HALF WAY INTO 2020 Happy June to all our Letterboxers - we are already over the hump of 2020! Can you believe we are looking at the later part of 2020 already! We know 2020 has been a bit of a ball buster in all honesty, but there is still 6 months to grab 2020 by the horns and make the most of it. In our June edition of Letterbox, we have really looked at making the most of a stay at home summer, and the possibility that many of you may use the latter part of the year to move onto or up the property ladder. We explore how house hunting has been effected by Covid, as well as how you can decorate a new build into the show home you fell in love with. HOW TO DECORATE YOUR NEW BUILD Dare we say it, but new build homes are notoriously boring. Bland spaces with little to no character. But how do you decorate your new build without copying every aspect of the show home? We will admit, it will take some work, but with a little hard graft, you won’t notice your new build when you’re finished! Here’s the Letterbox guide on decorating your new build to create a warming, personality bursting home.
Don’t Rush It’s really easy, in any home, to rush right in and paint, choose colour schemes and buy furniture. Doing this can mean you will have to re-decorate or sell furniture because you’ve realised the colour doesn’t work or you don’t use the space as you expected. Even if it’s for a couple of weeks, live in your home before purchasing anything new and deciding on anything certain. Your home changes in the light, so living within it for some time before deciding colour can help you establish what will work in the space and lighting.
Moodboard A really coherent home centers on spaces that work together. Having a colour palette across your entire home can create a real flow and sense of unity in your property. Moodboard as much as you can, and be weary of each room and the impact on the entire feel of your property before going ahead with anything. Consider your red thread in your home too. This is an idea that a single colour can be found in every room of your home , unifying all spaces and creating that much needed flow, through the use of one colour in every space. Moodboards are really easy to create, on and offline. I hugely recommend canva and of course using pinterest to source ideas and imagery. You can get old school and use magazines, printed images and scissors and glue.

Go Bold Many avoid new homes, partly due to the reputation they can hold, but partly because they lack character. New build homes can be found nationwide with little to no difference from each other, being branded as boring. We don’t agree. New builds can certainly carry character, especially inside. Going bold with colour and installing your own design elements can carry your new build into a new dimension. Any change to your bare white walls will feel huge, but know that colour can transform your bland new build. Don’t be afraid to feature bold wallpapers, patterns and designs too. Know that pattern can add depth into your space and allow you to play with space and colour. Panelling is huge. Mainly because it’s super easy to incorporate into a modern home and is fairly inexpensive. Going bold with unique panelling on a feature wall is a great way to inject character and easily decorate your new build. Panelling can be used in any room, including a bathroom.
Change the fixtures and fittings Most new builds come with run of the mill fixtures and fittings. Upgrade them. Swapping the usual door handles, plugs, sockets, light switches and kitchen handles can upgrade and refresh your ‘basic’ home. If it’s just the colour, why not spray paint handles for an inexpensive upgrade on the usual.

THE BEST HOME FANS TO BEAT THE HEAT Even in the UK, we seem to be having more and more hot, warm and muggy spells. And living in brick houses with infinite insulation to keep the warm in, means we often all get very stuffy in our homes during the summer months. Whilst air-con isn’t a usual addition to our UK homes, there are some great electrical fans that can blast your home with fresh, crisp, cold air.

HOW TO HOUSE HUNT The new guidelines D U R I N G C O V I D for house viewings For a short while, everything was on hold, thanks to Covid-19. Homebuyers were unable to complete on new purchases and prospective buyers unable to view properties. Yet, over the last couple of weeks, we have all seen restrictions lift in aid to help some normality return. Including that of the property market. Thankfully, many homeowners can now proceed with selling their home and purchasing on, including viewing prospective properties. But how has covid-9 changed how we house hunt? We have the new guidelines all here.
VIRTUAL PROPERTY VIEWINGS ENCOURAGED Guidelines have a huge emphasis on prospective buyers conducting a large part of their property search online. ‘Initial viewings should be done virtually wherever this is possible, and physical viewings should only be conducted where buyers are seriously considering making an offer on a property,’ explains the guidelines. Sellers will likely be advised to invest in pre-recorded video tours to form part of the online details.
GLOVES AND MASKS WILL BE WORN Whilst the guidelines do not mention the need to wear PPE during viewings, many agents nationwide will be conducting viewings with both buyers and agents wearing masks and gloves when in the property.

