Penrith Park

paradise By Rosie Duff

The Southern Supreme Renovation of the Year went to Dunlop Builders for their work on ‘Penrith Park’ in Wānaka. Image supplied courtesy of Dunlop Builders.

Take a much-loved holiday abode on a coveted site with panoramic views of Lake Wānaka and the surrounding mountains. Add a brief to maintain as much of the character of the original dwelling as possible, and mix in a design that balances modern life with functionality and efficiency. This recipe for blending the old and new has produced a flawless holiday home renovation for current and future generations of the owners to enjoy. The winner of the 2021 Southern Supreme Renovation of the Year award, this architectural extension by Salmond Architecture and Dunlop Builders, accommodates an expansive kitchen, living, dining area, master bedroom with ensuite, and separate sleep out. The updated interior boasts a blackened steel feature wall and polished concrete floor, while the open plan kitchen enjoys engineered stone and stainless steel bench tops. 6 | B&R

The extension provides a refreshed living space and kitchen. Image supplied courtesy of Dunlop Builders.

The dining and living area is surrounded by ceiling-to-floor windows which highlight the formidable drama of Lake Wānaka and invoke a sense of renewal and energy. Meanwhile, the living area leads out on to the large deck, sheltered by over-sized eaves which mirror the original design. The exterior, which is also inkeeping with the existing house, was built using Rosenfeld Kidson vertical cedar cladding and plaster.

www.buildandrenovate.co.nz

The judges of the 2021 House of the Year Southern Region Awards described this project as a clever, seamless renovation that embraced and built upon the original form. “There has been a great use of materials and serious attention to detail, resulting in a beautifully-finished home. The renovation is one that will stand the test of time.” Indeed, new life has been brought into this cherished

family space whilst retaining the existing relationship between the owner, the home and the land. This extension feels so very organic, whilst still comfortable and practical – as though it’s always been there. From custom-designed steel sliders to carefully selected artwork; everything fits together seamlessly to result in an elegant finish. Builder: Dunlop Builders Architect: Salmond Architecture

Lighting the way A light, bright home is a must-have for Kiwi homeowners. With a Solatube Daylighting System installed you can f lood your home with beautiful natural sunlight all year round, even through the winter months. There’s a raft of reasons to love sunlight. Compared with electric lighting, natural light is easier on the eyes, it shows off colours more vividly and it can even improve your circadian rhythm, helping you sleep better. In short, natural light is good for you.

Most homes have the odd challenging dark corner or windowless room and that’s where Solatube comes in. This easy retrofit solution directs natural light right where it’s needed. You can light up that dark hallway, walk-in wardrobe or bathroom without any costly design or building work. Highest performance The key to Solatube’s incredible performance is its Spectralight® Infinity lining – a special super reflective material that bounces light through the Solatube and into your home. It is the world's most reflective tubing at 99.7% spectral reflectivity. Plus, it has the purest colour rendition possible. Solatube backs that up with a Highest Performance Guarantee and an impressive 10-year warranty so you can be assured you’re getting the very best. Light made better Improving on natural light might sound like a challenge but Solatube has done it by filtering out damaging UV rays. Your family and furnishings will be safe bathed in the full spectrum of light you want and none that you don’t. 8 | B&R

Goldilocks light The patented dome on Solatube helps to ensure it’s never too dark, never too light, but always just right. Carefully placed facets ensure that plenty of low angle light is brought into your home in the early morning, late afternoon and in the winter months. During harsh peak sunlight hours, it brings a lower proportion of light, keeping light levels comfortable inside. Easy install The non-intrusive nature of Solatube means it can be installed in just a few hours by a certified Solatube installer. There is minimal disruption with no structural changes needed. It can be installed in almost any New Zealand home and, because there are flashing kits for almost every roof type, there is a no-leak guarantee. Customers love their Solatubes, often saying they keep thinking they’ve left the light on.

“I love it. Always thought the before and after photos were a bit of artistic license but, surprise, it’s true!” - Gary Sheppard “Fantastic. This is the 5th solar tube I have had installed over the years. Great company. So quick to install and absolutely no mess.” - Maggie Gifford

Technology in the Home

The rise of the smart home By Megan Dunn

The main concept of interior design is enhancing the interior of a space to accomplish a maximised version, complete with all the right aesthetics and amenities for people to live well in their chosen environment. Seems pretty straight forward, right? Well yes, but like all spheres of our lives in the 21st century, technology is rapidly transforming the world of interior design making the capabilities of a space endless in a way not possible a decade ago. 2022, the year we have not only smartphones and smart cars, but now the steady growth of the smart home in New Zealand, revolutionising the meaning of convivence in and around our homes. A smart home is a home system where devices and appliances can be seamlessly controlled on

mobiles remotely from anywhere with an internet connection. Its possible functions can extend to every room in the home from the bathroom to your backyard.

