The colour scheme is the epitome of what the developer describes as “a more considered, pared-back and understated luxury,� and the combination of white, grey and black, gives it a feeling of purity. THE GODFATHER OF CONTEMPORARY

ONE OF THE MOST INFLUENTIAL FIGURES IN CONTEMPORARY FURNITURE DESIGN FOR MORE THAN THREE DECADES, GIULIO CAPPELLINI REMAINS AS PASSIONATE AS EVER A bright blue chaise longue balances on the floor, like an exotic bird that has paused momentarily between flights; a low-slung chair appears to be nothing but a net of knotted twine; another, constructed from tubes and strips of varnished metal, has an almost insect-like presence. Radical when first launched, these pieces, designed by Tom Dixon in 1991, Marcel Wanders in 1996 and Jasper Morrison in 1988 respectively, still look just as fresh and avantgarde today. This makes Giulio Cappellini, the man bold enough to have produced them – the one visionary enough to have sensed their special ‘something’ – very happy. Why? To him, it is pieces such as these that define good design – not because they are attention-grabbers but because of their longevity. “Good design is a best-seller,” says Cappellini. “Great design is a long-seller. It is timeless, even if it takes a while for people to appreciate it at first. Some of Jasper Morrison’s

work is selling better now than it did 20 years ago.” The same principle is behind the current popularity of vintage, he argues: “People look at something from the 1950s or ’60s and say, ‘If this still looks good a#er 50 years it really must be a good product.’ The same goes for contemporary pieces: people want to buy something not just for today but for the future.” Among the long-sellers in the Cappellini catalogue are items that look the polar opposite of those avant-garde, even challenging pieces by Newson and co (and thus, perhaps, more obvious contenders for a long and successful life): the clean-lined Serie 3088 armchair (1998) and low-slung Uni cabinet (2000), both by Piero Lissoni, the rectilinear Cuba sofa (2011) by Rodolfo Dordoni and Giulio Cappellini’s own Luxor cabinet (2008 and 2012) and Gong side table (2004) – all of which epitomise what most of us think of as contemporary Italian design. But the Cappellini name covers the gamut from these sober and streamlined pieces to

the playful and iconoclastic; it would be easy to think, browsing in its showroom in Dubai or Abu Dhabi, that the company simply produces an eclectic collection of the statement-making and simple – not even a ‘collection’, perhaps, given how diverse they are. But, talk to Giulio Cappellini for even a short time and what connects them becomes clear: a notion of freedom, the possibility to express oneself with spirit – casting aside what Cappellini dismissively calls ‘ça va avec’ (a prim sense of what should go with what). “In the past, people wanted their houses to be like their friends’ houses; today it is the contrary – people want ‘home’ to be an expression of their identity, a personal narrative.” This has become even more true lately, as people give less priority to external expressions of their style (cars, jewellery, and so on) and more emphasis on creating spaces that provide real, deeply personal meaning – a form of emotional anchor as much as a reflection of style. Giulio Cappellini has been called many things: the godfather of contemporary furniture design, talent scout extraordinaire, visionary, rule-breaker – none of which seem exaggerated when you consider his work. It would not have happened, though, but for a decision made ‘on a whim’ in 1979: Cappellini had just completed a degree in architecture but decided, instead of going into the profession, to take over the family business that his father had founded in 1946. It produced high quality,

traditional, wood-and-upholstery furniture; Giulio decided to apply its excellent production capabilities to something altogether different – furniture that was modern, exciting, anything but safely bourgeois. Three decades on and British designers Edward Barber and Jay Osgerby described Giulio Cappellini thus: “He is the single most important man in design.” So, why the accolades? Cappellini has been seminal in launching the careers of designers who have become legends in their own lounge chairs – Marc Newson, Ronan and Erwan Bouroullec, Fabio Novembre, François Azambourg, Nendo – and, of course, Morrison, Dixon and Wanders. More recent recent additions to the list include Dror Benshetrit, Adam Goodrum, Inga Sempé, Barber Osgerby, and Satyendra Pakhale. Cappellini has also collaborated with such giants of late 20th-century design as Alessandro Mendini and Shiro Kuramata.… the list goes on. And on. As the sharp-eyed will have noticed, it embraces many nationalities. This is deliberate – part of Cappellini’s vision of good design as something universal, able to find expression through many different cultural filters. (“The goal is to create a connection between very different personalities - to have a beautifully simple Kuramata bookshelf working perfectly alongside an elaborate Mendini armchair.”) He has always scoured the world for fresh talent – and still does – travelling, lecturing, opening stores (he was in Dubai, for the official