I DON'T HAVE ENOUGH KITCHEN CUPBOARD SPACE, HOW ELSE CAN I HAVE STORAGE WITHOUT PUTTING UP MORE CUPBOARDS? New properties certainly lack lots and lots of kitchen storage space. And there is nothing worse than having to install more cupboards. Open shelving however is easy to install and a great feature for your kitchen. I’m sure you’ve all seen online that one of the latest crazes is wall panelling! It can be an amazing feature to any room and it’s a lot easier to do than you would think. I’ve wanted panelling in my bedroom for nearly a year now but until recently haven’t had the courage to try it myself! But thanks to an unlimited supply of time during lockdown, I’ve been able to research and create my dream panelling in my bedroom!
what you'll need MDF sheets A saw to cut MDF to size A pencil to map out plan A tape measure
A spirit level-Some sandpaper Wood filler Decorators caulk (and sealant gun to apply) No more nails Panel pins and a hammer Frog tape Wood primer-Paint
Step 1 : The first thing I did was measure the wall and map out my plan. I wanted the panels to be 70mm thick and I wanted six sections to my panelling. From this I calculated what size MDF and how much I needed. I drew my plan onto the wall itself as a guide to follow later on and to make sure I was happy with the overall look!When you’re measuring your wall, you also need to take into account any plug sockets that could go where one of your panels will be placed. This is fine to do, simply measure accurately and cut the wood accordingly
.
Step 2 : Measurements of MDF in hand, I went to get the wood! I chose 9mm thick but you can go thicker if you want a deeper style of panelling. As I did my project during lock-down I couldn’t use the cutting services at the hardware store so had to resort to cutting the wood by hand myself!
Step 3: Once my wood was cut to size, I sanded the edges to ensure a smooth finish and double checked my measurements by placing the wood strips against the wall. Now I knew they all fit, it was time to apply the no more nails to the back of the boards using the sealant gun.
Step 4 : Always start at the bottom with your horizontal pieces across the skirting board first. Then move onto the vertical strips of wood after and leave the top of the frame until last. Once the no more nails is applied, put the wood into the pre-drawn position on the wall and apply firm pressure. Double check it’s straight using your spirit level and for extra support you can also pop a panel pin in each end of the wood to secure it in place.
Step 5 : Once you’ve put your frame up it’s time to attach the shelf if you’ve chosen to add one. I simply used no more nails and several panel pins at an angle to attach it to the frame below. It wasn’t easy and I had to rope in a helper to hold it into place but you can use corner braces instead as an easier option should you wish!
Step 6 : With or without a shelf, your frame should now be in place. Next step is easy, using wood filler go over any joins and panel pins. Don’t worry if this is messy as when it’s dry the next step is to sand it down for a smooth finish!
Step 7 : Once this is done, the final stage before any kind of painting is caulking. You don’t want to miss this step out, it seals any slight gaps and gives a much neater finish at the end too. Decorators caulk is paintable so don’t worry about it being white if you’re painting a different colour. Again using the sealant gun, simply apply to every edge around the wood and then using your finger (or caulking tool if you don’t want to use your finger) to smooth it down to create an even finish.
Step 8: After your caulk is dry it’s finally time to paint! As you’re using MDF, you’ll need to make sure you apply wood primer before using actual paint. The MDF is very porous and can absorb the paint unevenly if you don’t prime it! So pop a coat of primer on, wait for it to dry and then you can put your coloured paint on top! I would recommend to use some frog tape around the panelled wall before putting your paint colour on as you don’t want it to smudge onto other walls! And last but not least, you will still need to do two coats of paint for an even finish.After that it’s time to stand back and admire your handy work with a victorious smile on your face!

