), homeware (8%), books, press and magazines (8%) and films and music (4%).

There is no doubt that the recent economic crisis has had a major impact on the performance of retail, however its impact has not been as significant on rental prices of prime units. This has resulted in the creation of new opportunities in the real estate market. The major retail hubs in Madrid have seen a high number of lease operations over the past five years, many of which have involved major fashion brands, followed by restaurants and bars seeking to find a foothold in the Spanish market’s most important retail streets.

Rental levels for retail premises on prime streets are once again on the rise, while secondary hubs are seeing their rental levels decline. The Gran Vía / Preciados axis still leads the ranking of the most expensive street in Madrid and remains the most coveted area by retailers where rental levels reach €2,760/m²/ year and vacancy rates are very low on Gran Vía and practically non-existent on Calle Preciados. This area is followed by Calle Serrano which can command rental levels of €2,580/m²/year and where the available units are generally located at both ends of the street.

The flagship store concept, which began some years ago in major cities such as New York and Tokyo, is now a growing trend in Madrid. The trend, which started on Gran Vía, has spread to

Calle Serrano where Louis Vuitton has recently opened its 2,500 m² flagship store at number 66. The relocation of Zara to number 23 is also a testament to this growing trend, where the fashion retailer opened one of its most emblematic stores last April. The relocation of Massimo Dutti to its new flagship store at number 46 also confirms this trend.

The so-called low-cost fashion retailers are those that have known how to adapt best to the crisis. These stores have become increasingly popular due to the economic situation. A clear example of this trend is the consolidation of a new giant: Mango, which started 2013 with three concepts: Mango, H.E. by Mango and Mango Touch. The brand is now widening its range with Mango Kids, Mango Sport&Intimates and the latest line, Violeta by Mango, strengthening its presence in the Salamanca district of the Spanish capital with its new mega-store at Calle Serrano 60, which will offer all the brand’s lines under one roof.

New brands, both international and domestic, have opened on Calle Serrano which has sparked the interest of retailers,among which the following new arrivals are worth highlighting: Brooks Brother, Coach, Nike, 7 for All Mankind, El Ganso, Uno de 50, Oysho and Liu-Jo.

The performance of the Gran Vía / Preciados area has been similar to that of Calle Serrano, and constitutes the most heavily transited part of the city with an average daily footfall of 21,200 people during the sales periods in 2014. This has caught the eye of large fashion and restaurant chains looking to gain a foothold in this busy area that is highly sought after by both domestic and international investors.

Fashion chains are a major presence on these commercial streets, particularly the section of Gran Vía from Plaza de Callao to Red de San Luis - the most commercial part of the street where large fashion brands are located. This area is obviously one of the most sought after stretches for large retailers.

Proof of this is the presence of four major Inditex brands on a stretch spanning just over 300 metres: Stradivarius, Lefties, Zara and Bershka, which share the same side of the street as H&M, Mango and Sfera, the young fashion chain belonging to El Corte Inglés. This same stretch of Gran Vía is also home to the first Real Madrid official flagship store, which opened at number 31 in mid 2013. The store, with a surface area of 560 m² over two floors, now operates in the space formerly occupied by the footwear store Stonefly, Etam lingerie and the lottery outlet Doña Manolita.

This stretch has also attracted the interest of retailers like Primark.

The Irish fashion chain is set to open its first flagship store in 2015, occupying 15,000 m² at number 32 of Gran Vía. Foot Locker and Nike have joined forces to open the only House of Hoops store in Spain, with 120 m² at number 36. In May, Inditex unveiled the new look for its Zara brand at its store at Gran Via 34. The store has 2,700 m2 over four floors. Inditex is currently refurbishing its Lefties store at number 32.

Kiko Make Up Milano, owned by the Percassi family, opened its first Spanish flagship store in September 2013 at Gran Vía 25.

The influence of Gran Vía extends well beyond the confines of the thoroughfare itself. The surrounding streets have been witness to a growing retail trade which has its own unique features, depending on the area.