Updates to an app when your washing load is completed? Having full control of your speaker system on your phone? All easy tasks with an automated home system.

Checking security camera footage while away? Wouldn’t it be helpful to pop on the heat pump before you arrive home?

By the end of 2023 globally there will be over 300 million smart homes and more than 6.4 billion smart home devices — an average of 21 per smart home, this is according to a report by research firm Strategy Analytics. It’s no surprise that smart homes are gaining momentum as not only can they save you time and offer a new level of ease, the system can also improve security and comfort all whilst adding a new layer of value to your home. Technology commentator Peter Griffin shares via Stuff, “I think New Zealanders are still getting their heads around how to utilise smart technology and we’re not really at a point yet where it’s all unified on one network, but we’re rapidly getting there. “By 2023 we’ll be in a situation where the average, middle-class home will have 20 plus devices that are talking to the cloud, talking to each other, and have voice activation.”

10 | B&R

www.buildandrenovate.co.nz

Many companies are now offering the installation of automated home systems in New Zealand, at an affordable cost with a non-invasive approach, meaning homes of all different shapes sizes and age can get a tailored system which works for their home and budget. Just want a few smart features in selected rooms, or your whole home kitted out? The option is yours. If you have been thinking that it’s time to bring your home into the modern age, now is as good a time as ever. Although initially the whole process may seem daunting, there are many uncomplicated approaches for installation. The best port of call is to do some research online, accessing who offers what near you. Somewhere as simple as Bunnings Warehouse is a great place to start. Since we're living in a smart world, it makes sense that we are progressing in wanting our homes to match this level of intelligence. Check out your smart home options, it really does go a long way in making life easier, and more fun — crank the speakers!

Maximising

your home office space

The abrupt closure of many offices and workplaces in the wake of the pandemic has ushered in a new era of employees working remotely.

Alternatively, if sitting down all day is just simply not for you – why not consider forgoing a chair altogether and trialling out a standing desk?

By Rosie Duff

Keep it light, and bright

Interestingly, a study commissioned by the University of Otago found that out of 2,500 New Zealanders, 73 percent of people felt “equally or more productive” when working from home during the pandemic and a further 89 percent wished to continue post-lockdown.

Office spaces are notorious for their stark fluorescent lighting. This can induce headaches and ultimately impair your ability to work effectively. Fortunately, when it comes to home offices the power is in your hands – literally! The goal is to illuminate the entire space without creating unwanted glare. So, try positioning yourself next to a window with curtains you can adjust throughout the day.

Though, while the idea of working from home sounds great in theory, it means welcoming work into the sanctuary of your living space. Not to mention, it’s also distractions galore. With this in mind, a dedicated work space in your home helps you set aside household disturbances and more importantly, focus on the task at hand. Vital points to consider, are how do you like to work? When are you most productive? Keep in mind that you needn’t sacrifice form for function. A well-designed office space should balance both. Once you’ve found a designated space to work, it’s time to start piecing together your space.

Accessorise accordingly Ideally, a home office should be decorated minimally enough to keep you engaged, yet interesting enough to keep your creative juices flowing. After all, you’ll be spending a large portion of your time there. It doesn’t matter how put together your space is; it’s inevitable that your home office is likely to feel dull over time. Few spaces demand a sprinkle of greenery as much as a home office. Since plants naturally grow and change, they can be a great

Conversely, lampshades soften and scatter direct light, while an upward-shining floor lamp bounces the light off of walls and ceilings. Lamps with built-in dimmers also allow control over your home office ambiance.

Though, while the idea of working from home sounds great in theory, it means welcoming work into the sanctuary of your living space. Not to mention, it’s also distractions galore.

way to keep your space feeling new and interesting.

a suitable work surface and chair is truly an act of self-care.

From a bookshelf layered with family heirlooms, books, and magazines to a piece of artwork that you love, it’s important to decorate your space with items that bring you joy. A Moroccan rug or adding a colourful throw to your office chair is also a great way to freshen up the area.

With this in mind, you’re going to want to seek out a chair that is ergonomically correct and offers lower back support. In terms of a desk, start with one that’s large enough to serve as a comfortable workspace, and tall enough to accommodate your legs. Practicality is key.

Invest in the essentials Research has continually shown that working hunched over is detrimental to your shoulders, back and neck. So, spending the time to find

When it comes to aesthetics; blonde wood against white walls makes for a sunny, serene space. However, don’t be afraid to branch out and try different combinations to see what works best for you.

Sort a storage solution It’s no secret that home offices can get cluttered fast. To keep the mess at bay, invest in a storage option that works best for you. First, ask yourself, what type of equipment do you use for your job on a regular basis? Then, consider what supplies you need, but might not need full-time access to? Once you’ve worked this out, get to work designing your storage setup – from drawer organisers through to filing cabinets and floating shelves; the options are endless. Though do keep in mind, sometimes less is best. Accumulating piles of bins, folders and organizers sometimes creates more clutter, rather than prevents it.