Here at Letterbox, we believe in helping you with those nitty gritty cleaning jobs, like cleaning your mattress. This month we've focused on something we all will be using this summer, and is dire need of a clean. The sun seems to be endlessly shining so of course the trusty BBQ is out and will not be packed away till autumn. Whilst BBQ burgers, sausages, ribs and chicken taste sooooo good, they do leave a lot of mess. You may even have last summers grill on left on yours! Have no fear, we have the ultimate guide on how to get your BBQ back in tip top condition, and just in time for our heatwave.
KEEP THE HEAT Is there some remaining bits of burger left on your grill? Leave the heat going. It will help those stubborn remnants drop right off.
STEAM IT Steaming it can help get rid of those stubborn stains and greasy grills. Whilst it’s warm, cover the grill in water soaked newspaper and close the lid. Leave it for an hour to steam clean the grills with little to no effort.
HERE COMES THE SCRUBBING For this, its best to use a grill brush with wire bristles. But be careful. If you have a porcelain coated rack, you’ll wanted to use a brass-bristled brush to avoid damage. If you don’t have a grill brush, screw up some foil into a ball. This may take some time but scrub as much as you can. Once you’ve scrubbed, use a dishcloth and some warm soapy water to clean the grill.
MOVE ONTO THE BASE Our top tip is to get rid of any ash once it’s cool enough to do so. It can get a little damp and it makes it so much harder to get rid of when it’s been left. And remaining ash gather with a dustpan and brush. Once emptied, rinse well with warm water and washing up liquid.
DON’T FORGET THE EXTERIOR Once again, use warm water and washing up liquid to clean the exterior of your BBQ too.

And what’s better, you don’t necessarily have to rip up your current patio tiles to get this gorgeous look.

We would highly advise buying new, especially if your patio has seen better days. Swap those cracked slabs for a gorgeous patterned design to bring some Mediterranean feels to your garden. Style with potted plants and flowers for the perfect summer look.
Upcycle your current patio One of the latest DIY trends and honestly, we know why. A new patio can be expensive, especially when the one you currently have is in good nick. However, you can still achieve a gorgeous patterned tile effect on your current tiles, or even on a concrete slab! Purchase some tile stencils and masonry paint to completely change the look of your patio, for a fraction of the cost. Amazon have a great selection of stencils. Just be sure to measure the stencil size in comparison to your current tiles to match perfectly.

We know how tough these last couple of weeks have been for those who live in a flat or apartment. The lack of outdoor space, even without a pandemic is hard enough. Summer is right on our doorstep, and with every advert, new furniture line and new article that is published ( yes we are guilty of it too ), those with small spaces are often forgotten. Including those that have a small balcony for their garden escape. So how do you eek every little space on your balcony to create a perfect sun spot? Here’s out top tips!
SHOP CLEVER PIECES You’re tight on space, so make sure you shop clever pieces that will offer you what you want, without compromising on precious space.
DON’T FORGET TO STYLE Lots of us forget to style out outdoor space and just because yours is smaller doesn’t mean you shouldn’t. Add layers with soft blankets, outdoor cushions and small lanterns, candles and fairy lights.

DIRECTIONS
INGREDIENTS 2 tbsp olive oil, plus extra for drizzling
½ onion, finely chopped ¼ garlic clove, crushed 200g/7oz risotto rice, such as carnaroli
Salt and freshly ground black pepper
½in
150g/5oz butternut squash, peeled and cut into 1cm/
cubes
½fl oz water
300ml/10
½fl oz tomato essence or passata
300ml/10
10 cherry tomatoes, halved
2 baby courgettes, halved lengthways and sliced into 1cm/
½in thick pieces 1 baby fennel, sliced
½ tsp coriander seeds, lightly crushed 80g/3oz peas
2 tbsp mascarpone cheese
4 tsp freshly grated parmesan, plus extra for sprinkling
4 tbsp baby salad leaves
Preheat the oven to 200C/180C Fan/Gas 6. Heat a pan over a medium heat, add the olive oil and gently fry the onion for 3–4 minutes, or until tender. Add the garlic and fry for a further minute. Add the rice, stirring well to coat in the olive oil. Fry for 1–2 minutes, or until the rice is translucent. Season with salt and freshly ground black pepper. Add the butternut squash to the pan and mix well. Add the water and half of the tomato essence, then bring to a gentle simmer. Cover with a lid and cook for 15 minutes. Place the remaining tomato essence into a saucepan and warm through. Meanwhile, place the halved cherry tomatoes onto a baking tray, drizzle with a little olive oil and season with salt and freshly ground black pepper. Roast in the oven for 5–6 minutes, or until the tomatoes are just tender and collapsed slightly. By now, the rice should have absorbed all of the liquid. Remove the lid and stir well. Add the courgettes, baby fennel and coriander seeds and cook for a couple of minutes. Add the peas, mascarpone and parmesan and stir well, adding a little extra tomato essence if the risotto is too dry. To serve, spoon the risotto into a small serving bowl. Top with a few roasted tomatoes, a little sprinkling of parmesan and some micro leaves. Spoon over the warmed tomato essence.
