The challenge of change “Consumers in all markets are demanding more – better service, high quality, more personalised care, greater convenience and greater social responsibility. The marina industry is not immune. Marinas that can adapt to the changing needs of boaters and align themselves with current and future trends in the marketplace will succeed.” Joe Ueberroth, president, Bellweather Financial Group, USA, keynote speaker Marinas 2011, Australia 2011 was a year in which “change” became the new buzzword, and “stability” became the new ‘excellent’. It was a year when professionals looked to conferences and trade events as true learning opportunities as well as marketing exercises, and every keynote speaker at every major trade fixture urged us more than ever to think outside the box in order to survive – and compete. It was also a year for alliances, with more emphasis placed on uniting skills via new associations, ‘institutes’, working groups. And a year when climate – both meteorological and financial – hit hard. The first quarter of 2011 brought us the worst ever flooding in Brisbane, Australia in January; Cyclone Yasi in north Queensland in February; and the most devastating of all Japanese earthquakes in March. The subsequent tsunami not only caused widespread damage to marinas in Japan but extended its reach as far as Hawaii and the US west coasts of California and Oregon. Disaster brought out the best in our equipment suppliers, many of whom moved into rapid response mode, giving generously of both time and specialist equipment. Financial markets continued to dip worldwide and lending remained in crisis – badly affecting both new build and brokerage markets. Many looked to tighten up operations and take advantage of joint venture opportunities that spread the risk and the cost whilst maximising the opportunities for greater market share or ventures into new arenas. This kind of forward thinking was coupled with some significant activity in the international marina refurbishment sector, some notable new marinas and no let up in plans and proposals. Much focus was placed on Asian markets – especially China and Korea - with new marinas and serious government backed marina planning but, as is highlighted in the 2011 Global Review round-up in this issue, progress was also made in established boating markets. 2012 will doubtless bring us some of the same, as well as a fresh set of challenges. The buzzword could well be “change” once again. Happy New Year!

Marinetek buys Swedish competitor
Sharing skills for Chinese marinas AUSTRALIA & CHINA: The Marina Industries Association of Australia (MIAA) had a significant presence at the Xiamen International Boat Show (4th-7th November 2011) and the China (Haikou) Yacht Forum (1st-3rd December). Relationships reflected in the Memorandum of Understanding signed in November 2011 between the MIAA, Xiamen Yachting Industry Association, the China Yacht Club Alliance and the Boating Sub-Branch of the Shipbuilding Industry Association were cemented. MIAA president, Andrew Chapman, said the trip was extremely successful in strengthening relationships to underpin long term business opportunities for Australia and China. “MIAA is driven to assist the development of a sustainable marina sector in China so that MIAA and its membership can prosper through the co-operative initiatives that are developed. Furthermore, a sustainable marina sector in China will result in a stronger international industry providing additional business opportunities for the marina industries in both Australia and China.” Discussions held by representatives of the organisations focused on
the ways both countries can work together to support the development of the marina industries in China and to support MIAA and its members with business opportunities in the expanding Chinese market place. There was extensive discussion about MIAA’s education programmes, aligned to standards set by the Global Marina Institute, and how education of the Chinese marina sector could fall in line with international standards. A marina industry course will be held in China in early 2012 and a Chinese delegation will participate in MIAA’s Sydney Marina Study Tour in August prior to attending the Sydney International Boat Show.
FINLAND & SWEDEN: Finnish marina design and build specialist, Marinetek Group, has acquired Swedish pontoon manufacturer, Svenska Flytpontoner Ab. The company is one of the biggest marina equipment manufacturers in Sweden and also enjoys a strong market share in Denmark. Renowned for its advanced concrete technology and industry experience, Svenska Flytpontoner was founded in 1994 and manufactures heavy duty pontoons, large breakwater elements and other types of pontoon at its own factory in Rimbå, north of Stockholm. The company has built many leading marinas in Sweden and Denmark, the most famous of which include Ina Marina in Stockholm and the America’s Cup Marina in Malmö. “The acquisition brings Marinetek an excellent production unit on the east coast of Sweden with experienced and skilled personnel,” explains Marinetek Group CEO, Ilkka Seppälä. “We now own three of the five factories that produce heavy duty pontoons in Sweden, enabling us to considerably sharpen our competitiveness in all Nordic countries,” he adds. The buy-out follows Marinetek’s purchase of Svenska Flytbryggor Ab, a former Swedish competitor on the west coast, one year ago.
Moorings plan for Marina Bay GIBRALTAR: Plans are well advanced for the construction of a purpose-built municipal mooring facility for small boats parallel to the runway adjacent to Marina Bay. The project, to be completed by spring 2012, will take four months and comprise 221 moorings. The Government of Gibraltar has been developing the concept in association with various specialist companies including EB Docking, Bellingham Marine, Halcrow Group and Van Oord (Gibraltar). The facility will be created using
Bellingham Unifloat concrete pontoons with integrated power and water supplies and an EB Docking guidance and separation system that safeguards boats during mooring operations. Van Oord (Gibraltar) has been contracted to build a

fixed breakwater. The project will accommodate all airfield safety requirements identified by an aeronautical study. A second phase in the project could also add an additional 228 small boat moorings.

