Dear reader, It is with an immense sense of both pride and humility at this first edition, that we present to you the Luštica Bay Life, a carefree, lighthearted and deeply human destination journal. Speaking to the remarkably successful year behind us, it is also a demonstration of our ever-expanding community, where so many have found a new home, new routines, and new connections – and their new place to belong. The idea to make this personalized and wholesome insight into the world of Luštica came as naturally and organically as its creation. The life of the community that we are building is a vibrant one, filled with dayto-day activities and seemingly ordinary moments. The contents of this account serve to give you a glimpse into the spirit fostered by the individuals who give this inimitable project its heartbeat, depicting the life lived on this charming peninsula. As is the case with any tale worth telling, it is our intention to engage you in our process and ensure that there is, albeit tacit, a dialogue between all those looking to find their place in our sanctuary. A Portrait of Switzerland

The heart of the Piva region is the small town of Plužine. Descending towards Plužine from the main road, the visual landscape is fascinating! Resembling a small, picturesque Swiss village lost in the mountains of a proud and untamed Montenegro. Observing it from a distance in all its natural abundance, it is difficult to imagine that the turquoise Piva Lake is actually man-made! The lake is 45 km long, covering a surface area of 12,5 square kilometres. It was formed in 1976, with the aim of generating electricity from the hydro sources and potentials of the mountainous rivers of Montenegro. The city was submerged and rebuilt at the shores of the new Piva Lake. This charming settlement was promptly identified as a touristic attraction; albeit artificial, it was soon clear that the Piva Lake was the best thing that happened to this town. In the former town of Plužine, a very famous Orthodox temple was located – Piva Monastery. In the most precise manner, it was relocated to another spot, stone by stone, at the entrance of this small mountain town before the lake was formed, and has been preserved in its authentic state. As the formation of the lake is relatively recent, we can still encounter senior citizens of Plužine, who often reminisce about the charm of the former town.

For both, the allure of living by the sea during the wintertime came as a surprise, inspiring them to create content for their readers. Read on to hear Jelena’s impressions and recommendations!

“There is a date which we look forward to all year, secretly and eagerly crossing off the days in the calendar, until it comes knocking. As it approaches, the excitement multiplies! Naturally, I am talking about the moment when the eyes meet the open sea horizon, the mighty sea in all its magnificence! Pupils dilate, palms sweat, while the smell of salty air wafts through open windows. It was exciting both when I was a child, and it is equally electrifying now, decades later. There is something special about the sea that removes all my doubt and fear, welcoming a moment where everything seems fine, and life is as is, in the now. Surrendering to this moment becomes the sole mission. What have I learned over the years; you may ask? To bottle that magical feeling, pack it with me and carry that cloud of memories throughout the year, until I get to relive it again. I am somewhat wiser now, though. I stretch the summer moments to the absolute maximum, combining days off and business trips, vacations and holidays, grabbing every chance I get to run to the seashore. Time and again, the euphoria takes over and all worries recede, as I fly over the sea on my way to reach the coast one more time. However, the truth is and I discovered this only recently - living by the sea during the off season is unmatchable. Theoretically, I did experience the off-season sea during May and in September but, when I first got exposed to what November on the coast has to offer, I found a new religion. Days until the summer calendar became redundant because now, I know that the sea will nourish my soul and body, regardless of the part of the year. A few weeks ago, I was in Luštica Bay for the first time, while the wind was blowing, the waves were crashing, and the rain was roaring. Temperature? Low. Colour? All shades of grey. Mood? Perfect! You don’t have to take my word for it, just test this ambience for yourself, I guarantee that you will fall in love with it.

