I am literally writing this letter in April reflecting on our first quarter and as I look outside, it is FREAKING SNOWING! You always have to expect the unexpected in our industry. We were supposed to take outside photos at 3 houses today, since that won’t be happening, I am finishing up my articles! It has been an incredible quarter here at the Kenmore Team. Low inventory has continued to plague the market, so we have doubled down on our efforts to help more buyers get really creative to get into new construction homes and win offers in multiple offer situations. With all that extra effort we had our best first quarter ever! I am extremely proud of our team and our agents because the total number of transactions in the market is down, and we are UP! Our agents have never had to work harder to fight for their clients and we continue to innovate with new strategies and plans. At the same time, we added a number of new staff to help us deal with the increase in business. It has been a quarter of intense training and I believe that investment pays off for our clients by being able to deliver the highest level of service into the future. Thank you for all your support at the start of the year and we look forward to seeing you all in person soon as we announce our new client events.

WELCOME TO THE TEAM GABI BENSON joined the property management division as operations assistant. Prior to the Kenmore Team Gabi worked with a mechanical contracting company as well as a server/ bartender. She is excited for the challenge of a new position and is ready to learn more about the property management side of rentals. Gabi’s favorite part of the Tri-Cities area is the close knit community and that the coast is only five hours away. Welcome Gabi! NICOLE DEGRAAF has joined the Kenmore Team as the front desk receptionist. Her previous positions include customer service, gyms, Meadow Springs, and the Tri-City Dust Devils, and nannying so the receptionist position comes naturally to Nicole. She is excited to build new relationships and learn more about a career in real estate. Nicole’s favorite parts of the Tri-Cities are the Columbia River, local wineries and breweries, and the local golf courses! Welcome Nicole! JORDAN ANGELO is joining the property management division as a property manager! Before the Kenmore Team she was in the coffee business for almost 12 years doing everything from managing to training to HR. She is excited and ready to grow her knowledge in the rental and real estate world. And her favorite part of the Tri-Cities is that her family is close by and able to have relationships with her daughter, and that hometown feel with close adventures!

I WORK IN REAL ESTATE, I SHOULD KNOW THIS STUFF!

FIRST TIME BUYER We started the home buying process shortly after moving (back) to the Tri-Cities in 2017! After I started out with the Kenmore Team as the marketing specialist, we were sold on the idea of home ownership. 2017 just wasn’t the right time for us to buy. Fast forward to 2022 and we (finally) closed on our very own home. It’s GOOD to be home. As we waded through the entire process, I couldn’t help but feel like I should know these things, I work in real estate after all! So here we are, first time home buyers sharing the ins and outs of all the things we hear in real estate, but never fully connected till now. First things first, financing. We were referred to several local lenders in search of a preapproval and the best fit for our future purchase. Our goal was simple, attain the pre-approval letter, buy a house. But we quickly learned that a quality professional lender will help newbie buyers like ourselves out in a few ways. 1. Getting our financial status healthy. We had the jobs/income covered, but we needed to ensure the credit in our names was healthy. Finances can be like a plant, tend them well and health will follow. Neglect them and attaining the mystical pre-approval letter

will become difficult. Back up a little bit and remember how we said we started off the home buying process in 2017? Well, the second way that working closely with a lender helped us, was understanding what a loan entails beyond just the principal and interest and how the price and type of house we wanted wasn’t financially possible… yet. There is a popular audio clip that people use on Instagram Reels/Tik Tok that starts off silent and then eventually blares “HOW LONG IS THIS GOING TO TAKE!” Start to finish it took us FIVE years. In that five years, we gained two cats, moved apartments, paid off a number of student loans, survived all of the phases of Covid-19 and the stay home mandates, had a baby, stretched every inch of available apartment space possible, and got really sick of sharing communal parking spaces with our apartment complex neighbors. We should also note that although we started the home buying process in 2017, we didn’t start up again till 2021. In 2021, we looked at any house that came available within our price range and put in our share of offers. We also developed the strategy of celebrating every offer we put in with mimosas no matter if it was rejected because it was still a step in the process. And then the perfect listing was