Tasmania marina nears completion AUSTRALIA: A new $3 million marina is under construction in Prince of Wales Bay, Tasmania. The facility will include 160 berths for vessels up to 35m, chandlery and brokerage services, drystack for boats up to 10m, toilets, showers and laundry facilities.
Cabrillo Way rebuild boosts slips in LA USA: Freshly rebuilt Cabrillo Way Marina in San Pedro, California, is now fully complete further to many years of planning and a two phase construction programme. General contractor, Dutra, awarded Bellingham Marine the contract to rebuild the facility in 2009. The new marina features a 39 acre deep water basin with 41 acres of planned landside amenities. Extensive excavation and dredge work allowed engineers to more than double the size of the original basin and greatly expand the number of berths from 520 to 700. The original marina was long past its useful life and was becoming a safety hazard. Exposed electrical wiring, overhead utility lines and rotting timbers were some of the most obvious concerns. Outdated slip sizes, constructed for narrow beam boats, had also left a number of the berths vacant.
Old timber pontoons have now been replaced with Unifloat concrete docks, complete with modern accessories. Every boat has a finger pier on each side, its own power centre and access to pump-out hydrants positioned below the deck of the pontoon. The hydrants are accessed via a hatch in the deck. Slips completed in the first phase of construction are open and have been filled by pre-existing slip holders. The second, and final, phase has also been completed and the Port of Los Angeles anticipates opening these slips to the public in the first quarter this year.
A joint venture development between CleanLift Marine’s Pieter van der Woude and Incat’s Clifford family who both run successful businesses in the area, the marina investment is seen by Tasmania premier, Lara Giddings MP, as yet “another sign of growing confidence and prosperity in the Tasmanian economy” and a much needed investment in terms of infrastructure. “There has been significant growth in the recreational boating market and a clear trend in boat owners moving their boats to marinas rather than swinging moorings due to safety and convenient access,” she said. “This has led to a shortage of quality marina berths in southern Tasmania, with waiting lists at all existing facilities. This project will help fill a gap in the marina market.” The marina is expected to be complete by March.
UK: Premier Marinas has introduced a new free of charge package for customers leasing a berth of over 14m at its Brighton Marina facility on the south coast. The new ‘Premier’ deal offers a designated berth with quality dock fenders and mooring mates, personalised boat nameplate, yacht club membership and free WiFi. Premier berth holders also benefit from a package of rewards that includes 42 complimentary visitor nights at other Premier facilities, cheaper fuel and special insurance benefits.

ART wins Durrat management contract BAHRAIN: Durrat Marina has signed a Memorandum of Understanding (MOU) with marina development, management and operations company ART Marine. The agreement was cemented at the Bahrain International Boat Show last November. Waleed Saffy, CEO of Durrat Marina, commented: “Durrat Marina is intending to deliver on a new vision for a marinabased luxury development. Our project centres on the provision of a lively and distinctive area for water-based activities, and our marina development is at the very core of this. The marina will be able to enjoy a range of facilities and activities such as water sports, boat maintenance and servicing, service hangars and dry boat parking, amongst others.” ART Marine general manager

First phase development for Great Dock NETHERLANDS: Walcon Benelux has recently completed Port WVH, a 106-berth project at the Great Dock, Hellevoetsluis. The facility accommodates boats of 6 to 15.5m and also offers storage and office space in a secure and well protected location. The installation called for 51 finger pontoons of 4.5m and 7.5m in length, along with cleats, fire extinguishers and life belts. Walcon also handled all the piling work required for the marina and for the office and toilet facilities. The project took three months to complete and the dock was opened in a formal ceremony organised by the municipal authorities. Discussions are now under way regarding the development of the quays on the east side of the Great Dock.

ST LUCIA: The government has approved a range of revised policies put forward by the St Lucia Ministry of Tourism and Civil Aviation to help stimulate growth and development of yachting in the country. Several proposals presented by yachting director, Cuthbert Didier, will facilitate clearing in and out of the country and also ease taxation. IGY Marinas, which works closely with the Ministry, Tourist Board and St Lucia Government, and operates one of the most important marinas on the island, has applauded the new regulations. The changes, which greatly improve and support yachting for private and charter purposes, include:

Permission for yachtsmen to stay in St Lucia for up to six months • Temporary residents with yachts can stay for up to three years without paying tax or duty on their boats • 100% waiver on duty and tax for imported boats • 100% waiver on income tax from operations for local charter companies for five years (subject to staffing level and size of fleet) • The formation of a Yachting Committee • 100% waiver for five years on import duty and consumption tax on equipment and materials imported or purchased locally for the purpose of servicing boats (subject to approval of the bill of quantities) • Visa waiver for Russian and Australian nationals “These crucial changes benefit everyone in the yachting industry, from owners to crew, charter guests and yacht businesses as well as residents of the island itself,” Cuthbert Didier commented. “We have been working on implementing these changes for some time and anticipate great results for all involved.” Sopromar has over 20 years’ experience in boatyard management and is a market leader in Portugal. Berthing boost in Le Havre FRANCE: Work is under way on a new marina in an existing dock basin in the town centre of Le Havre. Known as Vauban Dock Marina, the facility is being fitted out by Poralu Marine and will provide over 500 moorings in its initial phases. Poralu is currently assembling 700m of floating pontoons to form six separate 75m long x 2m wide jetties. The arrangement includes 97 walkways of 6-10m in length and a 2.5m wide connecting pontoon and offers around 200 moorings for motorboats of 8-15m. All pontoons are manufactured in aluminium and are supported by
roller-mounted polyethylene foam floats. Ecoteck decking, made entirely of recyclable composite wood, is fitted throughout.

A drystack for 44 boats up to 7.6m (25 feet) in length will be built for local boat owners. The project is scheduled to take two years to complete.

Tradition and service rule at Florida marina Twin Dolphin Marina in Bradenton, Florida, mixes old with new by offering modern amenities and old-school customer service at a near-century-old facility. Sarah Devlin reports Because of its location on the Manatee River, just south of Tampa Bay on the west coast of Florida, and because of its close proximity to both fresh and saltwater, Bradenton was a busy trading post and fishing area, originally settled by Spanish explorers in the late 1500s. About 25 years after first incorporating as a town in 1903, the city’s officials built a Spanish-style memorial building on its downtown pier to commemorate the young men who had fought in World War 1. After housing a trading post, a tourist destination, a freight warehouse, a radio station and a museum, the building fell into a state of disrepair. Enter the Don Miller Group, which leased the old memorial pier and existing building in the early 1970s with an eye on razing the building or significantly restructuring it. Upon examining the site and recognising the history behind the place, the Miller family chose to keep and maintain the original structure while expanding an original 56-slip marina into a 225-slip destination for transient and full-time guests with boats up to 100 feet (30m). Other upgrades in the 1970s included a restaurant in the memorial building, new docks on the east side of the marina, a yacht brokerage and

