Fall 2019 Market Report For comparison sake, the Fall 2018 Fall Market Report has been republished below‌ Fall 2018 In the Summer 2018 Edition of The Land Catalog, it was reported that all indications of a favorable land market continued to point to another strong year. As the temperature cooled off in August and we received unseasonal late summer rain, the phone started to ring. We have closed and put under contract more properties since mid-summer than the first two quarters of 2018 combined. The trend we are seeing is that appropriately priced properties seem to be the target. In general terms, the overall market is showing a glut of property available at unrealistic valuations that cannot be justified. For this reason, I believe Legendary Land Company has seen continued success as we strive to price properties in accordance to their true value for the current market conditions. Let us know if we can help you determine an appropriate value for your property! Fall 2019 The landscape looks a bit different heading into the fall of 2019 than it did in 2018. This year it seemed like summer was never going to end and now fall feels more like winter! Hopefully, the drastic swings in the weather are not an indication of the future land market trends. We are still closing deals and continuing to list property but we have become even more aware of the market as we approach the next presidential election. This single factor will create uncertainty in the minds of some who will probably sit on their hands the closer we get to November of 2020 in anticipation of the election results. Currently, Legendary Land Co. is continuing to spread the message of pricing properties appropriately. In the recent past there have been several catalysts like oil & gas plays, frac sand grabs, or sky-high cattle and commodity prices that have spiked the land market. Those factors are no longer large contributing factors to driving values today. As excess capital has slowed or ceased from being injected into the market from these sources, it would stand to reason that the market will soften. These indications are showing up in most of the Oklahoma markets except for the far southern counties that are easily accessible by the Dallas & Ft. Worth Dan Ward buyers.
