Sunrise Pointe is a new 47-unit infill affordable housing development on a 2.44 acre site. The project features two 3-story walk-up residential apartment buildings. The amenities include a multipurpose room, a separate laundry room building, a leasing office, a mail/parcel lobby, outdoor seating and barbeques. To support the potential range of children and youth, the project provides a youth resident community room for after-school study and recreation, outdoor basketball courts, and a tot lot.

The project is designed to accommodate the ECAP program tenant, which serves daily meals to the homeless. The building massing is organized along the street edges which creates a secure and private courtyard. Exterior smooth plaster walls will feature a colorful tile installation to celebrate the City’s art community. Identified as a State Surplus site for affordable housing, this project was won through a competitive RFP process. This new 100% affordable housing project consists of 95 units, ranging from 1, 2 and 3 bedrooms. Apartments will serve households and families earning between 30% and 60% of the Area Media Income (AMI). A 12,000 square foot ground floor civic space is provided for non-profit organizations and other community-oriented services. Construction type will be Type V on grade, along with a Type I parking garage serving both Weeks Street Apartments and the proposed commercial development next door. Indoor amenities include a community room and laundry lounge opening onto the main courtyard which contains seating and play areas. The secondary courtyard is smaller with seating areas.
Mercy Housing and Eskaton are partners for this development located adjacent to an Eskaton assisted living facility. The buildings are situated to create a buffer between the boulevard and the courtyards and the community building. Each residential building includes laundry rooms and indoor bicycle parking.
The prominent building corners are emphasized with a gabled articulation clad in metal siding. The buildings are articulated with warm earth tones and a rich palette of materials including brick veneer, cementitious siding, and cement plaster. The site features generous landscaping, a meandering sidewalk and a community garden.

LPAS worked with Eden Housing on this Tax Credit rehabilitation project. The family apartment complex includes 16 buildings built in 1999.
Our scope included the redesign of several existing units to be accessible and minor repairs to the community room. All 72 units required window replacement, water heaters and AC units. High efficiency lighting upgrades for interiors and exteriors were required to meet code requirements. Some of the buildings’ exteriors required repairs to the siding due to dry rot and water damage. Future modifications may include new appliances, cabinets, carpets and countertops.

Meeting the increasing demands in a suburban neighborhood, this new 80 unit assisted living residential community with memory care is strategically located across the street from a senior center.
The contemporary architecture reflects the new trend in senior housing design to consider the next generation of seniors. The 4-story building features a range of materials, window details and change of planes in the elevation that break up the massing. A contiguous grey plaster ribbon band moves horizontally and vertically across the elevations and contributes to a contemporary aesthetic.
Amenities for the new community include outdoor terraces, flexible dining and living spaces, a fitness room, massage and salon, a theater, an exam room, a nurse’s station and doctor’s office.

Located on a former military property, an abandoned 1930s classic Spanish style hospital with tile roof will be transformed into a new assisted living community. The historic building sits on the top of a knoll with incredible views of the Bay. Remnants of the historic landscape plan reveal a formal driveway entry lined with palm trees and mature trees. LPAS is designing the adaptive reuse for the hospital building and a new wing to accommodate 80 residential units, dining space, living room, kitchen, and amenity spaces.
Located in a residential/commercial neighborhood and convenient to regional shopping centers, the new 55+ community offers a spacious and secure campus setting. Independent seniors will embrace the wide variety of amenities and social activities with the comfort of knowing assisted living and memory care facilities are next door.
Amenity spaces are organized around the outdoor areas and include fitness and yoga spaces, fireside lounge, great room, flexible and private dining, demonstration kitchen, and media room. Outdoor recreation features a variety of spaces including a courtyard, pool area, spa and a dog park. Devastated by the Camp Fire in 2018, the greater Chico area is recovering and in much need of new homes for displaced residents, particularly seniors. The design for this affordable senior housing community is influenced by the traditional bungalow residential styles found within the City of Chico. The buildings incorporate a mix of horizontal and shingle siding, lowpitched shingle roofs and a varied palette of complementary colors to create a visually attractive community. Covered front porches will activate the building frontages facing the public street and internal drive isles. Each residential building will incorporate four units giving the project the scale of a singlefamily residential community.

The Emery replaces the brownfield site of the former Sherwin-Williams paint factory with a vibrant, family-friendly market-rate mixeduse community. LPAS was the architect for the entire master planned community which consists of 4 individual mid-rise residential buildings and 500 units with integrated parking. Because LPAS was the only architect for the entire community, one of the City’s primary concerns was that the architecture of the buildings appear as if designed by multiple firms. LPAS achieved design diversity throughout the site through design, massing, building height, and materials, while maintaining a consistent and cost-effective detailing approach across all buildings.
Buildings B1 and B2 reflect the historic warehouse character of the original site and are in close proximity to the only remaining building from the original Sherwin Williams paint factory. Building C is reminiscent of its industrial heritage at the base of the building and looks to the future with a contemporary addition on the upper levels. Building D is specifically influenced by the style of the railroad industrial era.

Palisades Townhomes offers sweeping views of the Bay, downtown San Francisco, Candlestick Park and the Shipyard. LPAS was initially hired by FivePoint (formerly Lennar Urban) to provide the Peer Review of several blocks at Hunters Point including Palisades Townhomes. The Palisades Townhomes project had been submitted for permit and had completed and received approval through OCII (Office of Community Investment and Infrastructure).
Through the peer review process, the LPAS design review team determined that the project was not buildable as designed. The Design Development drawings revealed that the buildings did not provide adequate provision for MEP infrastructure and if developed further would have resulted in a very costly correction through construction documents and possibly costly change orders.