LB: What does the sea represent to you? Iva: When I was in high school, after one summer holiday spent on the coast, I told my parents that I was going to marry a Dalmatian guy. When they asked why, I replied – so that I could hear that sweet talk every day and be close to the sea all year round. As time passed and I grew up, I experienced and lived through enough failed and sad Dalmatian romances, gave up on the idea of marrying anyone, and as my career advanced, I realised that my dreams should not be fulfilled by a husband. The sea, however, remained the object of my worship. LB: Still, you live and work in a big continental city. How does that feel like? Marija Pantović is the Senior Design Manager who has grown with the design team ever since she joined in 2015; she is an analytical team player, working strategically in alignment with the needs of the cross-functional stakeholders. Her dedication, sense of ownership, and warmth is why she is one of the true ambassadors of the construction team and the project. 1.Authenticity and sustainability are at the core of what Luštica Bay does – how is this reflected in the initial design process? We are building a town that is deeply rooted in and connected to Montenegrin culture; that alone is one of the key authentic elements. A self-sustainable and carefully planned town that is meticulously developed by a team of experts working collectively each step of the way. Luštica Bay has a bona fide approach to master planning, as we work on delivering all the essential needs for our residents. Every design detail reflects the richness of Montenegrin heritage, inspired by traditional fishermen villages and implemented with aesthetic functionality. Sustainability is at the root of the initial phases of master planning and continues to be reflected as we carefully study the building orientation in relation to climate aspects, while integrating the structures in the intricate terrain and nature, low density, building scale and forms, traffic solutions, archaeological sites preservations, and so on. We further base our design specifications on energy efficiency through the use of native plant species, locally sourced materials, waste treatment, smart irrigation systems, and renewable energy resources. Our environmental awareness and commitment to sustainability go beyond the aesthetic principles; they are weaved and integrated in every element of design, as we opt for valuable bioclimatic techniques and energy saving methods, including an organic approach to site planning, capitalizing on natural light, and cross-ventilation to state just a few examples.

Dunja Rezić is the Design Manager heading the Golf Residences project – the first of its kind in the whole region. She and her team are the minds behind the architectural identity and the language of the project, from interior to exterior. She translates the conceptual designs to architectural applications, using eco-friendly and sustainably sourced materials while implementing Montenegrin design elements and motifs. 1.The Golf Residences have been your main focus of work in the rising town; how would you say they stand out, what makes them the unique development that they are? Given its location, the neighbourhood is,almost literally, a completely elevated experience of its own. All residences overlook the spectacular golf course and have a unique view of the stunning Trašte Bay. With respect to the surrounding lush greenery, we steered away from designing any separators blocking the open space; there are almost no visible architectural lines between indoor and outdoor spaces, so the result is a canvas of nature’s best work, experienced from one’s home. The designs are a reflection of Montenegro’s traditional coastal houses, but with modern finetuning; the authenticity of our culture is seen and told in design elements like the arches, colonnade, guvno, and Mediterranean gable rooftops. 2.How is the development of the Golf area and residences keeping with the environmental promise of Luštica Bay? The Golf Residences are low density units with two or three built stories; they are designed to follow the natural existing slopes and effortlessly merge into the surrounding landscape, becoming a seamless extension of the nature they are set amidst. The addition of green roofs, emphasis on the cross ventilation, and the outsourcing of only local Luštica stone

Apart from being the architectural ambassador for both projects, Iva is also an ambassador of good energy amongst her colleagues. Iva has only recently joined the team; she is managing two construction sites and is always working in synergy with the original vision. 1.You are heading a team that is building a new neighbourhood in Luštica Bay; from a design perspective, how do you feel Centrale being the nucleus of the town? Each neighbourhood in Luštica Bay utilizes the space it is built within and offers different values for homeowners; Centrale is like the connecting glue creating a bond between the golf and marina village. It also comes as a seamless continuation of the city core of Radovići. Its central location gives the development an additional edge, offering a beautiful mix of homey yet contemporary propositions. Centrale is synonymous with convenience, as it encompasses all the essential facilities and a lively ‘city feel’, paired with its connection to the old forest and the greenery ideal for relaxation and recreation. In short, the neighbourhood becomes a unique blend of nature’s optimal encounter with authentic architecture. 2.In Luštica bay, we reflect the art of living in everything we do, and we say it’s the place where neighbours become friends; how is that implemented in terms of design and architectural layouts? The coexistence of natural and built environments is a unique value in Centrale; each cluster within the complex builds on the humans’ natural need for social interaction through its communal spaces, while still maintaining the need for privacy of each home.

