In This Edition...

I

t’s traditional to view the departure of the Summer sun with regret- but I’m not going to do that! Here we are in Autumn in one of the most spectacular locations in the world, and we have our busiest edition of Park Life ever.

This Summer has been one of the best, and the tourist numbers are up in a big way. But where do they all stay? We take a look at the rapidly expanding sector of small scale holiday letting and how to go about it (see pg 28 & 29).

As usual at this time of year we have a comprehensive guide to all things Halloween and Guy Fawkes, with events, destinations and offers around Loch Lomond and the Trossachs National Park. And (whisper it) preparations for the tinselly season begin. Christmas events start at the end of November with Christmas light switch-ons and Christmas fairs, so check out our festive listings. You’ll also find restaurants and other venues promoting Christmas and New Year so book early to avoid missing out.

For us at Park Life, the changes keep coming. Balfron Curling Club

Balfron Curling Club is a mixed club that plays on Monday Evenings. Curling has been Balfron’s favourite winter sport since 1860 when it was played on an outdoor pond on the moor. Today we play at Stirling’s Peak ice rink where we enjoy excellent, comfortable modern facilities. Our members come from a wide area and are a sociable , friendly group who welcome all new members. • If you are bored on winter evenings why not join us for a friendly game? Initial training is not essential. • All you need is a clean pair of trainers, warm jumper or a fleece. • Equipment is supplied free. • Transport is arranged from Balfron. • Coaching is provided free and further training is also available. aving spent 10 years photographing landscapes, people and businesses in Loch Lomond local photographer Paul Saunders has just launched a new website – See Loch Lomond.

As well as photography, there are videos produced by his marketing business and a series of guides to the many excellent places and attractions in the National Park. Despite already having a large photography and video library Paul has had to work hard over recent months to fill some gaps, although this as he explains was an enjoyable process.

‘The excellent weather at the start of the summer provided the incentive to get out with my camera to gather additional content, including aerial films and photographs. I also wanted to research and compile a comprehensive list of 101 things to see and do in Loch Lomond’.

So why launch the website? Paul explains ‘I often get asked for specific photographs of Loch Lomond and thought that it would be a good idea to catalogue them on-line somehow. I soon decided though to do something that was far more interesting and useful, so the See Loch Lomond brand was created and has been received well since its launch in August. The golden rule is that only places and activities that we have experienced are featured. See Loch Lomond has been a lot of work, but very enjoyable. The work though continues, with new articles being added regularly'.

eacher and former Headteacher, Fiona Macdiarmid – known to many parents in the Stirling area as Centre Director of Stirling’s Kip McGrath Education Centre – is passionate about helping people achieve their potential. Quart into a pint pot- where do all the new tourists stay? Peer-to-peer letting platforms like Airbnb thrive in Scotland

V

isit Scotland’s Insight Department reports that Scottish tourism numbers are up significantly this year, despite the best efforts of the ‘Beast from the East’. International visits in particular are up by an astonishing 48% in the first quarter of 2018 (latest available figures), with those visitors spending 71% more than the same period last year! With a finite number of hotel rooms available, where do they all stay?

Well, one of the places they might stay is your home! Most people have heard of Airbnb by now, and you may well already have stayed in an Airbnb property yourself even if you don’t let a property (yet!). Airbnb has been very successful in Scotland, with guest bookings reaching over a million last year. Other peer-topeer platforms such as TripAdvisor are gaining traction too, and although this article looks more at Airbnb specifically, many of the points apply equally to other providers. Loch Lomond and the Trossachs is the ideal tourist draw for Airbnb guests, and if you have a property here with some spare space, you have probably thought about putting it to use to earn you money. You can do this if you have time to spare, and even if you don’t! So if you think you might want to earn rental income from a room, an apartment, a pod, a tree house, or your entire property, here are a few pointers to consider.

Talk to Me Personalised communication is a big part of the peer-topeer sharing experience, and the Airbnb online platform provides a sophisticated messaging service which guests and hosts use. There are facilities available to enhance this further if you let your property on several platforms, and letting management companies utilise these on your behalf.

Sell it Traditionally your B&B offering would require advertising, perhaps in print or on the internet with advertising fees and a website to pay for and maintain. Forget all that. Airbnb is the go-to portal for a huge market, and all you need to do to attract customers is provide appealing accommodation at the right price. And one of the most appealing factors is the review. Make five star reviews your aim, and you will be rewarded with more exposure and more guests.

Join the Community The most distinguishing feature of Airbnb, and peer-topeer letting in general, compared to traditional hotel and B&B accommodation is that guests and hosts review each other, and those reviews are publicly available. This creates a shared community feel, and this sharing allows guests and hosts to be satisfied that they are making the right choice when the booking is made. In short, if you provide a nice environment to your guests, they will treat it as they would treat their own. Great reviews make great hosts and great guests. 28 |

Room or apartment What sounds like the simplest option, a room in your house, could turn out to be time-consuming. This is effectively the model that a traditional B&B is built around, and may require that you are available in the house at all times. Of course, you can secure all the non-guest rooms and allow your guests a front-door key. Ideally, though, your guest room will have it’s own entrance, turning it into an apartment, and provided there is an en-suite or similar, that will allow you to keep your living space separate and private.


Separate building Perhaps you have a garden room, or residential pod/ outhouse? This will need to be fully equipped with the services that you would expect to have in your house, like power, heating, water, shower, WC, TV, internet. There are plenty of advertisers in Park Life ho can offer installation of these services. You should plan to provide all of those, since they will figure in the guests’ search for a property. Guests may come and go without you having to be around.