a temporary bathhouse that ultimately serviced guests for almost 20 years. In the 1980s, when the EP Green Bridge connecting Bradenton to Palmetto was rebuilt and moved upriver, the existing bridge was hauled away, leaving an open space to the east of the historic memorial pier. What was once a bustling traffic route now accommodates more Twin Dolphin finger piers and floating docks. The
marina operations building was built on the original landing for the old bridge and a pool was installed on the old bridge abutment. Around the same time, the Miller family with the town of Bradenton rejuvenated and opened Barcarrota Boulevard, an open parking area that doubles as a promenade with a fountain and landscaping along the water. In the coming years, that boulevard will meet up with a riverside walkway currently being built by the city. The riverside walkway, according to Mike Shanley, general manager at Twin Dolphin, will “make us more visible to people visiting the town and enhance the experience for our guests.” Actually, both Hugh Miller - son of Don Miller and Twin Dolphin’s current owner - and Mike Shanley consistently refer to their guests as ‘members’. Shanley, who joined Twin Dolphin Marina in 2010, continues, “We go the distance for our guests and members. We treat them like it’s our exclusive club.” In fact, the marina is a member of Yachting Club of America (YCA), a national association of yacht and sailing clubs that offers reciprocity to its members at over 300,000 sites. Hugh Miller has been involved with the marina for most of his life, working a jackhammer during the original expansions, managing the liveaboard laundry room in his teens and eventually taking over the marina in 1993 after a stint in real estate development. Referring to his childhood, Miller says, “It was all hands on deck at the time.” One of the unforeseen challenges as Miller took the reins was the rise in hurricanes in Florida in the past 10 years. The existing slips to the east of the memorial pier were well protected, and the Miller family opted to build a wave attenuator to protect all slips as they expanded into the more exposed west side of the pier. Even though the area typically offers calm water with perhaps an occasional small craft advisory, the breakwater was destroyed by a hurricane a little less than a decade ago. Another breakwater was built; another storm destroyed it. In an act reminiscent of the nursery rhyme Three Little Pigs, Miller decided to make something indestructible for his third attempt to protect the marina from wind and surge. He had a steel wall constructed and installed by Tampabased Misener Marine Construction around the entire marina. “There is less than 1/10 of 1% chance on any given year that it will fail,” Miller says. “The entire city of Bradenton could be underwater, but that wave attenuator will be there.” But, Miller adds, “Our worst [sea] is typical water on the ocean,” which is why, he contends, they operate at near 100% capacity. “We’re not in the boatstoring business,” he says. “We’re in the lifestyle business. People want to stay on their boats; they want to enjoy their boats.” Other improvements and expansions
The marina team built a special ramped access pontoon for a wheelchair user so that he could safely board his boat. over the years include new concrete floats with wood stringers and concrete piles, manufactured by Southeast Floats, which recently merged with ShoreMaster. Both Miller and Shanley take pride in the condition of their floats and docks, remarkably clean and free of debris across the entire marina. “We attract a clientele that really appreciates the clean docks,” Shanley says of a marina that houses liveaboards, cruising catamarans, large motoryachts and bluewater sailboats. Recently voted the Best Transient Marina (tied with Nantucket Yacht Basin) by Marina Life, Twin Dolphin allows staff and guests to keep a book exchange in the laundry room, has community bicycles on a rack by the marina office, private and clean showers and bathrooms (six of each in all), gas grills for guest use and slipside pump-out services. Also, guests at Twin Dolphin receive a commodore
club card that entitles them to priority seating and a 15% discount at Pier 22, the restaurant in the original memorial building located between the east and west sides of the marina. “We integrate the restaurant into marina operations,” Miller says. “It’s their club.” The clientele visiting Twin Dolphin is from all over the country, from California to Florida, with many boaters coming from such landlocked states as Alabama, Oklahoma and Kansas. Much of the guests at Twin Dolphin come over from the middle of Florida. “They could go either way,” Shanley contends. “We have plenty of older boaters. Older boaters don’t want traffic, like along the Intracoastal or the east coast they’re like 95,” he says, referring to a notoriously busy stretch of road along the east coast of the United States. “We had a guy who owned a marina in California who kept his boat here too,” he adds with pride. As another guest service, Shanley, who received his Certified Marina Manager (CMM) designation through the International Marina Institute in 2006, had his team build a handicapped-accessible dock for one of the marina’s long-term guests who is in a wheelchair. The staff built a ramp on a finger pier adjacent to the guest’s sailboat, allowing the boater to clip his wheelchair with a Bungee Cord for stability and board his boat with ease. Another amenity? Without an onsite market (which will be finalised in the coming months), transient boaters would be forced to walk to the closest Publix, the name of the local food mart. Instead, Shanley either gives them a ride in his car or simply tosses them the keys - a decidedly old-school gesture.

• Stage one of Crown Marina, a 103-
berth facility in North Haven just west of Glenelg in South Australia, was completed by Walcon Marine Australia. The marina accommodates vessels of 12 to 34m.
• Albany Marina, a megayacht marina
with 71 slips sold via membership of the Albany Yacht Club, opened in the Bahamas. The 15-acre inland marina was actually completed in November 2010 by Bellingham Marine and is part of a 580-acre luxury resort community. It has capacity for vessels of 50 to 240 feet in length and is an easily accessed safe port of call for megayachts cruising the Caribbean.
• Progress was made with the
reconstruction of Alamitos Bay Marina in Long Beach, California further to a lengthy permitting process. Bellingham Marine and its partners - Manson Construction and Moffatt & Nichol - started work. The project calls for complete replacement of the 1,967 slip marina over the next four years.
• Italian company Ingemar began work on upgrading the 30 year old tourist port, Khiran Marina, in Kuwait into a 300-berth marina for boats of 8 to 30m. The project, of Ingemar design, drew on local companies for marina infrastructure.

• Seoul Yacht & Marina Club opened
on the River Han at Youido in central Seoul. Superior Jetties of Australia and Shinhwa Marina, its Korean licensee, developed special pile technology to combat flood problems.
• The South East England
Development Agency (SEEDA) of the UK appointed Sutton Harbour Holdings as developer and operator of the Outer Harbour development proposed at East Cowes, Isle of Wight. The marina will ultimately have at least 300 berths.
• Creek Development plc, a company
formed by boat owners with berths at marinas in Malta, took over the management of Msida and Ta’Xbiex marinas from Transport Malta.
• Camper & Nicholsons Marinas
(C&N) won a ten year contract to manage Hurghada Marina in Egypt. However, due to subsequent political unrest in the country, it suspended operational management a few months later. In May, C&N signed an MOU with marina group BR Marinas to cooperate in the growth of luxury marinas in Brazil, and in September it took over management of Yas Marina in Abu Dhabi.