The global pandemic has changed the face of the home market, instigating great opportunities in design and construction. Delivery times and access to products may be affected but the desire for the comforts of home and the ability to innovate far outweigh the negatives. In the past year many international Kiwis have returned home and New Zealand Kiwis adjusted to life without travel. The result was a building boom in the domestic renovation and building market, with an emphasis on the most functional spaces: bathrooms. They are a place of relaxation and escape, a haven to pamper oneself and revitalise and are being paid increased attention during design phases. Bathroomware market leader Oakleys Plumbing Supplies reports that current customers are not shy about achieving the best results they can, with the demand for top-quality bathroomware and plumbing systems higher than ever. People are not only building for function, there is an aspect of comfort and pride in their projects, too.

Oakleys’ commitment to both New Zealand manufacturers and the best of the European suppliers, ensures customers are never without choice of product. Popular amongst homeowners at the moment are tapware in living metals which patina with age, and concrete basins and baths with their raw beauty and anchoring effect. German designed thermostatically controlled shower systems are in demand so you never have to worry about consistency in water temperature again, as are intelligent toilets which incorporate bidet systems and therefore an environment of increased hygiene. Oakleys has a talented team of consultants amongst its four stores, who not only have encyclopaedic knowledge of bathroomware products, but also offer design services, spatial planning advice, colour consultancies and

an architectural service for architects and designers. As a result of increased demand in the bathroom industry, the Oakleys Group is in the midst of a showroom rejuvenation programme. Both Nelson and Cromwell stores have their state-ofthe-art showrooms open with Dunedin’s renovation currently in design and Christchurch’s to follow. Designed by award-winning designer Davinia Sutton, the showrooms introduce a standard rarely seen in New Zealand showrooms before. Davinia has created a raft of concept bathrooms showcasing the company’s amazing product lines and teamed them with impressive lighting, and beautiful tile, wallpaper and paint choices to showcase exactly what is achievable in today’s bathroom design world.

The showrooms also feature kitchen and laundry products, extensive tapware collections, and working displays where you can test products before you buy. Oakleys’ dedication to design, workmanship and service has been evident since the company was established in 1875. When Henry Oakley and John Morgan Taylor founded Taylor & Oakley Plumbers Iron and Tinplate Workers, Gasfitters and Bellhangers, Christchurch was a newly established city and their products were the preferred fittings by reputable plumbers. Now 145 years later the company proudly maintains its locally owned and operated status with the owner of each branch found on the shop floor every day. This dedication to locals helping locals is at the forefront of the exceptional Oakleys’ service.

How to zhoozh up your home with colour Everyone appreciates a unique house because you can tell a homeowner has put a lot of time and effort into customising their house. One way of zhoozhing up the interior and/ or exterior of the house, simply and without spending your salary you’ve been saving up for months, is by bringing colour into your home. Look no further. Follow these tips, tricks, and trends on how to zhoozh up the house with colour. Dulux New Zealand is one of the country’s most popular and trusted paint companies.

The company offers many services such as colours, products, support services, design inspiration, and many other tools and resources. Dulux is known for recreating bland homes into bright or neutral beautiful homes depending on what the consumer wants. The company’s colour scheme ranges from whites, neutrals, greys, and browns to purples and pinks, blues, greens, yellows, oranges, and reds. Dulux New Zealand’s colour specialist, Davina Harper, believes painting a room is a great way to zhoozh up the house simply and cost-effectively. A current trend is using a small amount of colour to paint a wall or two walls behind the bed or TV, she says. “Just to add colour simply to a space can make a huge difference.” She also suggests people paint their front door to create a

“dramatic effect and personalise their home”. This way people can get a sense of what someone’s house may look like from the inside. Davina also says it’s a good idea to choose colours you like, rather than what’s on-trend at the time, as trends are always changing. The good thing about doing a paint job is the colour can easily be changed in the future, she says. “Paint is the most cost-effective way to change space up.” Dulux doesn’t set prices, but there’s a paint calculator available online to calculate how much it would cost to paint a room. Prices and litres of paint vary depending on what needs to be painted such as a wall or room, and the size of the room. Bunnings sells Dulux’s one litre of interior paint in low sheen orange which costs $59. Dulux’s two litres of paint in low sheen blue costs $85. To do the ceiling with Dulux’s four litres of white paint will cost $75. These prices compared to buying artwork, wallpaper, tapestry, and so on, which can cost hundreds of dollars, are more cost-effective. Depending on the skill levels, painting can somewhat be more time-efficient as well, although some projects may take longer than others.

Time efficiency depends on the size of the room and whether the walls are ready to be painted, or whether the walls already have wallpaper up, which will need to be removed before painting, Davina says.