This is the case of Calle Fuencarral where we are seeing rental levels of €1,680/m²/year and where mainstream brands now abound after having pushed more “indie” brands out to surrounding streets. These mainstream brands were, in turn, pushed off Gran Vía due to the high rental levels and practically non-existent supply of units. The sale of the Mercado de Fuencarral for €22 million is one of the latest investment transactions completed in 2014.

Numerous brands have opted to open on Calle Fuencarral.

Dutch brand Hema has opened its first Spanish store at number 140. Italian brand Brandy Melville, meanwhile, has bolstered its presence in Spain with the opening of its first store in Madrid at number 52, followed by Ese o ese at number 50, Lots of Colors at 16 and SuiteBlanco at 15.

We would also highlight L’Oreal’s decision to open at 59 and Mango replacing Torero at number 4. US brand Calvin Klein has also just opened a store at number 18 Calle Fuencarral.

Barcelona The increase of tourism in Barcelona has continued in 2014, offsetting the slowdown of domestic consumer spending which, according to projections, will see a timid and slow recovery as unemployment comes down.

Rental levels are not generally expected to see significant changes in coming months. Active brands are playing it cautiously when it comes to studying new store openings and are aware that the consolidation of a new fascia at a new location requires much more time in the current economic climate than it did pre-crisis.

Excellent infrastructure such as the Port of Barcelona (2,600,000 cruise ship passengers in 2013) and El Prat International Airport (35,210,000 passengers in 2013), translate into a constant stream of visitors, of which 7,571,000 were from abroad, coupled with 16,485,000 overnight hotel stays with an average stay of 2.18 nights.

The tourists consuming luxury products in Barcelona in 2013 were mainly from Asia, Russia and the US, while the average European visitor tends to see the city as a short city-break destination with a lower spend.

The average annual transaction volume over the past 5 years was 10 operations per annum, with a similar number forecast for 2014.

More mainstream brands are located in the stretch between Plaza Cataluña and Calle Aragón. Particularly noteworthy is the arrival of H.E. by Mango (Paseo de Gracia 29), Twin Set (Paseo de Gracia 27) and the enlargement of the Adidas store by 800 m2, which was previously occupied by Miss Sixty.

Following 5 years of modest increases in annual rental levels, there are signs that prices are beginning to stabilise at a maximum level of €215/m2/month for standard retail units with a surface area of between 300 and 600 m2, which accounts for 50% of units on this particular street.

In terms of surface area, while high demand for standard units is holding firm, there is increasing interest in prime retail premises.

The proportion of space allocated to retail uses in residential and commercial buildings is increasing to attract brands which require surface areas in excess of 2,000 m2, either because traditionally that is what they need or due to a change in strategy.

The exclusive Paseo de Gracia is the most sought-after avenue by both domestic and international retailers and investors. The luxury segment in primarily located in the stretch between Calle Valencia and Avenida Diagonal. This trend has been confirmed by the new Prada and Longchamp stores, together with the Dior store planned for 2015 at number 74. Other brands have increased floorspace via relocations, such is the case of Chopard, Cartier and Louis Vuitton.

Paseo de Gracia is currently undergoing a thorough overhaul, the completion of which is slated for the end of the year to coincide with the Christmas shopping season. The pavements are being widened and the lateral traffic lanes are being eliminated.

The works also encompass the renewal of the sewers and the addition of smart management IT elements to enable easy access to Internet and telephone networks, all of which form part of the City Hall’s “smartcity” strategy.

The dining offer in this area will soon be significantly strengthened with the opening of a new complex dedicated to both local and Spanish cuisine. The development is located in a former covered parking lot at the end of the alleyway between numbers 24 and 26.

Portal del Ángel once again leads the ranking as the most expensive street in Spain according to rental levels (€250/ m2/month). The spacious nature of this pedestrianised area, which ties the heart of the city with the historic Gothic Quarter, offers the perfect location for a healthy retail mix which is home to all the Inditex brands, two H&M stores, Mango and El Corte Inglés.