opening of PF Emirates), clocking up almost 250 days a year on the move and always, always keeping his antennae tuned to local talent – observing, waiting for the right thing to reveal itself at the right time. Today, Cappellini says, he is investing in work from new places – South America, the Far East – “and quite soon, I think, the Middle East and Africa: places that have not been contaminated by the big masters of design as they have in Europe or the States.“ Cappellini is also looking in some old places: Scandinavia, he says, is “coming back strongly”. “There were the great masters of the ’50s – Aalto, Jacobsen – and when you look at the best new Scandinavian work, it is very original but you understand that it has come from [that legacy]. This is important – designers need to have something of their own place in their work.” What Cappellini does is provide the editor’s eye – and ensure that an Italian sensibility is always present in the final mix. This tremendous appetite for discovery has its challenges, of course: it could easily be overwhelming. Among the tens of thousands of new designs every year – aside from those he encounters on his travels, 300 dossiers from hopeful designers land on his desk every month – how does he choose which ones to produce? Cappellini’s instincts are widely celebrated – the gut reaction by which he somehow just ‘knows’ about a piece – but these are instincts honed by decades of practice. And his choices go much deeper than a single product: Cappellini’s ideal is to

seek partnerships with designers that will last for many years, evolving as they go. “It is a long process, and just developing that first piece of furniture can take years,” he explains. “Sometimes, it doesn’t work a#er all and we have to let it go; sometimes the first product works very well but the deeper relationship doesn’t, and we have to let that go, too. And when everything works – then it is very good.” ” Cappellini admits that he cannot be sure how a product will be received, no matter how much he may believe in it himself: “Sometimes I am surprised by which pieces do very well, or when they do well,” he says, citing Marcel Wanders’ Tulip chair (2010) as an example. “I knew it was a very strong product and that we would sell a few – but it has become incredibly successful very quickly.” Although Cappellini enjoys the ultimate accolade of having pieces in the permanent collections of MoMA, the V&A and the Musée des Arts Decoratifs, creating collectors’ items “is important but it is not enough”, he insists: “Design products are not just for museums or shiny showroom windows. THE OLD!FASHIONED WAY THE ITALIAN FURNITURE COMPANY POLTRONA FRAU IS AMONG THE FEW STILL MAKING SOFAS AND ARMCHAIRS BY HAND The cra#sman’s only tools are his hands, his eyes, a blunt palette knife and a huge, rather fierce-looking curved needle – the latter two items placed beside him, not yet required. With slow, rhythmic movements that tell of decades of practice, he draws a couple of thick strands of hemp string through the top coil of a metal spring attached to the wooden chair frame, loops them over, attaches them, tugs them tight, then presses down with his hands to test and readjust the degree of ‘bounce’ in each spring. Then he moves on to the next spring, and the next one, repeating the process, over and over again. Once upon a time, all furniture was made this way. Today, Poltrona Frau’s factory, located in a small town amid the rolling green hills of eastern Italy, is one of the few places (other than tiny, single-artisan workshops) where these traditional methods are still used. The piece this cra#sman is working on is a Chester armchair – Poltrona Frau’s take on the classic, button-backed, leather-covered sofas and

armchairs that can be found in living rooms, libraries and gentlemen’s clubs the world over. Once he has finished tying in the springs, the cra#sman will apply successive layers of wadding – again judging the precise quantity by look and feel. When all is in place and perfectly adjusted (from the construction of the solid wood frame to this point is more than a day’s work) it is time for the chair to receive its outer dressing – a coat of buttery-so# leather. Sourced only from cattle raised in Europe, and processed using the company’s own highly developed vegetable-tanning system, it will have passed through more than two dozen checks and tests before being deemed fit for purpose. With the leather draped and tucked into place, out comes that fierce needle, to attach the buttons to the sides and back of the chair. If the precision of this work is impressive, what comes next is amazing to watch: the cra#sman gathers the surplus leather that falls over the front of the chair’s arms and, using only the palette knife to guide the material, creates hundreds of tiny pleats, every one of them millimetreperfect, ascending the straight arm, curving in a sunray pattern at the top and descending again. Such skill is a joy to watch – and, it seems, a to practice. Asked how long he has worked at Poltrona Frau, the cra#sman beams – a smile of pure pleasure: “Thirty seven years.” It is a lifetime of devotion and the result is a piece of furniture that will last not just one lifetime but for generations, becoming even more beautiful as it acquires the patina of age. – Sandra Lane

When interior designer Leila Garadaghi moved from London to Dubai with her financier husband her first project was to find a house in a great location that she could transform into a perfect environment for modern living. Her no-holds-barred approach meant a complete renovation and restructuring of this Emirates Hills villa – stripping it back to its shell, moving walls and installing materials of great quality and style, mostly sourced on frequent trips to her favourite suppliers in Italy.

