Dear Friends, There are a number of reasons to be cautiously optimistic about the Maine real estate market in 2024. Overall, market conditions have been quite volatile during the past several months, with mortgage rate fluctuations and a seasonal and cyclical decline in active listing inventory. Historically, late fall and early winter have also been met with a commensurate decrease in homebuyer activity. It is fair to say that while there is a seasonal decrease in buyer activity, I would not call it commensurate. Buyer activity remains very robust for this time of year. Early observations since the beginning of the year show that sales activity has been relatively stable when compared to the first six weeks of 2023, with average home sale prices for single-family homes and condominiums up quite significantly.
Empirically, there are some fundamental changes in buyer terms and conditions when presenting a purchase and sale agreement to a seller. In recent years, sellers have been reluctant to accept offers with contingencies such as mortgage financing, appraisals, inspections, and/or the sale of another home. It is interesting to note we have experienced several of our buyer clients having success while including important safeguards as part of their offers. This is a big step in a trend towards more balanced and healthy market conditions. The two most important factors affecting Maine real estate are mortgage rates and active listing inventory. The number of homes sold is a direct reflection of the number of homes available for sale. The market continues to be constrained by a limited number of homes offered and an inability to see material increases in the total number of active listings on the market at any point in time. It is still very
much a sellers’ market from that perspective. Keep in mind that behind every seller is a prospective buyer who faces the same inventory challenges. Normalization of market activity should encourage more sellers to enter the market in the traditional spring listing market creating more inventory. An increase in inventory will still be met with solid demand and a more healthy market dynamic. Mortgage rates have had quite a ride. Over the past year, 30-year fixed-rate mortgage rates hit a daily low of 6.16% on April 5, 2023, and a daily high of 8.03% on October 19. We enjoyed a relatively manageable rate of 6.62% in early February and have since, with the Federal Reserve Bank maintaining very tight rate policies, moved closer to 7% in the past week or so. Depending on the price point, credit quality, terms of the mortgage, and lending institution, many consumers can find an appropriate mortgage between 6% and 7%. While some consider this less than ideal, it has been widely accepted when compared to a market-chilling 8% plus in late October. Legacy Properties Sotheby’s International Realty continues to outperform the market. Our business is up more than 35% when compared to the same period last year. We attribute this to delivering a hands-on, hardworking, professional approach led by our team of experienced agents. We have had great success in helping our buyer clients find and secure homes in a very competitive market. We have also taken full advantage of access to the finest portfolio of listings in Maine to
create every opportunity for our buyer clients to be among the most informed when it comes to high-quality inventory. It has never been more important for serious buyers to have access to the best buyer agent who is with a company that has the most access to the best inventory. In summary, 2024 is going to see a continuation of the trend over the past year. Low but improving active listing inventory and a continued strong migration of buyers to our beautiful state keeping prices strong and stable. Mortgage rates should move lower in expectation of Fed rate cuts later in the year unless inflation continues to be stubbornly high. We, as a company, will continue to pick up market share as consumers tend to seek a flight to quality when the markets are more challenging and need the expertise of the best agents in the state.
