Welcome There’s nothing like a bit of sunshine to get us all flocking to our gardens and local parks, so - even though it took it’s time coming - we’re pleased that summer is here to beckon us all outdoors! It’s something of a cycling special of Ocean View. Most of us could do with a little more exercise and what better way to get active and see the world than on a bike? Don’t worry if you’ve not ridden in years, we have all you need to know to get back in that saddle. If that sounds a little too much like hard work, perhaps you’ll enjoy taking inspiration for your entertaining from our feature on barbecue recipes... it’s easy to put aside the tired old staples and serve up sumptuous dishes that will delight the tastebuds... and surprise anyone who was expecting a boring burger! Or you can join us in a daydream wander through the vineyards of Spain, France and Italy, both celebrated and undersung, learning about the regions’ produce. Maybe you’ll even pour a glass for yourself whilst you sit back with this issue of Ocean View. Enjoy!

PORTSMOUTH

A Voyage Of Discovery A trip to the Portsmouth Historic Dockyard can bring history to life this summer. The Mary Rose Museum at Portsmouth Historic Dockyard has welcomed over 52,000 visitors since opening its doors on 31st May - all intrigued to see the famous hull, united with many of the 19,000 artefacts for the first time since they were recovered from the sea in 1982. In just the last month, Portsmouth Historic Dockyard has hosted 80,000 national and international guests finding themselves drawn to find out more about the rich naval heritage on offer – discovering more about HMS Victory, The National Museum of the Royal Navy, Action Stations, HMS Warrior 1860 and of course the newest (and oldest) addition to the family - The Mary Rose. The 30th of May 2013 saw an opening fit for Henry VIII himself - and the world was watching; the international coverage reached 804 million people globally, and included features from CNN and NBC in America, Central China News, Deutschland Radio, Channel One Russia and Japan’s Chunichi Shimbun. The launch event saw a wreath depicting a Tudor rose cast into the waves of the Solent at the site of the sinking. Purbrook Archers launched a volley of flaming arrows into the

sea off Southsea Castle and the band of HM Royal Marines played as a fanfare rang out. Unveiled from behind a 240m2 Tudor Standard, all eyes were on the Mary Rose as the brass bell that once hung on board the ancient flagship was carried through the doors by crew members of HMS Duncan, the newest ship in the modern Naval fleet. Chief Executive of The Mary Rose Trust, Rear Admiral John Lippiett said, “We are absolutely delighted that so many people have visited the new museum. The reaction and feedback has been tremendous, with numbers of visitors exceeding our expectations. To see their reaction to what we have achieved is wonderful and is a great credit to everyone’s hard work in building this remarkable museum”. Lincoln Clarke, Chief Executive of Portsmouth Historic Dockyard said, “It’s been a fantastic month at the Historic Dockyard and the atmosphere is one of excitement. Visitors who arrive are full of anticipation as to what they’ll discover, those who’ve been telling me they can’t wait to return - The Mary Rose Museum is a huge part of that.” And it’s not just the historical and fascinating Mary Rose that’s drawing in the

visitors. Portmouth Historic Dockyard is also offering a huge variety of activities for children – and the young-at-heart – over the school summer holidays. Across all the attractions, young explorers can learn history in fun ways with costumed interpreters, games, dressing-up, crafts, and adventure trails. From a Harbour Tour, getting close to the modern warships or coming face to face with the sixteenth century Mary Rose – it’s all waiting to be discovered. There’s also lots of space for children to explore in their own way, including indoor attractions to provide even more entertainment should the British summer weather prove less than ideal. The newly re-opened Mary Rose Museum, invites you to come and see what it was like for Henry VIII and defend Portsmouth Harbour in 1545. On Tuesday 13th & 20th August, visitors can try out some war games and plan their attack Tudor

style! It doesn’t end there - they can build their own sailing ship fit for battle and sample life at a Tudor Top Table. The National Museum of the Royal Navy is hosting a shipbuilding challenge for all those budding engineers - using nothing more than Lego. Bring any spare bricks you have at home, and join in this free event on 31st July. Discover more on-board HMS Victory every Tuesday in August, when there will be a chance to join the HMS Victory Guides for fascinating stories and handle objects from the collection. Other activities to investigate during the summer include being a ship detective in our family challenge every Thursday. Following the success of lasts year’s music event, we welcome ‘Victorious’ to the Historic Dockyard over August bank holiday weekend (24th and 25th August). With 5 stages of live music, an indoor big top and

a boutique market, the festival promises to have something for everyone, including an appearance from Peppa Pig in the Kids Arena. HMS Warrior 1860 will be transformed into a Victorian Pier with officers and crew on-board for a weekend of naval traditions (Saturday 27th & Sunday 28th July, 10am4.30pm) and seaside entertainment including sea songs, knot tying, street entertainers, games & pastimes plus children’s activities and workshops. At Action Stations there are games a-plenty and taking off in a helicopter and flying the Royal Marines into battle is something visitors will never forget. With all the added events, family tickets for 5 (max 2 adults/seniors) are valid for a whole year making Portsmouth Historic Dockyard one of the best-value, full days out in the UK www.visitportsmouth.co.uk