TIMELESS TIME THE REMARKABLE ATMOS HERMÈS CLOCK IS THE RESULT OF A COLLABORATION BETWEEN THREE OF THE WORLD’S LEADING LUXURY HOUSES In a world where the term ‘luxury’ is so over-used that it has become almost meaningless, some things stand out as representing luxury in the ‘old’ sense: objects that are rare and beautiful, made with the utmost skill and care, designed with imagination and originality, yet in a style that will remain elegant for ever. Among the makers of such ‘real luxury’ items are three names, each excellent in its own specialised field: Jaeger-LeCoultre for timepieces, Cristalleries St Louis for crystal and Hermès for – oh – so many things. A maison capable of producing genuine luxury across such a broad range is very rare indeed; imagine, for a moment, if these three houses were to collaborate. What would be the result? The Atmos Hermès table clock is the magnificent answer. From Jaeger-LeCoultre comes the clock’s remarkable Atmos machinery: invented in 1928, it comes as close as anything ever has done to

cracking the code of perpetual motion. It needs no winding or battery to keep it running. A mixture of gases, contained in a hermetically sealed capsule and attached to the mainspring of the clock, acts like a bellows as it expands and contracts with only the slightest change in ambient temperature. The external casing of the clock is made by hand at the Cristalleries de Saint-Louis, a maison that has been perfecting its cra# since 1586 (and which is now owned by Hermès). The technique used to create the effect of a multi-layered, coloured bubble with clear cut-outs is called doublé, a cra# so exacting that only six master glassmakers possess the skills to carry it out. The result is an extraordinarily beautiful piece that is at once solid and ethereal, modern and timeless – the product of three exceptional maisons at the very top of their game. – Sandra Lane

PAST FOR PRESENT IN DUBAI, A CITY THAT CAN BE DEFINED BY THE WORD NEW, TWO FORWARD!THINKING DESIGN GALLERIES ARE CELEBRATING THE NOT!SO!NEW. All over the world, the way we design our living spaces has become increasingly eclectic over the past couple of decades – and one result is that vintage has claimed a place among the newest, shiniest, latest offerings from the luxury furnishing brands. It’s part of a desire for greater individual expression, part of a wish to live among pieces that have a ‘story’ – and an object that is no longer produced, and therefore exists in very small numbers or even as a single piece, has a special cachet. Many people, on moving to the UAE, lament the lack of sources here of vintage or 20thcentury pieces, but that drought has recently ended, with the arrival of two design galleries specialising in exactly that – albeit at a more elevated level that your average flea market. While the first to open, just over a year ago, was La Galerie Nationale, the first to arrive was, in a sense, J+A Gallery – the brainchild of Arne Augustini and Sebastian Jaroslawski. The pair, friends in their native Germany, each came to this region many years ago, working in other fields. Whenever they returned to Germany, they added to their collection of vintage industrial fittings, gradually filling a warehouse there with pieces dating from the 1930s to ’60s. As the collection grew, they

talked of opening a shop ‘one day’, probably back in Europe. But gradually, they realised that their love for the region, developed over the years, and the rapidly changing social mix in Dubai, made this the time and place and their collection migrated eastwards. At Sebastian and Arne’s gallery in a former Al Qouz warehouse, old factory lights and ceiling fans hang above metal shelving; former work benches have found new life as console tables, alongside desk fans, floor lamps and even a converted 1940s hairdryer. All of it distinguished by a sense of solidity, and good design principles translated into forms that have timeless appeal. Everything has been restored just enough to bring out its beauty, not so much as to destroy its soul. Guillaume Cuiry, the founder of La Galerie Nationale, had been collecting and selling 20th-century design pieces in Paris for 20 years (he was an early adopter of the work of Jean Royère, for example). As he began to gain clients in the Gulf, Cuiry visited here numerous times and, he says, felt a real rapport with the energy of this new country. Comparisons with sclerotic Europe made the decision to move a relatively easy one, he says. it was a bold move: Guillaume was an absolute pioneer and