Dulux Flourish in the living room with different shades of blue. Paint: Walls and trim - Dulux Kenepuru Sound. Chimney breast - Gold Vintage Gold Effect. Ceiling -Sandfly Point Half. Artwork: “Kimono” Limited Edition Print by Jai Vasicek.

“Most people can give it a go!” Another tip Davina advises is adding colour to a room that is not used as much as others, such as a bathroom or laundry. “Add colour to your space by painting rooms you don’t always spend time in. Small spaces also make a big difference. This can lead to people commenting on it.” According to Dulux, whether someone wants the home to have a traditional or modern look, having a bit of colour will show flair and the way the home feels. Play around with colours to create a mood. You can always use other colours in other rooms to create another feel. Whites and neutrals create a timeless feel, whereas hues create a modern look. Baby blue creates a lot of relaxation and summer vibes, and can easily complement other colours for interior and/or exterior areas. Bright yellow brings sunshine, warmth, and happiness to the room.

A bold red stands out, as it represents energy, passion, and love, but goes well if you colour-coordinate the room with white, rather than have another prominent colour such as dark green, which will give an endless Christmas effect. Understanding how different colours work together to create a mood is beneficial, so decide how you want your space to make you feel. Colour can also be seen as a tone. Lighter tones create a relaxing, fresh feel, whereas darker tones create more of an outrageous and bolder feel, and usually suit bigger spaces like a bedroom or studio. White and neutrals create a fresh, natural, and timeless flair, which can be paired with any other colour or look fantastic on its own and are often painted in the kitchen or lounge. Be sure to check out Dulux for professional advice, inspiration, and samples to help choose which colour is best for your home: www.dulux.co.nz.

Tiny Homes

Making more from less The big benefits of building small

With rising house prices in New Zealand and more people choosing to live a life with less, tiny homes are quickly becoming a popular phenomenon. Whether someone is downsizing, wanting to live a more minimalistic lifestyle, or likes the idea of having more money in their back pocket, tiny homes have benefits to suit everyone. The tiny home movement is already huge in the United States and is continuing to grow in New Zealand, with thousands of homes being built in the last few years. Build Tiny director and designer Gina Stevens says skipping the mortgage and being debt free are some of the greatest benefits of owning your own tiny home. “Tiny homes cost a fraction of the average house price, meaning that what you can save for a deposit on a normal home could buy you a bespoke highend tiny house outright - and you can skip the mortgage all together.” But it’s not just affordability that is driving the tiny home movement adopting a more minimalistic lifestyle is a popular decider for many people too. “People are seeking simplicity; we’re getting more aware of the negative impact consumerism and busyness has on our mental wellbeing, and we have more of an idea of how not having junk cluttering up your space can have a dramatic impact on your mental health and your peace of mind.”

“I really wanted a tiny house, but back in 2016 there weren’t any professional tiny house building companies out there, the movement was still very young, so the only option was DIY. “I started designing concept plans and discussing them with Jason (an LBP builder), he offered to help teach me the tools and built it with me.” During the build the whole family got involved and we really enjoyed the process. We could see an opportunity in the market for professional tiny house builders and that’s when Build Tiny was born.

Now Gina’s sister Amy, parents Ian and Diane, Amy’s husband Jason, and Jason’s brother Hayden all have roles within the business. While working in a family-owned business could be a little complicated at times, Gina says she wouldn’t have it any other way.

advance each year. To keep up with the demand, a builder, cabinet maker, boat builder and office manager had also joined the team.

“I’m sure we’ve bored many dinner guests with far too much ‘shop talk’, but there is no shortage of familiarity going around and you can always count on family.”

“We invest a lot of time with our clients to make sure the design suits their way of living perfectly. If they need a special hidden closet for their gun safe, or a large drawer big enough for their Kitchen Aid mixer, those seemingly trivial features are actually crucial to liveability.

Since establishing the business, the team were almost always booked out nine months in

The response from those who are living in one of our Build Tiny homes has been overwhelmingly positive, Gina says.

“We’re always aiming to create nurturing, feature packed, creative spaces that feel like home to those that live there. There is no ‘one size fits all’ for tiny homes.”

These were just some of the benefits that appealed to Gina when she built her own tiny home.

As Build Tiny continues to grow, Gina and her team are always looking for ways to make the building process more efficient for the client.

After working professionally as a graphic designer, Gina took the plunge to design her own tiny home in 2016, alongside her brother-in-law Jason.

“We now provide clients with regular progress photo updates all from an app on their phone and they get full visibility of the building schedule.”