R

io de Janeiro has earned its sexy and scintillating reputation (and its nickname, “Cidade Maravilhosa,” or “The Marvelous City”) the easy way - it lives up to it everywhere you turn. The dramatic landmarks of Sugarloaf Mountain and the world-famous Christ statue lording over spectacular stretches of famed urban beaches like Copacabana and Ipanema; delicious food and wine with a Latin flair; the sensual moves of samba dance and rhythms of traditional music are on display every day of the year. Rio is, of course, home of the Carnival: one of the world’s biggest and most vibrant parties, which seems to live all year round in the locals who are by general consensus found to be passionate, cosmopolitan and, most of all, friendly. Whilst not the largest city in the 190 million-resident behemoth that is Brazil - that honour goes to Sao Paulo - Rio’s six million diverse residents are keenly proud of their city’s stature. They are the most outspoken, lively and just plain fun people you’ll probably ever encounter. The ‘Cariocas’ unmistakable joie de vivre and welcoming spirit is infectious, as they’ll gladly share their local secrets on where to go to experience the most important architectural treasures, the most cutting-edge art museums, the most action-packed water sports, or the most memorable caipirinha …if you haven’t had Brazil’s national drink yet, the combination of lime, raw sugar and rum really packs a punch!

The Estadio do Maracana is an open-air stadium in Rio de Janeiro, Brazil.

Shore Excursions – Cruise Critic’s pick Best of Rio: Most cruise lines will offer you a full-day tour that takes in all the major sights by coach, including Corcovado, Sugar Loaf, and the major beaches and tourist areas. A traditional churrascaria lunch and plenty of shopping time breakup this busy but fulfilling day. Favela Tour: A few companies offer in-depth insider tours of the favelas (translated as “shantytowns” but are actually much more lively and diverse than the name implies). Tours into the heart of the favelas with a local insider, such as Marcelo Armstrong, skirt the danger issue and offer unique insights into the daily lives of the majority of Rio residents. Hang Gliding: This exhilarating adventure launched from the top of one of the mountains of Tijuca National Park will provide spectacularly memorable views of the entire city. No experience is required, merely a sense of daring and no fear of heights! Other possibilities for the adventure-minded visitor to Rio include hiking, rock climbing and surfing.

HOLIDAY DESTINATION: BRAZIL

But this isn’t surprising. Who wouldn’t have an open outlook on life living in this perpetually sunny, joyful and fascinating melange of Portuguese, African, European and South American cultures? Another definite advantage to visiting Rio and Brazil as a tourist is that it remains one of the few true travel bargains left today. Like its more dressed-up cousin to the south, Buenos Aires, Rio offers the opportunity to live grandly for a day or a week on a much smaller budget than in comparable cities like Paris or Rome, with reasonable prices for five-star accommodations, good bargain prices for worldclass cuisine and wine, and the ability to shop until you drop when searching out the latest trendy fashion items and jewellery. Shopping aside, there’s no shortage of activities to occupy visitors to Rio. The famous local beaches are, as well as a huge draw for tourists, part of the daily social and recreation fabric of all Cariocas. The two most famous - Copacabana and Ipanema - are easily accessible and ideal for day-trippers who want to plunge headlong into this

“The famous local beaches are, as well as a huge draw for tourists, part of the daily social and recreation fabric of all Cariocas.

The need-to-know on Rio: Language: Officially, Brazilian Portuguese. English is widely understood in places that frequently cater to tourists, and Spanish will also just about get you by in most places if you speak it slowly and clearly. Money: The currency is the Brazilian real (pronounced rey-al; plural is reais, pronounced ray-eyes). ATMs are easy to find in the cities and credit or debit cards are widely accepted. Crime: There has been a concentrated effort to ‘clean up’ Rio in recent years and tourist police are very visible throughout the city. However, like all tourist hotspots, Rio still has its pickpockets and those who will target tourists. Consider tours organised by your cruise provider, and leave everything valuable (including jewellery) in the safe in your room. From Dock to Destination: Cruise ships dock at the city’s commercial port, Pier Maua. The downtown business district is within walking distance of the port. There’s no reason you’d want to stay around the pier as it’s a working cargo port with no services. Ships may arrange transportation to Copacabana, the Ipanema beaches, and the city centre, or you can hail a taxi. Once you’re in the centre of Rio de Janeiro, the major sights are within a very walkable distance and are easy to navigate. Taxis are also readily available. Rio has an excellent public transport system but beginners often find it quite tricky to work out.