• Ocean Village Marina in Gibraltar
commenced second stage development with the addition of 72 extra moorings for boats of 12m, 15m, 18m and 25m. The project was undertaken by Poralu Marine. Ultimately, the marina will have 300boat capacity.
• The biggest inland marina in south
east England – Roydon Mill Marina - opened in Roydon, Essex, with 315 berths. The marina was built by Solent Marine.
• Yacht Club Costa Smeralda
opened in the BVI following an extensive design and build project that featured an exceptionally high level of customisation. Bellingham Marine installed oversized pontoons of special ‘Roman clay’ colour with the highest freeboard to date. The marina was built entirely from the sea as no landside infrastructure was available – even for storage purposes.
• Marina di Cala del Sole opened
in Licata, Sicily with 250 of its projected 1500 berths. The project is due for completion in 2015 and is being operated with a 99-year state concession; an unusually generous timeframe in Italy.
• Mandalina Marina in Croatia
expanded with the construction of Mandalina Marina & Yacht Club, a superyacht extension with capacity for 79 yachts of up to 100m. Both the established 350-berth Mandalina Marina and the
superyacht extension are located in well protected deep water. Marinetek NCP of Sibenik, Croatia, installed a floating concrete pontoon system for all piers and breakwaters.
• A two-phase project to rebuild
Puerto Deportivo Vigo Marina in Spain commenced. K-Marina was contracted to install aluminium pontoons with concrete floats to create 320 berths for boats of 8 to 22m.
• Plans were announced to revamp
Pier 46 in Mallorca to create an exclusive city centre facility with 26 moorings for large vessels.
• In response to Government requests that all major UK ports devise a 20/30 year strategy plan, Poole Harbour Commissioners drew up a master plan proposal that included the development of a Marine Centre to the south-west of Poole Yacht

Acquisitions began work on Placencia Marina, a luxury superyacht facility in Belize. Designed to be the largest fullservice marina in the country, it will ultimately comprise 263 slips. Phase one of the 27-acre superyacht marina includes 117 slips from 40 to 220 feet.
• ART Marine took over the
management of Emirates Palace Marina in Abu Dhabi and Zighy Marina in Oman. Emirates Palace reopened in April 2011 following a
rebuild to a design drawn up by NDA Marine.
• Mourjan Marinas IGY took over
management of the 400+ berth marina at The Wave, Muscat. The contract followed Mourjan’s development of the first marina within Lusail City in Doha, Qatar.
• Work started on the eagerly awaited 300-berth Port Coogee Marina, Cockburn Sound in Perth, WA. The first berths should be available early this year.
• Marina Tel Aviv, Israel, underwent
extensive renovation. SF Marina worked with Typhoon Contractors to replace dilapidated piers with floating concrete pontoons and replaced the breakwater. During work, no yachts at the 320-berth marina, which is home to many liveaboards, were displaced.
• Diversified Yacht Services broke
ground on a new boatyard and marina at 751 Fisherman’s Wharf, Fort Meyers Beach, Florida – the former site of the Fort Meyers Beach Marina.
• Nea Marina Rodos, Rhodes, Greece, completed a major refurbishment and extension project that involved installation of over 520m of Ingemar heavy-duty aluminium floating pontoons. The marina now has over 400 berths for boats of 10 to 25m and an extended breakwater.
• An innovative project to transform a redundant drydock into a drystack storage port got under way in Dieppe, France. The facility is on four levels and equipped with an automated ship handling and boat launching device.

to build two marinas on Rocher de Dzaoudzi and in the town of Mamoudzou on the French owned department of Mayotte in the Indian Ocean. The projects were spurred on by increasing tourism, up 70% in 2010 over 2006.
• An ambitious and comprehensive
new waterfront development at Tung O Wan in southern Hong Kong was
announced. Named The Baroque on Lamma, it will include a world class marina that will be poised to deliver international nautical events. The marina will focus on the growing Asian superyacht market as well as providing a range of berthing for locals and visitors. Advice and design input for the marina project master plan was provided by Marina Projects of the UK in association with Mott MacDonald Hong Kong (MMHK) and architects AGC Design. As 2011 drew to a close, Marina Projects also announced that, in association with MMHK, it has won the contract to draw up a master plan for optimising Westhaven Marina in New Zealand – see p. 41.

540-berth Marina Bruinisse in the Netherlands to bring it up to 1400boat capacity.
• Xiamen Marina, the site for the
UK opened a new 65-berth marina in a disused ro-ro ferry terminal. Port of Poole Marina was designed and built by Walcon Marine.
• Marinetek Group transported an
entire purpose-built marina system from Finland to China for installation as the first phase of Longkou Marina in the province of Shandong. It was the company’s first project in China and, although all elements were shipped from Finland, was overseen by newly established Marinetek Marina Manufacturing in Xiamen. Work started to add a number of superyacht berths at Marina Port Vell, Barcelona. Plans include new berths of 10 to 180m in length with the highest demand expected in the 60 to 90m range. Five star concierge services and amenities are also planned. The project should complete by the close of 2012. Joint ventures were formed to support the development of the nautical sector in China. Island Global Yachting (IGY) and ADM Yacht Consulting (Dalian) formed a strategic alliance, and Camper & Nicholsons Marinas (C&N) joined forces with First Eastern Investment Group to form Camper & Nicholsons First Eastern.

Realising Prince Rainier’s dream

Port Hercules, one of the two marinas in the principality of Monaco, is being completely redesigned and refurbished to offer higher quality services and increased berth space. Donatella Zucca talks to Giambattista Borea d’Olmo, general manager of its marina management company, Société d’Exploitation des Ports de Monaco (SEPM). Established about eight years ago by the late Prince Rainier, SEPM was created to improve the quality of management at both Port Hercules and Port de Fontvieille. It is a private company with a president and board of directors but the government is its majority shareholder. “We started work on 1st January 2006 after obtaining state authorisation in autumn 2005 and we are satisfied with what we are achieving,” explains Borea d’Olmo. “Our biggest problem is that our role to improve the management of the ports coincides with reconstruction work – in effect, we manage the software and Public Works takes care of hardware. This is not easy. Every time work takes place in a mooring area, the boats have to be moved and we have to create minimum disturbance while we do this. In principle, we are well ahead but there is still much to do and much to complete,” he confirms.
Companies involved in construction work at the ports are, however, used to juggling use of water space as installation of the impressive semifloating breakwater – which helped significantly to expand the port – required similar organisation. “The semi-floating breakwater is the greatest nautical engineering feat of the last 50 years,” asserts Borea d’Olmo. “It even surpasses ‘Moses’ in Venice.”

