Maine Buyers Lose Ground in Maine Real Estate It may come as no surprise that Mainers represent the largest buyer base for Maine real estate. While that is still the case, the COVID-19 pandemic has greatly altered the playing field for all buyers, but even more so for Maine and Massachusetts residents. It should also come as no surprise that buyers from Massachusetts have, for many years, had a strong influence on the supply and demand equation for out-of-state buyers. Unlike most others, Massachusetts buyers do not come to Maine for the weather, as they experience substantially similar weather given their geographic proximity. The reason they are attracted to Maine is to escape the crowded local streets, beaches, and parks for Maine’s abundance of unmatched natural beauty and easy access to the ocean, lakes, mountains, great restaurants, and more. The pandemic, remote work, and community safety are the three most often cited influences that have broadened and deepened the out-of-state buyer base. In 2019, Maine residents successfully bought 74% of all homes available for sale, while Massachusetts buyers closed on 8% of sold homes. However, in 2021, Maine residents purchased a significantly fewer number of homes, dropping to 65% of total units, while Massachusetts accounted for a slight increase of 10% of statewide unit sales. The differences become more


exaggerated when considering dollar volume sales. In 2021, Maine buyers represented 56% of all dollars spent on Maine homes sold at all prices. The shift becomes even more dramatic as the sales price rises, with Mainers accounting for only 28% of luxury home buyers. The top feeder markets for Maine have stayed the same for several years and consist of Massachusetts, New Hampshire, Florida, New York, California, Connecticut, Pennsylvania, New Jersey, Texas, and the Metro Washington DC area, which includes the Maryland and Virginia suburbs. However, the pandemic has affected the geographic mix of Maine’s real estate buyer base, resulting in dramatic participation changes. Using 2019 as the pre-pandemic base year, the most telling changes in the geographic participation in Maine real estate sales are highlighted by the chart below. This graph shows how the dollar volume of total sales in Maine has changed from pre-pandemic in 2019 to 2021. On a dollar volume basis, California’s participation has soared by 58% when comparing the two periods, while Connecticut, Metro Washington DC, and Florida have also increased their participation by more than 20%. This has all occurred during a period in which Maine’s dollar volume participation has declined by 13%.

Suffice it to say that we have experienced a material change in the dynamics of Maine’s property market. The availability of so many great homes in so many great places has provided new buyers with the opportunity to purchase a home. As we enter the spring market, we see these buyer trends continuing. READY TO SELL? Maine has been the beneficiary of an extreme surge in demand. Because Maine is a small state dominated by a small DIY business economy, it has historically been difficult for many to live here, as the job opportunities are simply not abundant enough to attract those seeking our incredible lifestyle. That being said, the recent rise in popularity of remote workplaces and spaces has opened the door for many current and future buyers to live in Maine. It should be obvious that the past two years have been nearly impossible for the first-time homebuyer to get involved in purchasing a home in many parts of the country and Maine is no exception. What is not obvious is that there are many deserving buyers beyond the first-time home buyers that are having trouble buying a home under what could be considered “normal purchase terms.” It is clear that current demand is high and there are still so many more buyers out there who have to finance, sell to buy, or want to have inspection contingencies that are waiting in the wings to buy their precious piece of Maine. Of course, we all know that we live in a small state of approximately 1.3 million people with a small housing market, consisting of about 20,000 home sales in 2021. As a result, we continue to experience a shortage of new residential inventory compared to the incredible increase in buyer demand. Very low seasonal inventory levels typically characterize the winter months, and this year is no exception. Historically, spring will bring a resurgence of new listing inventory to the market, and it stands to reason that this year will be even more robust than the past few years.