most democratic of activities where people from all walks of life imaginable enjoy the beach right beside each other. Everyone, no matter where they come from or what they look like, feels welcome at Rio’s beaches. No visitor to Rio should allow themselves to miss the Corcovado - the Art Deco-style statue of Christ the Redeemer is Rio’s most famous and enduring symbol, perched atop the 2,300-foot-high hill of Corcovado. Spectacular views of mountains, bays and beaches await those who take the easy funicular ride up to the top! Sugarloaf Mountain (Pao de Acugar) is further proof that no city in the world can compete with Rio’s scenic setting, allowing views over a magnificent harbor and impossibly beautiful beaches, nudged tight against dramatic Tijuca National Park, the largest urban expanse of tropical forest and mountains on the planet. To get to Sugarloaf, take a taxi to the cable car station at the base. If you find time between sightseeing, any trip to Rio should be

rounded off with a “futebol” match at Estadio Maracana, Rio’s gargantuan stadium (the largest in South America), which holds nearly 89,000 passionate fans – and Brazil’s are famed for being the most passionate fans there are! In almost every conversation or poll about favourite cities in the world, Rio is at or near the top. That’s probably why the Olympic Committee chose it to host the 2016 Summer Games, which are sure to bring even more reasons to celebrate this marvelous city!

ESSENTIAL RECIPES

Let’s Go Outside Forget tired old staples like sausages in buns... bring gourmet to the grill with these easy and impressive twists!

Baked Red Mullet Serves 4 4 banana leaves 2 limes 3 garlic cloves 4 red mullet, about 350 g/12 oz each 2 spring onions, thinly sliced 2.5-cm/1-inch piece fresh root ginger 1 onion, finely chopped 41⁄2 tsp groundnut or corn oil 3 tbsp kecap manis or light soy sauce 1 tsp ground coriander 1 tsp ground cumin 1⁄4 tsp ground cloves 1⁄4 tsp ground turmeric Preheat the barbecue. If necessary, cut the banana leaves into 4 x 40-cm/16-inch squares, using a sharp knife or scissors. Thinly slice 11/2 limes and 1 garlic clove. Clean and scale the fish, then rinse it inside and out under cold running water. Pat dry with kitchen paper. Using a sharp knife, make a series of deep diagonal slashes on the side of each fish, then insert the lime and garlic slices into the slashes. Place the fish on the banana leaf squares and sprinkle with the spring onions. Finely chop the remaining garlic and squeeze the juice from the remaining lime half. Finely chop the ginger, then place the garlic in a bowl with the onion, ginger, oil, kecap manis, spices and lime juice and mix to a paste. Spoon the paste into the fish cavities and spread it over the outside. Roll up the parcels and tie securely with string. Cook over medium hot coals, turning occasionally, for 15–20 minutes. Serve.

Minty Lamb Burgers Serves 4–6 1 red pepper, deseeded and cut into quarters 1 yellow pepper, deseeded and cut into quarters 1 red onion, cut into thick wedges 1 baby aubergine (115 g/ 4 oz), cut into wedges 2 tbsp olive oil 450 g/1 lb fresh lamb mince 2 tbsp freshly grated Parmesan cheese 1 tbsp chopped fresh mint Salt and pepper minty mustard mayonnaise 4 tbsp mayonnaise 1 tsp Dijon mustard 1 tbsp chopped fresh mint To serve Hamburger buns Shredded lettuce Grilled vegetables, such as peppers and cherry tomatoes

Marinated Tofu Skewers Serves 4 350 g/12 oz firm tofu 1 red pepper 1 yellow pepper 2 courgettes 8 button mushrooms Marinade Grated rind and juice of 1⁄2 lemon 1 garlic clove, crushed 1⁄2 tsp chopped fresh rosemary 1⁄2 tsp chopped fresh thyme 1 tbsp walnut oil

Preheat the grill to medium. Place the peppers, onion and aubergine on a foil-lined grill rack, brush the aubergine with 1 tablespoon of the oil and cook under the hot grill for 10–12 minutes, or until charred. Remove from the grill, leave to cool, then peel the peppers. Place all the vegetables in a food processor and, using the pulse button, chop. Add the lamb mince, Parmesan cheese, chopped mint and salt and pepper to the food processor and blend until the mixture comes together. Scrape on to a board and shape into 4–6 equalsized burgers. Cover and leave to chill for at least 30 minutes. To make the minty mustard mayonnaise, blend the mayonnaise with the mustard and chopped fresh mint. Cover and chill until required. Preheat the barbecue. Lightly brush the burgers with the remaining oil, and cook over hot coals for 3–4 minutes on each side or until cooked to personal preference. Serve the burgers in hamburger buns with the shredded lettuce and prepared mayonnaise, and a selection of grilled vegetables on the side. Pour the soup over the top and serve immediately.

