This month I am giving prospective sellers some tips on how to interview an agent for the job of selling your home. Many agents will assume control of the initial meeting (which is usually on site, at your house) but it is very important that you ask the same questions of all your agents, so that you are comparing apples with apples. • What is the best way for me to sell my home? • What sale price can I expect to receive? • How much will it cost me to sell my home? • How long will it take to sell? The conversations around these four questions can be quite involved; I will always discuss your own preferences and the different options that you have. From my experience and success I will usually make suggestions and recommendations but I am always mindful of your own individual circumstances, and a good agent will always work alongside your personal preferences. There are basically two ways, and several variations within each method, to sell your home – either ‘For Sale’ or ‘Auction’. Your current needs and past experiences will dictate which method the agent recommends; beware the agent who spruiks a ‘one size fits all’ method of selling. Common sense dictates that this cannot be good advice. A reputable agent will give you a clear indication of the sale price you can expect to receive; this should be a fairly tight price range or a solid indication (eg, around $750,000). Most importantly, this price should be in writing and should be backed up by a list of sales
of similar properties at similar prices. This is commonly referred to as a Comparative Market Analysis. An experienced agent will be able to walk you through all the costs of selling...not just any marketing, advertising or commission that they charge, but they should be able to give you an idea of your bank fees, government charges and legal fees. The agent should also be able to discuss stamp duty costs with your buyer, so it is important that you choose an agent who can demonstrate a good understanding of the entire process, and by discussing fees you will be able to gauge their knowledge. You need an agent who knows our market; discussing the length of time it might take to sell your home will be an interesting conversation if the agent is knowledgeable. Beware of short or flippant answers, as these may indicate a lack of breadth of knowledge of the current market conditions. The agent should also discuss with you the time frames for finance, building and inspections and settlement, and review the sale process with you, especially if it has been awhile since you have bought or sold a property. encouragement|noun: the action of giving someone support, confidence, or hope. When was the last time someone encouraged you? It seems to be a bit of a dying art in our society. Encouragement is more than flattery or compliments. It is something that, as the definitions states, gives support, confidence and hope. If you’re anything like me, it can be difficult to take encouragement. Because, I think, encouraging words are mainly said at times when we are down and despondent, we can easily dismiss the encouraging words of others as mere platitudes intended to cheer us up or rally us out of a slump. Recently, I had some encouraging words said to me. I smiled, nodded, and said ‘thank you’ in the right places, all the while, I inwardly squirmed and disagreed with their words. You see, encouraging words always talk about what we are doing or have done right and it can be hard to square another’s perception of us with what we believe about ourselves. I was reminded of how I reacted to encouragement when I encouraged someone else just the other day. This person possesses a skill that I don’t, and they were freely sharing that gift with others in a beautiful way. When I commented on it, however, my words were brushed aside and almost disregarded. There is a fine line between humility and not accepting that we are blessing others. When we shun the encouragement of others, as I did on the inside and my friend did, we’re almost saying that what that person thinks is irrelevant or even wrong. We’re not allowing others the opportunity to encourage and support us, things which can inspire us to keep going or to continue using our talents and gifts for others. I’ve talked before about the importance of being good receivers as well as givers. And this is a case in point. We need to receive the words of others graciously, accept that something we did or said made a difference in another’s life and allow their words to lift us up. And when was the last time you encouraged someone? Have you told those special people in your life that you enjoy their piano/soccer/art/science skills? Or let your spouse know that you appreciate their input into your life? Have you smiled and said an encouraging word to that young mum in the shops with the screaming three year old? Or a harried teacher at the end of a long week? Have you told your kids’ sports coach that you value and support them volunteering their time for your kids and others? We all need encouragement and the opportunities to give it are endless, if we only look around us and notice others. And watch how you receive it, too. Being gracious will in turn encourage the encourager to give more encouragement! Who will you encourage today?

What’s new old pussycats?