Landscaping

Creating distinctive outdoor areas

Entertaining outdoors with family and friends is now standard fare for the Kiwi lifestyle and this means our outdoor living areas have evolved far past the humble deck. We have seen a trend towards multi-purpose outdoor living areas that are not only practical, but also incredibly stylish spaces. Award-winning garden and landscape designer, Sandra Batley from Flourish Garden Concepts, talks about how to create a great outdoor area. What are the essential elements to incorporate into any outdoor living space? The essentials are practical things like a seating area that is big enough to incorporate an outdoor dining table and a barbeque that people can move around effortlessly. Shelter from the rain and protection from the sun in the 24 | B&R

form of an outdoor umbrella, pergola or shade sail. Privacy is also very important, especially in high density residential zones. This can be created with careful strategic planting, screens and other hard landscaping features. Important but not essential is outdoor lighting and irrigation. Best piece of advice for those embarking on a garden makeover?

Keep the design simple but above all functional; don’t fall for fads or quick fixes. Get a plan which really excites you and fits your budget.

Work with a designer to help you get those ideas out of your head and onto paper. Get a master plan created personally for you, so you can work on it yourself as funds and time become available, or get priced up by a reputable landscape contractor.

What is the most common mistake people make when renovating their outdoor space?

Remember the plan is only as good as the execution and a good designer can put you in contact with the right contractors.

Most people think they can do the work themselves instead of paying for a professional. They tend to make costly mistakes and end up with a really bad result.

www.buildandrenovate.co.nz

People under estimate the amount of time, work and money it takes to create a great looking outdoor space.

It is also common to see cost cutting on essential elements such as good drainage and ground prep. What is the key to creating a stylish and functional outdoor living area? Keep the design simple but above all functional; don’t fall for fads or quick fixes. Get a plan which really excites you and fits your budget. You’re better to choose high-end materials that last the test of time. What are some simple steps to enhance a deck from drab to fab? Simply, clean sand and stain especially if it’s looking worst for wear. A fresh coat of stain can do wonders, but do a test first! Dress up the deck with stylish pots and beautiful plants and outdoor furniture. To find out more about Sandra Batley and Flourish Garden Concepts, visit: www.flourishgardens.co.nz

escapes

Private

• Bring the inside out – like how every room inside your home has a personal touch, style your patio to match your outdoor space. This reinforces the seamless flow of your home and creates a sense of cosiness. Bring out potted plants, throws, cushions, candles, lanterns and rugs, and framed pictures to give your space an attractive lift and character.

Creating an outdoor area with form and function With outdoor living now a key component in the Kiwi lifestyle, looking after your outdoor entertainment area is almost a must.

• Rain or shine Mother Nature can turn at any time, so it’s a good idea to prepare your outdoor space for the worst, as well as the best of weather. Integrate a screen or roof for over head protection and use waterproof covers to protect furniture which tackle the issue of mildew, dirt and fading.

So, if your deck and its surrounds are looking a bit worse for wear, here are a few simple steps to return it to its former glory and into your perfect, private escape spot. • Host an occasion without having to walk the length of one side of Hagley Park to get to the party by keeping tables and chairs in a space closer to where you are likely to serve food and drinks. An easy flow makes hosting simple and not an embarrassing story to tell later on. • Make sure you have sufficient tables, chairs, benches and storage, to ensure everyone has a place and will make serving much easier .

When the party’s over, bring furniture inside to a suitable clean and dry area to keep it looking newer for longer.

• The outside area needs to be able to cater for different occasions. By incorporating elements, such as lighting, plants and space for entertainment, will set the tone in whatever way you like. Think usability and multi-functional at all times.

• Gardens which include concrete areas don’t have to be boring. Stone paving comes in different shapes, sizes and natural stone colours so don’t be afraid to play around. To break up concrete areas and add texture to your landscape why not add gravel. 26 | B&R

www.buildandrenovate.co.nz

• Soften areas by planting trees, plants and hedges, and use fences or walls to create privacy. Hang up lightweight fabrics as an alternative way of breaking up space; blocks of walls and fences can make spaces feel small, whereas fabrics create a feeling of openness whilst still separating areas.

Outdoor Concrete Concrete’s versality comes from the unique property of a building material that is applied in liquid form and hardens to be the most durable outdoor surface material in the market. How do you achieve excellent results in concrete? It can be an unforgiving material if not well planned and executed. Start with great design. What is the goal? Function? Aesthetic? Maintenance? Budget?

Beautiful, natural, versatile, durable Outdoor concrete is an inexpensive, durable and easily maintainable building material allowing complete flexibility over design using one or a mix of colours and textures and finishes.

Decide on all of these with a trusted and proven designer to maximise potential for the perfect result. www.nzila.co.nz/ directory is the NZ Institute of Landscape Architects’ members directory - a handy resource to assist in selection. Choose your contractor wisely. Check their previous work. I would advise choosing a member of the NZCCA (New Zealand Concrete Contractors Association, (www. nzconcretecontractors.org.nz), for their commitment to best practice guidelines. While you are on their website, note some things to look for in a contractor. Contractor is a clue get a contract agreement. Ask your contractor who their concrete supplier is and insist on a known and trusted concrete supplier. Some concrete suppliers have specified outdoor ranges of concrete that are able to be replicated from job to job and are less prone to changes of input

materials over time: www.alliedconcrete.co.nz/ products/decorative-concrete www.firth.co.nz/concrete/ decorative-concrete. This is especially important for larger areas requiring multiple concrete pours. Think hard about what else to include in your concrete area/ outdoor design - concrete goes beautifully with other textures, colours and structures.

