Summer 2020 Market Report The beginning of the “Winter 2020 Market Reportâ€? began by mentioning the acquittal of President Trump from impeachment. So much has happened since then in just a few short months. Right now states are still phasing out of various levels of lockdown and major cities around the country are burning with riots and looting while the news is dominated by protests. Never would I have thought these various unrelated events would occur within such a rapid timeframe and dominating manner. We, as real estate professionals in Oklahoma, were very fortunate that during the pandemic we were allowed to conduct business. The first couple of weeks of March were a little bumpy as it appeared the world was ending when the stock market went into free fall and we were all ordered into quarantine. The story is still yet to be told of the economic impact from millions of jobs lost and businesses closing their doors for good. However, during all of the chaos, we saw more and more buyers calling and inquiring about land. It stands to reason, that with everyone forced to work from home and no extracurricular activities to attend, many people spent their free time searching the internet for land. During the pandemic, we sold a variety of properties but noticed the majority of the demand was for tracts of 500 acres or less, but we do have several qualified buyers looking diligently for reasonably priced ranches over 1,000 acres. So far, we have not seen the lasting effects of the market pullback in the oil sector. We anticipate that this will play some factor in the markets going forward. Micro markets in certain areas of Oklahoma that had a very strong oilfield presence are seeing values get soft as oilfield related companies are shutting their doors and starting to sell assets. It will be very interesting next summer to read the Market Report of Summer 2021 and see how things evolved. Any other election year I would have gone with the theory that the market would be slowing by the end of May and it would continue Dan Ward to slow as we got closer to November. This year, though, I am going out on a limb and going to say that the land market will remain strong for the foreseeable future‌whatever foreseeable means.