Cats often get overlooked as sufferers of joint problems as in many cases early signs are dismissed as old age. Dogs certainly remind us when walkies are overdue, whereas cats tend to self exercise...or not. Often in cats, the spine or elbows are affected, which can make it harder to groom, so another clue might be an unkempt coat or hesitation when climbing stairs and jumping onto a bed. The vet can often see bone changes on xray or feel thickening when manipulating the joint. Sometimes, however, the quickest way to tell if arthritic pain is truly an issue for the cat, is simply to trial with a few days of painkiller. The owner will usually notice any change in behaviour and activity levels. As ageing cats can be prone to kidney issues and possess some unique metabolic sensitivities to many drugs, discretion is required in terms of safe choices of pain medications. Many common human non steroidal anti-inflammatory type drugs including Nurofen or Paracetamol are highly toxic to cats of any age. Even aspirin, while occasionally prescribed, is used at far reduced doses and then mostly as a blood thinner. Safer licensed medications like Metacam or Onsior do exist and are much preferred for longer term pain control. Note that these drugs, while aiding comfort and mobility levels, do not cure the underlying joint disease. A urine or blood check is highly recommended before prescribing to determine any pre-existing kidney or liver issues. As well as standard painkillers, several joint modifying compounds and supplements exist. • The first and most ubiquitous compound is Glucosamine however evidence remains fairly thin and results in animals are variable. It is nevertheless safe. The ‘sulphate’ version is generally preferred. • Fish oil type fatty acids derivatives (eicosanoids) including those from green lipped mussel or sea cucumber have been found to have useful anti-inflammatory and analgesic properties. The fish oil derivative DHA at high enough doses can even help block cartilage loss. Unlike most standard painkillers these eicosanoids actually improve kidney function and coat condition which helps grooming. • Pentosan polysulphate can be given as a course of four weekly injections and is a true disease modifying compound with extensive clinical evidence in many species. Currently it is licensed only as a dog and horse product but sometimes given ‘off the label’ to cats with joint or bladder disease. It has some mild blood thinning properties so prior discussion with vet is required before using. • Lastly, reduced load on any sore joint is always a good thing, so weight loss for overweight cats will be a big help. Work with the carnivore natural metabolism in selecting a quality diet with leaner animal meat based proteins rather than the typical higher carbohydrate cereal derived kibble mixes found in the supermarket. A mixture of quality wet and dry food helps old cats avoid dehydration and helps reduces the tendency for cats to overeat dry cereal based concentrates. Remember to watch for signs of stiffness and soreness in your cat and if pain persists...see your family vet.
RSPCA’s Big Adopt-Out on again If you’re looking to buy a pet, be sure to visit the Brisbane Showgrounds on Saturday September 20 from 9am to 3pm. RSPCA Queensland is hosting its second annual Big Adopt-Out! With over 150 dogs and puppies available to adopt from over 30 different animal welfare and rescue groups, there is sure to be a pet to suit your lifestyle. Last year’s Big Adopt-Out saw over 100 canines find their furever home. RSPCA Qld Rehoming and Rescue Coordinator Nicci Exposito said the Big Adopt-Out was a good example of what collaboration can do in saving animals’ lives. “RSPCA Qld works closely with many rescue groups Australia-wide. By coming together for the day, we not only saved the lives of animals adopted on the day but forged stronger links between all the groups,” said Nicci. If you are seeking a second furry companion, you can bring your own dog to the Big Adopt-Out so that your pet will be able to meet a potential new companion on the day to ensure a happy, furry relationship. Please be mindful that there will be lots of dogs at the Big Adopt-Out, so please only bring your pooch if they are looking for a long-term relationship. Last year, Cynthia from Forest Lake attended the Big Adopt-Out. She was looking for a new friend for her Border Collie, Bandit. Stopping at the RSPCA stall, Cynthia spotted Tori the Shih Tzu cross. “She looked up at me and it was like my heart had been struck by a thunderbolt. I was smitten.” Cynthia then had time to introduce Bandit to Tori. They quickly warmed to each other and now the two are inseparable. An afternoon of Irish entertainment will raise funds for a good cause On Saturday 27 September, members of the Twelve Apostles Jindalee Catholic Parish will host an afternoon of entertainment featuring Irish singer Bob McDowall and friends, who will sing classics such as When Irish Eyes are Smiling and Danny Boy. Dancers from The Crocker School of Irish Dance will also entertain with some beautiful Irish dancing. To be held in the church hall, located at 111 Yalambee Road, Jindalee, and starting at 12.45pm for 1pm start, the afternoon is a fundraiser for Christian Blind Mission and Missionaries of the Poor. Tickets are $20 each for adults, pensioners $15, children $5 and include afternoon tea provided by St Vincent de Paul. Christian Blind Mission helps some of the most vulnerable people in the world, people with disabilities struggling against poverty. They also help with famine relief and training communities to be self sufficient. Only $32 pays for a cataract operation which sets someone free from blindness for life! Forget about your Spring Cleaning! September is a good month to join our Club and make some new friends. Our next Meeting is held at the Jindalee Bowls Club on 2nd September starting at 9.30am with a delightful morning tea. This is where you receive our monthly newsletter detailing all the month’s activities whilst enjoying a lovely cup of tea or coffee. After this, we have a short meeting and then sit back and be entertained by ‘The Best Shot Duo.’ We had a great time last month on our Explorer Trip to Newstead House. It’s truly amazing how you can get around anywhere using public transport. That day we caught two buses going to Newstead House and coming home we used the City Cat and two buses just to see what the water stretch was like. The best part of this was that we were able to use our GO CARD on every method of transport, which saved us quite a bit in fuel costs and we had no parking worries. This month we are taking a coach up to Toowoomba for the Carnival of Flowers and are looking forward to another great outdoors day. We need our Steady Steps exercise class every Monday morning to work off all the Seniors High Teas and Morning Teas we had last month to celebrate Seniors Week. They were great fun. We had the ‘Babbling Trillbillies’ entertain us and they were terrific. We have our MahJong group on the first two Thursday mornings 9 – noon each month at the Mt Ommaney Library Meeting Room where we teach newcomers how to play, and we also have our monthly Evening Dinner at a nearby restaurant. We have regular ‘Morning Teas & Conversation’ at the Mt Ommaney Foodcourt, Theatre plays and Concerts. We really don’t have time to be bored, life is so busy. Join up with us and get involved in a fun time. Don’t let life pass you by in the slow lane. Some of our Members also give back to our community by volunteering their time to the local nursing homes and needy people in our community. There is always something to do and be involved in. Older Australians have so much to offer, not just to friends and family but to the wider community. Happiness sneaks in through a door you never knew existed. As grandparents, we are very useful to our families for minding the kids at school holiday time. I never hear our members saying they have nothing to do. So, if you’re bored with your life and/or would like to meet/ make some new friends, please contact me on 3279 1444. Body Language Dogs communicate through body language. Learning to read your dog’s body language is a key to learning about your dog. We talked about why dogs bark when they are excited, defending their territory, or are bored. Other factors are fear and illness. Illness can play a large part in unwanted behaviour and a dog that is unwell may react or act out. Diet may also have an effect on your dog’s behaviour and personality. Dogs communicate with us and other dogs. It is up to us to learn how to listen and pay attention to what they are trying to tell us. Looking at a dog’s tail and ears is the best way to understand what your dog is communicating. A tail that is tucked down and under or between the legs is a fearful or anxious dog. If the tail is slightly up and wagging from side to side but only a little, the dog may be unsure of the situation or surroundings. A straight and stiff tail signals confrontation - be careful of this sign as the dog may react badly. The tail that is up and curled over but still wagging a little means the dog is on guard. We all know what the tail of a happy and friendly dog looks like - like your dog is about to take off and fly away! These are only some of the tail movements which can change in the blink of an eye. The ears are another great indicator of how your dog is feeling; they can be straight up, flattened, forward or backward. Learning your dogs body language will help you understand what your dog is trying to tell you, so when they bark or whine you will understand why, which is a big step towards changing unwanted behaviour like barking. There are, of course, other methods to control barking - citronella spray, E-Collars or bark collars, water spray, whistles, and clickers. A bark collar or citronella spray can help but are not a permanent solution unless used in conjunction with a training regime, as once the dog becomes accustomed to the effect they will still continue barking. These products are best used as a negative reinforcement and are more effective when followed by a positive reinforcement. When they stop the unwanted behaviour, a treat and a positive verbal affirmation works best. Dogs are happiest when you are letting them know what you want from them. A quote from a well-known canine behaviourist The way a positive reinforcement is carried out is more important than the amount. Our local community is now safer Local families are safer because of revitalised frontline police, smarter technology and stronger laws, according to the latest Queensland crime statistics. I am proud to outline a reduction in reported crime in the Mount Ommaney Electorate for the 2013/14 financial year. The rate of reported offences against property has dropped 12 percent, and homes and businesses of local families are now less likely to be broken into as the rate of reported unlawful entry is down eight percent. Police now have more time to patrol and more resources to crack down on crime because of new mobile devices like ipads and iphones and a second police helicopter. I applaud the extra resources that have been delivered to our community and there’s no doubt police have engaged with locals through groups like Neighbourhood Watch and the new myPolice blog to drive crime down. Young Leaders Recognised Recently, I welcomed four emerging young leaders from the Mount Ommaney electorate to Parliament House to be part of the Speaker’s Future Leaders Lunch event. The lunch was a very special opportunity for Members of Parliament to invite their local student leaders to Parliament House, and be inspired to create a stronger state and more caring community. As senior students look towards graduation, some of the structured leadership opportunities available through their formal schooling will come to an end, and this lunch is all about inspiring future leaders to continue to make a difference and build a more inclusive caring community. The lunch was addressed by Andrew ‘Andy’ Gourley, the Founder and National Coordinator of Red Frogs Australia Chaplaincy Network. Andy spoke about his work to develop what is now the largest support network in Australia for schoolies and universities students called Red Frogs and encouraged students to work towards making our community safer, more caring and more inclusive. Students included Vanessa Ward and Thomas Evans from Corinda State High School and Jack McKay and Sophie Chirgwin from Centenary State High School.

