Interior Design
LPAS Architecture + Design offers fully integrated design services including in-house interior design. The result offers an efficient design approach and creative project solutions.

Landscape Architecture

The Frederic Apartments Sacramento, CA
Located on the iconic Capitol Mall in Sacramento, The Frederic is located on a prominent corner bordered by 6th and L Streets. The mixed-use project will infuse the downtown with additional residents, retail shops and restaurants to complement the new DOCO (Downtown Commons) entertainment zone anchored around the arena. The site plan is designed with a pedestrian paseo that will link pedestrian traffic from Capitol Mall to the new DOCO.

The Emery Apartments Emeryville,

Located on the former Sherwin-Williams paint factory site, The Emery apartments project is an 8-acre redevelopment featuring 4 new midrise residential buildings with a total of 500 units. The architecture reflects a contemporary approach to the industrial roots of the neighborhood with a mixture of materials to give each building community its own identity. As a result of several community outreach meetings, the development features many amenities available to the public: open space, a children’s park, a dog park, a par course, public art, an art gallery adjacent to a public plaza, and a pedestrian/bike path that connects to adjacent neighborhoods and trails. The project features a range of amenities throughout the buildings: lounges, private conference and meeting rooms, community rooms with kitchens, private theater room, bowling alley, fitness center, bike storage, pet wash, and package delivery storage rooms. The prized amenity is the roof top pool with outdoor seating areas, BBQs, and a dramatic view of San Francisco.

Located along El Camino Real and a short walk or bike ride to a Caltrain station, this mixed income apartment complex will provide welcome relief to the housing shortage in Silicon Valley and near Apple’s new campus with 13,000 employees.
The Mission-style complex features 4 stories of apartments over ground-level community spaces and underground parking. In addition to large balconies with wood trellis detailing, the project will boast competitive amenities including a variety of outdoor spaces: ground level backyard with pool, spa, and private cabanas; podium level courtyard with outdoor BBQ’s, fire pits and lounge seating and a rooftop terrace with a sky bar and lounge. Designed to complement future nearby developments, the contemporary design and materials will feature metal composite panels accentuated by recessed and colorful balconies. The most prominent corner is celebrated by a rooftop deck that provides a relief in the building massing and culminates with a subtle, gradual splay that projects at the intersection. Community amenities include two courtyards, a fitness facility, and co-working spaces.

LPAS was asked to review the planning and design documents for a 4-story over podium project located at the Hunters Point Shipyard development. Tasked with code review, constructability, and consultant coordination for all disciplines, our quality control team determined that the project had considerable design deficiencies in stairways, parking garages, and unit designs and building infrastructure provisions.
LPAS was hired to redesign the project and ultimately developed a solution that eliminated an entire floor of the building and a considerable cost savings to the client.

Mission College Student Housing Grant
LPAS worked with the District to provide a site analysis for each of the District’s campuses to determine the best location for a future student housing project. The sites were evaluated based on several qualifications: access to off campus food and neighborhood services, access to public transportation, and the potential for future phased development. The District selected the Mission College campus. LPAS developed a design concept, massing study, floor plans and unit layouts that would provide the maximum number of beds to meet the urgent student housing needs. Amenities include a variety of study areas, a kitchen/lounge, laundry rooms, and an outdoor courtyard.

West Valley-Mission CCD Student Housing Grant
LPAS worked with the District and their financial consultant, SCION, to submit a grant application for SB169 Student Housing funds. LPAS provided a site analysis study for each of the District’s campus locations to determine which campus would be the most strategic for the application. The goal was to evaluate the sites that would support a positive campus housing experience and allow the development of a maximum number of beds to provide housing for as many students as the site and cost estimates would support.

LPAS recently won this new campus faculty housing project that will be a Design-Build delivery with Otto Construction. Located at the edge of the Sacramento State (CSUS) campus, the site is situated in an established residential neighborhood. The architecture, massing, scale, and materials were designed within the neighborhood context. The building is organized to save the existing Oak tree and focal point of the courtyard.

ARCHITECTURE
Located a short walk from the UC Davis campus this student housing project features 100 units with a mix of 2, 3, 4 and 5 bedrooms. The living units range in size from 900 to 1,465 sf and each bedroom will have its own private bathroom. Units will share a communal kitchen and dining area for gathering and amenities will include a 7,500 sf leasing space and clubhouse, fitness room, bicycle parking and outdoor site amenities. LPAS was the design architect for the entitlement documents. The construction documents were completed by another architecture firm.

Located on Shattuck Avenue and a short walk to the UC Berkeley campus, this market rate apartment project is currently providing much needed student and faculty housing. This mid-rise urban infill project incorporated an historic façade, 2 levels of below-grade parking, 2 levels of above-grade parking and 4 levels of new wood frame apartment building above the roof line of the existing building. The project also includes 3-story townhomes. Amenities include a lounge, bike kitchen, pet grooming, outdoor kitchen and lounge space, and a single fitness tenant in the 30,000 square foot retail space.

Through sustainable design, the buildings are LEED Gold with features such as Zipcar and Zipbike stations. The delivery for this complex project was design, bid, build.