To garnish Shredded carrot Lemon wedges To make the marinade, mix the lemon rind and juice, garlic, rosemary, thyme and walnut oil together in a shallow dish. Drain the tofu, pat it dry on kitchen paper and cut it into squares. Add to the marinade and toss to coat. Leave to marinate for 20–30 minutes. Preheat the barbecue. Deseed the peppers and cut into 2.5-cm/ 1-inch pieces. Blanch in boiling water for 4 minutes, refresh in cold water and drain. Using a canelle knife or potato peeler, remove strips of peel from the courgettes. Cut the courgettes into 2.5-cm/1-inch chunks. Remove the tofu from the marinade, reserving the liquid for basting. Thread the tofu on to 8 presoaked wooden skewers, alternating with the peppers, courgette and button mushrooms. Cook the skewers over medium hot coals for 6 minutes, turning and basting with the marinade. Transfer the skewers to warmed serving plates, garnish with shredded carrot and lemon wedges and serve.

Chargrilled Vegetables with Creamy Pesto Serves 4 1 red onion 1 fennel bulb 4 baby aubergines 4 baby courgettes 1 orange pepper 1 red pepper 2 beef tomatoes 2 tbsp olive oil Salt and pepper 1 fresh basil sprig, to garnish Creamy Pesto 55 g/2 oz fresh basil leaves 15 g/1⁄2 oz pine kernels 1 garlic clove Pinch of coarse sea salt 25 g/1 oz freshly grated Parmesan cheese 50 ml/2 fl oz extra-virgin olive oil 150 ml/5 fl oz natural Greek yogurt

OPPOSITE: Mascarpone Peaches ABOVE LEFT: Chargrilled Vegetables with Creamy Pesto

Preheat the barbecue. To make the creamy pesto, place the basil, pine kernels, garlic and sea salt in a mortar and pound to a paste with a pestle. Gradually work in the Parmesan cheese, then gradually stir in the oil. Place the yogurt in a small serving bowl and stir in 3–4 tablespoons of the pesto mixture. Cover with clingfilm and leave to chill in the refrigerator until required. Store any leftover pesto mixture in a screw-top jar in the refrigerator. Prepare the vegetables. Cut the onion and fennel bulb into wedges, trim and slice the aubergines and courgettes, deseed and thickly slice the peppers and cut the tomatoes in half. Brush the vegetables with oil and season to taste with salt and pepper. Cook the aubergines and peppers over hot coals for 3 minutes, then add the courgettes, onion, fennel and tomatoes and cook, turning occasionally and brushing with more oil if necessary, for a further 5 minutes. Transfer to a large serving plate and serve immediately with the pesto, garnished with a basil sprig.

Vineyard and hills, Spain

Get to Know Your Grapes Which country is the world’s largest wine exporter? If you thought Italy or France, you may be surprised…

W

ith its diverse landscape, sun-drenched southern valleys and rich central and northern plains, Spain has easily assumed the mantle of the world’s largest wine exporter. Thanks to a proliferation of vines, ideal climate and plethora of award-winning wines, Spanish producers are very much in vogue, which can make choosing just one bottle a real challenge. With more than 600 indigenous varieties of grape and more planted vineyards than anywhere else in the world, Spain is one of the planet’s most exciting and varied wine-growing countries. From the lush dark red Tempranillo grapes to fresh white Palomino vines, its extensive selection of luscious fruits and full flavours makes for a vibrant and innovative community unparalleled anywhere else in the world.

Tempranillo is the crown prince of the Spanish grape world. Its status as one of the most widely-grown red grapes in one of the world’s primary wine-growing countries has helped the rich, full-bodied Tempranillo to superstar status. Mainly used to create the ubiquitous Rioja wine, the top native red grape is cultivated in many areas across the Iberian country. Its name changes according to where the vine is planted. In southern Spain and the central Madrid region, it is referred to as Cencibel, while in Cataluna it is nicknamed Ull de Llebre. Tempranillo grapes offer a superb quality and are very aromatic; the real jewel in the crown of all Spanish red grapes. A wine such as Finca Terrerazos, with its deep cherry colour, intense nose and sweet aromas reminiscent of liquorice, black fruit and roasted vanilla is a perfect starting point for getting to

know the grape better. Typically robust, Tempranillo grapes are wonderful paired with meats and cheeses so are suited to a light lunch, evening roast or summer picnic. The counterpart to Tempranillo, the Airen grape is the most widely planted white grape in the world, and one of Spain’s most popular exports. The large, tightly packed grapes flourishing on this vine produce wines with an alcohol content of between 12% and 14%. You’ll find Airen in a multitude of regions; Ciudad Real boasts 51% of the Airen grape’s planted across the country, with the rich and fertile soils of La Mancha, Toleda, Murcia and Madrid also playing their part. It goes into many of the finest Spanish white wines and is also used in the manufacture of Spanish brandy. Trends in Spanish wine-making are firmly with red grapes at the moment, and

