Dear Friends, We hope you had the opportunity to enjoy a festive Thanksgiving holiday! I feel very thankful that I embraced the chance to move to Maine nearly 20 years ago with my young family of four children. It was far from the “norm� to leave a Wall Street career at 39 years of age to pursue a completely different lifestyle. I can say, without hesitation, that it has been the best decision my family has ever made. We enjoy a family-first and healthy outdoor lifestyle, without sacrificing connectivity to the rest of the world. While the COVID-19 outbreak has crimped the near-term benefits of our wonderfully convenient Portland Jetport in recent months, we are again fortunate that Maine is the second safest state (after Vermont) in the country with respect to the number of cases (875 per 100,000 people). As you may be aware, the Maine Association of Realtors just reported an approximately 25% gain year-over-year in both sales prices and units sold for the month of October. The price gains in Maine outperformed both the New England aggregates and nationwide gains reported for the same period. We are keenly aware that our real estate markets have unique characteristics not shared by other large New England states. Our markets tend to be more seasonal while retaining the stability to resist large cyclical fluctuations in the economy when compared to our Northeastern neighbors. At the moment, our late fall and early winter slow down has yet to take hold. I predict that November and December will be the strongest months in Maine real estate history. Our great challenge will continue to be the lack of homes for sale throughout Maine. Currently many homeowners are very motivated to sell, however the complexities of finding another suitable home, moving, and selling their current home seem daunting. It is rare that I speak with a homeowner who does not want to sell given the very strong current market conditions, yet our inventory remains low while the demand from buyers is exceptional at just about every price and location. Tthe fact of the matter is that we have been extremely successful in originating and closing real estate transactions this year in spite of the obstacles. There has clearly been a rapid and dramatic structural change in Maine’s perception by the rest of the world. We have always enjoyed accolades for the Maine lifestyle with its easy

access to beaches, boating, lakes, mountains, restaurants, galleries, hotels, and cultural amenities. Now, we are in the midst of a more significant change in which Maine has become a new home for many and seemingly will continue along this trend for years to come. When asked, “Why do people live in Maine,” I have always answered, “Because they can! And you would too, if you could!” With the recent changes we have all experienced in our various living, working, and learning environments, many more people have awoken to the realization that they can now couple their desire to live in Maine with the very real ability to achieve their personal and professional goals. Managing these overheated markets has become more difficult on every level which is why having an experienced, efficient, and professional real estate agent is more important than ever.
