Four Things To Look For In A Land Broker Choosing a real estate broker does not have to be an arduous task. Start by evaluating the property you have to sell and contemplate the highest and best use of that property. Next, choose a broker who’s specialty fits your property. For example, if you have a cattle ranch to sell it would not be as advantageous to hire a broker that specializes in selling residential or industrial property The agents and brokers at Legendary Land Company specialize on large acreages with exceptional water features. This often includes farms, ranches, hunting and recreational properties, as well as unimproved development tracts. After years of working on these specific types of properties, we have gained a notable reputation and thus an extensive following of Buyers in this market. Here are the four things you should look for in a land broker: 1. Experience...What good is a fancy marketing campaign if your broker doesn’t know how to help you close the deal. Collectively, we have closed hundreds of transactions that amount to tens of thousands of acres across three states. Not all of these went smoothly. Some had title problems that required extensive leg work to fix. Using a company that has extensive knowledge in curing title problems will dramatically impact how fluidly your transaction goes. 2. Knowledge...We are all the sum total of our experiences in life. In our case, the different backgrounds and skill sets make us stronger as a group. Dan made a decision several years ago to hone the craft by spending time with other land brokers from all over the nation. He has sought successful brokers outside of the local market to gain a fresh perspective. Trevor is a highly respected broker in the industry and his experience in construction management and wildlife management directly benefit every client he works with. He also has a sound understanding of mineral ownership. Cody has an extensive background in cattle and horse ranches and spent the majority of his life working on and around these enterprises. 3. Focus...Because we have a focus, everything we do centers around that focus. The way we market is geared toward buyers looking for what we sell and where we sell it. We all have off road vehicles to effectively show every aspect of a property and we focus on using technology to improve every aspect of the process. For example, we use custom mapping software that can be stored on an iPad so when we show a buyer a property for the first time they know exactly where we are on the property at all times. In short, we have equipped ourselves with every resource available to provide our clientele with the best experience possible, specifically geared to the land and its intricacies. 4. Straight Shooter...To put it plainly, if someone only tells you what you want to hear then they are not doing you any favors. Some say the truth only hurts when it should. We believe that being in the trenches of this business on a daily basis gives us a unique and realistic perspective to objectively evaluate properties and convey that information effectively and accurately to everyone involved. We will not likely tell you that your property is best place in the county or that it will bring exactly what you desire. We will tell you all of the things that Buyers may not like about your property and develop a plan to overcome those obstacles. We will also provide a detailed analysis of what similar properties have sold for in your area to give a realistic opinion of value. This approach gets all of the tough conversations out of the way in the beginning and sets up the process to be a Dan Ward smooth as possible. Broker/Partner In closing, we would encourage you to thoroughly research any real estate agent or broker you desire to hire before you determine whether they 405-206-0914 are a good fit for you. At Legendary Land Company we are always open to answer any and all questions you may have. Please feel free to call us if we can be of assistance to you.