Prepare the listing

Once your listing has popped up in front of your potential guest, your photographs are what will draw them in to look at the detail. Photographs should be of professional quality (no blurry or dark shots, good wide angles to show the whole place etc.) If you’re not so sure with a camera, find someone who is. Offer as much on the listing as you can, since everything on offer is a potential sales aid. A bit of research on the local restaurants, pubs, cycle trails, kids’ playparks, car hire, boat hire, fashion shopping, hairdressing, anything that a guest might want to use, it is worth mentioning. And personal recommendations are particularly welcomed.

Prepare the services

Whole property

All of the tasks required to cater for guests are straightforward, but require time. If you are not intending to do them yourself, you will need to contract for services to provide cleaning, laundry (uplift and drop-off), and perhaps maintenance call-out. Depending on whether guests will have independent access to your, you may also need to welcome them at appointed times, or provide a key safe or combination lock.

If you’re going away for an extended period, you may want to earn some income from your house, while ensuring that it remains secure. The obvious problem with this is that you may not be able to look after it yourself. However, a letting management company can take care of everything on your behalf, and ensure that guest communication, turnover, cleaning, laundry and maintenance carry on while you are away. If you’re just moving within an easy distance, then obviously you can do as much or as little as you want yourself.

Allocate time

House Rules

You may have the accommodation, but have you got the time? The work involved to let a property, even on Airbnb, is not insignificant. You should decide which of the tasks you want to do yourself, and which you want to outsource. Letting management companies, such as Aerovista Holiday Letting Management (see advertisement on page #), can provide services from simply managing the listing and guest communications and bookings to full end-to-end accommodation management (property preparation, cleaning, laundry, maintenance etc.). Bear in mind that the five star review is your target, and satisfying the guest requires time, whether it is yours or your letting management company’s.

Fairly self-explanatory, house rules should cover things such as smoking, pets, parties, additional guests and any other requirements. These should be included on the listing so that guests are not surprised by them when they arrive. But it’s also worthwhile having them available in the guest accommodation to avoid misunderstandings. Don’t be daunted by this list- as you can see, it’s not complicated, but there is a lot to consider, and there is professional help available when you need it. There isn’t the room here to cover everything and there is certainly more detail to all of the above once you dive into it. Prepare the accommodation You will probably need some preparation to get your accommodation ready to let. Make sure you have any necessary smoke and carbon monoxide alarms, fire extinguisher, locks, key safe, etc., and remove all your personal items (or lock them away). A letting management company can help with this too, whether it’s just sourcing a particular tradesperson, or taking it from start to finish.

A scary recipe....

Ghost & Spider Pan Pizza!

Begin by slicing the mozzarella into 1/4-inch rounds, using a ghost-shaped cookie cutter to get the shapes you see in the photos. That's the lazy route, but it wouldn't be much trouble to hand-cut the mozzarella into ghoulish figures with a sharp paring knife if you're so inclined. As for those creepy crawly spiders, simply poke both sides of the olives with a four-tine fork and stick a single rosemary leaf into each hole.

Once everything is prepped, bake the crust with a layer of tomato sauce and the olive spiders, until the dough is cooked through and the rosemary had darkened and curled into little legs - about 12-15 minutes if you're making a pan pizza in a 550°F oven. Then, load on the ghost-shaped mozzarella

and stick the pie back into the oven until the mozzarella begins to melt, approximately one minute. The finishing touch is plunking chopped slivers of olives onto each ghost for eyes.

he Mobile Library coming to Gartmore is not just about books, but over the years has proven to be something of a social gathering for readers and non readers alike in providing an opportunity every fortnight for a chat and a news service that would rival Reuters. The Hall Management Group is keen to facilitate this and encourage more use of the library service as well as address one of the priorities identified in our new Community Action Plan, an afternoon tea every fortnight, when the library rolls into the village. For a trial period in the run-up to Christmas, from September to December, we hope to encourage villagers to come to the hall between 3pm and 4pm for a wee tea and a blether either before or after visiting the mobile library. If this proves to be popular, we will then see how we can make our “WEE TEA, BOOKS AND A BLETHER” a more permanent feature of village life.

Having trained a lot of females now for over 14 years, I’ve found that most woman want to achieve the following: • Look good • Feel good/more energy • Improve health • Be stronger • Be more confident However, many women still struggle to achieve the above goals. Here is what I think more women need to be doing in the gym. 1. Stop Avoiding Strength Training When woman start exercising they often gravitate towards cardio type activities. While there is nothing wrong with doing cardio (especially if you enjoy it), there are numerous benefits to strength training. 2. Follow a Well-Designed Programme It should include a dynamic warm up and include variations of the following movement patterns, squat, hinge, push, pull and loaded carries. 3. Perform a Thorough Warm-Up Include a series of hip and thoracic mobility drills along with some glute activation drills. Not only does a good warm up increase blood flow to muscles, it’s also fantastic for improving body awareness and increasing your mind to muscle connection. 4. Don't Get Comfortable Make sure you’re always challenging yourself so that your body has to constantly adapt to keep up with the increasing demands you’re placing on it.

I am increasingly being asked by clients for help in safeguarding assets from being used to pay for long term care, so they can be passed on to family after their deaths. I am finding that reviewing and rewriting Wills is providing a solution for some clients. If you are a couple, I have a type of Will which allows each of you to leave your assets (such as your share of the house and any savings or investments) in trust to be used by your spouse, but they would not actually own the assets. Therefore, if one of you dies and the survivor enters long term care, the deceased’s assets could not be taken into account for long term care costs. In addition, the Local Authority cannot accuse you of deliberately depriving yourself of assets, as you can leave your estate to whomever you choose and are not obliged to leave it to your spouse. Unfortunately, this option is not available to single people, however, in some cases it may be appropriate to consider transferring assets into a lifetime trust and I can discuss this and other options with you.