he admits to working on a hunch, rather than having any evidence to support his idea that the UAE was ready for 20th-century design of collectible quality. He used the inaugural Design Days Dubai in March 2012 as a platform to open La Galerie Nationale, amid the art galleries and creative spaces of Alserkal Avenue, and his instincts have proved correct: the surge in interest has been tremendous. In the gallery, typical of the pieces that catch his eye, is a set of six elegant 1940s wall lamps by Raymond Subes – while the blockbuster piece dates from 1965: a set of four chairs and a coffee table designed by Warren Platner for Knoll – rare to find as originals, in a set. Work of such rarity and high quality doesn’t come cheaply, of course, but, as Cuiry points out, 20th-century design doesn’t simply look fabulous but can be a good investment: “From 2008 to 2010, the worst years a#er the financial crash, the index for design went up by 15 per cent, whereas, for art, it dropped by about 30 per cent.” – Sandra Lane J+A Gallery: Al Qouz Ind. 1; 04 338 9773; www.ja-gallery.com. A CULTURE OF DESIGN FOR ANDREAS DORNBRACHT, GOOD DESIGN IS ABOUT MUCH MORE THAN GOOD LOOKS " THE PRODUCT IS THE RESULT OF A MUCH DEEPER PROCESS The connection between having a morning shower and standing in the midst of a contemporary art installation that fills the soaring space of Hamburger Bahnhof National Gallery in Berlin, may seem tenuous at best. Just as the link between a sleek, modern bath tap and a cultural forum that examines what constitutes the ‘New Normal’ is far from obvious. But that is only until you talk to Andreas Dornbracht. The co-head (with his brother, Matthias) of the company that their grandfather established in

1950 – which has become a world leader in high-design bathroom hardware of supreme quality – believes passionately in the importance of placing product design within a creative and cultural context. Bathing has much more significance than merely washing away the day’s dirt, Dornbracht believes: it is a matter of deeply personal ritual and, he says, and the company’s cultural initiatives “encourage greater awareness of the central element of water and its significance in everyday life.”

Consider this, and Dornbracht’s products – visually strong, pared down and beautiful in their simplicity and balance – start to look rather different. The highly polished, rectilinear form of the Deque ‘waterfall’ tap and the elegant, curving arch and X-shaped handles of Tara (a modern classic that has become one of the most widely copied of all product designs) are more than just goodlooking fixtures – they have emerged from a deep relationship with art and culture. It began in 1997, a#er a conversation

between Dornbracht’s management and its communications agency: “In the mid1990s, as we emerged from the ‘design era’, when [style] reigned supreme, we started thinking about how we could continue to innovate, beyond aesthetics,” recalls Andreas Dornbracht. “They said, ‘Let’s talk to artists because they seem to have some tools available to them that might give us some different input’.” What began as corporate communications has become intrinsic to all that Dornbracht does. “Looking back, I can say that all of these cultural projects have really opened our eyes to the idea that, in bathrooms, product design is very important but even more important is our body, soul and mind – and how design can support this,” says Andreas Dornbracht. The work with artists goes beyond standard sponsorship, with Dornbracht itself being the source of many initiatives. “We work inside each project with each artist, so the relationship is part of the process of creativity,” Andreas Dornbracht explains. The projects have included collaborations with internationally renowned architects such as David Adjaye and Claudio Silvestrin, who expressed their ideas of the bathroom of the future, and with the designer Matali Crasset, who provided a poetic new interpretation of the bathroom. Then there is the lyrical, almost ethereal ‘Cloud City’ by Tomás Saraceno – the installation in the former Berlin train station, now the city’s museum of contemporary art (at the end of last year Saraceno’s work

reappeared on the roo#op of MoMA in New York). For the most recent exhibition, OneOn-One, artists conceived works and spaces specifically for the exhibition, designed to be seen by one visitor at a time. In contrast to most exhibitions, which are seen in large halls, visitors enter individual, self-contained spaces, where they are entirely alone with the works – a highly personal experience similar to that which is had while bathing. Alongside its visual and performing arts initiatives, Dornbracht has held a series of ‘Conversations’ – public discussions between artists, architects and designers that have considered topics such as ‘What is a modern classic?’; ‘Is design art, is art design?’; ‘Extra/Ordinary – the rise of New Normal’ and, most recently, Dornbracht

Conversations 4, entitled ‘Public Intimacy’, looked at trends in social development, especially the loss or redefinition of privacy – a natural adjunct to the One-on-One exhibition. “Sometimes I am asked: ‘what design ideas did the artist come up with?’ and I point out that this is not the objective,” says Dornbracht. “While the received wisdom about design is that it is, in a way, ‘drawing a picture’ of an object, the point of our relationships with artists is what we can learn from them socially and culturally.” It is not the product at the centre of things but the user, he says: “This has ended up as our Ritual Bathroom Architecture, which is to say that personal rituals play a major role in bathroom architecture and thus in how we

design products.” Important as rituals are, nature also plays a key role in Dornbracht’s approach, given how disconnected we have become, in the modern world, from natural forms of water and the way it is delivered – by rain, mist, waterfalls and springs. “We are domesticating these experiences of water,” says Dornbracht – hence the Horizontal Shower, for example. Dornbracht admits that these cultural projects are all a bit experimental, with no clear outcome assured – but that is probably the strength of what the company is doing. The ultimate goal? Dornbracht is clear about that: “We will all become ‘bathroom dwellers’, not merely bathroom users.” The sheer beauty of the products we use will simply be a bonus. – Sandra Lane