the Carinena grape is a prime example of a vine in the ascendency. Also known as Mazuelo in the Rioja region, Carinena grapes are robust and colourful. They are an important part of the delicious Rioja blend and other wines such as the Pago de Aylés, which is renowned for its bright and clean taste and the refreshing harmony it displays on the palate. Carinena grapes are often used as a natural partner to complement the Garnacha grape, another popular red variety. Experts predict that with the partnership of these two superb grapes, the Garnacha grape will overtake the iconic Tempranillo as the most widely-grown vine in Spain in the next few years. For those new to the grape, a label such as the Montal Garnacha is an affordable, drinkable starting point. Fruity with a hint of spice it is aged for four months in oak barrels for depth of flavour. It is an excellent wine for the spring dining table as it pairs well with new season lamb, red meats, game and cheeses. Based in Valencia, Vinoole is a barrelfilled treasure trove of the very best wines Spain has to offer. From boutique producers to favourite labels, its buyers travel the length and breadth of the country to source the finest Rioja and crispest whites. For the wine lover, this embarrassment of riches can make selecting a Spanish wine to savour and enjoy a formidable task. The challenge can be lessened with an appreciation of the distinct personality associated with each grape, its flavours, heritage, nose and bouquet. Being able to distinguish between a label sporting a fruity Tempranillo grape and one proudly sporting the Airen in its list of ingredients, makes it easier to find a harmonious balance between the succulent flavours in the glass and the delicious menu planned for dinner.

If all this has tickled your tastebuds…

…it’s not hard to take a closer look at Europe’s wine growing regions. Vineyard tours and tasting holidays are more popular than they have ever been, with many offering inclusive packages that allow you to tour the region, see how the wine is made, taste the produce and stay in luxury accommodation nearby. The famous winemaking regions of France are easily accessed by rail or explored by bike, making them an ideal basis for a holiday route. Champagne, perhaps the most famous wine region in the world, is just 45 minutes on the high speed train from Paris. There you can take a tour of the vineyards and the fascinating cellars of Moët & Chandon, learning all about the world’s most celebrated wine - tasting it as you discover its history and heritage. Champagne has many other vineyards to enjoy too, so don’t neglect to visit and taste the Mumm, Pommery, Veuve-Clicquot and Ruinart varieties. The Burgundy region is around four

“The large, tightly packed grapes flourishing on this vine produce wines with an alcohol content of between 12% and 14%” hours away, where you can visit the home and vineyards of the world famous Chablis. In the Rhône Valley, the Clairette de Die sparkling wine is the order of the day and you can enjoy a glass overlooking the glorious sun-drenched vineyards. Languedoc Roussillon, just over two hours away, also features breathtaking scenery and is a great place to sample the eclectic wines of the region. Of course, no winetasting tour of France would be complete without a stop in Bordeaux

Acquitaine, where there are an astonishing 2000 vineyards including the worldrenowned Saint-Émilion and Medoc. If Italian wine is more your flavour, follow the path of so many connoisseurs through the fertile valleys of the Po River, where you can gaze upon castles and fortified cities built by the kings of Savoy to protect local wine merchants from marauding pirates. Local specialities include Barolo, Asti and Dolcetto d’Alba to name a few, plus there’s a regional wine museum, and if you choose to visit in September, you can combine your trip with the cheese festival in Pollenzo! Wine lovers will also want to take in the best of Southern Tuscany, followed by a scenic ride into Florence. A scenic version of the same journey could be extended to include the famous wine towns of Montalcino and Montepulciano. A loop north to Siena will also take you through the heart of the Chianti wine region including a tasting at the famous Macelleria Falorni vineyards, allowing a taste not only of the vintages themselves but of the glorious countryside that produces them.

Malta: A cool climate that’s hot on the quality-of-life index

It’s official - Malta has the best climate on earth. Malta was one of two countries that were tied for first place with the title of Best Climate, according to the Quality of Life Index issued by the International Living magazine last year. Sharing top honours was Zimbabwe. Yet a Mediterranean climate (over 5 hours of sunshine a day) isn’t all that Malta has to offer. Malta’s many other virtues in the 9 categories of the IL index combined to earn it 3rd place overall in the Index, pipped to the post by the U.S. and New Zealand. That ranking speaks volumes for the size

of Malta’s quality offering relative to the island’s land mass of just 122 square miles. How about a stable government, economy and a modern health service? These factors carry a lot of pull for wealthy English and Europeans looking to get away from their frosty climes. In fact, frost and snow are unknown in Malta with shirt sleeve order and temperatures of 70 degrees Fahrenheit (21 degrees C) in November. Flights to many European capitals are just 3 hours away. Crime is low, education levels high, the locals hospitable and English-speaking with 48 English language schools. As a result, homes and apartments here have now

attracted the international set. So has the historic harbours, 5-star hotels, restaurants and summer nightlife. But overseas domestic buyers aren’t the only ones to recognise the reputation of the island’s property potential. Malta’s success in attracting City hedge fund managers to redomicile to the island as a result of a well regulated and cost-competitive jurisdiction has spurred more demand for high quality homes in the sun. Back in 2000, it wasn’t like this. Sure, the island had a loyal following of repeat overseas visitors but nothing that one could call gold standard. Despite its geographic

