Fall 2020 Market Report As you will notice by thumbing through this edition of The Land Catalog, there are a lot of blue “Under Contract” banners on our listings. Undoubtedly, this has been the most active six months in our company history and, for sure, my 15-year career. In a “normal” election year I would probably have a vacation planned for mid-October in anticipation of a slowdown. However, this year is anything but normal. We are starting to see the repercussions in our cities from COVID-19 and ongoing social unrest. Residents of these cities and towns of all sizes are looking to move out of town or at a minimum add a get-away property to their portfolio, and rural Oklahoma fits that bill. Another unexpected phenomenon is the increased demand for 40-200 acre tracts. We have been fielding calls for these smaller tracts by out of state investors that want to build greenhouses to grow marijuana, as well as the aforementioned buyers with Cabin Fever from COVID lockdowns. Other agents and brokers from all over the state are telling us the same scenario is playing out in their markets. I’ve heard rumors that power companies are having difficulty supplying the need for power in some of these areas. This demand is in addition to the increased local interest in these same properties for recreational, agricultural use, or acreage to build a nice home on. In addition to these smaller tracts, we’ve also had an influx of 1031 buyers from western states and a fair amount of interest in larger tracts. However, the large tracts must be reasonably priced and in good condition. As values have increased on larger acreages in the recent past, we’ve seen an increase in overpriced and poorly maintained listings on the market. Buyers capable of making these large purchases are typically savvier buyers who can more easily recognize market value and will not overpay for an asset. To sum it up, I will quote my good friend Scott, “I cannot pay for value that you have failed to create.” How long will all of this last? We don’t believe anyone has the answer to that question. No one can control the factors creating the current demand or unique market conditions. Stay tuned…the next edition of the Market Report will be post-election and that should be VERY interesting.
