DESCRIPTION The Scott’s custom designed two-story waterfront home is the product of drawings provided to Virginia Building Solutions by the Scott’s daughter Sarah Elizabeth, a fourth year architectural student at the University of Virginia. The home was designed to replace the 50 plus year old cottage that had become outdated and lacked the space needed for the Scott’s waterfront living needs. Due to zoning and lot size restrictions the home had to be built on the footprint of the old home to be replaced, so the Scott’s decided to build UP. This two story design features open spaces facing the Rappahannock River on both levels. The Kitchen and Dining area face the water with an access to the deck. A double sided stone fireplace separates the kitchen and the living room, which opens up to the deck as well. The downstairs bedroom also faces the water and opens to a screen porch attached to the deck. The second floor suite slightly cantilevers over the screen porch below, and has its own second floor screen porch. Last but not least, the loft over the dining room provides magnificent South to Western views of the Rappahannock River for miles.

DESCRIPTION A mid-1950’s ranch home was a partial renovation & new construction project to create the present day coastal ranch. The renovation involved replacing of existing shingles with cedar shakes and transforming the existing façade to blend with the new construction. The pantry area just off the kitchen was converted to a wet bar for entertaining guests and family. The main project was converting an attached two car garage into a two bedroom, two full bath guest quarters with a second floor loft. This project presented some challenges, as we were working with the existing structure and building upward. The second floor loft is windowed on all four sides and takes full advantage of natural light throughout the day. The first floor has two bedrooms, one of which is an on-suite with walk in shower. The once exterior breezeway, which separated house and garage, is now part of the home and has a full bath with a shower along with a new second entrance. The project also included a new single car garage with workshop. The garage is attached by a connective breezeway. The new garage is built on a full basement, which has ample storage and temperature-controlled wine cellar. The interior of the new living space has many fine features with attention to detail. DESCRIPTION This home was designed for two professionals with no children. The concept was to provide a modern home in the style of a warehouse loft. The finishes and details are simple and minimal. The number of walls was reduced to as few as possible, and the windows are from floor to ceiling thus allowing a very open airy and transparent living style. The theme of the home is a hip urban hotel room . . . with a kitchen. The home is 2,800 square feet with a two car attached garage. Primary spaces of Living, Kitchen, Pantry, Dining, Master Bedroom Suite and Half Bath are located on the upper level of the home. The upper level is accessed by a stair as well as an elevator. The walls of the elevator have life size images of the couples design heroes on them. “Never travel without your friends”! The architect chose to place these spaces on the upper level for the significant views of the Chesapeake Bay, as well as protection from hurricane force tides. The lower level includes 2 guest bedrooms, a studio, a full bath, laundry, storage and a twocar attached garage. The home uses geothermal heating and cooling, LED lights, a whole house generator, and is wired for future photovoltaic cells (solar collectors). The combination of good site design and the careful selection of materials and products make this a very “green” home with minimal energy consumption. The structure is a Steel frame secured to oversized concrete footings. The exterior wall of the house are SIPS (structural insulated panel system). The window system is a commercial curtain wall. The roof is a flat, white, membrane “cool roof ” that reflects sunshine. The exterior is maintenance free. The orientation of the house and its thoughtful architectural detail-

ing take advantage of the southern sunshine, allowing sun deep into the home in the winter months, and preventing sunshine from penetrating the house during the summer months. A balcony, the fifty foot length of the house provides an exterior promenade from the exterior Dining Area to the Master Bedroom. The floors are concrete on both levels, with radiant hydronic tubes running through the concrete, supplying heat to the house. The geothermal system provides “free” domestic hot water during the summer months when the heating component of the HVAC system is not in use.

DESCRIPTION This home was designed for a professional couple relocating from an urban center. They are well traveled, active sailors, and entertain frequently. The program was to design a home on the footprint of an earlier structure. The tall foundation of the building was constructed of rusticated concrete block to visibly and physically withstand the possibility of elevated water. The exterior walls of the building are framed with 2” x 6” construction, finished on the exterior with white cedar shakes. The interior surface is finished with 5/8” fire rated sheet rock to protect the building from fire and provide an additional Acoustical sound barrier. The home is heated and cooled with a geothermal HVAC system. Special consideration was given to the return air function of the system. It was disguised behind the cove molding on the first level to minimize the use of traditional return vents and their inherent unsightliness. The first level of the home is designed as an open plan. This openness allows the easy congregation of guests around the gourmet kitchen, the dining, and living spaces without the interruption of walls. These same spaces all lead out to a covered porch with blue stone floors, half of which is screened for bug proof dining, the other half open to the elements. The fabric of the home, both inside and out is rich in trim and moldings. The floors are stained a rich, dark ebony. The base boards are tall and layered, the window trim is broad and sculptural and the cove moldings are baroque. The windows are oversized to take advantage of the beautiful views. The cabinetry in the kitchen and baths are built in a custom flat panel construction, the counter tops are granite. The fire place mantels are a com-

bination of warm stone and delightfully detailed wood surrounds. There are two fireplaces, one in the Winter Living Room for warmth and comfort. The second, in the Kitchen doubles as a roasting pit. The fireplace mantels are a combination of warm, cut stone and finely detailed mantels. The second level is comprised of the Master Bedroom Suite which includes a walk in closet, master bath and sitting room. The second level also has two additional guest bedrooms and bath.