served up on a silver platter and words cannot express how thankful we are for everyone who made it happen for us. Almost five years later and our offer was accepted! The beauty of the team aspect that Lance and Karen have created is a group of highly skilled individuals who get to shine in their specific area. So once our offer was accepted, we moved on from directly working with our Buyer Specialist, Sarah, to working with a Closing Coordinator, Kenzie. Our closing coordinator did just what the title states, she coordinated the closing. Inspections and responses, directions for earnest money, detailed information on avoiding wire transfer fraud, communication with the lender for appraisals, addendums, disclosures, and more than a few background things that I never had to worry about because she had them handled. This goes back to me saying that I work in real estate, I should know this stuff! But because of the team aspect, the marketing department and the closing department work side by side heading down the river in the same direction with the goal of serving clients in real estate, but we are able to use our specific expertise to man our own boats. me know the ins and outs, what was needed, and keep me up to date as we (somewhat patiently) went from offer and acceptance to keys in hand owners of our first home. Closing, SO. MANY. PAPERS. The right people make it easier, and we had a great Escrow Agent who made the stack of papers go quickly all while providing a brief explanation to go along with every signature. Our house recorded a few days later and keys were handed over! Moving, SO. MANY. BOXES. To be completely honest, I had been mentally moved in since we toured the house for the first time, and packing since our offer

was accepted. That doesn’t make the move any faster or less heavy, but over our moving weekend we were able to transition from apartment life to very minimally settled in our new home with the majority of our possessions safely tucked away in the garage! Our top moving tip, label everything. Then flip the box around and label the other side too. Eventually you will find the TV remote control and the screws that hold your bed frame together, but it’s a whole lot nicer when you don’t have to search. He manages to squeeze us in with our deadlines for closing. He always has the most amazing upbeat attitude which is met with a strong work ethic, and we can only imagine that crosses over to his employees. He is one of the few contractors we have come across that will go and look at a job usually within 24 hrs, gives his professional diagnosis and if he can’t fix it, he points us in the direction we need to go. WH AT WE LEARNED AT THE

INTERNATIONAL BUILDERS’ SHOW What an experience! Karen and I were lucky enough to attend the International Builders’ Show in Orlando, Florida this year. It is the housing industry’s largest annual trade show and exhibition. When they say large – they mean it. The entire show took up 4 of some of the largest exhibition halls that I have ever been in. I was there for three days for about 10 hours each day and you can guarantee that I did not see it all. Since this is what I do I was totally geeked out by the whole thing. It was so much fun! The great thing about the show is that it gives professionals like myself a chance to see so many new products and ideas all in one place – there would be no way to replicate the amount of education that I received in such a short period of time. I wanted to report on some trends that I saw in the industry: 1. Supply chain issues will last through the end of the year. I was able to meet with a number of manufacturers and factory reps and they were all saying the same thing. They did not see the main issues with production easing up until the fourth quarter. This was one of the largest challenges facing the industry that I heard again and again. 2. Power and Electricity Management technology are changing rapidly I never knew that electrical panels could be so cool! Seriously you guys have to see what is coming down the pipeline. These are not your grandpa’s electrical panel. Smart panels that monitor electricity consumption and deliver you specialized reports, the ability to turn breakers off and on from your phone, and integrated management of solar were just a few of the many features! 3. Kohler Industries had the best booth in my opinion! Wow – talk about a company spending some money. I can’t imagine how many hundreds of thousands they spent on their booth. They literally had four or five complete showers built and constantly running. Body sprays, rain heads, everything! 4. Unfortunately – Brass is back…ok they call it Brushed Gold now As you can tell from my headline – I’m not a fan, but I can’t deny that it is a very trendy design element and almost every single manufacturer of hardware, lights, etc. are all doing some of it in BRASS aka Brushed Gold. I guess I will just have to channel my inner 90’s and get with the program again. NEW CONSTRUCTION THE BENEFITS & THE CHANGING MARKET FOR NEW HOMES BUYER SPECIALIST ARTICLE

Buying something new is a great feeling. Nobody has owned it before, it looks new, it feels new, it even smells new. Regardless of the purchase, that new feeling is hard to beat, and that goes for homes too. You get to start with a blank canvas when it comes to decorating, or where to put trees in the yard. Additionally, new construction offers options for every Buyer. Pick the size and layout you want. Need another room for a second office, room for a shop? Or maybe you want less yard or home to maintain. Depending on what you’re looking for, and who is building what, where, and when, you have options. If you don’t see anything that fits, you can even find some dirt, have your own plan drawn up, and have a home built that’s never been built before. Another benefit to buying new is the potential option to sell and buy simultaneously. The market for Buyers is so competitive right now that contingent Buyers are having a difficult time getting an offer accepted. A Buyer that is contingent upon the sale of their current home might be able to purchase a new home with their contingency in place, or at least with the ability to time the sale of their home to match up with the completion of the new home. This would save Buyers from having to move twice or try to come up with other short term rental options.