Over the course of 2014, there have been two transactions: Pull&Bear has extended its store at number 42 by taking over the space formerly occupied by Padeví, while Disney has replaced Podium at number 9. Further transactions are expected in coming months as a result of the expiry of the rent-controlled lease contracts in December of this year.

Plaza Cataluña continues to consolidate its position as a prime retail location. An area historically dominated by banking institutions, this situation is giving way to retailers of the likes of Urban Outfitters, which replaces Habitat in the El Triangle shopping centre, while Desigual has taken the space formerly occupied by the Caja Madrid Foundation (Plaza Cataluña, 9) and Txapela -AN Grup- has replaced the Ibercaja bank branch at Cataluña 8.

Work is also under way to renovate Avenida Diagonal between Plaza Juan Carlos I and Plaza Francesc Macia, the completion of which is planned for mid 2015. This is set to considerably benefit current owners and tenants.

The renovation aims to revitalise this attractive commercial thoroughfare by creating 7-metre wide pavements to make it much more pleasant for pedestrians, while also reorganising and reducing vehicular traffic in the area. Brands such as Habitat, Casa Viva, Deko Palace, Zwilling and Feeld Organic have already taken up a position in the area on the back of the positive effect the reconditioning works will have on the shopping experience.

We expect the existing high vacancy rate to gradually fall, coinciding with an increase in rental levels which currently stand at less than €40/m2/month. This development may attract new operators to the area which was hitherto considered inaccessible. Operators are predominantly homeware brands, banks and restaurants and bars.

Of particular note are the so-called “Shopping Nights”, a trend which started in 2010 exclusively on Paseo de Gracia. In view of their success, the initiative has spread to the Avenida Diagonal in the stretch between the L’Illa and Pedralbes shopping centres. These annual themed events are promoted by traders and retailers associations in conjunction with Barcelona City Hall, bringing together fashion, design, tourism, culture and cuisine.

The prime areas in Madrid, Barcelona and certain coastal areas associated with luxury tourism (Costa del Sol and the Balearic Islands) remain the most sought after in the Spanish retail market.

However, retailers - both domestic and international - seeking to open a store in any one of these areas continue to face scarce supply of available premises. Moreover, the larger the premises being sought, the more complicated the search becomes. As a result, the current trend of opening flagship stores on key retail thoroughfares is not hassle free.

To date, the investment volume in high street retail premises amounts to €330 million. Mango is among the most active retail brands in this regard, investing a total of €104 million in three buildings acquired: one in Bilbao and two in Madrid.

The current strategy of investors is to find the best locations in order to let them out to large international retail chain tenants. In this regard, investor appetite for the Spanish market is currently very active, as evidenced by two of the most recent transactions completed in Madrid: the purchase of the retail premises occupied

by H&M at Gran Vía 37 and that of the premises occupied by C&A at number 48 on the same street. To date, these represent the two largest operations in terms of price, valued at €80 and €54 million, respectively.

Institutional investors are often behind these transactions with Core and Core+ investment strategies, making investments typified by moderate risk and yield ratios.

Prime yields currently stand at around 4.75% and are expected to tighten to 4.50% in the coming months due to retail units currently being priced at below market value and investors being openly willing to paying even lower yields.

As regards transactions of under €10 million, the Spanish market is dominated by local private investors and family offices, which have managed to obtain initial yields of 4% for prime premises.

Prime high street yields have fallen 100 basis points over the past 12 months and the Spanish investment market has seen an upturn with signs of recovery following the lack of activity in 2012 and most of 2013. There is still some way to go, however, to reach the minimum yields of 4.00%-4.25% in 2006 and 2007.

The tightening of yields is a result of both investor capital in the Spanish retail market and growth expectations for prime rental levels.

Rental levels are expected to see an upturn when consumer spending recovers and due to the lack of retail premises and the growing demand of retailers. This scenario will play out in tandem with a compression of yields in 2015.
