MUIR ELEMENTARY SCHOOL
OVERVIEW John Muir Elementary School was originally built in 1950 and included the administration building, two classroom wings, and the kindergarten building. A four classroom wing, constructed in two phases, sits on the north side of the existing finger wing, yet the eastern two classrooms are on a raised foundation while the western two are not. A row of eight portable classrooms lies even further north, with the internal staff parking lot to the west. A cluster of portable classrooms is located to the west of the administration building, including the pre-school, multipurpose, music, ASES, and staff offices. Head Start and kindergarten classrooms are on the busiest corner of the site, along Coffee Road and Lucern Avenue. The pre-school classroom, on the other hand, is on the opposite side of the site, and does not have a designated playground. Coffee Road is a notoriously dangerous street, and there is a history of traffic accidents occurring on and near the campus. There are two small staff parking lots along Lucern Avenue, with a third area where student drop occurs in the morning and bus pick up occurs in the afternoon. Five to six smaller buses drop off near the internal staff parking lot, but there is not adequate space for them to maneuver in. The administration is housed in the original building, which has been infilled over the years to accommodate additional staff offices and support spaces. Due to the size of the building, counselors, psychologists, and staff now use classroom space scattered throughout campus as their offices. The front of the campus is a series of gates and fencing, allowing public access to campus without being seen by the front office. The multi-purpose building is in a central location, yet like all of the other campuses, it is severely undersized and outdated. Restrooms are not located in close vicinity and a covered dining area is needed.

EXISTING SITE INVENTORY The assessment process begins with an understanding of the existing campus, including uses of existing spaces. The site plan to the right defines those uses at a fixed point in time and assigns the use of those spaces as classroom, specialty rooms, and core support facilities. The matrix below summarizes building areas, as well as the assumed number of available classrooms. GROSS AREAS SCHOOL BUILDINGS

CONDITION ASSESSMENT
54
The multi-purpose building at Muir is renowned in the District as needing the most repairs.
Buses and students compete for space in the drop off zone, which was once an undersized parking lot.
The administration office has been infilled over time to create more offices, yet the space is too small to accommodate such functions.
Many updates associated with the portable classrooms are necessary for the campus to become ADA compliant.
Classroom additions over time have created building irregularities and accessibility issues.
The outdoor kindergarten area features a good size playground and hardcourt, in addition to a covered eating area, yet the location on the site is not ideal.

CONDITION ASSESSMENT
CONSULTANT FINDINGS: •
Civil - Accessibility: Many longitudinal and cross slopes exceed accessible percentages and the crosswalk lacks a curb ramp - Utility Improvements: Additional storm drain inlets are necessary; the sewer, domestic water, and irrigation systems appear to be acceptable - Facility Upgrades/Expansions: Evidence of ponding is noted across campus; needs drop off improvements to address narrow lanes and uneven asphalt

EXISTING CAMPUS The following images represent one scenario for phasing and implementation of the improvements anticipated at John Muir Elementary School. It is expected that a participatory design process may yield a revised approach within the parameters established here. The buildings highlighted in red will be relocated in Phase 1.

New Administration Building
PHASE 1 MULTI-PURPOSE BUILDING, ADMINISTRATION BUILDING & PORTABLE RELOCATION Phase I begins with the relocation of the kindergarten and Head Start classrooms - highlighted in red on the existing campus image. Clearing this side of the campus allows construction to begin on a new administration building, multi-purpose building, quad, student drop off loop, visitor parking lot, and secured staff parking lot. The existing staff parking lot and student drop off area will be enlarged and converted to a bus-only drop off and pick up zone along Lucern Avenue. The highlighted red portable classrooms pictured above will be relocated or demolished at the start of Phase 2.

PHASE 2 KINDERGARTEN CLASSROOM BUILDING & CLASSROOM/LIBRARY BUILDING Six portable classrooms, highlighted in purple above, are relocated next to the classrooms that were relocated in Phase 1. The multipurpose building, staff offices, and music portable classrooms are no longer needed since there is dedicated space for those programs in the two new buildings. A new kindergarten building is built, complete with Head Start and pre-school classrooms, separate playgrounds, and designated parking lot. A new classroom building is built behind the kindergarten complex. This building features a library and media commons, as well as four classrooms. Two of the classrooms are larger in size, which could be used for specialty classes or as future kindergarten classrooms. MUIR ELEMENTARY SCHOOL
PHASE 3 CLASSROOM BUILDING A second, larger classroom building is built to align with the original classroom wings.

MODERNIZATION & PORTABLE REMOVAL The final phase entails modernizing the existing buildings the classroom wings and the previous administration area. The previous administration space will be converted to staff offices. Once the existing buildings have been modernized the remaining portable classrooms can be relocated offsite or demolished.

PROPOSED SITE PLAN
COFFEE ROAD
OVERVIEW The proposed master plan features the public buildings, the new multi-purpose and administration, as the new front face of John Muir along Coffee Road. The secured staff parking lot, along with the visitor parking lot and student drop off loop act as a buffer between the busy street and the interior of the campus. Staff have the option of entering the parking lot off of Coffee Road, or through gates off the drop off loop. Students can now be dropped off at the front of the school, walk through the main gates and head to their classrooms or to the multipurpose room for breakfast. The multi-purpose and administration buildings bookend a new quad, which features an outdoor covered dining area and an amphitheater that directly connects to the indoor stage/music classroom. A new double loaded classroom building aligns with the modernized existing classroom wings, keeping a clear line of sight. A smaller classroom building contains a centrally located library, and two larger classrooms that could be used as kindergarten classrooms in the future. Head Start, pre-school, and kindergarten classrooms are now all located under one roof and open directly to their designated playgrounds and hardcourts. The existing bus loop and staff parking lots have been transformed into a designated Head Start, pre-school, and kindergarten parking lot and an expanded bus-only zone. The baseball field has been relocated to the east and fenced for safe use outside of regular school hours. Shade structures and covered eating areas are shown as dashed in the quad and over playgrounds. Areas for future growth are shown dashed in blue.
