Fall 2021 Market Report In the Summer 2021 edition of The Land Catalog I discussed a few topics and how those were impacting land sales. In just a few short months we have seen a significant change in all of those areas which I will address in detail below. Money In The Market...Where Has It Come From??? Previously I pointed out that new marijuana laws and people fleeing blue cities and states created an increased demand for properties in Oklahoma. The market has shifted for both of these factors and while there may still be some buyers that fit those criteria, they are now vastly in the minority compared with the past 12 months. Tax Changes So far, the tax laws have not been adjusted but we are all waiting on pins & needles for the threatened Executive Order or an alleged bill that will dramatically change capital gains taxes in multiple ways. It is unclear exactly how these tax changes will impact the psychology of sellers moving forward but I would suspect higher taxes will deter some sellers from liquidating their property. 2021...Year In Review The story of 2021 will not be completely known until well after this market report has hit the printing press but I'll briefly outline what we've seen so far this year. At the beginning of 2021, all bets were off when it came to predicting or anticipating how the year would go. As more and more properties sold in 2020 the spill over into 2021 kept the market rolling and like a tsunami with unbelievable buyer demand. Every season changes just like cycles in our financial and real estate markets. No one can ever predict exactly what will make things change or exactly when they will happen but change is inevitable and it is on us. The pendulum has not started to swing in the other direction yet but it appears to be well past the point of its highest velocity. Several apparent factors seem to be playing into this change and one of those I call the buffet experience. Any individual patron at a buffet can only go back to the buffet so many times before their appetite is full and they simply can't take another bite. That seems to be where we are...the buyers are getting full. We had an influx of buyers coming to the market for reasons that were not typical such as the new marijuana laws and the flight from blue politics. These are events that created a micro-market that will not continue forever. It appears the blistering peak of the market was somewhere around the end of May to the beginning of June. It may have lasted longer if there had been inventory to sustain it but inventory started to get depleted. Currently, there are still quite a few 1031 Exchange buyers in the market trying to act on this tax advantage while they still can. The market is still strong and demand is still there for quality properties priced appropriately but the volume of sales has slowed significantly as inventory has been depleted and asking prices have soared. WANTED!!! Waterfowl Specific Properties Waterfowl season is fast approaching and every year the interest in waterfowl properties surges from November to February. If you're not sure your place would qualify as a waterfowl property, consider the following characteristics as the indicators we are looking for. Water must be available either by way of a creek, river, large drainage area, or water well. Ducks and geese primarily like very shallow water that either naturally occurs or can be created during the fall and winter. All of the Legendary team are avid waterfowl hunters and have a shared passion for enhancing properties specifically for the purpose of hunting ducks and geese. As an example, last year we built a very small impoundment on a farmed cornfield next to a river in the central part of the state. The water was captured by using a flashboard riser to back up about 1.5 acres of "sheet water". In late December we received a 2" rain overnight and by noon the next day, there were about 300 mallards, gadwalls, teal, and Canada geese using the hole. We are currently enhancing several other properties with much anticipation of the approaching season! NOW is the time to sell a waterfowl property:
This time of year, hunters from all over the country converge on Oklahoma to hunt ducks and geese. Specifically, we have seen a noticeable increase in duck hunters from the Louisiana and Mississippi region. Since many of these buyers are coming from out of state, it makes sense that they would be looking for a property while they're in the area hunting. However, if a buyer is unfamiliar with an area, it can be very difficult for them to get comfortable with how birds use the area. They would prefer to see the property during duck season and witness it for themselves. For that to happen, the property needs to be market-ready and advertised by November. Typically, in Oklahoma, we get a good push of teal, gadwalls, and widgeon in late October and early November, and then we see a big migration sometime in the middle of December when the mallards really start to show up in large numbers. In short, if you have a property that is or could possibly be a good candidate for a waterfowl property and you want to sell it in the near future, then now is the time to get it on the market.