Centenary Suburbs . Historical Society UPDATE BY LYNDA YOUNG, VICE PRESIDENT
Living in the Centenary suburbs in the 1800s Prior to 1864, most of the Centenary Suburbs was owned by Matthew Goggs who bought Wolston Estate from Stephen Simpson in 1860. At the October 1864 land sales, one of the first future settlers in the Seventeen Miles Rocks area to purchase land was John Vincent Magee. He acquired just over 43 acres for which he paid 99 pounds 9 shillings and sixpence! This portion of land comprised part of what is now the Centenary High School and land across the Centenary Highway. Before the end of 1864, John Vincent Magee had purchased more land near the river at the end of what now is Counihan Road, including a small section of the area now known as Windermere Estate, Sinnamon Park. On this land John built his house ‘Homestead’, where three generations of the Magee family lived and worked the land. His first crops were sweet potato and maize taken by flat bottomed punts upriver to the Ipswich markets, staying overnight with the boat to catch the right tide. John bought more land on the Fig Tree Pocket side of the river. The Magee family often assisted boats in trouble at the Seventeen Mile Rocks as the Brisbane River was a busy highway during those early days. John Vincent Magee married twice. He had four children with his first wife Maria English and six children with his second wife, Mary McCullough. John died at the age of 77 at his Fig Tree pocket home on 16th November 1911. He had fallen from his cart breaking some ribs which punctured him internally and nine weeks later caused his death. John was buried in the Toowong cemetery and his family’s contribution to our suburb’s development is celebrated in the Brisbane City Council’s naming of John Magee Park at the river end of Counihan Road, Seventeen Mile Rocks. Jindalee Probus Club The monthly meeting of the Jindalee Probus Club is always on the second Tuesday of each month and next meeting is Tuesday 9th September. Fellowship happens with a morning tea followed by a general meeting and then an interesting guest speaker. Lunch is available if you wish to stay for awhile. Rotary Club of Brisbane Centenary The Rotary Club of Brisbane Centenary meets every Wednesday morning at Solitude Solutions, 5 Wills Court Mt Ommaney. The meeting commences at 6.45am and finishes at 7.45am with a continental breakfast on offer. Prospective members and guests are invited to arrive at 6.30am for fellowship and introductions. Probus Club of Centenary Suburbs The club meets at the Jindalee Bowls Club on the fourth Tuesday of each month with morning tea at 10 am. A guest speaker delivers a presentation on an interesting topic and a light lunch is then served. Members also enjoy a monthly outing and special interest group activities. Centenary Evening VIEW Club Back to School will be the theme for Centenary Evening VIEW Club’s dinner meeting on Monday 8 September. The club meets at the Mt Ommaney Hotel Apartments at6.30pm for 7pm. The cost of the dinner is $35 and bookings are essential. The guest speaker at this meeting will be Jane McKibben, who will be speaking on behalf of The Smith Family Learning for Life program through which the club sponsors five children. As well as monthly dinner meetings, members of Centenary Evening VIEW Club enjoy many other activities. Coming up are the Zone Conference for all clubs in the zone and at club level coffee and chat mornings, lunch outings and various social events. Chapel Hill VIEW Club Chapel Hill View Club meets over lunch on the first Tuesday of the month at Mount Ommaney Hotel Apartments at 10.45am for 11.30am. The club’s 24th birthday celebration was enjoyed by members with entertainment by the joyful singers from the club’s own Chapel Hill View Club choir. The well planned bus excursion to South East Queensland countryside was a pleasant and relaxing experiencing and included a delicious Devonshire Tea by the lake, and a visit to the well known, large Pohlman’s Plant Nursery which supplies stock to many areas of Queensland, and was a real treat for the garden lovers. Members also visited an art gallery and experienced a country pub lunch. In coming months, members are looking forward to the fashion parade in October, then the Melbourne Cup Day party in November and finally the Christmas Party which is the grand finale for the year.