ADVERTORIAL

location and abundance of sun and sea, Malta’s lifestyle as an up-market destination had little relevance for the aspiring overseas home buyer. That was until Portomaso was built. George Fenech, the Tumas Group’s Chairman, pioneered the lifestyle concept in Malta. He had a multi million Euro dream. He wanted to enhance the quality of life for those buyers who could make the right investment decision. His vision of the Portomaso marina would bring Malta to the attention of the international property market with an Oscar of the property world - Gold Award in the Best Marina Development Category in the 2005 International Property Awards. As a result, Portomaso was acclaimed the most exclusive address in Malta and became home to the well-heeled, international celebrities and footballers. Those that bought in 2000 have seen the value of their property rise by over 300%. Rental income has also risen, in many cases giving a return of up to 06%. (See Panel of benefits) Out of the Portomaso mould have been cast two more luxury developments in the north and south of the island, both a stone’s throw from the Med. They are already reaching completion, thanks to Tumas Developments, the Group’s property arm. As both properties websites rather

prosaically state, these two new residencies ‘offer lifestyle choices of the highest standards’. More to the point, poured into these two moulds are all the expectations of luxury, safety, tranquility and, you’ve guessed it, lifestyle. Tas Sellum and Ta’ Monita have been designed to suit most pockets. Tas-Sellum offers a one-bedroom apartment of 81 square meters starting at €199,000 going up to a million plus for larger apartments whilst Ta’ Monita offers apartments starting at €98,000 going up to a million plus. Both residences are termed Specially Designated Area*, allowing the buyer to purchase more than one property in Malta and Gozo for private use or for business.

The benefits of buying property in Malta: • New Global Residency Program • Exciting New Pension/ Retirement Schemes • Attractive Tax advantages personal/company • No annual Rates or Property Tax • Relief through 58 double taxation treaties • Ideal business location • Mortgage to purchase a property available to non-residents • Safe environment with a Low crime rate • Low cost of living • High standards of Health care & Education • English speaking with 48 English language schools.

PROPERTY: DOWNSIZING

When Less is More

Size matters when it comes to property – why pay for more than you want? When mortgage repayments look endless, or all of your savings are tied up in empty rooms, perhaps it’s time to look at an exciting new start

“There is an increasing desire for help from those home owners wishing to downsize,” explains James Greenwood, managing director of Stacks Property Search & Acquisition. “Whether you need to enhance your income or simply no longer have need for all the rooms in your property because family have flown the nest, a sensible option is frequently to sell the house and buy something smaller to release capital. This benefit is combined with other advantages such as greater proximity to family, amenities and transport, decreasing the maintenance required on an existing property, and achieving any specialist requirements such as less stairs, or an easier room layout. Perhaps you just fancy a change, and a smaller property offers all of these benefits.” James’s advice to people who anticipate this as a future course of action is to start thinking about it early, not to put it off until the need has become urgent. There is a huge amount of planning and researching to be done, but this can be achieved better and more easily when there are minimal time pressures. He says: “My advice would be to consult the family at an early stage – there may be issues that affect your decisions that you are unaware of, and if all relevant parties are aware of your intentions it prevents problems arising at a later date. “In many cases, offspring find themselves playing a major role in the house moves of their parents. House selling and buying has changed dramatically over the course of the last decade, and homeowners who have been out of the cycle for many years may

be unaware of lot of the issues that apply today. They may not wish to undertake a large amount of computer-based work, they may be unaware of recent taxes and expenses involved, and they can find themselves struggling to make the best decisions. “At Stacks we are often called in to help with the downsizing process. Our first task is to gain an understanding of someone who is moving to a smaller property wants to live and their lifestyle needs as opposed to the kind of property they want to live in. We look at all the issues surrounding their move – financial, geographical, practical, and make reference to the future. If necessary we will liaise and consult with other members of the family. “We can help draw the client’s attention to issues they may not have considered such as security, parking, porterage – if you’re thinking of downsizing, make a note of those now! We will also take great care to ensure that they are fully versed in all the professional elements of their move, such as explaining the conveyancing and surveying processes, putting these elements into effect, and explaining the ramifications of issues that they may unearth. “Throughout the process, communication is essential, both in terms of keeping all relevant parties informed, and ensuring that not even the smallest issue has been overlooked. Moving house is a stressful time for everybody when you’re moving out of your comfort zone into something new – and hopefully exciting.” Tim Page Ratcliff of Strutt & Parker, Lewes says: “Downsizing needn’t be depressing!”

