REAL ESTATE MARKET FORECAST Rebecca Green Broker
As the new year approaches and we come off a real estate market that has normalized a bit, there are three things experts are telling us to watch in 2019. Each could play into real estate sales in any area. 1. INTEREST RATES Experts are predicting the Federal Reserve will increase interest rates twice in 2019, but those increases are expected to be gradual. 2. INFLATION Inflation is expected to increase a bit in 2019 due in part to a strengthening labor market. 3. STRENGTH OF THE ECONOMY The trend of a growing economy is expected to endure in 2019. Although it is impossible to predict the future, current trends and statistics help create a picture of the real estate market’s health. Overall home prices nationally are up 4.6
percent, and in many of our neighborhoods, they are up more than 10 percent. In communities where prices have consistently escalated, we have seen some normalizing as buyers are standing on the sidelines a bit. Homes are still selling quickly, although closer to twenty-nine days in many areas and not quite as fast as a year ago. This is still an indicator of stable times. Inventory can be tight in many neighborhoods, locally and nationally. People are leaning toward staying in their homes longer and housing starts are at an all-time low, but new building inventory is on the rise as housing permits are up. We expect 2019 to see some shifts in the real estate market, but nothing that will cause investment insecurity in buying or selling. New tax code may have an impact on some price points, as the interest deduction is capped at $750,000—down from $1 million—and the property tax deduction is capped at $10,000. SMART KITCHENS
ABOVE Apps can help make your kitchen run like clockwork.
We live in a time of constantly changing technology. Anyone who ever watched “The Jetsons” knows we’re living in the future. That extends to the kitchen. You can connect everything from your meat thermometer to your Crock Pot to an app that will help you make sure you don’t undercook the roast or overcook the potatoes. But which of these technologies are actually worth it? Do we need a giant tablet-like screen on our refrigerator, or will a handwritten note still do the trick? A few suggestions for when kitchen upgrades are worthwhile. First, think about counter space—will adding another gadget to your kitchen mean too much counter clutter, or will it eliminate other dusty pieces you never use? When it comes to smart tech, you can connect your WiFi-enabled refrigerator and oven and sous vide and countless other kitchen items to Amazon’s smart devices. But remember that those will take up space on your counter as well. Next, consider safety—if you or a family member has a habit of leaving a burner on, then a smart oven and stovetop might be a good fit. A WiFienabled range allows you to monitor active burners, set the oven to turn off automatically, or preheat from afar. Or maybe you have a kid who just never seems to close the refrigerator door. How long has it been open? Do we have to throw out perishables? Smart fridges can alert you to an open door or tell you when the temperature inside has gotten too high. Finally, consider the two prongs of convenience and performance. If what you value is being able to more easily cook with increased accuracy (changing temperatures, checking that you have the right ingredients from your phone, that sort of thing), then going all in on the kitchen tech craze is probably the right choice.

When the owners of this 3,916-square-foot home chose to reimagine their kitchen in 2002, they thought about entertaining, cooking and using high-quality materials. The designer client and architect, Leon Trice, along with master builder Mike Barth, created a one-of-a-kind stunning chef’s kitchen. The space has many custom features, including Trovo Design Works custom metal bands on the wall, toe kick and island edge as well as a metallic auto-body finish on the upper cabinets. A focal point are the thick lucite shelves set into a mirror wall which showcase featured glassware at the bar end of the kitchen. Two iconic 30-inch Gaggenau convection ovens sit below the long working/buffet marble counter. The Abbaka range hood, handmade in Denmark, is made of seamless stainless steel. The spacious entertaining island is built from an unusual honed gray marble and the accompanying countertops are honed Carrera marble. Tall glass, metal and steel factory doors by Torrance lead from the kitchen to the covered barbecue area and adjacent courtyard, making outdoor eating and entertaining easy. The matching steel windows expand the space visually from the counter to the ceiling. Heated white honed Carrera marble floors do a great job of hiding your dog’s paw prints, too.