“Like any structure on sea or land, it also requires that maximum attention be given to the environment and this requires even greater commitment than just technical know-how.” Currently, the port development has focused on a new yacht club designed by Foster & Partners, and associated berths in the new outer harbour which are now subject to agreements being studied for club members and guests. “Minor stumbling blocks have slowed down implementation and completion will now slip to 2013.”
Modern concepts Good use is, meanwhile, being made of the two redundant breakwaters to house the SEPM offices, other business premises, and police and maritime authority stations. The space now occupied by the yacht club will also house shops and nautical services, including a shipyard. A particularly secluded spot was selected for the yard in keeping with modern trends. “The concept is to build the marina and the residences on one side and concentrate the shipbuilding on the other as is the case in Porto Montenegro for example. Large yachts need a dedicated on-site shipyard although this is just a bonus, perhaps, for medium to small boats.” Owners of smaller boats – the average in Monaco as in other inner city sites – do, however, require good, comfortable services and more attention is being paid to this. Most are moored up in the inner basins of

It is not an association as such but rather a driving force headed up by people who seek to improve services. We are, for example, doing various things in association with JeanFrançois Tourret, manager of the Port of Saint-Tropez. This year we will have our fourth general meeting.” both Fontvieille and Port Hercules and visitor berthing is offered on the Etats Unis Quay and on the central T space. “Our lease ends five feet from the edge of the pier,” explains Borea d’Olmo, “so we have no influence on the types of businesses, dedicated services, swimming pools etc., that are installed. But there is regular discussion on what can be done and is being done to improve things. There is a desire to make the dock more liveable and there are already many small restaurants all around the docks. We have even thought about suites with showers etc., that would be accessible to boaters with pass keys.”

Agreements have also been made with Monte-Carlo SBM, the operator of many of the principality’s deluxe hotels, casinos, bars, restaurants and spas. A dedicated SBM office is located on site giving yachtsmen, captains and crew

Key to all developments is concern for the environment and efficient supply of electricity to the cruise ships and megayachts. “Maxiyachts require a lot of energy and have connection systems with different sockets. We are moving very quickly to meet demands and almost all yachts are now connected up. Yachts over 100m need 1500/1600 amps and we can offer 1000. We are working on the necessary adjustments which involves investment in sockets, transformers etc.” Since 2006 Ports de Monaco has implemented several environmental measures such as a clean water plan developed in conjunction with the Monaco Sanitation Company. Various policies to reduce costs in energy and water and for the recovery of grey and black water have been actioned. Waste is collected up to three times a day and containers are in place on the docks for used batteries, oil and oil filters. It is mandatory for boaters to use environmentally friendly products and, upon request, pump-out is available free of charge. Structural modernisation for the two ports, which included new pontoon systems, was undertaken by Bellingham Marine for Port de Fontvieille and Marinetek for Port Hercules. The latter, one of the Mediterranean’s deep water ports offering 5-30m depths in the inner basin and 50m in the outer harbour, was originally vulnerable to excessive exposure to sea winds. Multi-purpose breakwater
The huge breakwater that protects the outer harbour is a semi-floating construction designed to preserve marine flora and fauna. It was built in Algesira, Spain over a two year period and transported by sea in 2002. It was later augmented by a 145m long pier. Measuring 352m long, 28m wide and weighing 160,000 tons, it houses a

It was created to enable large cruise ships to dock at the port, an activity which commenced in 2003, and also create a protected reservoir for the new yacht club. Yachts of 35-100m can be accommodated and the capacity of the marina is now at 700 moorings.
Terrace on the water The new Monaco Yacht Club is situated at the harbour entrance opposite the original yacht club. A modern structure that nestles below the vintage architecture of the Hotel Hermitage and The Thermes Marins Monte-Carlo, it is a typical example of Lord Norman Foster’s Mediterranean architecture. Architect in charge, David Summerfield, explains: “The new yacht club is like a fine terrace on the water, liveable inside and outside, environmentally friendly and motivated by passion for the sea and yachting. It is a multi-purpose building in harmony with the master
plan that is changing the harbour.” Environmental factors are crucial. Its position allows for excellent ventilation, the windows open downwards, a lot of white sail canvas is used to deflect solar rays and create shade, and sea water taken from the 50m depths is used to cool the building. A photovoltaic system on the roof and solar panels near the swimming pool provide energy.

There are plenty of green areas and two floors of car parking are situated below sea level. The yacht club has ample space to house its rich archives, rooms available for shareholders – owners of the largest yachts in the world – and much more. The entire building covers an area of 180,000 sq m and has over 5,000 sq m of terraces and public spaces.

Bigger berths bring business boost Thanks to the investment in its ‘Premier’ superyacht berths undertaken by Ocean Village, Gibraltar, in 2010 the marina was able to welcome a sextet of impressive heavyweight vessels last November.
Ros Astengo, business and development manager at the Ocean Village Pier Office described the unprecedented photo opportunity. “We had 33m Suakin, 43m Calliope, 55m Turquoise, 56.5m Hampshire, 60m Sea Pearl and mammoth 61.5m Solemar all at anchor in the marina in one week. Literally, tens of millions of pounds worth of luxury!” A megayacht draw with its tax-free fuel, Gibraltar is said to be up to 40% cheaper than neighbouring Spain with berth rates that start from £3.50 per metre per day for large vessels. It also has geographical advantages as it is at the confluence of the Mediterranean and the Atlantic and is a familiar British stop off for the megayacht ‘milk run’. Marina owners have also paid great attention to landside facilities with an array of retail and dining outlets, a health club, nightclubs and Gibraltar’s only combined casino, bingo and sports betting zone. Most recently, the retailers and restaurants in Ocean Village have introduced a special ‘Premier Card’, which offers discounts in various waterside establishments. Marina users have their own day version of the card, which entitles them to all of the standard advantages alongside additional discounts from a hire shop and chandlery.