PROPERTY: DOWNSIZING

Luxury apartments, Brighton Marina

“Selling your family home after the family have left the nest, or perhaps later in life as old age creeps up on you, can feel like a gloomy exercise. Leave the blues behind, and view this instead as an exciting opportunity. The Old Rectory with 5 acres may have been the perfect family home, but is it really where you want to see out your days? “ Shake off the remaining mortgage, and embrace the opportunity. The bravest downsizers don’t seek a smaller replacement of their former home, but something offering a new and inspiring way of life. Perhaps a modern barn conversion, or a town house with a small garden that can be locked up and left whilst you travel the world blowing the kids inheritance.” “You may have lived in your current home for 20 or 30 years or more, so don’t make the selling decision over night. Photos taken with the garden looking at its best; windows or outside paintwork overhauled will make your house look its very best, and that will attract more viewings. Our most successful sales often come on the back of 2 or 3 years of preparation with the agent offering advice from the outset. Don’t be afraid of a big change. I have recently sold the most up to date barn conversion I have ever been involved in, with a very modern twist, to a retiring couple who fell in love with the new lifestyle that it offers.” “Buyers wishes have changed: Large Family kitchens are

more popular than formal dining rooms; busy roads have become a much bigger issue than they were when you bought your house 20 or more years ago - there is a lot more traffic out there now so price accordingly. De-cluttering is key as most of us have more possessions than our houses were designed to hold. It sounds blunt but hide, store, give away, or otherwise destroy anything you don’t really need and rearrange your furniture, it will make the rooms feel bigger.” “You shouldn’t be afraid to rent, it will allow you the freedom to wait for the perfect house to come along, rather than being forced into an unsuitable house too soon and don’t move before you need to. The best downsizing happens when you jump aboard the train of life before it compels you to. Don’t wait until your house becomes a burden, this way you will have the energy to throw yourself into a new community.”

CYCLING

Getting into Cycling Deciding to ride a bicycle, or to ride a bike more, is a move you won’t regret. You may have worked out that it’s better for the environment, better for traffic congestion and your community and, perhaps most of all, better for your health. When you start riding, you’ll kick yourself that you didn’t do it earlier. Riding a bike is fun – it starts that way and it doesn’t stop. Every time we rest our feet on the pedals and speed off down the road, we get a feeling of great pleasure, just as we did as kids when we first took off on bikes with a spirit of freedom and adventure. But getting into cycling isn’t as simple as just going to the shop, buying a bike and riding off down the street. You don’t need to know a great deal initially – you can go on learning about bikes forever – but you need to start with an awareness of the basics. Get the wrong bike and your relationship

could become rocky and eventually fall apart. Get the right one and it’ll be a marriage made on the perfect bike path. And from there, the richness of your developing affair with your bike will have you dreaming of all the possible things the two of you could do together. This extract from Cycling For Dummies by Gavin Wright and Ben Williams covers the basics to get you started (or back) on the bike and on the right path to a long life together. Meeting Your Bike When looking for your bike, play it cool and get it right. A key point in searching for any new relationship is to be self-aware, and that’s true for cycling as well. Know your own needs and be positive about them. Focus on the many positive aspects a bicycle can provide, rather than what it can’t give you. Stay in control and don’t let your feelings

be dominated by any past experiences. If you’re coming back to cycling after a break of many years, keep in mind that bikes are different these days. Your perfect bike is out there waiting for you – one that will be kind to you and that you will love. Riding for the first time If cycling is a whole new world for you, then welcome. We guarantee you’re going to enjoy it, but we also know you have to take a couple of big steps before you’re waking up in the morning with that big I’ma-cyclist smile on your face. The biggest decision you have to make is what kind of bicycle to buy. You might have studied those racy-looking figures in Lycra and decided that’s the gear for you, but you first need to think about the type of cycling you’re going to be doing. Ask yourself what you want the bike for. If you’re going to train, race and win, you’re absolutely right – you need a road bike. But most people’s requirements are a little less intense and bike makers spend a great deal of time crafting machines to suit the most specific of needs. If you want a bike to use when you go shopping, to ride on bike paths or to cycle into the hills on unsurfaced roads, you can be sure that someone has designed and built a bike with precisely you in mind. If you want to speed up and down rocky paths in the wild, a mountain bike is what you need. If you’ve decided to commute, a road bike might be best, but you could be more comfortable on a flat-bar road bike, a hybrid or a touring bike. If you’re thinking about riding instead of driving when you want to visit friends or pop to the supermarket (good for you), a great-looking retro bike or even an electric bike might be the best idea. Have a chat with the people down at the bike shop – tell them what your plans are and get some advice. They don’t expect you to buy straightaway, so don’t feel you’re under any pressure. Even getting on and off your new bike

CYCLING

“If years have gone by since you last rode a bicycle, don’t worry. Think of going cycling again as like an elephant riding a bike – the elephant never forgets” can be a headache. The best way to start on a bike is to straddle it, put one foot on a raised pedal, push forward, then sit in the saddle and get the other foot on the other pedal. This way you don’t have to swing a leg through the air while you’re rolling along. Getting back on the bike: It’s been a long time If years have gone by since you last rode a bicycle, don’t worry. Think of going cycling again as like an elephant riding a bike – the elephant never forgets. You’re in for some pleasant surprises. Bike manufacturers constantly work to improve their products. Frames get lighter and stronger, gears get smoother and more reliable, and the whole process of riding is made easier and more comfortable. A big range of different styles is available in bike shops now and sometimes even slight changes to, say, the length of the frame or the angle of the handlebars can make a big difference to how you feel on a particular bike. Check out a few different bikes in the store and take a selection for a test ride. If, however, you’re dusting off an old pedaller you’ve had for years, you’ll find that you’ll be the envy of the cycling crowd. Old steel road bikes are on every racer’s wish list these days and anything with an

