TWITTER TERMS: Tweet: A message sent via Twitter containing 140 characters or less. Retweet (or RT): A “retweet” is when you copy a given tweet sent by another user and tweet it again on your timeline. You can either do it by copying and pasting the tweet and adding RT before it or else by using the two arrows underneath each tweet, the “retweet button.” This button will send the tweet to your timeline. Hashtags: You can think of Twitter hashtags as discovery tools that play an incredibly important role in helping users find relevant information that matters to them. Search #realestate and you’ll see tweets that show what users are saying about real estate right now. Trending Topics: These are the most tweeted-about topics at this very moment. If news breaks while you’re on Twitter, you’ll see the hashtag or topic skyrocket to the top of your trending topics. You can localize your trending topics to reflect the most popular topics being tweeted about in your market. Direct Messages: Using this Twitter feature, you can directly message another user. Note that the user must follow him or her and you must follow them in order to send a direct message.
Favorites: Think of favorites as the “Like” button on Facebook. The favorite button is the star below each tweet. A list of all tweets you’ve favorited will appear at the top of your profile. Follow: You can follow accounts using the Follow button on each user’s profile. Twitter Lists: Twitter lists are a great way to separate your followers. For instance, you can create a list of your clients (and see only their tweets when you click on this list). Or, you can create a list of real estate news accounts. The possibilities for Twitter lists are endless! Pinned Tweet: This relatively new feature of Twitter allows you to pin a tweet to the top of your timeline and it will stay there until you pin it or pin another tweet above. Pin a great message about your business and watch engagement on your tweet climb! Promoted Accounts, Tweets and Trends: Twitter offers several ad products to boost followers and engagement. When you see an account, tweet or trend listed as “promoted,” this means the user paid money to have their content seen. Mentions: Use the “@” symbol” to mention a user in a tweet. This user will get a notification that you’ve tweeted about him or her. Users can mention your account by using the same symbol in their tweet.

Social Moments #3 TWITTER BEST PRACTICES: Keep your Twitter account fresh by tweeting at least a few times each week. • Make sure to take advantage of all the personal marketing possibilities within a Twitter profile. Update your default photo with your latest headshot, include a great cover photo and write an engaging bio with information about your business and a link to your website. • Retweet and respond to tweets to engage other users. • Use a program like Google URL Shortener or Tiny URL to shorten long links into a few characters so you don’t use all of your character count by posting a long link. • Follow national and local media publications and real estate reporters. Many of these accounts will follow you back. Also, reporters and publications tend to ask for pitches or look for sources on Twitter, so be ready with a great story about your business you can share! • Share articles of interest to your Twitter page by using the share icons above or below most online stories.
• Try not to use too many hashtags in one tweet. They’ll take away from your character count and could annoy readers of your tweet. • However, do include one, two or even three hashtags to expand the potential reach of your tweet and help interested users discover your content. • Be sure to check with your clients before mentioning them in a tweet. • Favorite others’ tweets as a way to show them you liked the information shared. • Unlike Facebook, Twitter does not have the capability to split your account into a personal profile and a business page. Remember, your Twitter page is a reflection of who you are as a real estate professional. • Try to limit any automatic feeds tweeting out your listings. Instead, post your listings individually and include a nice, short description and attach a great photo. • Photos take up about 23 characters in your tweet, so whenever you’re including one be aware that your message will have to be shorter.
• Tweet a link to information about a new listing. Include a description of the property and a photo with each tweet. • Post your properties in all phases of the transaction; just-sold homes, properties in escrow and just-listed houses, to name a few examples. • Engage with local businesses, potential consumers and media publications. • Be creative and show your personality in your tweets. Potential clients will visit your Twitter page to find out more about you beyond your website, so make sure your tweets reflect exactly who you are. • Make sure your Twitter presence complies with all state and local laws regarding advertising.