Outdoor Concrete because as a responsible supplier Allied Concrete have a published EPD (Environmental Product Declaration) - the first company in the Southern Hemisphere to achieve this back in 2014. This gives an independently verified eCO2 (embodied carbon dioxide content) for all their standard mixes. Using this data, the mix chosen could be supplied as an “ECO20” – or 20 percent reduced carbon mix, saving 1.1 tonnes CO2 on the project. As a quick example - if you excuse the amateur photography - these two pics were taken at time of writing right outside my home office. They highlight the versatility of beautiful natural local Greywacke riverstone exposed aggregate concrete with surrounding colours, textures and structures forming functional large and small areas.

The larger driveway provides a hard-wearing functional off-street carparking area and working surface for weekend warrior projects outside the garage (that explains the sprinkling of sawdust). It’s an unsealed natural colour and really makes the soft green of the bamboo and cedar highlights of the house into the ‘colour hero’.

The smaller outdoor area was designed as a morning sun respite, with some native planting and offset shapes disguising the real goal low maintenance! Interspersed crushed blackhead stones not only control weeds but provide colour and shape contrast. This concrete supplied by Allied Concrete was also chosen

There are many reasons to select outdoor concrete and make it a successful value adding feature of any built environment. Perhaps there is cause to upgrade the title line: Beautiful, natural, durable, versatile and responsible. Home Improvement Recladding opens up your home to additional renovations and is often used as an opportunity for home extensions, as the recladding process requires going down to the framework of the home, to begin with.

Renovating leaky homes

As many New Zealand homes were built without the modern design foresight contemporary homes have, an opportunity to increase the floor space in your home is a welcomed renovation for most.

Leaky Home. Two words that will send a shiver up the spine of any homeowner.

It has been a blight on the New Zealand housing market for almost two decades and still affects the buying and selling of houses to this very day. So how did we end up in this situation? And is a leaky home the financial death sentence many believe it to be? There was a whirlwind of circumstances that culminated into the nationwide leaky home dilemma. The leaky home crisis is an issue that relates to a high number of homes constructed between 1994 and 2004. These timber-framed buildings share a common issue revolving around a fault in their weather tightness. This resulted in a range of serious issues for the building and homeowners. One of the most prevalent issues is the timber framing decaying, and in extreme situations resulted in the building itself becoming structurally unsound and therefore unsafe to reside in. Leaky homes also were prone to mould and spores developing around the damp timber framing, further imposing health risks on their occupants. By 2009, the repairs and replacement costs were estimated to be over $11

So if you are in the situation in which you need to repair a leaky home, take a breath and see if there is an opportunity in it.

billion and have continued to grow in the 11 years proceeding.

home can be an opportunity to modernise it.

If the renovations are implemented smartly and by a knowledgeable team, you may have the chance to improve and modernise your home.

A major contributing factor to the leaky home crisis was the 1991 Building Act. This came into law in 1993 and ultimately changed a prescriptive system into one that is more of a selfregulated regime.

It offers you a blank canvas to create a home that is distinctive to your taste and an opportunity to breathe new life into a home that has great bones.

It can be a chance to use recladding to create a statement home, one that fits the vision of your perfect abode.

This resulted in a handing over of responsibilities to the private sector to hand out building consents. This system was taken advantage of, resulting in a cash grab to hand out these consents without the adequate documentation, failing to conduct building inspections during construction, and handing out compliance certificates for buildings that should never have been granted one in the first place. But is it all gloom and doom for the owner of a home that has been deemed a leaky home? While it is by no means ideal needing to reclad your home, there can be positives if it needs to be done.

With crisis often comes opportunity Many property experts will claim that curbside appeal can increase your property value by up to 25 percent and recladding your

Quantity Surveyors and Project Assessment

Ensuring your project stays on track If you are thinking about subdividing a property, it’s useful to review the steps you’ll need to take. Whether you are thinking of carving off the back of a section to make two lots, developing a lifestyle block, or planning a large multi-development subdivision, the process is similar - it’s just the scale that changes. Checklist: • A feasibility study provides a thorough report on the subdivision options for the site as well as any restrictions, issues or considerations that should be known about before proceeding • A site investigation, including a geotechnical assessment • A topographical survey, is required in most instances for subdivison/engineering design • A Subdivision Scheme Plan is then prepared with input from a Licensed Cadastral Surveyor 36 | B&R

for more infill subdivisions, particularly if an existing building has been condemned there’s more leeway to develop sites.