Preparing ‘Newport’ for extra megayachts In a move that confirms IGY’s faith in the northeastern US market, the company fixes to expand its megayacht capabilities at Newport Yacht Club & Marina on the Hudson River in Jersey City, New Jersey. Sarah Devlin reports Since it was founded in 2005, Island Global Yachting (IGY) has positioned itself as an international luxury megayacht marina management corporation. In less than a decade, the mission for IGY has crystallised without wavering. Of the 2,000 slips it has available, nearly 300 are dedicated to vessels between 80 and 500 feet (24 to 152 meters). Indeed, IGY currently services over 8,000 unique vessels each year, and over 15% of the global megayacht fleet. After managing the Newport Yacht Club & Marina in New York Harbor for two seasons, IGY is expanding the marina to accommodate more megayachts, which the company defines as vessels over 80 feet. Over 1,000 feet (305 meters) of new floating docks were scheduled to be installed in a previously underutilised inner basin at the marina by the end of 2011 with very little excavation. The marina currently offers 154 slips up to 60 feet (18 meters) and 12 megayacht berths with a maximum length of 200 feet (61 meters). The new configuration will add
nine slips for smaller vessels and six additional slips for megayachts, increasing its capabilities to include 18 megayachts. Although the actual docks were manufactured by Sullivan Flotation Systems, based in Warwick, NY, IGY and its engineering services division have the ability to engineer, underwrite and execute marina projects. “In certain circumstances, IGY teams with third party consultants or local partners who bring additional specific expertise,” Eric Simonton, director of development at IGY, states. In this case, IGY and the

“The new dock configuration will be flexible to allow additional megayachts, as well as large sportfishing boats to dock comfortably,” Simonton says. The plans include a 436ft (133m) long and a 455ft (139m) long floating pier at 8 feet (2 meters) wide as well as a 15ft (5m) long, 12ft (4m) wide supported platform. Next, the site will see upgrades to electrical supplies and plumbing, and a new sewage pump-out system - all scheduled to be completed before the summer season starts in New England this year. According to Simonton, demand for megayacht berths at Newport Yacht Club & Marina continues to increase, despite the recent economic downturn. “Many megayachts that spend the winter at IGY’s Caribbean locations are compelled to spend the summer at IGY’s New York and Boston destinations,” Simonton claims. “It got to the point where we found ourselves in the unfortunate position of turning away many large vessels during the peak summer months…so many so that it made sense to expand the marina and increase megayacht capacity.” Already considered one of the leading marinas on the Hudson River because of its proximity to New York City, Newport Yacht Club & Marina offered transient finger slips for vessels up to 60 feet as well as 30-, 50-, and 100-amp single-phase and 100-amp three-phase power. Guests are provided with marina staples such as water, cable and telephone hook-ups; modern bathrooms, showers and laundry; 24-hour dock and perimeter security with closecircuit cameras; in-water winter storage; a helipad; and an on-site Port Authority of New Jersey and New York subway train for direct runs into New York City. For the megayacht cruiser, Newport Yacht Club & Marina is well situated within ‘Newport Community’, a mixed-use village that exemplifies the resort experience with an on-site

Westin Hotel, access to a car-sharing service called Zip Car, a fitness centre with a five-lane climate-controlled swimming pool, a three-level 1.2 million sq ft (1.1 million sq m) shopping mall as well as small boutiques along the river and over a dozen restaurants and cafés. Blog posts abound, indicating a customer base that includes people who cruise up to Newport Yacht Club & Marina for a weekend of shopping in the city. With such marinas as IGY Simpson Bay, a 120-slip, 15ft (4.5m) draft megayacht community in St. Maarten, and Rodney Bay Marina, which completed renovations in December 2008 to provide berths for 32 megayachts up to 250 feet (76 meters) in St. Lucia, IGY is no stranger to a megayacht clientele. A dozen successful marinas in the western hemisphere, from Boston Harbor to Colombia and over to Cabo San Lucas on the Pacific, proves the IGY network offers a consistent land-side, customerservice experience for its guests and members of the IGY Anchor Club, a programme for captains and owners that allows participants to earn points and rewards much like a frequent flyer group.

This is precisely in line with Newport Yacht Club & Marina’s vision as part of a network for cruising megayacht owners and captains. “The marina industry has traditionally been a fragmented, ‘mom and pop’ industry with a wide variation in service and offerings,” Simonton claims. According to Simonton, the IGY strategy has been three-fold: 1) Establish a brand and introduce a consistent level of standards, benefits, amenities and service to yachting clients, similar to those seen in the hospitality industry. 2) Establish a network of marinas in premier cruising locations in order to achieve economies of scale and allow cruisers a heightened experience. 3) Achieve strong financial returns for partners and shareholders by introducing sophisticated business practices that previously may not have been present in the industry. “IGY continues to gain market share and grow its network, through both acquisition and third party management,” Simonton says. “In the future, you can expect to see IGY continue to push the envelope, potentially evolving into a full-fledged yachting lifestyle company, integrating additional yachting-related business lines and service offerings under the IGY brand.”
At the International Marina & Boatyard Conference (IMBC) in 2010, Andrew Farkas, IGY’s founder and IMBC’s keynote speaker, discussed the company desire to create a network of destination marinas offering standardised amenities under the same corporate umbrella. “Intellectual capital is the majority

Superyacht berths and optimisation plans Waterfront Auckland, the recently created arm of Westhaven Marina owner Auckland City Council, has commenced work on revitalising the city’s waterfront. The first completed project is the successful development of an area of the Wynyard Quarter to give the public improved access to a site that previously housed a tank farm and concrete plant. Part of the development focused on the construction of much needed superyacht berths. A total of six berths, catering for vessels of 50-90m, was created, primarily to accommodate boats while refit and maintenance work was being
undertaken. An acknowledged boost to the local marine servicing industry, the Wynyard facility was fully occupied with superyachts undergoing refit during last

year’s Rugby World Cup event. The floating berths, supplied under a design/build contract by New Zealand company Total Marine Services, are 3.6m – 5.0m wide concrete pontoons with 600mm freeboard and heavy-duty power outlets. Plans are now in hand to focus on the Westhaven Marina facility, which is one of the largest in the southern hemisphere. UK based consultant Marina Projects and its Hong Kong based partner Mott Macdonald have been selected to draw up a master plan study to optimise the marina. The company won the contract following an extensive selection and tender process. The study will focus on the configuration of the Westhaven Marina waterspace, taking both current and future boating trends into account. The plan must ensure the marina maintains an international standard of service provision and will place emphasis on marina functionality, utilisation of space and optimisation of commercial yields.

