Spring is nearly here, and after Dennis and Ciara have been and gone, it's time to treat your home to an injection of Spring. It's so instagrammable to buy a property with a clunky floorplan, dated fittings and well, a heck of a lot of work. Not only is it exciting to add your own to a home, but it's a great way to get a property you probably wouldn't be able to afford if it was the modern, open plan, finished project. But what does it take to buy, work at and finish a complete renovation project? Is it as easy as it all looks? Where do you even start? What should you know and consider when looking to renovate a property yourself? Our writer Harry recently completed just that. A complete overhaul of his Bungalow, including a complete re-jig of the flow of the property, a bigger family bathroom and all 3 bedrooms being stripped and renovated! It was a long journey of learning and growing to create a truly stunning home. He tells us all he's learnt and shares his advice to fellow, novice renovators taking on the task too. Almost a year ago today we completed our purchase and moved into our new home, Robin Hill. 1 PRIORITISE
Depending on the size of your
renovation and/or your budget it may mean you will not be able to complete everything you want to straight away, you have to learn to be realistic. We have plans to further extend Robin Hill but our budget prohibits us from doing so currently. For us, this felt like it became a target
that you would score points for exceeding, rather than a tight budget for a huge renovation. We can’t stress enough how important to set your budget from the beginning as it will be eaten away extremely quickly. Make sure you track all expenditures & keep copies of all your quotes so you can keep an eye on the outgoings. This will help you if you run into any issues with tradesmen that suddenly find extra work to do, always find out

We decided to try & educate ourselves by spending time researching to increase our understanding with any issue that cropped up meaning we are now experts on floor levelers and other totally useless topics I hope to never discus again!
7 7MESS We spent countless hours and nights cleaning after being at work trying to keep the house habitable, what a waste of time & effort! No matter how good and clean you or your tradesman are brick dust travels and gets everywhere so the best advice we can share is to ensure you protect all your belongings properly and plan into your budget that you may have to stay somewhere hopefully, you can do what we did which was stay with our very understanding family!
8 8 TAKE PICTURES Take pictures daily of work, this can
help ensure you keep your tradesman on their toes especially if any disputes arise you have evidence. This is also a great tool for your own sanity as there will be moments of looking at an empty shell or broken toilet not knowing when his will end, having pictures to look back on and reflect how far you have come can really help to refocus you

BUMPS IN THE ROAD
Work on older buildings can yield a lot of unseen events, so do not expect it all to be smooth sailing like we said before be realistic! You may have to compromise on designs or ideas that you have to fit the building and practicalities.

SHOP AROUND
It sounds obvious but shopping around for fixtures and fittings can really help to save on your budget. We were cheeky & asked our builder if they have trade accounts at the big stores to help save the pennies, it really worked as these extras rarely come with the cost of parts in the price.
Renovating is stressful for even the most organised and experienced renovators. There will unfortunately be unexpected issues along the way, but try and sit back and enjoy the journey. After all the stress, hard work and money that went into transforming our property, we are so unbelievably happy that we made the plunge and created a true home.

Come on, tell us Sarah, whats your favorite spot in your home? 'This is quite a tough one! I actually think it’s either the lounge or the bedroom. Most probably my lounge. I dreamed of having a deep navy velvet sofa before we moved into the house, as I love the rich colour and the statement that it makes in the room. I just loved spending my nights cosied up on it'
Learning curves - what's been your biggest in the last 17 months?
'I think one thing I’ve learnt is that it’s actually quite easy to
do DIY and decorate using a YouTube tutorial or following a fellow Instagrammers instructions! I have done so many things in this house that I just wouldn’t have attempted in our old house, so for people that are about to move into their own house and aren’t sure whether to try a new colour on a wall or give upcycling a go, I’d say go for it! Paint can always be repainted over and holes can always be filled in a wall! I would say to always use a Stud Wall Finder when drilling into your walls though... we tripped our electrics when we were putting the shelf up in the dining room – oops!'
Share your wisdom - what's your advice to new buyers in 2020?
'I planned all of our rooms around one big item, so in the
lounge it was the sofa, in our main bedroom it was the bed and from there I built all of the other pieces of furniture around the big items. I think that’s a really good way to build up an idea of how you want your room to look. When shopping I always do this, so if I like something, and my gut says to buy it then I sleep on it, imagine it somewhere in my home and then when I wake up if I can still put it in the place I've been imagining then I’ll go back and buy it!
For new build buyers in particularly, definitely ask if you can move light fittings, electrical sockets etc. during the build process. We probably paid slightly more to get this done through our developers but it saved us the hassle of having to get an electrician in once we were in the house. The thought of someone having to pull up floorboards above the kitchen and cut holes into my perfectly plastered ceiling to fit two pendant lights fills me with dread! I honestly don’t know how all these renovators cope in the midst of it all!'
Finally, what are your home plans for 2020? 'I’ve been planning to have the kitchen tiled for probably the last year, as getting the white walls covered in food every time I cook or wash up is such a pain! I also love the look of kitchens with beautiful tiles as their backsplashes! I’m also planning to do more to the garden this year too! Last spring we had some turf laid and had our patio extended so this year, I’m determined to get some colour in the garden and hopefully add some lovely greenery too to give us a little more privacy. Our patio is a little drab too, so I’ve got my eye on a stencil from Dizzy Duck Designs, which I would like to use to paint over the patio slabs and give it more of a meditteranean feel!'