It has become more advantageous for some builders to only build homes on Speculation (Spec). Spec homes offer Builders advantages in that they can plan their build time further in advance without the potential delays that can occur during the Buyers process of selecting their finishes. These Spec homes will typically have all the modern finishes; quartz counters, stainless appliances, etc. and are built to current energy codes. Technology is always advancing, and you’ll see increases in efficiency which can save you money when it comes to heating and cooling your home. Availability can be in question depending on the time of year and what inventory we have available. Some builders will have homes under construction but not market them to the public until they are closer to completion. It really depends on when you are ready to purchase, how many other Buyers are looking for the same thing, and how many homes Builders have going. The best way to succeed in this market is to be aware of current pricing, and having a realistic budget, and be ready when the home that meets your criteria is available to be purchased. Having your home ready to go on the market could mean everything since there is always the potential that a second buyer could “bump” you if that contingency can’t get satisfied in time.

BUYER SPECIALIST C I N D Y PAT R I C K If you’ve ever talked with Cindy Patrick at any point, it’s likely you are now her friend. That’s just how Cindy rolls. Warm, compassionate, giving and extremely protective of her tribe, Cindy has become an invaluable asset to Kenmore Team. After a decade with Kenmore Team, Cindy is a seasoned Buyer’s Agent with all the knowledge and likely some compliments to give out also. It’s no wonder she’s the agent with the most shout outs at the annual client Pie Giveaway! This month, we think it’s a great time to introduce this genuine and trusted team member to everyone and get to know her a little better. Many moons ago, Cindy sold her home by herself to move to Tri-Cities where she purchased land and built her family homestead. She enjoyed the process but her path to real estate actually started with a good friend who had just gotten into the industry. This friend looked at her and basically said “Girl you would love this job!”. Although Cindy was working on her nursing degree (always the giver), she took her friends advice and changed courses. Lucky for us at Kenmore Team and according to Cindy, she has no regrets. We sat down with Cindy to get more insight into what makes her such a respected Realtor® and Kenmore Team Member.

What do you like most about working in Real Estate? I love meeting new people and helping them with what’s likely their biggest purchase. At almost 20 years into your Real Estate career – do you remember anything about your first transaction? I remember the buyer and seller of my first transaction because to this day we are still friends! (Every Kenmore Team Employee: “That tracks”) Rumor has it the other agents call you “The Wolf”, why is that? It’s pretty well known that I’m very protective of my clients and will go to bat for them to get the best price, inspection repairs and making sure their contract is fulfilled completely. Nothing is left undone! I suppose that might be a little alpha wolf-ish. You’ve represented somewhere near a bazillion home buyers (very mild exaggeration), what do you think is most important for Buyers to know when they start the home buying process? I can’t say enough a Buyer should meet with a lender and get pre-approved for the amount they are comfortable with.

What’s your stance on Garden Gnomes? Friendly flower keepers, or mischievous pranksters? I personally love Gnomes but please don’t have too many – they may take over the house & change the locks! How long have you lived in Tri-Cities and what do you find is the best part about living here? 19 years! It’s been a great place to raise a family. We would take our kids on the boat out to the snake river beaches in the summer and camp all day. Although Tri-Cities has grown so much since I first moved here, I love that it still has a small-town feel. What superpower yourself?

Mind reader! So I can always know what the buyers want and what the offers are for the sellers. Then we can come in with a better offer to get the home. Having shown so many houses over the years, what’s the most interesting or weird thing you’ve seen in a home? And did you client buy it? Ha! There was an older home in Kennewick that was a rambler with a basement. We went down into the basement and turned on the lights. Wow! It was full of naked mannequins. My clients did not buy the home!

Why do you think it’s important for a Buyer to be represented by a Realtor in the purchase? A buyer needs to have a Realtor to represent their best interests and get them the best price. It is also very important to negotiate the best inspection items and make sure they are all complete prior to closing the deal. What do you think is the future for Cindy Patrick? In just a few years I will no longer have any kids at home, and I’ll continue to dedicate my career to helping my buyers find their home sweet home. I plan to keep on doing this with Kenmore Team for many years to come. I remember when I first started at Kenmore Team a decade ago (I can’t believe it’s been that long!) there were only seven of us. Each year we continue to grow as a team. It is an honor to be part of this amazing group and the Kenmore’s are truly the most giving and loyal people I have ever worked for - They are all like family to me.

THE PERFECT RENTAL B U I L D I N G T H E S W E E T S P O T O F R E N TA L S WITH KENMORE TEAM PROPERTY MANAGEMENT NEW CONSTRUCTION & RENTALS In Property Management offices there’s a term we use a lot. Some might hear it walking by and think we’re talking about the belly button of the Pillsbury Dough Boy. A classic without flashy fillers that can still be dressed up and personalized when desired. A house that covers all the basics with smooth finishes and an attractive price point.