Blue Stars for three marinas The International Marine Certification Institute (IMCI) has awarded 4 Blue Stars to three marinas in northern Europe – Nagu Gasthamn in Finland and Marina Baltica and Marina Gelting-Mole on the Baltic. Marina Nagu Gasthamn is located in the South West Archipelago in the middle of an active seafaring area. It offers over 120 berths, alongside quay berthing and buoy moorings. IMCI took various criteria in account before granting the 4 star certificate. These included: external presentation; quality of sanitary installations and cleanliness; service facilities; food and chandlery supplies; leisure facilities; environmental protection and waste management practices; security and safety. Highlights at the marina include a free sauna, WLAN, shops, restaurants and cafés.
The Baltic Sea marinas also passed inspections with flying colours due to their service, range of guest amenities and overall high standard of cleanliness and safety. The IMCI Blue Star marina certification programme uses a range of one to five stars to indicate the quality of certified marinas. Over 30 dealerships from Canada, South America, Europe, India, Japan, the Middle East, the United States, Asia and Australia attended the 2011 international Marine Travelift (MT) dealer meeting last September. The event began in Norfolk, Virginia, at Colonna’s Shipyard, Inc., home of the world’s largest mobile boat hoist – a 1,000 tonne Marine Travelift. “It was great kicking off the meeting in Virginia and meeting the other dealers,” said Craig Lewis of ShulMar Equipment, Inc., of Virginia. “We all watched as the 1000C mobile boat hoist performed effortlessly in Colonna’s yard.” Packed with Marine Travelift product presentations, dealers were given the opportunity to exchange ideas and suggestions on a variety of
topics affecting their businesses, and discuss industry trends and economic progression. The company used the four-day meeting to focus on dealers and help develop a greater technical understanding of the MT product lines. Stephan Chayer, MT managing director of international sales, said the meeting was successful. “We had great attendance numbers from dealers all over the world,” he confirmed. “Their participation was not only valuable to Marine Travelift but also to the other dealers when they shared their comments, opinions and suggestions.”

Dual awards for Sentosa Cove The Marina Industries Association of Australia (MIAA) has awarded its first 5 Gold Anchor Residential Canal Estate Marina certification, along with Clean Marina accreditation, to Sentosa Cove in Singapore. Both accreditations are designed to acknowledge marinas that achieve high standards of environmental practice.
Senstosa Cove is the only destination in Singapore to offer waterfront living in a unique seafront setting. It has been open for five years and will be complete in 2014. In addition to canalside berths, it boasts a 270 berth marina with ten berths for megayachts. “Sentosa Cove has become a benchmark for other residential canal estate marinas around the world,” said MIAA president, Andrew Chapman. “In achieving the 5 Gold Anchor rating, Sentosa Cove underwent a rigorous process which involved a detailed 80-point desk top audit that encompassed areas such as design and construction, facilities and services, environment, planning, management and operations.” The estate will have to live up to its newly attained marina rating when ‘mystery’ checks are conducted by MIAA over a three-year period. MIAA’s Gold Anchor system was launched in 2009 and has targeted marinas in the Asia Pacific region. Since then, Marina at Keppel Bay (Singapore), Anchorage Marina
(Australia) and Port Geographe Marina (Australia) are among those to have attained ratings, which range from three to five stars. In 2010 the MIAA extended the scheme by creating specific criteria for residential canal estates across the region. At Sentosa Cove a dedicated marina team maintains the waterways through regular checks, employing ultrasonic devices to keep algae growth in check. Lock gates and sluices are used to manage the daily flushing regime brought about by tidal cycles, as they effectively channel water between the sea and the waterway. Efforts have already paid off in the form of a sizeable aquatic community, featuring glass perchlets, streaked rabbit, silver moonfish and barracuda.
ABBRA launches clean yard programme for California The American Boat Builders & Repairers Association (ABBRA) is launching a firstever boatyard certification programme for the state of California. Called ‘The Clean Maritime Facility Program’, the voluntary effort will provide a multi-level evaluation process by which dozens of boatyards throughout California will be better able to comply with local, state and federal environmental laws and standards. To achieve the designation, yards will be required to demonstrate best management practices along with a commitment to protect water, air and marine life from

environmental harm and pollutants. The benchmarks are based on nationally recognised guidelines. Among the areas of emphasis will be waste disposal, storm water control, spill prevention, emergency preparedness and staff training. The first two applicants are San Diegobased Knight & Carver Maritime and Keefe Kaplan Maritime of the Bay Area in northern California.
GMI launches CMP A new Certified Marina Professional (CMP) programme has been launched by the Global Marina Institute (GMI), a partnership between the British Marine Federation and the Marina Industries Association of Australia. The CMP programme complements that of the long standing Certified Marina Manager (CMM). The CMP is designed to recognise proven professionals within the marina industry who have not been directly managing a marina. The certification will give such professionals a long overdue opportunity to gain recognition. Examples of those suited to the programme include a CEO of a large member based yachting or motor boat club and a senior manager of a marina build company. Certification requirements include a minimum of ten years of senior management experience (the last five of which must be in the marina sector), completion of the Advanced Marina Management School and submission of a 5,000 word management report. The GMI board reports a good first year of operation. Fifty-seven delegates from around the world attended marina management courses and 18 certificates were issued to managers and operators. A further six are in the pipeline for early this year. 2011 saw the launch of the inaugural Bellingham Marine Scholarship with Mike Glanville from MDL in the UK attending the Advanced Marina Managers course in Sydney, NSW. At its recent meeting, the board signed off its three year business plan with some stretching targets, including the delivery of courses in Asia and Europe. Marinas 101 has already been delivered in Korea and is scheduled for Singapore in early 2012.

