Winter 2021 Market Report Well...I concluded the Market Report in the 2020 Fall edition of The Land Catalog by stating "Stay tuned...the next edition of the Market Report will be post-election and that should be VERY interesting." Who could have known how interesting it would be! From the Fall edition to now, we as a country have been on a very bumpy ride but through it all, our sales never slowed. In fact, they have picked up as inventory has been shrinking. Smaller inventory with strong demand forces buyers to make a decision much quicker than they would in a typical market. Another interesting statistic is the increased number of financed transactions. With interest rates for land hovering in the 3-4% range, buyers are borrowing money at a higher frequency than at any other time in my career. Regardless or your politics, everyone has to agree that we are seeing an unprecedented number of executive orders coming from Washington. These will have an impact on different segments of the market in one way or another. As we have already seen, executive orders are causing a shift toward what has been called "The Biden Plan For A Clean Energy Revolution And Environmental Justice". In regard to the land owned by the readership of this publication I would anticipate more wind farms and solar farms and less oil & gas exploration. We've seen this pendulum swing before under the Obama administration as subsidies and tax credits created higher demand for alternative energy sources. My prediction...change will occur for a season based on the external factors pushing it and then it will change again. Overall, activity for properties around $1M or less is much higher than over $1M. The hottest part of the market has continued to show up in the $500K range. More buyers can afford less which creates increased demand in that lower price bracket. However, we are experiencing more interest in the $1M+ range than we've seen in the past 8-10 months as buyers from out of state are looking for properties to move money into for the 1031 Tax Deferred Exchange.
