Summer 2021 Market Report As we reflect on the past 12 months, I can’t believe the difference we’ve seen in the market. We went from being flush with available listings to only having a handful of properties for sale. All good things will eventually come to an end, but who knows exactly when that will happen. There are arguments on both sides of the aisle that support a prolonged hot market, and others positions that support an end in the near future. I learned years ago that I can’t predict the future so I’ll stick to the facts. Money In The Market...Where Has It Come From??? We’ve seen demand increase for various reasons. Locally, Oklahoma voted in some favorable laws for growing marijunana somewhat recently. This single adjustment has folks moving to Oklahoma to find their fortune in pot, not unlike the California gold rush. Politics have also played a major role as we are still experiencing buyers coming to OK from blue cities and states. The Fed has printed cash that has been pumped into the market over the past 12-14 months in the form of stimulus money. As this money has circulated through the market, the past 6 months have been especially hot for larger properties such as $1M+. Also, sellers are utilizing 1031 Exchanges to roll their profits forward into a new property as they become buyers. There has been somewhat of a snowball effect from this as larger and larger 1031 Exchange amounts have been showing up. The last contributing factor that should not be overlooked is low interest rates. As rates have dropped, purchasing power has gone up and with it, the price of real estate. Simply stated, money is cheap! Tax Changes People quickly change their behavior based on tax law. According to an article provided by Investopedia on April 29, 2021 here are a few proposed changes to our current tax laws: • • • •
The top individual income tax rate would increase to 39.6%. Taxpayers with incomes over $1 million would pay a tax of 43.4% on capital gains. The step-up in basis on death and carried interest loopholes would be eliminated. Caps would limit tax deferral for realty exchanges and deductions for excess business losses.
These are some of the more notable changes that would impact those receiving this publication. If you are planning on passing your assets to the next generation, you should contact your tax planner to discuss the impact of the step-up in basis changes, should they be implemented. Dan Ward Line… The Bottom Broker/Partner There is a season for everything. All of the circumstances mentioned above will either change or impact the behavior of the people. For now, the 405-206-0914 perfect storm has been created to facilitate high demand and low inventory. With the threat of tax change on the horizon, the second half of 2021 could encourage some landowners to sell that probably wouldn’t have considered it a year ago.