• Infrastructure design for the provision of sewage, water supply, stormwater drainage, power and telecommunication services

“There are some good opportunities to look at sites in new ways – to maximise the developments and ensure that we make the most of each property.”

• A subdivision consent, is required for all types of subdivision and will include an Assessment of Environmental Effects • Site works are then undertaken to form access, building platforms and to install infrastructure • On completion of those works s.224c Certification is obtained from the Council • The Land Transfer Survey can then be completed and new titles sought. For first time developers it can be daunting to review all the steps that need to be taken in order to subdivide. throughout the process to ensure that all works and services are carried out and installed to the Council’s Infrastructure Design Standard. Derek adds, “One of the key factors that should be considered is availability of consultants. Find out contractors’ availability as that will have a huge impact on the speed a development gets underway – and ultimately how much it will cost. “Our teams are very responsive and can be on-site quickly, it’s our point of difference. Plus we offer comprehensive experience; over the last 18-years we have carried out over 1,000 subdivisions, and over 4,000 topographical surveys.

ways to create a

Most buildings are renovated for functional and energy reasons, but there are other equally important advantages to focus on in a renovation or building project − such as health, wellbeing and comfort. So here are some pointers to consider when building or renovating to ensure your home is a healthy one.

1. Correctly positioned windows make the most of fresh air No one can live without fresh air − and the same goes for your house. More often than not, we cannot sense pollutants in indoor air, but they will affect our health and wellbeing. This is why our houses

should offer protection from the hidden pollutants we discharge when we cook, or that are given off from building materials and furniture. By positioning your windows correctly, you can enjoy the benefits of natural ventilation that will rapidly improve the indoor air quality in your home.

2. The right amount of

daylight at the right time Waking up to natural morning light, plenty of daylight throughout the day and darkness at night are crucial to our health and comfort. Light and darkness are key elements in keeping our internal body clock and circadian rhythm synchronised. So investing in appropriate measures at home to provide daylight and darkness, such as windows and blinds, can pay big dividends.

3. Bring nature inside

Living in close contact with nature improves your mood, creates better health and reduces stress, which is why we need to bring nature inside our houses. When building a house, it is worth considering having at least one outdoor or semioutdoor space − such as a garden, terrace or balcony. Another option is to make sure that the house provides you with a generous view of the sky and ground; this brings nature inside too.

4. Rid your home of stressful noise Apart from being a source of irritation, unwanted sounds, like loud traffic, can cause stress and have a direct negative impact on our wellbeing.

External noise from rowdy neighbours, and internal noise from heating/cooling or ventilation systems, should therefore be kept to a minimum. And even lower noise levels are needed at night.

5. Take control of indoor temperatures One of the factors most crucial to our indoor comfort is avoiding unpleasant indoor temperatures. We spend 90 percent of our time indoors, so make sure that indoor temperatures follow the same rhythm as those outdoors, which rise during the day and fall at night. Because our bodies are designed to follow the rhythms outdoors, this will automatically achieve what we feel is the most comfortable indoor temperature.

Glass & Glazing

The benefits of getting

DOUBLE GLAZING By Natasha Parrant

Reduces outside noise

We all like to keep warm and one way of keeping warm, which saves costs in the long run, is by double glazing.

Unwanted noise from outside can affect people’s health, feelings, and comfort. Double glazing provides more sound insulation to your glass because sound waves are weakened as they move through the doubleglazing glass.

According to Aotearoa’s Metro Performance Glass, “double glazing is made from two pieces of glass sealed together with an air space or gas in between.” Forget blankets, heaters, fires and extra layers of clothing, it’s always nice to have a home that’s insulated when it’s cold, but also when it’s warm as insulation reduces condensation. The Double Glazing Company in Aotearoa states that double glazing provides seven important things.

Decreases fading Ultraviolet light is light that causes harmful skin damage for people. Fading of furniture and carpets by chemically changing the properties of the material’s colour. Radiant heat from the sun contributes to damaging furniture through heat damage, which causes fading, and visible light also causes damage. Double glazing reduces the amount of UV light, fading, and damage in your home. Fading is reduced by 52 percent of standard double glazing with a grey tint.

Condensation control Controls condensation which forms when warm air is cooled. Moisture in the air causes condensation on the glass of a window, which creates a lot of water and eventually leads to mould and mildew.

Noise reduction is decreased by 20 percent of standard double glazing.

Reduces draughts Cool in the summer As The Double Glazing Company states “double glazing helps keep cold temperatures out” and decreases hot temperatures. Without needing to pay for various cooling systems and becomes a more energyefficient house. Solar heat is reduced by 34 percent with standard double glazing with a grey tint.

Improves health and wellbeing Double glazing can improve your temperature stability by decreasing a change in temperatures, thus creating a warmer and/or cooler, healthier, more comfortable home.

