am a traditionalist. I like picking up a newspaper, book or magazine to read, listening to vinyl on a record player and wandering round shops. As someone who is ‘of a certain age’, I have friends and relations who won’t email, be on Facebook, Tweet (its only 140 characters) or surf the net – they just don’t get the digital way we communicate. I

‘get it’ but you can take a horse to water ... Which brings me on to the traditional estate agent. By that, I mean the ‘High Street’ agent. I believe that they have just as important a place as they always have done, and to many whom I know in the business it is even more as important now. Yes there is a dirth of on-line agents who offer ‘affordable rates’ to sell or let your property, but they are essentially a call centre and the vendor has to do most of the work. There seems to be a ‘portals war’ going on at the moment. There you go, I’ve said it – ‘property portals’. The homeowner can easily get confused as to how their property is being marketed and the discussion then goes back to them saying “I may as well use an online agent”. There’s the rub. A traditional agent has the local knowledge of the property market, the area, what’s been sold, when and where, and an office you can visit and meet who you are dealing with. Using modern technology that is available now sits very well. You get to know what’s on the market – all good – but it’s that contact you get by using the traditional agent, who will be able to call you first when a property comes to the market. They will help you every step of the way with accompanied viewings, negotiating offers and solicitor updates. Then on your moving date they will hand you the keys with a happy smile, and guess what, they will have done all that work on a ‘No Sale No Fee’ basis. So, what is happening in the estate agency world at the moment? January 2015, for many agents, has been the busiest they have had for

he blocked gutter seems to have become magically unblocked. Whether it was the furious multiple attacks with a very expensive drain rod, or the lethal dose of equally pricey drain acid that did it, I neither know nor care, as long as water is no longer pouring through my light fitting all night long. All that remain are the ominous stains on my bedroom ceiling showing the exact path of the water, complete

with several ox-bow lakes. Nothing that a bit of stain block and emulsion won’t sort out. At the moment, I’m way too busy to be fiddling around with paint brushes and stain blockers as The Boyfriend and I are off to West Africa next week, where I am likely to see the sun for the first time since October. February is such a good month to go away, as it’s almost March when you get back, allowing you to eke out the optimism nurtured by the sun until springtime. By the time I return in mid-February, The Big Son will be part-way through a month in New York and Miami (we’re such nomads) with three of his best friends, all of them equally easily led and not to be trusted where a bottle of spirits is concerned. The tenant in my Seven Dials flat is going to the States for six months in March, three days after The Big Son returns from his travels (if indeed he has not succumbed to alcohol poisoning by then) and I have – foolishly or otherwise – decided to install The Big Son in my rental flat for six months. This means that my lovely tenant can leave his stuff in the flat, I can get in and decorate while he’s away and The Big Son can have a taste of peaceful living without being surrounded by a host of bad-tempered women. Furthermore, I can rent out The Big Son’s room for more or less the same price as I currently rent out the flat. Win-win, right? I am not at all worried about The Big Son destroying the flat or annoying the neighbours, as he is just about the tidiest person I know. The only thing that I have to admit being slightly concerned about is his propensity for ‘losing’ his key (thousands, over the years) and therefore not being able to get into the flat at 4am. I am fully expecting to find him asleep on my sofa at least once a week over the next few months. Well, they say the apple doesn’t fall far from the tree ...

I

t is not the most glamorous of subjects, but is certainly one of the most fascinating. Brighton’s sewer system has proudly survived the test of time and works so well that it is rarely modified. But, from time to time, changes are required. It was in 1865 that around 44 miles of sewers ranging from 12” to 8ft in diameter were introduced to Brighton. In 1871-4, an intercepting sewer was built along the seafront to the designs of Sir John Hawkshaw, using yellow engineering bricks from Keymer to take effluent all of the way to Telscombe Cliffs using just gravity. It has a length of 7.25 miles with a diameter of 5–7ft, and runs directly through the i360 site. Rather than build over it, a decision was taken to divert around the i360’s huge foundations which will consist of 4,000 tonnes of concrete. The old sewer has been broken either side of what will be the base of the tower and a new sewer built in three sections around it. Rather than right angles, the joints are more generous to stop blockages. Four inspection chambers have been added – one for each corner. I visited the morning after a difficult night of work which saw the connection of old to new. Bearing in mind that the sewer cannot be shut off, much thought was required (a similar operation was recently carried out regarding one of the city’s principal electric cable routes). Doughnutlike inflatables were used as plugs. Plastic pipes in their centres temporarily took the flow so that work could take place cleanly and efficiently. It is not hard to imagine how unpleasant a leak might have been. The operation, carried out by a number of parties including Southern Water, Thorne Civil Engineers, Mackley Construction and Hollandia, was a complete success. www.buildingopinions.com robert@buildingopinions.com
