Winter 2020 Market Report Well, I think we all knew the election of 2020 was going to be a wild one but no one could have predicted the spectacle we’re watching unfold. As of this writing, the President has been acquitted of impeachment and all of the Democrats are claiming victory at the Democratic caucus in Iowa. How amazing! The story of how this will impact the land market is yet to be told so I’ll focus on the facts. Year over year, Legendary Land Company has 50% more listings than we did in January of 2019 so we are definitely growing as a company. While 2019 had a much slower start, it accelerated and finished very strong. Currently, the Oklahoma economy has slowed with a pullback in the oil & gas sector and the cattle markets are still dragging but the overall economy is very strong and confidence remains high. What does all this mean to you as a buyer or a seller. Only you can answer those questions for yourself. When recently talking with a landowner about selling his property, my response to this question was simple, “we know the attitude of the market today which is a very active market”. Knowing this however, does not help us predict the future. If a buyer were to ask if this was the right time to buy I would simply ask a few questions based on their intended use, and projected length of ownership. If you are buying a property to use for an extended period of time, the price of admission becomes less relevant. If you’re a buyer looking for the absolute best deal possible then you may wait two, three, or four years to find the right “deal”. By the time you find the “deal”, the market may have changed in either direction slightly or dramatically. While you were searching for a steal, what did you walk away from? Did you miss out on an opportunity to enjoy a new property? Time is one resource no human being can buy. Sometimes both buyers and sellers key in on price and price alone, missing out because they neglect to consider the cost of the lost opportunity.