EARTHLY BEAUTY THE FRAGMENTED CRACK COFFEE TABLE, BY BASED UPON, TURNS UTILITY INTO FINE ART. Since they established their design practice, Based Upon, in 2004, English twin brothers Ian and Richard Abell have worked almost entirely to commission, creating one-off works of art, sculpture and furniture that have deep resonance for their owners. To date, this work is in private homes, on yachts and in hotels from Paris to Miami, Riyadh to Hong Kong. In many ways life on Palm Jumeirah has changed both a little and a lot over the past few years. And if that sounds like a contradiction in terms then it is just the kind of dichotomy one might expect from a place that represents a secluded beachfront idyll for some and a vibrant leisure and entertainment destination for others. Little over five years ago the ‘Eight Wonder of the World’ offered exclusive apartment living with the Shoreline apartments on the trunk and beautiful beachfront villas on the fronds. Anything else was still a vision and while there was plenty in the pipeline, plans for

myriad world-class hotels, celebrity-endorsed projects and global entertainment offerings were halted soon a#er the financial crisis hit. Now slowly but surely, the last two years have seen a number of hotel and residential projects come to fruition, changing the face of Palm living for those who wanted a change in the first place. The diversity of what the Palm Jumeirah has to offer is one of its main draws and now a variety of different living options abound, its cache is greater than ever. Katherine Kane, a mother of 18-month old twins lives in the Fairmont Residence North. “We moved here two

The big changes we have noticed are the opening of the Fairmont Palm next door, as well as the Al Ittihad Park which runs the length of the trunk.” The recent concentration on more familyfriendly amenities has definitely helped transform the Palm into a more desirable living destination for those with children. “There is a real community vibe on the trunk now, especially as the residential complexes have some great common facilities, such as beaches, pools, parks and playgrounds so there are areas for people to gather” says Katherine. “The park has certainly helped to tie the buildings on each side of the trunk together and create a lovely common space for the mostly couples and young families who live here.” Ainsley Duncombe lives in an apartment on the Golden Mile with his wife and son and they too appreciate having high-end, yet child-friendly facilities on their doorstep: “Most weekends, we go to a beach resort called Riva, where our little boy plays with his friends or goes swimming and then we all eat together in the restaurant as a family,” says Duncombe. There are other conveniences that outlets on The Palm are more than happy to provide for residents who are used to excellent service on demand. “The minimarts across the road deliver quickly no matter how small your order’’ says Duncombe. “We are still waiting for the mythical Waitrose store that has been rumoured to be coming by many a hushed voice for the past few years though,’’ he adds. Kane agrees that while many aspects of daily life are catered for, there are some gaps. “The Palm is screaming out for better retail options, particularly a supermarket and more community-oriented shops. A lack of footpaths makes it quite difficult to

Waking up and being able to walk out on the beach in the morning gives you a sense of wellbeing that nothing else

can match,� she says with a smile. But while the fronds are certainly peaceful, the journey down the trunk can be a busy one. “We do notice how much the traffic has increased, as more of the hotels and residences open on the crescent. If there is a special event on then we usually try and avoid getting in the car to go anywhere, but then, the big cities in Europe have exactly the same problems and without

the breathtaking location at the end of your commute. I have never seen the same kind of beachfront properties anywhere else in the world.� Whilst living on the Palm Jumeirah may be becoming more accessible, the lure of exclusivity is unlikely to fade. CLIMBING THE PROPERTY LADDER DUBAI’S STYLISH DEVELOPMENTS, SUCH AS DOWNTOWN DUBAI, ARE BUZZING ONCE AGAIN AS THEY ATTRACT INVESTORS, CREATE SUSTAINABLE COMMUNITIES, AND BUILD FOR THE FUTURE When the economic crisis hit Dubai in 2008, and the emirate realised it was not operating in a bubble unaffected by global economic pressures, it was predicted that the market needed five or six years to recover from its fall from grace. Having invested so much time, effort and finances in its property sector – with iconic achievements such as the Burj Khalifa, the world’s tallest building – Dubai fell to earth with a firm thud. However, five years on, and now boasting a more mature, and more regulated, property market, Dubai is once again climbing high up the global property ladder. Indeed, it was recently found to be the second fastest growing market worldwide.