Convection currents form from the cold air, which comes from windows with gaps or poor seals, causing air to flow through. Double glazing can help minimise draughts and/or cold air.

THE DOMESTIC & SMALL COMMERCIAL GLASS EXPERTS

Warmth in the winter “Double glazing helps keep cold temperatures on the outside from affecting the climate on the inside.” Up to 50 percent of a home’s heat is lost due to windows and doors. Double glazing helps decrease heat loss and save on power bills. Heat loss is reduced by 52 percent with standard double glazing. So, how much does double glazing cost? Aotearoa’s Superior Renovations states it can cost up to $30,000 to double glaze a home around 100 square metres in Auckland. However, you can search for double glazing estimates online.

Otago/Southland

Southland, the next

Silicone Valley

A $1 billion dollar project could see Southland become the latest cheap, ‘green’ hub for storing data and providing cloud computing services in Australasia and beyond. The first of its’ kind in New Zealand, the carbon-neutral data centre could generate up to 700 jobs during the construction phase and at least 25 permanent jobs in Southland along with additional subcontractors. First announced in December 2020, DataGrid – founded by Hawaiki Cable’s Remi Galasso alongside Callplus Ltd founder Malcolm Dick, are the company at the helm of the project, having recently purchased a 43-hectare site in North Makarewa near Invercargill. It is at this location where it plans to begin construction of a cloud computing facility later this year.

Partnering with Meridian Energy, the facility will be the first hyperscale data centre in the area. While CEO, Remi Galasso didn’t disclose how much was paid for the land, he commented that finding the right location certainly wasn’t easy. The site was reportedly selected based on a range of criteria, including a 33 kilovolt, two 220 kv power cable, low flood risk, and a distance of 43 kilometres from the nearest known active seismic fault and from flight paths and major highways. The resource consent application, which Datagrid reportedly plan to submit to the Southland District Council early this year, proposes a facility of up to 10 modules, each of 6500 square metres, which if all built would cover an area of about nine rugby pitches.

The consent would enable the data centre to consume up to 150 megawatts of power, which is over a quarter of the power presently used by Southland’s Tiwai Point aluminium smelter. Although the centre is only projected to require between 25 and 70 staff to operate once complete, Galasso suggested it had the potential to boost

the digital development of the region, “not only in Invercargill but also in Dunedin, Christchurch and Queenstown”. All going to plan, the project will hopefully be “up and running” by the end of 2023, Remi says. Until then – “We’re happy to let the current tenants – the cows – enjoy North Makarewa’s tasty grass,” Remi says.

Kaikoura

A destination

that delivers

You won’t want to miss the Ōhau Point New Zealand Fur Seal Sanctuary which is just a 20 minutes’ drive from Kaikōura. During breeding season, you can find fur seal mums nursing their pups or potentially giving birth. It’s fun to watch fur seals play and interact with one another. Although it’s exciting to get a close glimpse of wildlife, it’s best to stay calm and keep a safe distance when observing fur seals for their safety and yours.

The town Kaikōura’s name can be broken down to two te reo words: kai and koura. Kai means food and koura means crayfish as a result of the abundance of crayfish found at the discovery of Kaikōura. What also sets Kaikōura apart from other towns in Canterbury is its unique geographic characteristics. Imagine discovering Kaikōura and seeing the mountains jut straight out of the water in front of you.

Nevertheless, what you can’t see is the canyon which runs kilometres beneath the water’s surface. The unique geography of the region and abundance of food facilitates Kaikōura’s active, marine wildlife. For that reason, there’s always something to see throughout the year along the coast of Kaikōura.

A rare treat you might find near the mouths of rivers include Hector’s dolphins. Hector’s dolphins are a spectacle to be seen because, according to Whale Watch Kaikoura, Hector’s dolphins are endangered with about 300 located near Kaikōura and about 15,000 Hector’s dolphins throughout New Zealand.

According to DOC, there are about nine species of seals and 43 species of porpoises, dolphins and whales that are regularly found in New Zealand waters.

Along with Hector’s dolphins, various species of humpback whales are found throughout the world. A particular species can be found resting near Kaikōura as it

migrates to warmer waters for the winter. Another Kaikōura visitor and migratory whale includes the world’s largest animal, the blue whale. Due to the blue whale’s small numbers, encounters with the blue whale are considered a real treat. Kaikōura is home to the world’s most studied sperm whales. However, if you do spot one, it is most likely male. This is because male sperm whales are found along the coasts of Kaikōura year-round but females and calves are found in warmer waters further north. If you want a closer look and more information on the ocean’s inhabitants, services like Whale Watch Kaikoura and Encounter Kaikoura can get you close up to whales and dolphins in the area. Looking along the coast and at all of the animals that call the waters of Kaikōura home, the town proves to be a place of beauty above and below the water’s surface.
