DEAR JAY, It wouldn’t be the same as taking on debt because if there are no profits, the investors get nothing. It’s more like taking on partners and what you would call an equity position — meaning they’re owners in the business. They may have only limited rights as owners, but essentially you’re taking on partners. There’s a method that was used in the old days that’s still available today called syndicating a piece of real estate. You would set yourself up as the general partner and set the investors up as limited partners. They would be limited in their input, because the general partner runs the show. They can be given the lion’s share of the tax write-off, and the depreciation schedule. Traditionally in those models, the general partner takes less of the depreciation schedule but gets a fee for running things and has a position of ownership. There’s a restriction under Blue Sky Laws on the number of limited partnership units allowed before it becomes a situation where you’re selling stock. Check with your state and current securities laws to be sure of the exact number to avoid any impropriety. You can do a limited partnership or syndicate a piece of real estate, but they can both be very messy and time consuming for the money you get out of it. Honestly, I don’t think it’s a good method for you to buy an apartment complex at this stage of your investing life. It’s more like a way for you to get into the business of running a bunch of limited partners with a ton of paperwork and bookkeeping thrown in. It doesn’t sound like a lot of fun to me. If I were in your shoes, I’d use the $100,000 in cash to buy a money-making property — maybe a nice rental house. Then, save your money, invest and buy another one. And again, save the money, invest and buy another one, over and over again. It’s a gradual process, but I don’t teach or advise people to go into partnerships or borrow money. Ramblings of a Conservative Cow Doctor by Krayton Kerns, DVM, former State Rep. HD 58

Pig Lipstick Because it is nearly fair time, let’s talk about pigs. In Montana’s 2007 legislative session, Representative Roger Koopman dismissed the Judiciary Committee’s efforts to fix a bad bill as being “lipstick on a pig.” It was the first I had heard this expression, but it is decades old. I typically avoid repeating clichés, but this one so fits today’s topic it would be wordsmithing negligence to not use it. WTF is lipstick on a pig. Here is the story. Except for former President Obama, the Democrat party has become the home of participation trophies and red ribbons. Had the GOP nominated a constitution minded presidential candidate rather than trans-partisan Senator John McCain in 2008 and Mitt Romney in 2012, Barak Obama would have rightfully remained a never-was rather than a has-been. They didn’t and America is still reeling from her mistake. However, since 2008, voters have rejected the progressive ideology in legislative and governorships across America and here is why: Contrary to the fake news, the Democrats are the party of the wealthy brooding over those begging for crumbs. Never forget dependency is as binding and unmerciful as slavery. The GOP is the party of the middle class; especially the industrious ones clawing their way to the upper class. Just because this absolute contradicts deeply held beliefs, does not make it less true. Tech billionaire founders of LinkedIn and Zynga were so shocked by Hillary Clinton’s loss they joined forces to be certain President Trump becomes a one-term political anomaly. On July 4th, knowing the millennial’s mind is digitally focused, they excitedly launched their WTF program; their acronym for Win The Future. They are proposing a three-pronged attack of modernizing candidates, fortifying voter engagement and crowdsourcing their political agenda on social media sites. Knowing fake news media has their back, ruling class elitists are anticipating huge victories in upcoming elections. However, there is one problem and this brings me to my point. The Democrat message does not resonate with ordinary middleclass Americans. Wheat markets were mixed with Minneapolis spring wheat managing to hold strong while the winter wheats retracted. The ongoing massive drought across the Northern plains and Canadian prairies is sapping what little life is left in those spring crops. The region is the world’s major producer of high quality spring wheat, and with world supplies of high protein wheat in short supply the Minneapolis markets has managed to hold at 3-year highs. Corn and soybeans are heading into their critical pollination phases, with most corn pollinating in mid-July and soybeans in late July through early August. The northern plains drought has already reduced yields in the central and northern plains, and appears to be spreading into the western Midwest during this important crop phase. Markets have been choppy as some feel the threat will be short-lived while others see a longer dry spell. Either way, the markets will likely remain volatile until early/mid August. Cattle prices were slightly lower despite a stronger cash market. Beef prices have been on a steady decline since mid-June, slowly chipping away at bullish attitudes. Feeder cattle are wary of potential damaging weather in corn country, as higher corn prices would likely lead to lower feeder cattle prices. Auction yards across the north have been busy with ranchers already culling herds as the drought depletes pastures. The US dollar was lower as traders begin to think that political promises made during the campaign will not be fulfilled. Now that health care reform is off the table, tax reform is also looking questionable. But the stock market continues its steady trek upward on encouraging economic reports and increasing employment. Hunter Education Field Day for Adults to be Held in Havre

A Montana Fish, Wildlife and Parks Hunter Education course has been set for the Havre area on Thurs., Aug. 3, from 5:30-8:30 p.m. All hunter education classes are free of charge. Epic dry conditions, as high as D4 in some areas, coupled with an intense heatwave have left pastures in poor or very poor condition resulting in the need for ranchers to, at best, supplement grain and hay and at worst, sell their herds. Landowners interested in emergency haying or grazing of CRP acres should contact the Farm Service Agency (FSA) office and meet with the local Natural Resources Conservation Service (NRCS) staff to obtain a modified conservation plan to include emergency haying/grazing. Individual conservation plans will take into consideration wildlife needs. CRP participants are reminded that a certain percentage of fields must be left unhayed or ungrazed.