Learning from its previous mistakes, decisive action has been taken to protect investors and developers, and this is now reaping rewards. In early 2013, the UAE Central Bank proposed higher limits on loan-to-value ratios for mortgages of 75 per cent for expatriates and 80 per cent for Emiratis for first-home loans, and 60 per cent for expatriates and 65 per cent for nationals for additional properties. The new guidelines, to be ratified soon, have been brought in to curb investors buying up multiple properties on finance in order to ‘flip’ at a later date and make a huge profit. The emphasis now is very much on developing a sustainable property market – with many investors now homeowners

who live in the Emirate. The Dubai property market, it seems, is coming of age. This has proved encouraging for investors worldwide. Data from the Dubai Land Department shows GCC nationals invested AED 17.7 billion in Dubai’s real estate in 2012. UAE nationals were the single biggest group of investors, with AED 13 billion spent. However, international visitors continue to be attracted to the Dubai property pot. Indian nationals invested AED 9 billion in property, followed by British citizens (AED 5 billion), Pakistanis (AED 4 billion) and Iranians (AED 3 billion). Americans, Canadians, Italians, French, Italians and other nationalities pumped AED 16 billion into the Dubai property market in 2012.

Developer confidence is also returning, although not quite as bullish as it was at the start of the new millennium. Emaar Properties has launched a new, twin tower project in Downtown Dubai. Burj Vista will consist of two identically designed towers, one 20 storeys high and the other at 65 storeys, and will offer 640 apartments. “The robust growth of Dubai as a business and tourism hub, and Downtown Dubai’s status as the heart of the city’s cosmopolitan lifestyle make Burj Vista an attractive investment proposition,” said Ahmad Al Matrooshi, managing director, Emaar Properties Emaar has launched Mira townhouses in Reem, and The Address The BLVD, The Address Residence Fountain Views and The Address Residence Sky View in Downtown Dubai. Meanwhile, Damac Properties has also launched a master development in Downtown. The AED 1 billion, four-tower project will include 540 hotel rooms and 1,400 serviced apartments and is expected to be completed by the end of 2015. Jones Lang LaSalle’s ‘Dubai Real Estate Market Overview’ report for the first

quarter of 2013 showed that a total of 28,000 dwellings are expected to be completed in 2013. Among the deliveries are the 29 Boulevard towers in Downtown, Balqis Residencies on The Palm, the Centrium Project in IPMZ as well as Silicon Gate in Dubai Silicon Oasis. Luxury developments such as Downtown Dubai have weathered the economic storm well, with the top end of the market showing growth in both property value and rental rates. “Rentals have increased in the most sought a#er areas such as Downtown Dubai, Dubai Marina and Palm Jumeirah, while remaining stable in secondary and less completed locations,” states JLL. Downtown Dubai – home as it is to some of the city’s best known landmarks, such as Burj Khalifa, Dubai Mall and Dubai Fountain – covers an area of two square kilometres and is estimated will have cost more than AED 70 billion upon completion. Real estate in this most sought a#er location is primarily apartments, ranging from studios to four-bedroom units, with very few villas.

Chris and Tabu Saul are owner/occupiers in Old Town, a low-rise development within Downtown Dubai. Chris Saul admits he was sceptical when his wife recommended they purchase there. “I was against it at the time, but Mrs Saul got it completely right: a perfect central location, desirable and thoughtfully designed area that is well built,” he remarks. While the Sauls currently live in their property, Mr. Saul is confident that the rental market would provide a solid return on investment if they decided to rent out their apartment. “Rents seem to be moving up again at the moment. The Old Town seems to attract a lot of corporate rentals for people working in DIFC, which puts a premium on Old Town properties,” he adds. The Sauls are now atypical of the average investor in Dubai’s property market. Gone are the investors aiming to turn a quick profit on multiple purchases. Instead, Dubai is now building a community, with homeowners reaping the rewards of living in this most appealing of destinations. – Sarah McCay


APPRAISING THE VITAL SIGNS INSIGNIA FOUNDER GAURAV SINHA OBSERVED, THEN INVESTED IN, DUBAI’S PROPERTY MARKET As a destination marketing specialist, Gaurav Sinha knows what makes a location stand out from the crowd. For him, the UAE is truly oneof-a-kind and a place he is proud to call home. “I arrived in the UAE in 1993 and have been in Dubai for two decades now. Five years a#er moving here, I knew the city would become home. New friends and opportunities are at the heart of Dubai and discovering these was a turning point in my decision to settle down here.” A#er working for Hilton as the company’s Regional Head of Marketing, Sinha founded Insignia in 2003, the region’s only branding and communication firm that specialises in luxury, travel and destination marketing. “Tourism plays such an important role in the Dubai economy and I noticed there was a big gap for a company that truly understood the world of travel,” he notes. “Destination marketing has a completely different framework for marketing compared to FMCG or other industries. We currently work with over 60 hotels across 18 countries and have over 100 restaurants and lifestyle venues as clients; the sector is thriving.” Sinha believes that Dubai is a cosmopolitan city that brings people together from diverse backgrounds; he admires the infrastructure,