Every part of our master plan is an exciting story in itself and presents a part of the bigger picture that I think of as a colorful puzzle – the urban community of Luštica Bay. If I would have to choose a personal favorite to look forward to, it would be the Golf zone. This area is planned to become a unique offering on a regional scale; it will be home to a golf hotel, club, and residential buildings nestled amidst an 18-hole golf course, all built with the low- density approach, preserving the beauty 13

4. What is the biggest and most unexpected return on whisky investment to date ? At SWI, we are very proud to have achieved results that have made a notable difference in alternative investments worldwide. One bottle owner from our vault made a profit that exceeded several hundred percent. When it comes to asset management contracts, our clients’ portfolio ranges from a growth of 8% and could reach anywhere between 15% and 16% annually. 5. What is your favourite single malt and how would you describe its taste? Scotch single malt whisky is simply magical. The aromatic favours combined with its colour is impossible to find in any other drink. It is all about personal taste, but if we are talking about my personal favourite, it would be the Mortlach from 1954, or Glenlivet from 1952 that aged 65 years in a barrel; imagine that! I also enjoy less mature and more affordable whiskies, such as the Benromach of 41 years or Benromach of 15 years, which taste sublime and are of very good quality. Kiki took on the challenge, worked her magic, turned her passion to a full-on restaurant, run solely by her! Since then, her place – Kiki’s – was the community’s hangout; set on top of El Gouna’s museum building, with spacious terraces and stunning

“It was the first time in Egypt to have a young girl in an evening dress talking to guests about the very limited menu, wearing her apron to cook in an open-view kitchen and come back to serve all the food. It was a small community at the time, all guests knew each other. The night would start with a sit-down dining atmosphere and then the music would pick up and people would spend the evening having after-dinner drinks until late at night and quite often until the morning hours.” At the time, Kiki’s handwritten menu had only a few types of pasta dishes, bruschetta, one meat and one fish dish. Back then, it was quite the challenge for Kiki to find all the ingredients she needed and even had to drive to the city of Hurghada (about 45 minutes away) to get some tomatoes! “My first gift ever in celebration was a stainless-steel slicing machine; before that I had to slice all cold cut bulks using a knife.” The charming Kiki Scolari is now running Luštica Bay’s Kiki’s restaurant and Bar, turning what was only a tiny kitchen with a lot of aromas and flavors, into a full-on brand, with a team bringing together some of Italy’s best recipes to the whimsical Montenegrin coast. As an absolute star in the kitchen and a charm to be around and speak to, Kiki has decided to share with her epic Tiramisu recipe with our readers: INGREDIENTS (serving six people) -300g of Mascarpone -3 eggs -3 tablespoons of sugar (more, if you like it sweeter) -Ladyfinger biscuits

PREPARATION Brew the coffee, either mocca or a long espresso. The quantity will vary depending on the number of portions you are planning to prepare. Add sugar and let it cool. Separate the egg yolks from the whites. In a bowl, hand mix (always better by hand so you would pour your passion and love into the process), the egg yolks and sugar until light yellow and creamy. The sugar should be completely blended in. In a separate bowl, whip the egg whites until very firm. With your hand, add the mascarpone with a whisk to the egg yolk/sugar cream, until
completely smooth. With a wooden spoon (or silicone spatula), slowly add the whipped egg white to the egg and mascarpone cream, then cover with cling film. Pour the coffee on the Ladyfingers biscuits, once soaked, pour your Mascarpone super airy and soft cream on top. Sprinkle with cacao, use a sieve, cover with cling film and refrigerate at least 45 minutes before serving.
*For every 100 g of Mascarpone, use one egg and one tablespoon of sugar.

There is, certainly, a wealth of variety in Montenegrin cuisine, from the north to the coast - Montenegrin kitchen has so many delicious dishes that are entirely