extravagant curve turns heads like only curves can. You need to run through a number of checks if you’re resurrecting an old flame. Assessing tyres and brakes is important every time you take out any bike, but bringing an old bike out of the shed you need to be a lot more thorough. You need to investigate and test gears, steering and any funny noises. Starting again on your old bike is a good idea, but think back: was there a reason you stopped riding this bicycle? Maybe it was the wrong size or you weren’t comfortable in the position it gave you. It could be the time to invest in a new one. We both remember so clearly the feeling of excitement we had as kids when we got new bikes. We still get that feeling now every time it happens. Why not treat yourself to that wonderful feeling. If you’re getting back on a bike after a break, you might just be doing so with the aim of getting a bit fitter. An excellent reason, but do have a think about some other possible benefits. Some people feel a bit flat

riding around on their own, but get a great deal of enjoyment from riding in a group of likeminded cyclists. Get in touch with your local cycle club or council to find out if any people meet locally for the kind of cycling you want to do. This could be anything from a ride around the park to a long-distance sprint to an off-road mudfest, but if other people are doing it you could join in. Before you know it, you might be exploring distant lands on a bike with your new-found friends.

ST PETERSBURG

Seeing Red See Russia in a new light, starting with a visit to its dramatic and historically rich capital city

T

he Baltic region has, in recent years, become one of the world’s most popular cruising destinations. Among the many attractions and breathtaking views drawing tourists to the region, the most consistently placed on visitors’ lists of places to visit is St Petersburg which served as the capital of Imperial Russia from 1712 until 1914 and was formerly known as Leningrad. Around this incredibly historical port city are dozens of must-see attractions, offering something compelling for every kind of tourist. Fascinating museums, dazzling architecture and areas of natural beauty combine in a city of sad history remembered in grandeur.

For 300 years, St Petersburg has served as Russia’s cultural capital. It’s been home to almost every famous Russian author, poet, dancer, playwright or musician you could care to think of, as well as the location of the vast country’s top theatres, universities and the largest art museum in the world: the Hermitage, which was founded by Catherine the Great in 1764. Although famous for its cultural heritage, St Petersburg is also architecturally beautiful. Wound throughout with canals and defined by the mighty Neva river, it’s often referred to as the Venice of the North. The city is dotted with spectacular palaces, including the residencies of the Romanovs at Peterhof, Pushkin and Pavlovsk. These,

ST PETERSBURG

and in fact the entire historical centre of St Petersburg, is now preserved as a UNESCO World Heritage site. If you’re visiting in late June or early July, you’ll be lucky enough to witness the city’s famous White Nights: the sun barely sets and the city stays up with it, locals and tourists alike enjoying the spectacle and extending the vibrant nightlife into the extra daylight hours. The true heart of the city’s history centres in the crescent of land bound by the Fontanki and Neva Rivers. Within this small area are the Palace Square – the Dvortsoyaya Ploshchad if you fancy trying out the pronunciation in Russian - the famous Mariinsky theatre (home to the

Kirov ballet company), the Admiralty, the Hermitage and, and Nevsky prospekt, St Petersburg’s most elegant avenue. Adjacent, across the river, Vasilyevsky Island attracts tourists to its universities and renowned museums. Also nearby is Petrogradskaya Storona, home to the Peter & Paul Fortress and more famous museums. Even though St Petersburg remained relatively unchanged whilst Moscow was drastically transformed by the Soviet era, the old city now winds through a modern metropolis with all the 21st century features… except skyscrapers. St Petersburg has a notable lack of tall buildings, although this is likely to change with new constructions including a new stadium as

the city prepares to host the 2018 World Cup. Any such additions are likely to be carefully considered though, as the powers that be have worked hard and invested heavily to restore the historic city to the glory of the tsars and tsarinas of old, with considerable help from the United Nations. If you’re travelling the Baltic region by cruise and are stopping for a number of nights in Russia, you will need to be aware of the strict regulations and visa requirements for visitors entering their country. Of course, you could opt to sign up for the standard shore excursions offered by your cruise organisers, which usually cover all the logistics for you. Many visitors to busy areas such as St Petersburg also prefer the security of a large group to protect them from pickpocketers, which are a sad inevitability in any city frequented by tourists but are more active in Russia than some other places. Booking a tour through your cruise operator can also save you the bother and expense of applying for a Russian visa. However, what many tourists do not realise (and so miss out on) is that some local tour providers such as the famous Red October and Denrus, these companies will undertake the leg and paperwork for you as group visa for all passengers taking a tour with them. By booking private tours with any of the well-established English speaking St. Petersburg agencies, tourists can experience highly personalised tour itineraries, expert local commentary and a truly Russian experience of the city – still without having to sort out visa applications.