good weather and the standard of living here and cites Dubai’s location between Europe and Asia as making it perfect for travelling and experiencing other places. “One of Dubai’s biggest strengths has always been the innovative policies it offers residents; from owning a home to setting up your own business, there are so many opportunities and this is complemented by the tax-free income. Not many cities can make these kinds of claims.” It took Sinha a number of years to decide that he wanted to buy in Dubai, so he missed out on the initial developments and purchased his first property in the secondary market in 2006. “Buying at that time, I paid a premium, but luckily I bought it just before the boom and subsequent global financial crisis. Things have settled down again now and I think it’s a good time to invest if you plan to stay in Dubai for the coming years and are looking for a home,” he says. Sinha believes that in order to continue attracting investors, Dubai must strengthen its rules and regulations. “Developers have been quite opaque about the real levy for service charges, especially in the commercial sector, so it can be hard to make well-informed investment decisions. Things have improved over the past

few years and hopefully the property sector will continue to evolve and mature.” Travel and tourism are growing at a rapid pace and they play a key role in enhancing the relevance of Dubai internationally, which has a positive impact on the property market. Sinha notes that there are many aspects that complement a city’s attractiveness to investors. He highlights one as the influx of visitors last year which saw room rates for hotels also rising. “Chinese and Indian tourist markets are becoming more important; generating awareness amongst this sector will be a key part of the strategy for many brands in the coming years. This enhanced relevance for Dubai on an international stage boosts confidence locally and eventually results in property prices gaining more value in the future.” Sinha’s optimism over Dubai is reflected in how happy he feels here. “Dubai is a safe city with lots to offer for family-focused living. I enjoy the golf courses, the year-round sunshine and time at beach, not to mention the sensational choices for dining and entertainment. AIMING HIGH RANKED THE SECOND FASTEST GROWING PROPERTY MARKET WORLDWIDE IN 2012, DUBAI HAS ITS SIGHTS FIRMLY SET ON THE TOP SPOT AS SALES CONTINUE TO SURGE IN 2013 Dubai has managed to put the global economic crisis well and truly behind it. The emirate’s property market has enjoyed a month-on-month upward trend since the end of 2011 and is well on its way to being named the number one market worldwide for property price increases. According to Knight Frank’s Prime International Residential Index (PIRI), Dubai’s house prices rose by 19 per cent in 2012, making it the second fastest growing property market in the world, a#er Hong Kong. PIRI ranks real estate markets based on the average house price growth. Knight Frank stated, “There is noticeable demand for prime real estate in Dubai and the level of transactions increased through 2012.” Good news for investors - the growth is not a flash in the pan. Dubai’s real estate prices and rental rates registered 16 consecutive months of growth, up to March 2013, according to a report by Deutsche Bank. This trend looks set to continue well into 2013. Deutsche Bank found that property prices in Dubai saw a 6.2 per cent growth in the first three months of 2013. Meanwhile, data from the Dubai Land Department (DLD) showed that

the total value of property transactions in Dubai rose 63 per cent to AED 44 billion in the first quarter 2013. The number of transactions for the quarter amounted to 14,260 at a rate of 223 per day and 32 per hour. The residential and commercial sectors led this growth. Dubai Marina took the lead in terms of value of transactions, registering 2,079 transactions worth AED 3.5 billion as the total value of residential transactions reached AED 13.9 billion. Sultan bin Mijrin, Director-General, DLD, said: “Dubai’s real estate market has shown durability and flexibility when it comes to dealing with the needs of investors. As the market continues to unfold, investors will be encouraged to increase their spending in Dubai.” Meanwhile, Jones Lang LaSalle (JLL), in its first quarter 2013 report, said Dubai property sales prices were about 18 per cent higher in the first quarter of 2013 compared to the year earlier period. Following its ‘Dubai Real Estate Market Overview 2012’ report, the global property consultancy predicts that the luxury sector will continue to flourish in 2013.