Facebook erupted last week as one British women shared her success after dying her carpets from beige to dark Grey in just one Saturday evening!! Sharing her unbelievable success in the DIY on a Budget Official Facebook Group, fellow DIY'ers flooded with questions as they all considered the seemingly easy and budget friendly hack. But it didn't take long for others to share their experience after trying it themselves - some with more failure than others. 'So glad I tried this under my rug', one facebooker commented after trying it herself. 'I I guess I'll be getting new carpet' said another, and yet another said ' Tried the Dylan dye on the carpet and it works a treat
just to re gloss and paint!'. So does it actually work? Long and short of it, it
depends on the carpet you are applying it to, and the foot traffic it suffers. These dyes are only useful on fabrics that are porous and will absorb the dye - other, plastic based materials will not and will give off transfer. The other thing to consider is the application and wear of the carpet. It needs to be evenly applied to result in a non-patchy finish, and spills and general wear could also result in light patches. Long and short of it, maybe consider saving for new carpets, or showcasing the boards underneath rather than try your hand at dying your current carpets!

PREP TIME: LESS THAN 30 MINS COOK TIME: 1 TO 2 HOURS SERVES 4
INGREDIENTS
DIRECTIONS ½in
400g/14oz sweet potatoes, peeled and cut into 4cm/1
chunks
Preheat the oven to 220C/200C Fan/Gas 7. Put the sweet potatoes, onions, garlic and preserved lemons into a roasting tray.

2 garlic cloves, thinly sliced
2 preserved lemons, drained, roughly chopped and pips
Sprinkle over half of the baharat, season liberally with salt and pepper, and mix well. Pour in half of the stock and add the saffron. Cook on a high shelf in the oven for 25 minutes.

Take the roasting tray from the oven and add the courgettes, olives and remaining stock. Stir, then lay the chicken breasts on top and spray them with a few sprays of oil. Bake for 20–25 minutes, or until the chicken is cooked through. Meanwhile, put the couscous into a small bowl and season with some salt and pepper. Heat the stock with the saffron then pour over the couscous. Cover and leave to stand for 15 minutes. Fluff up the couscous gently with a fork and divide between serving bowls and top with the vegetables and chicken.
LOW FAT FUDGY CHOCOLATE BROWNIES letterbox bakes

DIRECTIONS INGREDIENTS
Preheat the oven to 180C/160C Fan/Gas 4. ½oz
400g/14oz tin black beans, rinsed and drained (235g/8
drained weight)
80g/3oz light vegetable spread
4 large free-range eggs
Line a 20cm/8in square baking tin with baking paper. Put the black beans and vegetable spread into a food processor and blend until smooth. Add the eggs and blend again briefly, until well combined. Transfer the mixture to a large bowl.
¼oz good-quality cocoa powder, plus 1 tsp for dusting

1 tsp instant coffee granules4
tbsp granulated sweetener
¼oz dark chocolate chips

Add the cocoa powder, ground almonds, vanilla extract, maple syrup, coffee granules, sweetener and half of the chocolate chips. Whisk to combine evenly. Pour the mixture into the lined baking tin and sprinkle the remaining chocolate chips over the surface. Bake on the middle shelf of the oven for 18–20 minutes, or until just firm to the touch. Remove from the oven and leave to cool slightly before carefully lifting the brownie out of the tin and cutting it into squares. Enjoy while still warm, sprinkled with a little sifted cocoa.