The new Acacia building is the first new construction building for the CSUS Stockton campus. Strategically located, the new academic building will meet master plan goals to develop Acacia Street as the central circulation and primary access to the campus. Reinforcing the critical role of this new building, the design approach is to create a strong building elevation that features a glass lobby that will be a welcoming element for the new campus promenade. Designed to attract students and faculty, the contemporary building features a lecture hall, classrooms, a multipurpose/events space, dry labs, study and lounge spaces, and administrative and faculty offices. The 2-story building is designed with sustainability goals: building orientation, vertical and horizontal shading elements, low maintenance metal panels, shade trees, and water-use efficiencies for the building and landscaped areas.

ARCHITECTURE LANDSCAPE ARCHITECTURE
LPAS teamed up with R&S and Boulder on this Design-Build project to create a medical campus that promotes wellness, convenience, and reflects the needs of the local community. The Medical Office Building (MOB) will be situated on a 10-acre site as part of a 34.5acre parcel. The 3-story 105,000 gsf project consists of surface parking, a drive-through clinic, and outdoor space for patient and staff respite. The design process is focused on optimizing delivery of services, creating a positive patient experience and an ideal work environment for physicians and staff.

The Ann E. Pitzer Center is a classroom and recital hall facility designed specifically to meet the needs of the music department and the community as a venue for the study and performance of music. At the heart of the building is a 399-seat classroom and performance venue with variable acoustics that has been designed to the highest standards of acoustical architecture. A spacious lobby welcomes students and patrons and can accommodate performances and events.

The historic 100-seat Recital Hall 125, also known as the Elkus Room, in Morrison Hall has been unchanged since its initial construction over 62 years ago. Choral performances offered by UCB’s Department of Music has been out-growing the existing stage, and the entire space has been in need of a refresh. LPAS is currently providing architectural and interior design services to update the Elkus Room with new finishes, entry doors, theater seating, acoustics, AV systems, and lighting. Most importantly, the main stage will be extended, and with its stairs rebuilt, to accommodate performances.
The renovation also includes minor ADA upgrades to the existing restrooms at the basement level, and minor changes to the path of travel into the facilities.

University of the Pacific Owen Hall Music Center Renovation
ARCHITECTURE

Millberry Union ADA and Restroom Renovations
LPAS completed a feasibility study to identify code and accessibility deficiencies and to improve flow and functionality of the student union building. In order to maintain access and operations, the project was designed to be completed in 3 phases of work, with the first two phases currently completed.

Ohlone College Building 5 Student Center Renovation

Las Positas College Building 2100 Academic Support, Faculty Office, and Learning Resource Center
ARCHITECTURE
Situated in a central campus location, this new Student Support Services building was designed to be visible, welcoming, and secure. The new building features critical programs to support student success: Math Learning Center, Math Emporium, Computer Studies, English Center, Tutoring Center, maker spaces and open computer labs. The new building also provides faculty offices for 80 faculty, Dean’s suite and support spaces. Extensive shared gathering spaces, conference rooms, meeting rooms and small study rooms are located throughout the building. The project scope included renovation and expansion of the adjacent library including the reference desk, study areas, computer lab, staff offices and library operational support spaces.

ARCHITECTURE
The Diego Rivera Theater will be a new 3-story building on the City College of San Francisco campus located on Frida Kahlo Way. The building will include facilities for music, dramatic arts, broadcasting/recording, offices and support spaces. An important aspect of this project is the display of Diego Rivera’s Pan American Unity Mural so that it can be viewed from within the building and from Frida Kahlo Way in a secured and environmentally controlled setting.

The recently completed College Center creates a one-stop experience for students that provides Student Services, Administration, Counseling, Group Counseling, Assessment Center, e-services, Career Center and Transfer Center.
The two-story building is a seamless addition to the existing cafeteria, bookstore and Administration building creating a campus destination. Where the buildings meet, a tall gathering space has been created featuring bleacher seating, open lounge area and a study balcony. Abundant natural light, large video screens, power and data makes this the social and cultural heart of the campus.

Folsom Lake College Equity Center Renovation
ARCHITECTURE
Reflecting the current social and political movements, college students are seeking opportunities to support equity and justice on their respective campuses. Folsom Lake College administration and facilities staff responded to students’ requests and identified available space on campus for this purpose. The new Equity Center, located in the library, features a classroom and office for students to gather and meet. Improvements include modifications to the electrical system, HVAC system, data systems, and finishes. The project also includes renovations to the existing restrooms.

Folsom Lake College Harris Center for the Arts
Critically acclaimed by the arts and theater communities, the Harris Center for the Arts provides a world-class teaching laboratory for the students and faculty of Folsom Lake College, as well as a much needed venue for over 50 regional dance troupes, musical acts, theater companies, and other performing arts groups. This new physical education building features a spectator gymnasium with full competition basketball court and space for 1,100 seats in retractable bleachers. The facility includes a 5,800 square foot fitness center, four large multi-purpose classrooms, training and equipment rooms, a faculty suite with a Dean’s Office, plus additional offices and spaces that support the campus’ athletic programs and physical education curriculum. Tilt-up construction was chosen to provide costeffective design.

Solano Community College Theater Renovation and Addition
The Music and Theater Arts program lived in a building that suffered from significant health, safety, seismic, accessibility, and noncompliance code issues. This project provided a complete reconfiguration of the main theater that greatly improved sight lines and accessibility. Other renovated spaces included theater and dance studios, classrooms, lobby and student support spaces. This is the first project on the campus that was allowed to break from the original campus architecture designed in the 1950s.