“For the first time since mid-2008, all sectors of the Dubai real estate market are currently positioned in the recovery stage of their market cycle. However, the positive performance remains largely concentrated in the best quality projects in prime locations, with secondary locations and poor quality projects continuing to experience high vacancy rates and stable or even falling rental values,” JLL stated. For 2012, JLL found that rental rates for apartments and villas rose by 10 per cent year on year, while apartment sales rose 10 per cent and asking prices for villas grew 17 per cent. Dubai’s geographic position – at the crossroads of East and West – has always been a boon to its real estate market and this is being underlined by the diversity of investors. According to Knight Frank, investors from Russia, Europe and other Western nationalities are continuing to add Dubai property to their portfolio. There has also been an upswing in investment from India, Pakistan, Saudi Arabia, other GCC countries, and Africa and Asia.

Since mid-2011, the emirate has seen the green shoots of recovery taking over the city, with local master developers such as Emaar Properties and Nakheel starting to launch new projects once again. Large-scale developments set to break ground in the near future include the Mohammad Bin Rashid City (MBRC), including the world’s biggest shopping mall, around 100 hotels, a public park and a Universal Studios theme park. It is estimates MBRC will take around 10 years to develop. Meanwhile, the Bluewaters project, an AED 6 billion mixed-use development by Meraas, began construction in April 2013. Located off the JBR coastline it will include an AED 1 billion Dubai Eye wheel, in addition to retail, residential, hospitality and entertainment components. ‘Build it and they will come’ was once Dubai’s mantra. While the city may not been quite as brash in its confidence as it was before the global recession, faith has been restored, and as a result prices and rental rates look set to continue their upward trend for the foreseeable future. –Sarah McCay

our knowledge is so very highly specialised. “Take penthouses, for example,” says Alex Von Sayn-Wittgenstein, Luxhabitat’s luxury pentominiums specialist. “There is probably only a handful of brokers out there who really understand this market. You have to know who is going to be interested in a fantastic penthouse in Le Reve or Burj Khalifa. You are talking to very knowledgable buyers about a highly specialist property. The more unique the property, the more specialised the brokerage process becomes.” LISTEN TO THE EXPERTS A key reason why property sales fall through is the unrealistic expectations of the owner, notes Oriol. “It helps to take the advice of the experts when pricing a property, as they will know the market well and understand what prices are realistic.” Luxhabitat’s repeat business is the most telling proof of the company’s expertise. “Our clients return to us time and again, knowing that the service we offer is trustworthy and reliable,” says Oriol.

FIND YOUR AUDIENCE “You need to make sure that the best possible selling message is being sent out about the property,” notes Ariadna Casanovas, Luxhabitat’s Marketing Manager. A good set of photographs in a glossy brochure alone won’t guarantee you a sale (although a bad set of images can certainly put off would-be prospectors). The Luxhabitat team uses the most sophisticated and effective marketing tools available, carefully controlling and targeting where properties are marketed. By assigning the property to a sole agent, enquiries are carefully managed and the seller avoids time-wasters and speculative enquiries. “At the top end of the market it becomes very personal and face to face, and we make sure you are talking to the right buyers” notes Alex. “We have the right environment to welcome high-net-worth individuals, and more and more buyers are known to Luxhabitat. Around half of our properties are sold to direct clients of Luxhabitat.”

LUXURY TAKES TIME “Sellers frequently ask us ‘how long will it take to sell?’” says Oriol. There are things that make a property easier to sell, and Luxhabitat offers a full advisory service in this regard. Things such as the developer’s reputation, condition of the property all come into play, and Luxhabitat offers advice on where a seller can make improvements to increase a property’s appeal. “It can take around six months to sell a property,” notes Luxury Sales Specialist Stephan Hirzel. “Although the average is probably a little longer than that. ON THE WATERFRONT DUBAI’S CREEK EVOKES THE CITY’S PAST Dubai’s history is inexorably connected to the ocean. From its earliest times, when fishing and pearling formed the mainstay of the little settlement’s nascent economic activity, to the modern era when Dubai’s audacious land reclamation projects have put it on the world map (and changed a few world maps, too), the inlet of sea water known as the Creek has played a key part in Dubai’s growth and development. Today, seafront properties continue to demand high premiums, but it doesn’t cost anything to immerse yourself in a little slice of history. A stroll along Dubai Creek’s wharf offers a glimpse into the city’s recent trading past, with goods still delivered on creaking wooden abras that bob in the water. Sailors load and unload cargo ranging from fridges and electrical goods to spices, bags of rice and even the odd car tyre. It’s a far cry from the polished cathedrals that are Dubai’s shiny new malls, but a charming reminder of how connected through trade the city remains, and how its waters continue to exert an influence on its economy today. “The creek and its surrounding neighbourhood constitute a valuable site where natural, architectural and cultural components create a unique, urban landscape where influences and human interactions from the entire Gulf region mingle,” noted Unesco experts last year, when discussing the possibility of formally recognising the significance of Dubai Creek. It hasn’t happened yet – but watch this space.