British Waterways network to achieve 5 anchors and British Waterways Marinas Ltd (BWML) also took the decision to participate in the scheme in 2011. BWML became the first marina group to pass through the newly designed rating system and all 16 of its participating marinas achieved an anchor rating, with some sites offering excellent levels of services and facilities and others providing basic but safe and secure locations. Top of the ratings, with five anchors, was 600-berth Sawley Marina, Nottinghamshire, which also acts as the BWML head office. Outside of the UK, gold anchor status was retained by many, including Dun Laoghaire Marina (Ireland) and Milta Bodrum (Turkey) – both with five anchors – and new 5 anchor awards given to Marina Vilamoura (Portugal), Porto Montenegro (Montenegro), Mandalina Marina (Croatia) and Teos Marina (Turkey). TYHA also awarded its first gold anchor rating to a Chinese facility – Nansha Marina. The marina, which secured 5 anchors, joined TYHA as a member in June 2010 and built its facility in accordance with TYHA Code of Practice. TYHA’s Asian assessor, YP Loke, described the facility as a ‘flagship marina product of showcase quality’.

Green accolades for Keppel Bay Marina at Keppel Bay, Singapore, has won the Green Mark Gold Award from the Building and Construction Authority (BCA) of Singapore as well as earning Clean Marina accreditation from the Marina Industry Association of Australia (MIAA). Some of Marina at Keppel Bay’s green features include the installation of motion sensors, as well as flowregulator taps and lowcapacity water systems, to reduce energy and water consumption within its clubhouse and food and beverage outlets. In the car park, LED lights are used to ensure the area remains well lit without using too much energy and sensors are used to keep carbon monoxide within acceptable levels without over-use of mechanical ventilation fans. To achieve the Clean Marina Level 3 certification from the MIAA, the marina met 124 environmental assessment criteria in areas such as fuelling, waste storage and disposal, emergency planning and management of environmental practices. The marina is the first in the region to offer a reticulated vacuum sewage pump-out system and boat owners are also encouraged to use biodegradable washing liquids and detergents when cleaning their yachts.

The design also ensures that the pontoon achieves the appropriate degree of buoyancy so that entry level into the water is neither too shallow nor too deep for the person in the chair. Walcon Marine Australia has manufactured many unique pontoons but admits that this one was particularly unusual. “We are more used to our products being

New contractors for floating village
SF Marina’s Swedish sales company SF Pontona, along with other contractors, has taken over a floating village project in the scenic Nacka Strand district of Stockholm. The village, which has been designed with elegance and refinement in mind, will eventually have 61 houses connected by two floating streets. The new team has so far added three floating homes to three existing structures. Each house floats on its own custom-made, 1.8m high SF 1800 pontoons, connected to the street and complete with sewage and electrical connections. The 138 sq m Marin villa is secured to eight 10m x 10m pontoons and the duplex Marin villa – comprising two 140 sq m houses – sits on ten 12m x 18m SF 1800s. A

16-unit apartment complex will float on a single 18m x 60m platform. Capable of supporting cars, the T-shaped floating streets are constructed from 1m high pontoons in 60m x 8m and 80m x 8m sections. Pontoons are anchored to the sea bed. All houses feature the clean lines of Scandinavian design, and panoramic views, expansive porches, a scenic promenade and convenient docking make these ideal homes. “It’s a fun and challenging project,” said SF

French marina systems expert, Poralu Marine, has launched the Premium pontoon range. The new products, launched at the 2011 Paris Boat Show in November, were created in close collaboration with the EDDS Design Agency and complement the Nautic range launched in Paris in 2010. Styled to blend harmoniously with the surroundings, the Premium system benefits from particularly close attention to decking and cleats. Decking has been designed to let though as much light as possible reflecting the company’s mission to avoid all negative impact on underwater flora and fauna. New cleats feature a rounder shape. Poralu has also perfected a system for concealing the nuts and bolts used to assemble the pontoon structure. Cost competitive metering As wholesale electricity prices are likely to increase in the foreseeable future and renewable ‘green’ options are still in many cases under development, many marinas are looking more closely at their energy bills. Large marinas spend high sums each year on electricity but any marina – especially if it has visitor berths – is likely to suffer losses. Emilien Baradel
Nigel Draper
Emilien Baradel has been appointed administration and finance manager for marina systems integrator, Poralu Marine. He holds a Masters in accounting and finance, a Masters in law and a degree in economics and management.
Baradel will work alongside Poralu CEO, Laurent Gasiglia, at the company’s head office in France where he will assist in the company’s development strategy, budgets and accounting.
Rolec Global Marina Services of the UK has promoted Nigel Draper to the position of general exports manager. Draper has been with Rolec since 2008 and started out with the company as an international project manager. A year later he was promoted to European general manager and was responsible for liaising with all Rolec’s agents throughout Europe, as well as project managing major marina developments and installations. A fully qualified electrical and mechanical engineer, Draper has over 25 years’ experience in sales and project management within the construction industry and a sound knowledge of business administration and development.

Before joining Poralu he worked as administration and finance director at MBF Plastiques, a subsidiary of the American group APTAR, where he managed a team of six people.
Michael Glanville, the UK winner of the 2011 Bellingham International Marine Education Scholarship completed his Advanced Marina Management (AMM) course in Australia and visited ten Australian marinas during a five-day visit. The course was run by the Marina Industries Association of Australia. An area manager for MDL and manager of Northney Marina in the UK, Glanville described winning the scholarship as a once in a lifetime opportunity that brought “brilliant experience both personally and professionally.” “It was a great opportunity to network and learn from marina managers from other countries. During the course we received lectures including law, capital budgeting and marketing, and the course culminated in a redevelopment proposal project for a small quaint marina ready for a new lease of life. The calibre of candidate attending the course was high, as is the professional level at which it is aimed,” he said.
Marc Simmonds is the new managing director of UK marina design and build company, Solent Marine. He takes over the role from his father, Victor Simmonds, who formed the company in 1991. With a background in manufacturing and wide ranging project management experience, Marc has been with the family firm for 15 years. For the past three years he has taken on increasing responsibilities. “It’s a natural transition for Marc to take over the reins and for me to retire,” Victor Simmonds told Marina World. “He has great passion for his work and I’m confident he will guide the company towards the international recognition we deserve.” Solent Marine remains a family concern. Marc’s twin brother, Michael – also a company director – oversees international installations.

In February, Craig Evans, executive officer of the Cruising Yacht Club of South Australia will participate in the British Marine Federation run AMM course in Poole, UK. Evans is the Australian winner of the scholarship.
